I did not care for our experience with Kati Viola when buying in ocean springs. Pros: she was prompt in responding to emails, calls and text. Cons: first major issue: there were two parcels of land for sale- she only listed one on the contract. We caught it 11pm before our 10am closing the next day. She never apologized for the major mistake she made. it was very clear that she was on the sellers side and not representing us, her buyers. She wanted us to remove trash the sellers left, during our walk through, (it was as if she was afraid to say anything to the buyers) she wouldn't ask for the grass to be cut, when I asked her about it. She could have said "ya know what- it might be too late, but I'll submit a request" nope she never worked for us - her buyers. She never pressed them on fixing SAFETY related items found during the inspection. Her response was always "it's a sellers market, this is just how it is" when we had issues with insurance because of the roof and needed her to talk with their real estate agent, I texted her one day saying "did you talk with their agent yet?" Her response "yes." Never indulge what she spoke with them about. After the transaction was done, she was almost an hour late to the closing and I emailed her to ask her to take us off the for sale notifications and she never responded. She only called me and never my husband. She was a nervous mess when we removed our offer on the first house to put an offer in that same day on a second house. I sent her a Starbucks gift card to show support and not to be nervous (because frankly I didn't need to feel like my real estate agent couldn't handle typical transactions) then she sends us a list of electric and water places to call- none of the numbers worked. Last but no least, she was very adamant that we used Leah and Pilger Title (clearly she gets a kick back) Leah was sooooo rude not only to us but also to our mortgage lender and pilger title made a few mistakes including missing that parcel. Definitely do you research on title companies. But in the end, she still got her 3% ... She was never on our side, our experience was horrible and I would never recommend. The next real estate agent I ever have, I'll be sure to ask when At what point can fire them throughout the transaction. read more

If it were possible to give this Real Estate/ rental property management company a negative scoring, I would. Yesterday, I visualized a Sea Breeze condominium rental unit that was stated to the tenant, I accompanied, as being move-in ready but upon walk-through the floors were with debri, it smelled of smoke, the walls were dirty, discolored, and appeared to have had a wet mop driven across them to cleanup previous stains instead of just repainting them. The walls in every room were left smeared and where the walls were not wet-mopped there were prominent markings and stains that require repainting. Brown growth around the windows. Black stains at every ceiling vents; carpet was in need of replacing in areas, ripped and with a gum adhered, etc etc. The onsite HOA manager at the Sea Breeze complex viewed the unit and was in disbelief of its condition but she tried to assist as best she could, she is not affiliated with this company. This was one of the most appalling and unacceptable move-in walk throughs that I've witnessed. My partner already signed a lease through RainDev and deposits were made as well based on the receipt of a move-in ready unit. How do expect someone to move brand new, clean furniture a dirty/dusty, unpainted, and odiferous unit? When reaching out to the property manager John calls were left unanswered. Previous promises and follow through of a move-in ready, presentable (freshly painted, intact carpeting) and professionally cleaned unit were not met by this management company. read more

I agree with the other NEGATIVE post. The only difference is that was a negative post from the renters prospective. I have the same experience from the homeowners prospective. They won't return calls from my tenants and honestly do NOTHING. If you want a management company that takes 10% of the rental price, charges for new tenant lease and to reup the lease, then does NOTHING AT ALL. Go with this USELESS COMPANY. read more

We used Kristin Smith as our realtor and could not be happier. She went above and beyond every step of the way. Additionally, the resources and relationships RAIN brought to the table were invaluable. This was a unique property with some truly unexpected challenges along the way. Not your typical listing at all. And, it was an emotional decision for us to sell the property. Kristin was with us every step of the way, giving multiple family members updates and holding our hand through the ups and downs. She was able to provide good practical information and advice while also being supportive as we went through the emotions of selling a family property. If i could leave a 0 star i would. They are treating people so inhumanly. I refuse to ever rent from these monstrous, money hungry liars. They are not people of their word. What i have seen them put my friends through who are tenants of theirs is ABSOLUTELY DISGUSTING and I have talked to quite a few people they have screwed over who agree. I wish they never came to Ocean Springs MS. They also promised not to worry about being forced out too soon once they bought these apts from the previous owners, took peoples money for month to month then immediately said they had to go after that month. SO even though these people PAID THEIR RENT they still left them with terrible roach conditions due to all the construction being done above their homes. Water and ac going out and they've done nothing about it nor did they seem to care. Telling them they have until a certain day to get all their stuff out but then STILL going in SOONER AND TAKING THEIR BELONGINGS. It seriously makes me sick. I have never heard of such atrocities in the rental community. I'm angry and sad for these people and no human deserves to be treated this way.
