Hawes Realty was very good in the beginning helping my family with fixtures that needed to be replaced and repaired. It has been 3 weeks, and we called Frank to tell him about my closet racks has falling in the master bedroom and he has ghost us no response from him or the maintenance man (George) who was to return in a couple days. We keep going to the app to put in our repairs that we need done. This place wasn't move in ready. The HOA dept hasn't received our application w/ our ID's, nothing has been done by them or FRANK. I have been here since 1998... I have an option to purchase a home but, as you can see from my reviews, I travel a lot and priority is on other things. Hence I am still renting. One of the reasons I stay is because I like my apartment. I have uploaded some pics (excuse the mess) so that anyone who is considering renting is able to see how large the apartments are. I used to have carpet but they recently removed it and replaced with the hardwood floor look. Also I will say the office staff is very responsive to inquires rather it is by phone, tenant portal or via emails they are very good at follow up. Andrew in particular. Recently they have upped their game on the repairs. I have noticed because in my previous reviews this was a bone-of-contention with me, not anymore they have a new maintenance person (well actually he isn't new I believe he had a promotion) and he and his family are thorough, respectful and efficient. Springfield St. has become rather busy in recent years which may add to some frustrations of your visitors, parking can be a challenge, but you have your own garage with storage. There are 3 Springfield St.'s. One is directly across from Wal-mart (those are condos), 2nd is behind the Alta Dena dairy (nice street and neighborhood) the 3rd is behind Taco Bell... i'm not sure how it is now but that one was sketchy for years. If you are considering apartments on Springfield be sure to see which Springfield it is. My only other remark is that the grounds facing the street isn't as attractive as the apartments that aren't managed by Hawes. The lawns have better grassy areas, trees facing the street have flowers and trimmed nicely as well no bald spot areas, most have dual paned windows our windows are old and that is something to consider for when its cold or hot, for that matter. If you are looking at this company for management then I highly recommend them they do a great job with balancing care for the tenants and protecting landlords investments... not to mention dialogue between the two. We rented a house in Upland from 2012-2017 in the Grovelands community. Hawes handled the property management. They were always responsive if we had any issues with the house like plumbing or AC. I have been living here for a few months now and have to say this is the most peaceful complex I have ever lived at. I wish the parking was better but other than that the floor plan is perfect, the neighbors are quiet, Cam has made the move go very smoothly. He answered all my questions. Requested service more than two weeks ago. No response whatsoever. Followed up with a voicemail to the maintenance supervisor two days ago, requesting a call back on status. No response. Very unprofessional. Signed a lease renewal in July for an August 31 term date. Didn't receive an executed copy. Requested an executed copy be emailed to me late August. Still haven't received an executed copy. Very unprofessional. This company does not value relationships. I have been an excellent tenant for more than five years and cannot get a response to a maintenance request going on two plus weeks now and cannot even get an executed lease copy requested more than five weeks ago. I have serious concerns. This is not the way to run a business. read more

These people are engaging in illegal rental practices. Do not rent a property from these people. They have been reported to the Department of Real Estate and the Department of Consumer affairs. When applying to rent a property they will require a full months rent in addition to the application fee. They will keep your deposit and you cannot back out if accepted, precluding you from access to your money should you happen to find a property that suits you better while they are going through your application. This is totally illegal!! Stay away from them! read more

Very unprofessional! I recently had my garage door broken so i was not able to close it. Being 9 months pregnant I could not fix it myself. I called that supposedly after hours emergencies call, which is (909) 767-2952. They did not answer, i left a detailed message. They did not return my phone call until 3 days later. By then it was temporarily fixed. They had a garage company call us to make an appointment to take a look at the garage, we made our appointment with them and Hawes worker name Karen took it upon herself to cancel our appointment and did not have the COURTESY to call us to let me know while I waited 3 hours for them to show up. Therefore I was late picking up my son from school. They still choose to ignore the temporary fix and will not do anything about the broken garage. That garage door is still unsafe and may fall anytime!!! I would not recommend this company....they choose to ignore problems and their emergancy number is false, they said they never got my phone call so in any other emergancy I wouldnt be able to call that false number anyway. read more

Received a letter that there is a "late charge" that was calculated at 4:02am by their "system" on 8/6/16 What system is this?! You better believe I am NOT paying this. I'm sure CA Department of Consumer Affairs will be thrilled to hear what they are doing with this tenant. UPDATE: 10/6/17 11:30pm -GAS LEAK Called Fire Department, gas shut off Called in problem to Hawes after hours/ emergency line No call from Hawes EMERGENCY maintenance worker 10/7/17 - Gas company confirms leak NO Call from HAWES emergency maintenance worker 10/8/17 NO CALL from maintenance worker 10/9/17 NO CALL from any HAWES representative, sent email in evening asking what the heck is going on....there is a GAS Leak?! 10/10/17 - voicemail message was left, there is no excuse they dropped ball.... Then received text, worker will be in next day Shall I explain more? Been here 15 years...smh read more

This is the worst renting experience I have have dealt with in my life. While the staff is competent and the condo I rented was nice, the owner will suck that security deposit all that he can. Do not recommend at all. Do not waste your time, you will regret it. Also make sure they disclose everything about the place you are renting, mine had a huge leak that THEY tried to stick me for that had been there the whole time. I was exposed to mold and harmful contaminants that due to the lack of competency on HAWES part, wasn't identified when they did their inspection before me and my family moved in. The worst. I have lived in my rental for 3 years and have recently moved out. It's been 21 days and yet no refund of my security deposit. They sent me a letter on the 20th day stating the deductions and that due to lack of invoice and completion that it would take up to an additional 14 days to receive it. I left the home in perfect condition, had the carpet professionally cleaned and patched up any holes from nails. In their itemization letter they noted they were charging me 200+ for cleaning, $150 for touch up paint and $58 for doorstops. I find this to be extremely unethical and totally extortion. The house was CLEAN, the touch up paint cannot be deducted since I lived in the home for over 2 years per CA state law, and doorstops are freaking cheap!!!! I paid my rent on time every single month, we rarely had anything fixed and we were superb tenants. It's very sad that this money hungry company would rather make a couple bucks than to do the right thing!!! I will take this to court if I have to. Although Sheri and most of the staff are nice to deal with, I'd hate for this to happen to future tenants. BEWARE!!!!! read more

Don't lease, buy or have them manage your rental! RUN! This company is so beyond unprofessional and have been nothing but problems and I haven't even paid my rent twice yet. Multiple things have broke and its such a hassle to get anything fixed. Our bathtub flooded and we had to contact the owner because the "management" company didn't resolve the issue. Owner paid to have an A/c unit installed a week after we moved in and it still hasn't been installed (7 weeks later), never get in contact with us after countless calls, we've tried to physically go to the office to discuss the numerous issues we've had. Mold was growing in the carpet from a water damage and we had to get our own water damage crew out to rip up and replace the carpet and had to pay ourselves then send them the bill. Needless to say this company is a joke unless you want a ton of problems find somewhere else. ZERO STARS IF I COULD! read more

Really again this is really pissing me off!!!!!! They called to scheduled on a Tuesday to fix the plumming and that they'd be here at 7 a.m. (beceause the water to the shower, skink and laundry would run into the yard) and it would take a day and a half. They showed up on Wed. at 8:30a.m. and Thurs. only one guy came and worked his ass off , today is Friday and it's 8:51a.m. no call no show and I have a busy day today, and of course there fucking office doesn't open untill 9a.m. REALLY THIS COMPANY NEEDS NEW MANAGEMENT WHO CARES ABOUT THE WAY PEOPLE ARE LIVING.....I know they WOULD NOT RENT FROM THEMSELVES!!!!!! read more

My wife and I rented from them and would never recommend them. They had us move in with no heat for 3 days last October. Lied to us about fixing things during a scheduled time. We stored the owners things while we were paying top price for a dump. They left the driveway scattered with nails,screws and glass. The outside of the house was and still is covered with cobwebs, looks like a haunted house. They new about the neighbor running his bobcat till 1am on meth but didn't think to tell us. The manger Scott shared this little nugget of wisdom with me "there are givers and there are takers" nice insult to his customer and he takes the check. The guy is a lying little creep. After that insult I said to myself that we will honor the lease and then move out right away. My advise to anyone don't trust this little puke. I'll end on the on and only positive note and that was they were ok with dogs otherwise we never would have rented that toilet. read more
