    Are you looking to be finessed of out $65 during a pandemic ? While being lead on and having your time wasted ?! Well look no more ....Victory Property Mangment is the one stop shop that will do just that. ( It's the principal not the money just so we're clear ) How do I know this ? Well I was lucky enough to experience this first hand. As a single parent I do not expect hand outs or sympathy but human decency costs $0.00. In late October through early November. I emailed Jordan about a townhouse for rent in North Raleigh. From the very beginning I told Jordan that I wasn't looking to move until mid December. Being that this rental had been empty since September I thought it was worth a shot. With 2020 and covid anything is possible. Jordan told me that the owner was in no rush to have a tenant. That if I applied in mid November that they could hold the unit for 30 days. So that moving into the unit in December was feasible. Once l had my first paycheck and proof of income together( I had to switch jobs during a pandemic and I explained this to Jordan as well) I applied (9/5/20) and paid the application fee. Then that following Monday (9/9/20), Jordan informed me that other people had applied after I did. During our correspondence, I kept asking if December was realistic and again Jordan reassured me it wasn't too far out. Jordan then tells me that the owner went with someone who had a earlier move in date. Which the owner has every right to make that choice. Though Jordan seems to have known that ...prior to me putting in my application. Jordan then tells me about a rental that "may be online still but they already took an application for ". Jordan must not be that great at finessing ....because Jordan had already told me before hand that this unit wouldn't work for me because of their pet policy. More than once I had told Jordan what I was looking for, as far a rental and what my budget was. Jordan then sends me information for a rental out of my budget. So if you like having your time wasted go ahead and apply !! ***Leaving rentals listed online after stating they may have tenants for them doesn't sit right with me. This means VPM is willingly taking peoples application fees, knowing that they will probably be going with a different tenant!! Not mention they're are doing this to people a during pandemic... which is heartless. I also have screen shots and time stamps that these two rentals were still listed the day of and the day after Jordan told me they had tenants for them.*** PS : VPM will comment below my review explaining and justifying this. Though these screenshots are legit.

    I'd like to give an up update with the ongoing court battle I have with Victory Property Management for Defamation of Character and repairing the damage they did to my hallway ceiling with an unauthorized sink repair. I won on both claims. I was awarded $500 dollars in ceiling repairs and $1 dollar for Defamation of Character for calling me a slumlord. I couldn't prove that the lie/character assassination cost me money in the form of lost business, therefore I was awarded a dollar for the Defamation case (attachment). I appealed the awarded amount because I had estimates for the ceiling repair totaling $950 and I felt character assignation via internet was worthy of a penalty higher than a dollar. The appeal portion did not work out well for my wife and I. The court official did not let my wife speak to help describe the cleaning and work we did for our future tenants. The court official did not look at the tenants written review (attachment). She stated that some people don't know when they are living in slumlord conditions while looking at me nodding slowly up and down. The tenants were a young couple in which one of them attended Harvard undergrad and only moved from our house because she was admitted to UNC law school. The court official also stated that my first name along with my picture with sunglasses would not be enough for friends and family to recognize me. She stated that all she could see was a black guy in a suit and she could not tell it was me unless someone told her. The Defamation of Character portion was dismissed. On the issue of the ceiling repair, the court official read the emails between Cat and myself which showed the cover up for the ceiling damage (I was very disappointed in Cat because Ralph said in court that it was on her own initiative) and determined the estimates from the professionals were too high. The court official stated that I should fix the repairs with a maximum of $250 for supplies or to find someone in that price range to do the repairs. The court official recognized his privilege and did not ask Ralph from Victory Property Management one question. He did complain about me writing bad reviews and breaking imaginary rules of Yelp/Google reviews. She told him to take it up with them. I appealed this outcome and we are going to jury trial once the Covid 19 court delays are lifted. This whole thing started with an unauthorized sink repair that led to a coverup. All of this could have been avoided if accountability was taken and the ceiling was brought back to original condition. Ralph of Victory Property Management decided to take another route. Victory Property Management used pictures of the house when we initially moved out to say that was the condition we left it for the tenants. Luckily we took pictures of the house a day before the tenants moved in (attachment) for documentation purposes. We made the mistake of trusting Victory Property Management in our home to take pictures of needed repairs for our contractors. They used these photos out of context to Defame me and discredit me over an unrelated issue. After or shortly before I filed a BBB complaint, it was determined that they were not going to repair it satisfactorily so I posted a negative review. In my opinion, Victory Property Management used racial bias (picture of myself) and severe language to reinforce allegations and falsehoods of criminal acts perpetrated by me and my wife because we both are the landlords. I determined the racial bias (which is my opinion) by comparing the language they used when responding to others who gave them a negative review versus the language they used when responding to me. A little history of myself for some perspective. I grew up in poverty, and through hard work, managed to graduate from Indiana University and retired with 27 years in federal law enforcement. My son is modeling me in career, I'd like to think, volunteered to one of the arm forces as a law enforcement professional. I don't have a police record and NEVER had to explain criminal acts in any of my security clearance checks. With the many challenges (understatement) I endured, Victory Property Management managed to give me the stench of a police record over the internet which I may have to forever explain when applying for any endeavor that requires a security clearance. At this moment in light of everything, Victory Property Management has not taken down their false statements. The reason I believe in reviews is because it chases out bad actors in a free market place. For example, if you go to dinner with your son or daughter from college and you guys get sick- it results in a bad review. The business owner retaliates by saying you were at the restaurant drunk with your young boyfriend. Being married, this could be a problem with friends and church associates. The business owner deserves to be penalized.

    Seriously? They even tell people not to believe low rated reviews! Why believe the good ones, either?

When requests come in whether from me or from a tenant they handle them promptly and effectively. Nothing falls through the cracks. Maintenance gets coordinated, questions get answered, and issues get resolved without me having to follow up at all. That reliability alone takes a significant amount of stress off the table. Overall, SPM strikes an awesome balance between being professional and staying personal. I'd recommend them to any landlord, or on the other hand, to any friends or colleagues who are looking for a rental.

When we moved in, the carpets were in unacceptable condition--they had a strong odor and visible urine stains throughout multiple rooms. It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled.

I will say they were fantastic right up to the point i moved in. with in weeks i had a water leak from the master bathroom requiring the master bath shower and tub to be removed and replace, (a three month process). (they knew about the issue before i moved in and did not address it, but painted the ceiling to cover the damage before i moved in.) they will conduct a 6 month review on the property. i get it, no problem but the old man that showed up came with a 360 camera. the same setups that relators use to show case a property. when i refused to let them use the camera they gave me attitude. they kept saying it was in the lease so i asked them to show me where i agreed to this. then they just conducted a walk thru and found now issues. also, it those two years, the washer failed three times and they finally replaced it. then the microwave/oven unit failed and they replaced it after a few weeks. at move out i requested a walk thru and they refused to complete one with me. i had to call three times a day for over two weeks before some idiot answered the phone and told me i would get any part of the deposit that wasn't used in 60 days. but he couldn't tell me what they were going to charge me for. please, rent from anyone else in wake county. absolutely anyone else.

While I truly love the townhouse itself, I am choosing to leave solely because dealing with this company has been such a nightmare. On the rare occasion you do get someone to return your calls or follow up they are rude and completely unhelpful.I strongly recommend avoiding this company at all costs.

Horrible people to deal with and did not care about us at all. my tags were expired for one month on my car and they threatened daily to tow my car. they did drive bys to make sure vehicles were up to date. only positive thing to say is that the matinees man who they hire for small maintenance issues was amazing. he replaced our blinds same day, called first, and was so respectful, even took his shoes off when he entered the house (we didn't ask him to do that) Overall, i will tell all college friends, family and anyone i can that this company was the worst experience of my life. These people care about you the first month, then after that ignore you and do not care about you.
