I'm a builder/developer in Western NC. I recently had a Buyer of one of my newly constructed houses…read moreback out of a contract because she lost her job. Her bank's appraiser appraised the property at $225,000. for a $220,000. purchase. A month later which was last week another Buyer's bank used Chad Houser of Appalachian Appraisal, Inc. Chad appraised the same property at $190,000. At that point my second Buyer's bank wouldn't finance the deal. The Realtor involved approached Chad House with better nearby subject property comparables that were adequate to raise the appraisal to the contract price of $216,200. but Chad wouldn't except them or consider to review the appraisal. As a result I lost the Buyer. How can one appraiser be $30,000. lower than another using the Cost Approach Method of appraising. When a banking system relies on an inadequate, ill informed or inexperienced appraiser nothing gets accomplished and everyone suffers including the whole economy. I have built 11 of the same type model homes and I have run into this problem one other time before. The inconsistency from one appraiser to another is absurd. Something should be done about it. The first thing I would do is never use Appalachian Appraisal, INC and in particular don't use Chad Houser.
