His response time and professionalism is unmatched to any of my other apartment living experiences. I lived here in 2020 and Taylor was the leasing agent. It was absolutely horrible and I don't recommend. The leasing office was not considerate. I had a paddle board for the longest time. I had to do a virtual tour. Taylor told me that the ceiling height was tall enough for a 10' board. The ceiling height was at 9' when I moved in. I had to sell the board. They didn't show me the gym, pool.. any amenities at all. The "spa" area is poorly designed meaning not enough ventilation for the hot tubs not the saunas; grout lines old water and then turn green. This place made me ill when I lived there! My brand new unit tested positive for mold, formaldehyde and carbon dioxide. I had to actually seal-off the 2nd bedroom and bathroom due to the odor. Management refused to have it tested so I paid for it then moved immediately. If you live there and it smells funny, it is probably the mold, formaldehyde and carbon dioxide. read more

Novus has fallen into disrepair, its insecure and dirty. New manager hates people, maintenance try their best to patch things up. Dont be surprised if you visit to find a hobo in the spa, your amazon deliveries stolen and dog fesses over the thread bare carpet and floor. That's if you get past the gnats and urine smell before not visiting. Sad and (now) terrible place to live with great facilities that are constantly broken and dirty so you wont use them. read more

Disclaimer: I do not currently live here - only went through touring and trying to sign. I took a tour with the manager Alyssa, who stayed late in order to tour us which I really appreciated. We absolutely loved the property, we were ready to sign the following day. We sent her a follow up email and received no response - which seemed odd to me. We attempted to complete the application online on our own the next day, and called/texted with them to figure out how to complete it. It was giving us error messages and we couldn't get past these steps. The leasing agent was dismissive and made no attempts to help us in figuring out the problem. They made numerous excuses for the systems errors that seemed like laziness to me. I'm not sure why they would continue to not work with us when we were about to sign a $35,000 lease. Since then they have yet to follow up or make any attempt to get us signed. This was over 3 weeks ago now. It's a beautiful property, but nothing is worth it with poor management and employees. I have worked in student housing, which operated better than Novus. We signed at Society Westshore - even though it was more expensive. The service was outstanding and they were running better deals. read more

community is in a good location, but I've had a lot of problems here in my short time here. This is not a good area to live if you have children or pets, as you will hear the people above you all day and night, and the people below you will complain about the noise every day. False work orders were placed on two separate times in order for them to gain access to my unit and write it off as minor faults. Because owners allow their pets to spread excrement throughout the property, including inside elevators and hallways, the elevators always have a foul odor. To top it off, after paying an initiation fee and monthly pet rent, you will be charged for extraneous items such as painting and cleaning vents, as well as pet wear and tear. I also spoke with someone from the corporate office who was obnoxious and uninterested in hearing my side of the story about the charges. There are other communities that are more upmarket and offer better service for the same price as this one. Also, my vehicle was hit while parked in the garage and they refuse to pull the cameras. Even after I called the police and filed the report and provided to them. They stated TPD had to reached out to them and they couldn't call to verify the report that I had provided. read more

Such a nice place to live! If you are relocating to Tampa, Novus Westshore is in a perfect location to be next to the malls, airport, and everything downtown. I have lived here for 2 years now and have loved every second of it. The amenities are so nice - there's a waterfall pool with multiple saunas, hot tubs, and even a tanning booth! The gym is pretty big for an apartment gym, and even has a Peloton bike. The office staff are super nice and helpful, and the maintenance workers are incredible. The BEST place to live in Tampa! Novus exceeded my expectations just when I went to visit the apartment community. Now that I am a resident, I enjoy every single amazing amenity they have available. Moving from Dallas to Tampa was a huge change but living in this community makes me feel like there is a little bit of Dallas. They have the highest door technology, indoor saunas, great fitness center so I can ride the Peloton bike without hearing the guys make noises lifting weights! There is an app for the apartment that makes it super easy to pay rent, see events, put in maintenance requests, and post among other residents to engage. Hi, my name is Enid Izquierdo. I have been a resident of Novus Westshore for 1 year and 6 months. I want to express my experience living here has been terrible for multiple reasons that I have mentioned in my reviews. Starting from a terrible costumer services from the management. This time I emailing about my unhappiness with an issue with the AC . My AC is broke since 4 days ago and I still waiting for them to fix it . On September 1 rst I requested a service to fix the AC and the guy came and supposedly fix it . I went out of Tampa and I came back on September 3rd and the AC wasn't working. I asked for assistance and they came again to fix it . Well 5 min later was broken again. The following morning they found out that the AC coil was broken and the ordered a new one . Today September 5 I still without AC . They put a mobile AC which is super noisy and obviously is not very efficient. Well nobody called me today from the management office to give me any updates, i had to call and the manager told me that she has no idea when the piece is arriving, she showed cero interested in helping out. Im very upset because I tried to leave this place a couple months ago since In very disappointed about it but they wanted me to pay $3,500 in order to leave without my lease termination. My question is are you gonna give me a redound about this AC situation? Are u gonna do anything to make me feel better? Because since you guys want to charge for every mistake now I would like to do the same. Can you explain to me how in the world in a Condominium this expensive, you don't have pieces of AC saved for emergencies or at least have a plan to get one fast when is needed? I think is very disrespectful and is clear that the building staff doesn't care about the tenants. I want to make clear that I don't have any complaints about the guy who fix things since he always do his job and arrives fast when something happens. I lived here for 4 years and absolutely loved it. The amenities, the community, and the cleanliness. Everything always felt taken care of and I was at home. The staff, especially Tracy and Kamilah were the reasons I felt so safe and happy and wanted to stay for so long. Definitely miss it! We had a nightmare experience at our old place and was so scared when we moved into Novus that it would be the same experience. It has now been over 4 months since we moved in and, wow, it has been nothing but spectacular. Everything is always well kept and well maintained, there's a little bit of noise in between floors but not bad at all for an apartment complex. And the amenities are great!! But most importantly, I want to thank everyone in the staff for giving us a such a great and wonderful experience, Nolan, Luciano, Ed and Alyssa have all been absolutely amazing! And the best part is that with our new property manager Alyssa here all I see is improvements being made all around the property. It just keep getting better. At the risk of sounding like someone who gets on social media to complain I'm writing this to give anyone moving here a heads up on what you're getting yourself into. I'll start with the positives in saying that the building, its amenities and the people who live here are great. There is no denying how beautiful everything is and how nice all of the amenities are. Having said that there is a very big flaw in the community and the overall Northwood Ravin company. We moved into Novus 2 years ago when the building wasn't even complete, this really didn't bother us. Having said that they sold us on amenities that took an entire year to complete (which they said would be a month) including the pool and spa which we never got to use and they only credited us around $20-50 for maybe 2 months. Still this is not a huge deal especially because we moved in the winter. The biggest issue with the community and the company is the staff. It started when we first moved in, any leasing agent we didn't deal with when signing were completely rude. They did not care about any resident that they didn't sign. I'm just guessing but they asked for a 5 star review when we moved in so I would assume that they were nice to get better reviews. Still... we shrugged this off knowing that we weren't here forever and the amenities were really nice. Our biggest issue was with Ed Greer and I do not struggle to name him individually because of how unprofessional, rude and arrogant he was throughout our entire lease at Novus. It started when he called the cops on a management approved gathering in the common area and proceeded to take pictures of water on the counter so they could charge us. It ended with management and himself not notifying us that we had outstanding fees of $140 (which were completely ridiculous) and sent us to collections over it. We were never notified that we still owed and they mad zero effort to reach out. There is so much wrong with the upper level management its hard to put into words. Although the building is beautiful and the amenities seem nice, know what you're getting yourself into. This is still a leasing company and they are not trying to grow their business by making their residents happy or giving back to the community. They will nickle and dime you to make more money and move on to the next one. read more

Would give this place zero stars if possible. We scheduled a tour & weren't even greeted. Not to mention we had an appointment & we're on time. The leasing agent, Quyen (not sure if that's how you spell it) looked away quickly as I made eye contact and continued looking in her computer. We had to go to HER office for her to even acknowledge us. Then the first thing she said after we told her we were there for an appointment was "Yeah, I tried to call you" to which we replied "yes and we called you back". There was no greeting or anything. Then she had a snark attitude. Definitely prejudged us because of our race because she regrettably said "well our apartments start at $2700 so..." and we were like "yes we know, we pay well over $3k where we stay now". We own multiple firms between Georgia and Florida and to be judged like that when looking for a second home in the area is outrageous. OK, here's the deal. I just moved back to Tampa from the east coast of Melbourne. Had more then three months to make a decision on new digs. Covid-19 hit and the world lost it's mind. Called every complex in the Westshore area. "Sorry we are closed" and Virtual were all I was getting. Except 3 complexes here and 1 in north Tampa. I was able to visit (Thru extremely safe measures including Masks, Gloves and Social Distance) these 3 potential new apartments I am going to live in (I can buy supplies and even cloths on Amazon, But not signing a lease without seeing, touching-smelling!). I called Taylor (Rental Agent) and she even agreed to wait after work as I was running behind on my drive here from the east coast. I was 30 minuets late and there she was to great me at the door. And it was all up from there. She graciously showed me not one, not two, but several apartment homes. She is amazingly polite and easy to talk to. Answered every question and seemed so very genuine. I told her that I needed to check out the competition and She even helped point out the others in the area and wished me the best (after now being more than an hour and a half late leaving to go home. And yes, I did check them ALL out. However, I felt so at home here at Novus. So I began the process of on line commitment. Sat in the parking lot and filled out the simple forms and easy process (Kudos to your Technology Team). Hmm... I had questions. I proceeded to the office and met Alyssa (property Manager). Though the Luxor Package system had crashed an hour earlier and she walked into a mess, she stopped and answered my questions (All Of Them!). Now I have been here 2 months. Even Robert, the building engineer stops and says "HI" (By Name) every time I see him. 2 weeks in and I am having trouble parking my BIG truck. Alyssa arranges a permanent reserved space (and yes, it is a extra cost) but it took care of a need professionally! moved in with no plate in the microwave - called - had one in 2 hours. The building is damn near sterilized daily (I see the cleaning team every morning when I leave for work). The Pool and Deck are like a resort and kept that way. and the common areas are immaculate. The the Gym... Cleaned probably every hour. No Covid-19 here. Jump forward to today. I met Madison, the "New Girl" - been here less then a week, and had an issue, She greeted me and solved the issue like she has been here for years. Sorry for the winded review, but I want YOU to know... I'm 50+ years old and have lived in dozens of complexes in my lifetime. This is the Best! It is truly Luxury Living. Worth every dollar! I generally write reviews after my lease is up however in this case I can predict my chances of renewal are less than nil. Let's begin with my recent entrapment in the building elevator for an hour at 9PM with firefighters having to get me out. Not even so much as an apology call/message from management, because apparently I had nothing better to do anyway. Apparently, paying $1500 a month and being trapped in the elevator of a brand new building are perfectly normal occurrences. This reminds me of the time when my trunks were bleached in the building jacuzzi that was grossly overloaded with chlorine; took weeks to get paid for my damages and my skin to stop peeling and no one let me know anything, they just applied the credit to my rent without so much as a word. The problems started the first day I moved in when they didn't have my keys ready and it was 10 minutes to closing, regardless of the fact that I called multiple times hours earlier to make sure they knew I was coming. Overall the building construction is amateurish at best, grossly incompetent at worst. Walls are paper thin; you will hear everything from your neighbors from all sides. I have been experiencing a very loud knocking/banging sound from my bathroom vent when there is high wind outside. I made a clear recording and played it for management, when maintenance came to check it out they said they couldn't hear anything and bingo: problem solved. I was able to resolve that issue on my own however. My refrigerator has been leaking since I moved in and the reason I don't report it is that it took them a week to change my broken disposal, after multiple trips to examine it, and I really have no interest in losing access to my refrigerator for weeks while they pull it in and out trying to determine the issue, defrost, change parts, etc. A rag on the floor is far less of an inconvenience. They call it a 'luxury' complex but they stick a kiddy sized washer/dryer in the closet behind the door in the most inconvenient location possible, meaning you will be doing laundry more frequently, probably the opposite of the intended effect. Not to mention the fact that the dryer has eaten and destroyed more than one of my shirts. The washer has something wrong with the latch sensor and must be shut extra hard for it to actually do any washing or it will simply shut off after starting. The showers are presumably the crown jewels of the apartments, which are nice, although unfortunately the tile on the floor is not even and puddles of water remain when I finish. A bit annoying to say the least. Construction is so bad I had a ceiling light cover fall straight down to the floor one night. The parking garage is an odyssey of problems on its own, there have been many complaints about many issues there: it leaks in multiple places when it rains, many people have to park on a different floor than where they live bc it gets extremely full, with many non-resident vehicles which are not towed. Luckily I'm on the top floor... Residents speed recklessly, take up multiple spots, and the whole place is just a hazard to drive through. The "gym", besides being filthy, is a joke; they obviously put zero attention to its construction and design. Horrible cheap equipment and tiny space: 3 people in there and its packed, and it gets seriously crowded. The saunas are about the only well designed amenity. Let me assure you, with 95% certainty they will lie to you when you are looking to lease, and after you sign THEY. WON'T. GIVE. A. DAMN. ABOUT. YOU. Out of the dozen or so actual luxury apartments I have lived in this is by far the worst overall, the worst construction, the worst service, the worst regard for tenants. Don't be suckered in by the keyless locks and pool; you have been warned. I am in the process of consulting legal counsel to terminate my lease due to violations of the housing laws. In the short time that I've lived here, I think a better name would be Novice apartments because it often feels like the place is being run by managers with no clue at what they're doing. Moving in was the worst experience that I've had moving in anywhere in my entire life. The lack of attention to detail, the poor communication, follow up and service from the office was absolutely unbelievable poor. I was promised that the day after Thanksgiving would be a full work day for the staff, it wasn't. The elevator that was keyed off didn't work and we had to wait over 30 minutes to have a maintenance man contacted to fix. That cost me $80 to have the movers just sit around and wait. When I came home my first full day living there, I found a window, that I had never touched, had fallen in smashing a lamp and breaking a glass top table. The management that failed to conduct and proper walk through acted as if they didn't care and so far has made no effort to remedy the situation. My first week there, my refrigerator didn't work and maintenance kept refusing to swap out from one of the many empty units because that inconvenienced their way of tracking their inventory. They finally gave in. My apartment itself is a nice unit. The only thing that really sucks is the crappy, tiny, stack able washer and dryer. It takes about 15 minutes every time I try to wash something to get it to start. I reported it to office to a couple of the leasing staff that actually live here. One said her's only works when set to Quick Wash and the other said her's only works on Heavy Wash. I think it should work every time on whatever setting I select. I don't think I could refer this place to anyone yet like I did so many times at the last place that I lived. I hope that changes. The amenities of the building are very nice, and residents actually use them, but even though the place is nice, you can't manage a Ritz Carlton like the Red Roof Inn. read more

The entire complex is clean, modern, and has great amenities. The manager Tracy is absolutely wonderful and truly cares about her residents. She is kind, empathetic, helpful, and sees residents as people vs. bodies to fill an open unit. I have lived here for two years now and have had nothing but great experiences and nice things to say. Tracy is extremely helpful through the leasing and renewal process and make is easy and understandable for everyone. The maintenance staff is also great, and are so friendly and fast whether it be a regular request or emergency. Worst place I have ever lived...I truly don't like living here and cannot wait until my lease is up. Good luck getting sleep as there seems to be police here every weekend taking care of the drunks that take over the "social room" area. It seems like they let college kids move in and run this place and no one seems to care. I pay $1440 a month for a small 1-bedroom, biggest waste of money ever. You hear everything, cheap rushed construction, walls and ceiling shake all day and night from people running around acting a fool and you can hear the pipes in the wall rattle and shake allllllllll day and night. Cars fly in and out of here blaring the music so that just adds to the noise from the drunk people that pile outside waking everyone up screaming at all times of the night and morning. Over 8 months after people have moved in, the resident lounge on each floor stilllll is not finished and open and of course the pool finally opened just in time for the cold season...glad to see my way inflated rent has gotten me nothing but headaches. Good luck having friends and family over, they may want to Uber it as "visitor parking" is very rare...plus you don't want to torture them with the issues that will keep them awake as I mentioned. You will also need to have your car cleaned both inside and outside quite often as the garage is still full of construction dirt and debris, another awesome way to not use our outrageous rent cost to keep the property clean and maintained. Sorry if you were looking forward to moving here, might want to keep shopping around elsewhere.
