We were supposed to close several days ago and still have no definitive timeline or clear answers on what is outstanding. Our lender was repeatedly told updates and documents would be sent to the title company, but those commitments were not followed through on, leaving our agent and the sellers without answers. We were also told the appraisal was incorrect, but after reviewing it and speaking directly with the appraiser, it appears the report was calculated properly. The lack of transparency, follow-up, and urgency this close to closing has caused unnecessary stress and delays in our transaction

We were told conflicting information on more than one occasion, which required MORE CONTACT attempts on our end to clarify the information provided to us. Recently, we submitted a change of address form via email per their live associate, only to find out almost an entire month later the form was "DENIED." The property has since been sold. No one with A&D Mortgage or with their affiliates, ever notified me nor my co-borrower of their decision. I'm assuming these seemingly incompetents disclosed our personal information to the property's new owners/occupants via mailed letters. In fact, I just got off the phone with one of their supposed supervisors who wasn't able to reasonably help me. Instead of resolving the situation, she opted to transfer me to an automated survey line while I was speaking. What a poor excuse for an associate.

They charged me 4.75% on my condo when the going rate was 3.0%…read more I was recently called. They were very nice, and wanted to know if my home was affected by Hurricane Ian. But beware the sugar-sweet tone of their callers: Translation: Was their collateral impaired by Ian? Why do they want to know that? Well, once the house is damaged, their collateral is no longer worth what they loaned you on it. They can ask for more money from you perhaps, or perhaps call in the loan. Bad enough people lost their homes-- must TMF now make it worse by calling in their mortgages? If they want to know this, they should send out their investigators and underwriters, instead of further victimizing those who lost their homes. Shame on you The Mortgage Firm!
