Hmmmm, anyway, we agreed to try again. A few days later, again not hearing from Steve, I called him to get a status update. He sounded rather incredulous that only a few days had gone by and I was asking for an update. He said he sent me and email... I checked he did not. And then he took a bit of an attitude.... So, I asked him to delete me from his list of client opportunities. This is not a realtor I'd recommend.

Cons: first major issue: there were two parcels of land for sale- she only listed one on the contract. We caught it 11pm before our 10am closing the next day. She never apologized for the major mistake she made. it was very clear that she was on the sellers side and not representing us, her buyers. She wanted us to remove trash the sellers left, during our walk through, (it was as if she was afraid to say anything to the buyers) she wouldn't ask for the grass to be cut, when I asked her about it. She could have said "ya know what- it might be too late, but I'll submit a request" nope she never worked for us - her buyers. She never pressed them on fixing SAFETY related items found during the inspection. Her response was always "it's a sellers market, this is just how it is" when we had issues with insurance because of the roof and needed her to talk with their real estate agent, I texted her one day saying "did you talk with their agent yet?" Her response "yes." Never indulge what she spoke with them about. After the transaction was done, she was almost an hour late to the closing and I emailed her to ask her to take us off the for sale notifications and she never responded. She only called me and never my husband. She was a nervous mess when we removed our offer on the first house to put an offer in that same day on a second house. I sent her a Starbucks gift card to show support and not to be nervous (because frankly I didn't need to feel like my real estate agent couldn't handle typical transactions) then she sends us a list of electric and water places to call- none of the numbers worked. Last but no least, she was very adamant that we used Leah and Pilger Title (clearly she gets a kick back) Leah was sooooo rude not only to us but also to our mortgage lender and pilger title made a few mistakes including missing that parcel. Definitely do you research on title companies. But in the end, she still got her 3% ... She was never on our side, our experience was horrible and I would never recommend. The next real estate agent I ever have, I'll be sure to ask when At what point can fire them throughout the transaction.

When we first spoke, she asked what I was looking for in a home and I told her I wanted to be as close to the Gulf as possible. Walking distance in a perfect world, no farther then a bike ride away. Her response was then that is what you will have. In 2 weeks time, she found 1 home that would be considered walking distance to the Gulf. There was a few others that were close to water but all of those, I found. Approx. 9 out of 10 homes were ones that I had found and being from the Chicago land area, I was trusting the online maps and Val Marcy, both big mistakes. At one point even though the majority of the homes were found by me, she states she does not have the time to look at numerous homes and that I have to do my own "due diligence". She has no clue as to the flood areas or costs for flood insurance and due to the non stop flooding in MS, you need to know this info or have a number that is at least close to what you will be paying if flood insurance is required. The reason being is that the numbers vary so much, it can be an amount that puts your dream house out of reach or may barely have any impact on the homes price.She does not help with this at all. I started using a different real estate agent and he had flood $ amounts that were close enough to be able to use for your monthly payment and we accomplished more in 2 days then I did with Val Marcy in approx. 2 weeks. I have dealt with many real estate agents over the years and I can honestly say I have never had a worse agent then Val Marcy. She has no business trying to sell real estate in the Gulf area of Mississippi or anywhere else for that matter. She will only waste your time and you will more then likely have to move onto another agent who knows all of the ins and outs of a semi complicated area. If you do go to this particular Real Estate Agency, make sure you do not get Val Marcy or you will regret going to that particular Agency, I can guarantee it!!

Immediately, I was "flooded" with leads on living spaces that in all areas of Uptown New Orleans and Metairie. I hadn't even thought of the options "in the 'burbs". As it turned out there was more "bang for my buck" out there. I credit Romula for addressing my needs and finding areas that I would never have reviewed. Still, Romula's service did not stop there. So I have "leads", but what does that mean? I recall Romula setting aside time to go over the options and breakdown each with an eye of an insider. We even visited a couple places together and on those visits I got to see what it was like to work face to face with this Realty Goddess. I felt she was genuine and honest - very honest. Knowing that we were going to rent out the house for a couple years before we move there, we contacted Kathy Mitchell at A&W Property Management. Kathy has been incredible! Even before we closed escrow, she walked us through the property management process. She was very patient and thorough in explaining everything, so we signed a contract with A&W. We closed escrow just under two weeks ago. Since then, Kathy and her other staff members at A&W have worked diligently to get the property ready. She showed the property on a number of occasions, and was able to find a well qualified tenant, who will be moving in, just FIFTEEN days after we took possession of the house. Kathy's professionalism was outstanding, and she is also awesome at keeping contact with us. I highly recommend A&W!

The tenant caused over $10,000 in damages, including bursting the main water line to the home. Kathy failed to manage this property. Tenants were late 2 times for rent, and she never sent the required 3 day letter per Mississippi law. Tenants also did not pay last two months of rent, kathy never filed a court case or tried to go after them. Here's how bad Kathy is at her job: tenant put down they had a job making over $35,000 a month on their application and she never verified. Monique Ward is the agent on their rental application, so she clearly missed the mark here too. Owner/ Broker Nancy Carpentier clearly is running a poorly managed business and putting incompetent people in positions they cannot manage, meanwhile, homeowners are stuck with costly damages. I do not recommend this business, well unless you're a tenant who doesn't pay rent and skips town - then this is your place!!!
