There must be drug dealers in the building or something. It is almost daily at this point. I have filed complaints, told the front desk, contacted corporate, no one does anything but close the tickets I file and pretend nothing has happened. If you like your apartment, clothes, and furniture smelling like smoke that is what you will experience here almost every day. There is no concern about residents except to make sure they get paid. My apartment flooded last year during the hurricane and I had to fight to keep a dehumidifier in my room to prevent mold. The windows opened during the hurricane (not even a direct hit) and when the contractor came he told me they have had multiple problems with the rooms and that it would probably happen again. The hallways have marks on them and the place is obviously degrading over time. This place has nice luxury features such as a nice pool, gym, and rooftop, but the rooms are built with the cheapest materials known to man and the lack of attention from the management company is a huge problem and why I don't recommend living here to anyone.

The shelving in my closet fell, I was locked out on my balcony due to a double lock system on the door. These inconveniences were quickly fixed by the maintenance team. They put additional reinforcements on the shelving for all of my clothes and they removed the double lock mechanism from the door. This is all in the beginning. Recently, My upstairs neighbor fell asleep with the shower on and water leaked into my apartment which I discovered when I woke up in the morning at around 6:30 AM. By 7:30 AM someone from maintenance department was using a shop vac to get up all of the water and take care of any other necessary issues. Since we've been in the apartment for so long he noticed a few things that had changed in the last several years and offered to come back and install new ceiling fans, clean our dryer vent, among other repairs and maintenance. Again, I have lived here for a long time and have a balcony, I've requested that maintenance pressure wash my balcony and they have quickly done so. I've also attached a picture of the July 2018 to Bayshore calendar of events. They have a "Cares" team that puts together several social events each month. We just had a really nice 4th of July BBQ with grilled burger, hotdogs, sides and drinks. They have periodic omelette branches with mimosas which I love. And so much more. I could continue to go on about the best in class amenities, pool, gym (with cold towel service) free coffee again, and so much more. We are truly lucky to live in such a great place in such a nice location!

The building itself feels a bit outdated for the price, especially compared to other options in the area, and the studios are extremely small. My family and I moved in January 2024 and had signed a year lease. When we chose Oasis, it was mostly due to the Flex Pay option they had available and advertised on their website. We did it at our last apartment and it was a breeze! You break your rent payments up into 2 payments and it helps build credit simultaneously. Anyways, everything was great for the first 6 months, no issues! Fast forward to June when new management takes over, we were served a notice of eviction within the first week for not paying the full rent payment on the first, when we had prior arrangements to pay twice a month, as that is how our finances were set up for the past 6 months from already doing so. The very next day I was delivered an "introduction" paper "introducing" the new manager Cynthia Hearns, but had been dated a few days prior. Within the paper it stated that partial payments had to be made with her. We rush to speak with Ms Hearns and the first encounter my partner had with her was harsh and not very communicative as she was short and snappy and had blamed the notice of eviction on the prior management even though we had no troubles with them for the previous 6 months. The second meeting was better as she seemed to have heard us out, so we were under the impression everything was fine. Within this time frame, coming up on the 4th of July we informed Ms Hearns that we would not receive our checks until after the federal holiday. She simply said "okay!" Giving absolutely no impression that it would be an issue with being late and paying the associated late fee. The Monday following the holiday we brought in our rent payment to which she sent back with the maintenance man to deliver it. Instead of calling us to come pick it up. Along with a sticky note attached saying "we no longer accept partial payments your eviction will continue" We contacted the manager yet again to arrange additional payments and she said plainly "the property managers and I do not want you here" We have been great tenants. Paid our partial payments on time, we never had any complaints, we don't smoke or have pets, we've never disturbed anyone.. and within a flip of a switch we are treated like we have done everything wrong. So despite having had this arrangement prior to new management, it was not honored. We are a family that has multiple children, that now has an eviction on our record in Tampa of all places, who knows when we will be able to find a new place! We filed for a motion to the clerk of courts, and had not heard a thing since! It wasn't until my partner and I had to fly to CA for a business trip, weeks later, that we received the notice of a hearing regarding the eviction, to which we obviously could not attend. This was suppose to be a new chapter for our family and Ms Cynthia and her superiors have made it a nightmare. Update: now they're trying to say my name is not associated with their company, I stayed in 6232 S dale mabry unit 8, my name is on the paperwork along with my partner Philip, if you actually look. Also, they claim they do not partake with flex pay after an eviction has began, but we were issued an eviction DUE TO MAKING OUR 2 flex payments. We made the first one for half of the amount and before we could give our second payment we were issued an eviction because they "no longer accept partial payments" when in her introduction packet she sent out, stated that partial payments could be arranged with HER. So yeah, I'm not surprised that no one wants to take accountability. When I tried to email the support agent that commented back to this review, I was told she was not in office from the 19-26th and was given an alternate email, but conveniently my emails were blocked from sending and all my reviews are being removed.

Each unit has a balcony and has nice appliances (viking). There is a pool in both buildings and a gym in one of them (for use by both buildings). The elevators are quick - which is a must. The neighbors are quiet and friendly. Mostly its younger singles and some young families. Also, it is SUPER dog friendly. I def love the culture of this building :) There are two bars, two restaurants, a Powerhouse gym, a dry cleaners and a nail salon downstairs and a gas station across the street - which is really great. There are two issues with this place. First, there are no grocery stores or convenient stores nearby. The nearest publix is on Bayshore. I have heard that there are plans in the making for a Publix literally across the street but that is unconfirmed. The second issue exists by virtue of one of the 'pluses' of this place. Because of the trendy location and bars, there is sometimes traffic to get into the parking lot due to visitors. This is only especially frustrating to me because you tend to experience it when you are coming home after work and just want to be on your couch relaxing!!

The concierge desk, who I believe is outsourced, is better help than they are. There's an excuse for everything. Increased costs across the board with little evidence of how residents are benefiting from those increased costs. Right now both pools are under repair. This happens often. Frequent water issues that require full-building shut-downs at least a couple times per year. Expect to be told you won't have any water for several hours. One time that turned into 4 days. Even though the appliances, flooring, and countertops were custom-made for the units, they don't allow their repairmen to fix any of that stuff if it breaks. They just tell you to hire your own handyman. Only one way in and out of the building with terrible traffic on Kennedy during peak hours. Expect that at least a couple times per year they'll also say some repair is needed in that exit space, compounding the problem.
