On the house we did buy, he helped us negotiate a great price. On the condo we sold, he guided us on the right listing price, and got us a full price offer within 10 days. He has great contacts and resources to help with all aspects of buying and selling. Above all he was responsive and had spot on advice every step of the way.

Without a doubt, Jason Smith is the absolute best realtor we have ever worked with. Going above and…read morebeyond doesn't even begin to describe Jason's work ethic and total commitment in getting you the best deal possible. Without him, we have no doubt that we would not have been able to complete the closing on our condo. We live out of state and have relied on Jason for so much more than just realty. Your door lock not working and you need someone to call? Jason will get you the information you need. Need some advice on whether you should sell or buy? Jason will give you sound and direct guidance. Need to feel like someone has your back in a complicated negotiation process? Jason is the one you want. He is the most dedicated real estate agent we have ever had the privilege of working with. With Jason, you not only feel like you have the best agent ever, you feel like you have a lifelong friend who will always be there for you. We only wish Jason was licensed in every state so we could continue working with him on future deals. Best of the best and a friend for life!! -David and Susan Spicer, Austin, Texas.

Mark came highly recommended by another Summit County resident as, "The best realtor in the area." Mark lived up to this recommendation. Mark and his wife, Liz, are longtime residents of Summit County. They are very involved and well connected in the community, which provides Mark with a multitude of connections to draw upon when selling a property in the Summit County area. In addition to those connections, Mark's affiliation with HomeSmart Realty Group also provides Mark with hundreds of other associations to find the perfect buyer. Mark was the ultimate professional in returning calls, emails and texts promptly, and staying on top of all deadlines. His expertise in the local housing market enabled us to list our property for top price, yet sell our property in record time, even though we had been cautioned by other realtors that our desired listing price was, "Too high," and that we were attempting to sell the property during a, "Slow period," in the market. I highly recommend Mark McManis of HomeSmart Realty Group in Summit County. Thank you, Mark, for making our real estate transaction such a smooth, pleasant experience from beginning to end! His knowledge of the area and real estate trends helped us to settle on a realistic asking price. Although you might think you don't need a realtor for a new build, he also helped us working with our builder. He knew the building code and was able to point out things that they needed to do to make sure our house would be ready by our closing date. Our builder was a little stubborn and he helped to push forward our needs with authority. We would definitely use Mark's office for any future real estate needs!

Over the course of the ski season, the house was booked for only 23 days, I was invoiced roughly as much I collected, and my net earnings for six months failed to cover a single mortgage payment. My experience with Pinnacle could not have been much worse. We started with nearly a thousand dollars' worth of cleaning on a house that had already been professionally cleaned. The list of things they wanted to acquire for the house was tremendous, including insisting I buy a pizza pan (which I actually already had.) At every turn, I'd have to send follow-up emails to get any of my questions answered. Eventually I gave my plants away because they estimated that with driving time they'd charge me for 2-hours per visit to water them, and I calculated that keeping them alive would cost over $2800/year. The subtext is that's how little time they were spending in the house. The "Manager of client Happiness" literally never set foot in it. When I wanted a response from said manager, I'd sometimes cc every other email in the company. Otherwise, I wouldn't hear back. I visited the house myself in March, and the master shower was dripping. That means that both the person who cleaned the shower and the person who inspected said cleaning failed to notice a steadily dripping shower. I paid them to fix it, and now the hot and cold are reversed. There's more ridiculousness than even this, but I'm ready to put part of my life behind me. If you read this and still go with Pinnacle, just remember that you were warned and did not listen.
