I stuck with this property management company for five years, paying them every month. The one time I actually needed them, they completely abandoned me. My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else. read more

This is by far the worst and most unprofessional property management company I have ever dealt with. Due to an oversight by their Accounting Team and Ashlee Malone, I received a threatening email saying they will be taking legal action against me. My house flooded twice and 0 sympathy was given by their team. I am now out a $4,000 rug and they are threatening legal action over a $600 security deposit that they sent twice that they clearly saw had been deposited. This feels like a scam as they saw it was deposited. I've never dealt with a more unprofessional and inconsiderate team than MoveZen. I hope and pray nobody else has to deal with them or go through a similar experience I have gone through. read more

Taryn did not complete a thorough review of the property once the tenant moved out, I guess because she wasn't going to be managing the property anymore. After a year of managing the property I was told they would no longer manage furnished properties. The new property management company did not get the keys for two weeks after the tenant moved out and it was dirty and many things were missing from the kitchen, all of the bedspreads in all 3 bedrooms and pillows in the master bedroom. Very inadequate representation of the condition of the property after the tenant moved and very slow to get the keys to the new management company. The photos of the property were still on-line from when it was rented. She could have checked to make sure it looked the same as prior to being rented, but she obviously did not. read more

Great way to waste $63 (per person). I worked with Dena. She was rude, abrupt and made zero time for us. She did the bare minimum and disqualified my boyfriend and I from a townhome rental well within our price range and salaries. We both have good/excellent credit and no pets or kids to boot. My boyfriend and I were the first to apply but she pushed through a different application for no reason that I can think of other than laziness. She was vague and never clearly answered our questions. She avoided us and never returned our calls. She even claimed my current leasing office said I didn't given my 60 day notice and had outstanding or late payments? Not even close to the truth. I have NEVER missed a rent payment nor have I been late with payments. I gave more than 60 days notice, I gave 4 months notice. I had to call Dena and force her to speak to my leasing office to clear my name. Clearly she never spoke to anyone in my leasing office.The last interaction we had with Dena she informed us we didn't fit a "formula". We were disqualified? I'm convinced my application was never sent to the homeowner/landlord who hired this company. They pretty much took our application money and ran. She never returned our calls to follow up. Avoid this property management company. On the bright side a really nice guy named Mark answers the phone. He's as helpful as he can be. Give that guy a raise if he has to work with Dena and still remains so cheerful. read more

Are you looking to be finessed of out $65 during a pandemic ? While being lead on and having your time wasted ?! Well look no more ....Victory Property Mangment is the one stop shop that will do just that. ( It's the principal not the money just so we're clear ) How do I know this ? Well I was lucky enough to experience this first hand. As a single parent I do not expect hand outs or sympathy but human decency costs $0.00. In late October through early November. I emailed Jordan about a townhouse for rent in North Raleigh. From the very beginning I told Jordan that I wasn't looking to move until mid December. Being that this rental had been empty since September I thought it was worth a shot. With 2020 and covid anything is possible. Jordan told me that the owner was in no rush to have a tenant. That if I applied in mid November that they could hold the unit for 30 days. So that moving into the unit in December was feasible. Once l had my first paycheck and proof of income together( I had to switch jobs during a pandemic and I explained this to Jordan as well) I applied (9/5/20) and paid the application fee. Then that following Monday (9/9/20), Jordan informed me that other people had applied after I did. During our correspondence, I kept asking if December was realistic and again Jordan reassured me it wasn't too far out. Jordan then tells me that the owner went with someone who had a earlier move in date. Which the owner has every right to make that choice. Though Jordan seems to have known that ...prior to me putting in my application. Jordan then tells me about a rental that "may be online still but they already took an application for ". Jordan must not be that great at finessing ....because Jordan had already told me before hand that this unit wouldn't work for me because of their pet policy. More than once I had told Jordan what I was looking for, as far a rental and what my budget was. Jordan then sends me information for a rental out of my budget. So if you like having your time wasted go ahead and apply !! ***Leaving rentals listed online after stating they may have tenants for them doesn't sit right with me. This means VPM is willingly taking peoples application fees, knowing that they will probably be going with a different tenant!! Not mention they're are doing this to people a during pandemic... which is heartless. I also have screen shots and time stamps that these two rentals were still listed the day of and the day after Jordan told me they had tenants for them.*** PS : VPM will comment below my review explaining and justifying this. Flat out unhelpful people, offer little to no assistance in a search for a rental place with rather curt responses in emails. Based on the reviews, I would say some people have luck but I'm with the other low reviews. Oh, and don't bother calling them. I tried several times over the course of multiple weeks and was put on hold, told I was next in line for a representative, and thentold to leave message. I'd like to give an up update with the ongoing court battle I have with Victory Property Management for Defamation of Character and repairing the damage they did to my hallway ceiling with an unauthorized sink repair. I won on both claims. I was awarded $500 dollars in ceiling repairs and $1 dollar for Defamation of Character for calling me a slumlord. I couldn't prove that the lie/character assassination cost me money in the form of lost business, therefore I was awarded a dollar for the Defamation case (attachment). I appealed the awarded amount because I had estimates for the ceiling repair totaling $950 and I felt character assignation via internet was worthy of a penalty higher than a dollar. The appeal portion did not work out well for my wife and I. The court official did not let my wife speak to help describe the cleaning and work we did for our future tenants. The court official did not look at the tenants written review (attachment). She stated that some people don't know when they are living in slumlord conditions while looking at me nodding slowly up and down. The tenants were a young couple in which one of them attended Harvard undergrad and only moved from our house because she was admitted to UNC law school. The court official also stated that my first name along with my picture with sunglasses would not be enough for friends and family to recognize me. She stated that all she could see was a black guy in a suit and she could not tell it was me unless someone told her. The Defamation of Character portion was dismissed. On the issue of the ceiling repair, the court official read the emails between Cat and myself which showed the cover up for the ceiling damage (I was very disappointed in Cat because Ralph said in court that it was on her own initiative) and determined the estimates from the professionals were too high. The court official stated that I should fix the repairs with a maximum of $250 for supplies or to find someone in that price range to do the repairs. The court official recognized his privilege and did not ask Ralph from Victory Property Management one question. He did complain about me writing bad reviews and breaking imaginary rules of Yelp/Google reviews. She told him to take it up with them. I appealed this outcome and we are going to jury trial once the Covid 19 court delays are lifted. This whole thing started with an unauthorized sink repair that led to a coverup. All of this could have been avoided if accountability was taken and the ceiling was brought back to original condition. Ralph of Victory Property Management decided to take another route. Victory Property Management used pictures of the house when we initially moved out to say that was the condition we left it for the tenants. Luckily we took pictures of the house a day before the tenants moved in (attachment) for documentation purposes. We made the mistake of trusting Victory Property Management in our home to take pictures of needed repairs for our contractors. They used these photos out of context to Defame me and discredit me over an unrelated issue. After or shortly before I filed a BBB complaint, it was determined that they were not going to repair it satisfactorily so I posted a negative review. In my opinion, Victory Property Management used racial bias (picture of myself) and severe language to reinforce allegations and falsehoods of criminal acts perpetrated by me and my wife because we both are the landlords. I determined the racial bias (which is my opinion) by comparing the language they used when responding to others who gave them a negative review versus the language they used when responding to me. A little history of myself for some perspective. I grew up in poverty, and through hard work, managed to graduate from Indiana University and retired with 27 years in federal law enforcement. My son is modeling me in career, I'd like to think, volunteered to one of the arm forces as a law enforcement professional. I don't have a police record and NEVER had to explain criminal acts in any of my security clearance checks. With the many challenges (understatement) I endured, Victory Property Management managed to give me the stench of a police record over the internet which I may have to forever explain when applying for any endeavor that requires a security clearance. At this moment in light of everything, Victory Property Management has not taken down their false statements. The reason I believe in reviews is because it chases out bad actors in a free market place. For example, if you go to dinner with your son or daughter from college and you guys get sick- it results in a bad review. The business owner retaliates by saying you were at the restaurant drunk with your young boyfriend. Being married, this could be a problem with friends and church associates. IF you work hard for your money don't give it to these people. They are the WORST! - I lived in my until for 5 years. The last 3 were in a rent to own contract which turned out to be a scam. -NO DIRECT CALLS, the office number leads you to an automated system to leave a message... then you wait a day for a response. -Nothing gets fixed. You issues will be diagnosed via email and you will be told to fix it yourself. -Refused to fix dishwasher. The reason stated was that it was brand new and should not be broken. (At this point it as 5 years old) I reported that it stopped draining and there was an electrical burning smell coming from it. -They send unprofessional people to do work in your home. Sloppy work. - At the end of my term i chose not to follow though with the rent to own because the price and offer were unreasonable. At this point i had 3 months left in my lease & was denied a 6 month lease. - At the end of my term i felt I was harassed out of my unit w emails from 'property management' and visits from the landlord pressuring me out. . -I was offered my 2 bed room unit for 150,000. In the offer email LIRON also suggested that I skip inspection to save money. In actuality The house is only worth 80k and has issues: located in MORTON GERMANTOWN IN PHILADELPHIA on a no outlet street that is often used for dumping, Mold in the basement and bedroom closet, drainage issues causing damage to walls, mice & roaches must be maintained with professional services. -Once your in you never speak with a direct person you email "Property management" so you never know who you are talking to and they are unprofessional and rude. -I was threatened me w/court proceedings at-least 3/4 times until I produced a receipts that I paid my rent. and then told I had to pay late fees for the late recepit... despite the fact my rent was paid on time. -and OF course i was robbed of my security deposit. I am working on a complaint for that. I have photos and videos of the property and a recording of the day the landlord came to rush me out and we discussed the repairs and cleaning. read more

Very unprofessional, and would much rather throw a tenant out than apologize for bad behavior whilst letting us know, I quote verbatim, "do not make the mistake of thinking you (my husband & myself) are calling the shots. You are not in charge." After telling us we WILL sign a lease electronically or be thrown out by the sheriff. I feel this person takes the "lord" part of 'landlord' way too literally. Hate to break it to you, RE Hunter, but we pay for a service, and a pretty crappy one at that in which Victory wishes to increase our rate, but not complete any long overdue repairs. I am extremely disappointed in Victory Property Management of late. After signing a new lease(my 5th year), in the same townhouse, they are now charging $18 per month for HVAC filters. They deliver two filters per intake every quarter and charge me monthly for this requisite service. When requesting to be removed from this program I was denied. After further inquiry and suggesting the filter changes were too frequent, Amber said "the filters are 90 day filters and they're scheduled to last 60 days." Please help me make sense of that. Not to mention, come years end, I'll have 480 days worth of filters per intake(at 60 days use, in reality I'll have 2 years worth). All told this has been a wonderful home for me and my daughter but this blatant overcharge for total nonsense is distasteful. I'm sure they are making plenty from the homeowners for the management service yet choose to tax the tenants via air filters. read more

Finding a home in less than a week would have been a nightmare had it not been for Cat! She is kind, informative, and professional. We were in an unfortunate and awful situation, and she was able to calm me and help me think clearly. What I like about Victory Property Management is that I could see the house on my own time, and I got the chance to look around without the pressure of having to smile and walk through with someone else. I was also able to go as many times as I wanted without feeling bad for dragging someone out there to see it more than once, and to make sure it was what I wanted. I also appreciate how time efficient Cat and Victory Property Management are with everything. Any phone calls were returned promptly, emails were responded to quickly, and the service when meeting face to face surpassed expectation. As someone who is renting, I often think about how the owners feels. Working with Cat, I was able to feel connected to them. I feel that she was an advocate for my character and that she was able to convey who I am to the owners. It was also evident, by working with her, that she cared about the owners and about who was going to live in their home. I've been working with Victory on a few properties for two years now. They were willing to help me before I even signed a contract by giving me feedback on rental rates for potential purchases (lots of advice which I really needed since I'm out of state) and worked all the way through through evicting the person residing in the property when I purchased it to rental & maintenance. Despite it being my first time doing this it was pretty painless and the advice was invaluable to me. I know some people get pissed when Ralph pushes back and I get it, it's stressful and you want to feel in control over your investments. Still, the guy saved me several thousand dollars insisting cosmetic repairs recommended to me by another party weren't necessary to bring the unit to market. He was right. If you want a manager with no opinions there's nothing wrong with that, but in this case sticking to his guns and making me a little nervous ended up being absolutely the right call. I'm glad I listened & I get why offering me that info is part of the job. I've been very satisfied with their rapid turn around for repairs, and in their ability to place good tenants in lower income properties, which is no easy task. Just adding to the chorus here but Cat is such a pleasure to work with, and tenants seem to love her as much as I do, which is a huge comfort. I very much like their handyman, and while you are certainly not required to use him I would recommend him. He's pleasant to work with and the price is very fair in my eyes. Happy tenants stick around, and that's exactly what I've gotten - lease renewal each time and cash flow on my properties each month. When I buy another property I'll bring it to them. read more

If I could give no stars I would. I completely disappointed with this company. I've been out of my rental property since July 10th 2020 and they said any maintenance and cosmetic repairs would be done within a week or two have it ready by end of July. It's not August 25th 2020 and my property is still not done. I paid $1000 in the contribution portal for a vendor to come in through Victory Management to fix bulbs, hole repairs, paint ect. My property manager Jamie Johnson is suppose to be overseeing the property to ensure everything is done and yet I'm having to go check to see if the house is ready. She does not update me on what is going on with my home and every time I have gone by after being told the repairs and paint are done they have not been completed. I was informed today that they paid the vendor on August 11th before the repairs were even done. DO NOT work with this company as I have been told by them by the male at victory that they do not like when owners are closely involved with their own homes. Not only have they paid a vendor for poor work of a $2500 a month property they are still requesting a tenant placement fee for me to end my contract with them. I have a tenant who is suppose to move in September 1st and I would be upset if I was spending that much money a month on a home where proper repairs were not done. I really put my trust in this company but between Alisha refusing to meet and get issues resolved, to the customer service male I spoke with who feels its appropriate to raise his voice at customers, to Jamiee who can not check on your property to ensure your money is being paid out with care and work is done this company deserves zero stars. I have never worked with such unprofessional people in my life. They asked me to not be as involved but when your talking about a $400,000 plus home in the care of someone I do have a right to be involved and that the home is ready for a tenant. Completely disappointed with this company when I was ensured they were the best in wilmington. You definitely get what you pay for. Victory Rental was the only group in town who didn't want a full month's rent to help us rent out townhome. There was extreme pressure everyday to drop our price. They sent their cleaning lady, who was extremely unprofessional, to show our property. It's been almost a month since the property was rented and we still don't have the security deposit funds our tenant paid. When I called to give constructive feedback to the owner, Ralph, he became extremely defensive and rude. Our property did get rented but if we had not stayed on top of it ourselves and been at the showing with the cleaning lady I'm not sure the results would have been the same. I rented the property 7936 Dukes Dynasty Dr from Victory Property Management for 15 months and it was the worse rental experience I have ever dealt with. My negligent landlord, had my roommate and I live in our home for 3 months in the middle of summer with no A/C. We put in multiple work orders through Victory just for them to tell us they had no control as the owner chose the option to fix the air himself. We received an email in January stating our lease would not be renewed due to the owner letting family move into the home. To our surprise, the house was relisted on Zillow for rent the month before our lease ended at a rate $300 higher than what we were currently paying. The last kicker, upon move out, they kept our entire security deposit due to "damages". When we requested pictures and receipts of repairs of the damages occurred, we were given a couple of invoices that appeared to have been made quickly possibly on Microsoft Word. This is the worse company I have ever rented from along with their staff, I've had personal interaction with Carlos, an account manager, who seems to have no clue of his job responsibilities or happenings with tenants. Kristen, an account manager, she was probably the best part of the company I've experienced and I never met her in person. Lastly the general manager Alisha, when the issues at hand were brought to her attention she did not offer a bit of help. As a new landlord, deciding on Victory Property management has been the best decision we made. Everyone, especially Cat & Ralph, are fantastic to work with! When we found out we were relocating out of state, we decided that renting out our home made sense. I've never done this before, so I made sure to do my research before choosing a property management company. After interviewing 4 companies, it was clear to me that Cat & Ralph knew their industry well, had integrity for their work, and would be patient with me every step of the way. During the process to locate a renter, they provided me quick and accurate, in-depth information about the marketing of my home and renter screening process. I give them credit for saving me from renting to a couple who would have likely ended up evicted as their credit indicated they could not afford the monthly rent. (left to my own devices, I would have learned this lesson the hard way & signed a lease agreement with them as they were super nice folks and didn't seem like the type of tenants you want to avoid). We decided to continue using Victory as our property management company because we trust them to make sure our needs & our renter's needs are met, with the highest ethical and professional standards. Your review helps others learn about great local businesses. I contacted Victory to find a renter fast so I can purchase another home. Pictures were taken to advertise it for rent and I was told there was a big response. The open house went very well in which several people turned in applications based on them touring and appreciating the condition of the house. One couple offered to pay several months in advance to guarantee the house even though I offered a discount in the first 2 months' rent. I felt we should take the advance rent based on the demand for the house. Victory agency felt that would be bad business and I gave the agency the benefit of the doubt and gave the tenants the discount. All in all, I was very happy at this point and ready to sing their praises. Mr. Hunter offered to have his contractors get the house ready for the tenants but I did not take him up on the offer. I had painters who did an excellent job in painting my new house and they were reasonably priced. I also had a professional cleaner, hardwood installer, and HVAC repairman. We finally got all of our stuff moved out and professionally cleaned the house the week before the tenants move in date of 05/14/17. A representative from Victory agency, who I worked well with and who is professional, wanted to drop off the lock box on 05/11/17 and take a look at the house for any needed repairs. I told her paint was needed in some areas but it would be taken care of before the tenants move in. I asked her to let me know about areas of concern so I can tell the painters what to work on. I also told her I would be doing yard work and clean up. She called and said she was worried about the paint and took pictures to show me the areas of concern. She did what I asked her to do in sharing this information so I could share this information with my painters. Ralph Hunter called and left a long agitated message so I called him back. He was agitated because he thought I wouldn't get the house properly prepared for the tenants. I told him in a professional manner that if he was that nervous about me getting the house together than he should have reviewed the house earlier. To say he went crazy is an understatement! He yelled and cursed me to the point I had to hang up on him. He called me again and started yelling and cursing again so I hung up. If he had the ability to have a professional conversation that included disagreements, he would have heard me inform him that a crew of painters will be painting a majority of the house ($1,850), refinishing and replacing hardwood flooring downstairs and putting new tile and washer and dryer in the utility room ($3,100), air conditioning and heating to come out and check upstairs and downstairs units ($100), professional deep cleaning completed earlier in the week ($325), and that I would cut the grass and remove items from the yard. In other words, everything would be fine. Mr. Hunter has my personal and employer email address. I am a 27 year veteran Federal Law Enforcement Officer and he chose to send 2 profanity laced emails to include the F-bomb, GD, the other word for manure, and other personal insults to a Department of Justice monitored email system. This act alone may result in me being investigated to see what is going on with this property manager because I am under a Code of Conduct in which I had a blemish free record up to this point. He may have violated some law in knowingly sending this type of email to the system. If Mr. Hunter denies the emails or not tell the truth about what happened, I will be forced to cut and paste all his correspondence with me to Yelp. I will also provide pictures of the house in which it was in great shape at the time the tenants moved in. The tenants accepted the house with no initial complaints. He sent a sarcastic text informing me of this. I later had to fix the door knob to the French doors to a nice 35k 4season sunroom with hardwood flooring, and doors to the outside supply shed. The tenants requested that I put a skirt around the bottom of the sunroom ($220) so their dog won't go under it. I authorized it even though it was not included in the house they chose to rent. I did it as a good gesture. I met the tenant and I feel Mr. Hunter spoke badly of me. Our correspondence show that I been nothing but professional with Mr. Hunter. I feel that he been more of a representative to the tenants than me and I am the one who is paying him. He stated that he would support the tenants if they wanted to break the lease and I would still be charged a full month fee for his services. I hope we can move forward in a professional manner but I intend on providing future honest reviews of Victory. I hope all goes well. read more

I rented a property I found on Zillow. I was unfamiliar with Victory Property Management at the time. I have found the company to be fair and easy to work with from lease paperwork through repairs and maintaining the property. After two years as a tenant with Victory Property Management, I have renewed my lease. As a renter, I hope that my landlord is fair and reasonable. I get that and more with Victory. Cat Worlds is attentive, knowledgeable and caring. She 'gets it.' I renewed my lease in large part because of Cat. If I have a problem, I trust that I can describe it to her and then let her do what is necessary to address the issue and do so in an empathetic and effective manner. Where to begin! Basically, because of Ralph with Victory Real Estate- I am able to keep my home! I married later in life, and my now husband and I both had homes of our own. I was laid off from my job and we could not afford to keep both. Between all of the renovations and the fact I had put most of my life savings into my home, I could not sell it for what I needed to get out of it. Holy Cow, what a miserable experience! I just broke my lease with Victory after buying our home in North Raleigh. The Waterford Woods units are rundown heaps of mold infestations and bugs. I wouldn't dare light a fire in the "beautiful" fireplaces as I'm certain they've never been cleaned. The contracted maintenance man is very nice and prompt considering what he has to deal with. The heavily forested landscape is never kept up inviting horrible mosquitos (and watch your doggies because of the snakes. Part of living in NC, not the property's fault.) The gutters are clogged and never cleaned. Our particular unit had massive wood rot that went un-repaired right outside the kitchen window until we complained. My husband did many of the repairs himself out of our own pocket, such as cleaning the clogged venting for the dryer so that we could use our dryer. We moved out January 11th and they have it available January 16th. Just like they did when I moved in, they will merely paint the place and call it good. Sky high heating and cooling bills and very old appliances. On the plus, most of the neighbors are pretty chill and they allow dogs. The lady in 907B is lovely and her little dog is precious. The owner, Ralph, is a total nightmare. I'm tempted to report him to the State. I haven't decided yet. I'm aghast that he's asking for 150.00 more that we paid for the 7 months we stayed. Unit A needs mad dehumidifiers to keep mold off your shoes and clothes. Beware. In reply to Ralph: Nice try, Ralph. I notified you in November our intention to vacate, you gave me 3 weeks. I moved anyway because homes don't close in 3 weeks. Anyway, I forfeited my 1300.00 deposit and paid you an entire month's rent for 8 days of occupation. There is mold everywhere in that place and you know it. Luckily for me, I held firm on only a year's lease, as you imply that 2 is required. Oh sure the place is in Cary, but that is about all it has going for it besides the aforementioned chill neighbors and that you allow dogs. As far as staff, I was rather pleasant with them over the phone. You have a phantom office on Kildaire Road as the reception desk answers to all the businesses there and you're told you can not talk to anyone from Victory. Frustrating. Let me start by saying I do not like to post negative reviews, but when a company is repeatedly dishonest I can't sit by and not let others know. The Cary location of Victory Property Management did not do what they promised us they would do: inspect the townhouse after clients moved out, make sure clients cleaned and payed for damages and communicate with renters. They screwed up when they didn't inspect the house and flat out lied to us that they didn't see the 2 inch gash in the hard wood floors. We mostly worked with one man who made it very hard to get the money to fix the damages we found. Not to mention we had to clean the house ourselves. We had worked with several other rental agencies over the years and have never had any problems. We thought we were done with them until we realized that they did not send us a tax form. When we called, they once again lied and said they would send another one out. Please think twice about using this branch of the company. We had a horrible experience with them. read more
