Extremely displeased with the level of service I received with Sherry Swift of TSG Real Estate. I…read moream an out of state buyer and I reached out to Sherry because of her great 5 star reviews. Unfortunately, she did not live up to those reviews. I did a virtual tour with Sherry for a property in Summerville. During the tour she kept giving glowing reviews of the house and how great it was. Since it is difficult to pick up on details over a video tour on the phone I asked questions like how does the house look, are there any visible or noticeable defects, is it spacious like the pictures, etc and all her answers to my questions were positive and telling me the house was great. She even told me that this house was a very well maintained home. Because of the overwelming positive feedback I received from Sherry and the fact the listing mentioned this house had a new roof in 2022 and a new HVAC in 2021 we decided this could be a good investment and put an offer on the house. The offer was accepted by the seller the next day. Now comes a big reality check....We did the home inspection on 8/8 and received very bad feedback from the inspector. Come to find out the roof was not new but had multiple issues and that there were numerous water stains on the walls and ceiling. We discovered that the listing agent (Erica Phillips of Bhhs Southern Coast Real Estate) had been deceitful and misrepresented the roof situation. I was then told that a new roof was going to be installed but was not installed yet. This caused my wife and I to have great concerns about this property and the level of ethics from both the selling agent and Sherry, we decided to take the 4 hour trip to South Carolina and take a look at this house ourselves. When we arrived, we spent less than 10 minutes in this home. Most every wall had patches and scuff marks that needed to be fixed and repainted. All the wood trimming around EVER door was uneven, not fully painted and needed to be replaced. All the windows were in very bad shape and will need to be replaced. The absolutely horrendous smell that greets you when you first walk in, the dark thick layer of grime that covered most everything in this house from floor to ceiling. The screens, door and framing in the screened-in porch that are falling apart and need to be torn down are replaced. The large water stains (from the inspection pictures) among many other things. The kitchen was the worst part of the home. The cabinets had multiple defects and very obvious broken cabinets. This would cost thousands of dollars to fix and I don't know why Sherry did not notice any of this and tell me during the virtual tour. The master bathroom cabinets are destroyed as well and would need to be fixed. If she had mentioned any of this to me, I would have never put an offer in for this house. Again, as our real estate agent, she should have our best interests in mind and work to be forthcoming and honest with us and not just trying to get a quick sale. There was no way we could live in such a distressed home that clearly need 10's of thousands of dollars in repair so we had to back out of the contract. Unfortunately, by backing out we will now owe due diligence money. This could have easily been avoided if Sherry had mentioned anyone of the obvious defects of this house. Instead, we put our trust in her and were lied to and let down. Sherry has admitted she dropped the ball and has apologized, but during our phone conversation yesterday she admitted it was on her and she offered to pay the due diligence that we owed to try and make the situation right. She then backtracked on that statement and will not be offering to pay, blaming it on her husband. I don't think Sherry expected us to travel to SC to see this house in person, I believe she was hoping we would just show up after closing when it was too late so she could cash a check. She took advantage of us and broke the trust you should have with a realtor who should be looking out for you and your best interest.

She assured me she had everything under control. OMG just like the Thomas C. I do not know how she didn't see all the things wrong with this home. I think she did see it just really did not care. Only about the green. 2 days after moving in, she called to say "I would think about replacing all of the windows. only about $80,000! She promised she would remove the direct tv dish from yard, NOT, promised she would make sure fireplace worked NOT, did not notify me after inspection, and did not send inspection in full to me until a day before I moved 3.5 hours away. When I called her on it, she said everything had been fixed, NOT. The carpet in two b-rooms, 4 closets, BLACK stained carpet, she even got down and felt it and said "oh I have a great person, that will for sure come up". It was raining the day I saw the home. My fault for not inspecting the home, yard, surroundings, talked to neighbors, moved furniture, checked and rechecked all appliances, called inspector myself, turned on all faucets, open and closed garage door a dozen times, ran disposal, gotten a paint sample from the wall, had an extra voltage light to inspect all the floors. However, wait is this not what the realtor does???? in my book YES, NOT IN HERS. Since closing, she lied about the termite bound, there is NOT one, the sprinkler system was ripped off the wall in garage, the disposal had to be replaced, the fridge, the dishwasher, all faucet's in the entire home, carpet in all rooms and closets ripped up and replaced with wood, smoke detectors replaced (6) electrician to install, vinal siding has multiple holes all around home, dish in the yard, I had to pay to have removed, the fence around the home held together with baby gate in back, and front totally knocked down and on the ground from prior owners, prior owners painted the floors in both bathrooms, and tubs, shower heads replaced as they were not put in properly, shower door in master bath replaced, both toilet's seats, french drains replaced, patio rebricked, had several sunk in places health hazzard, frames around windows of vinal crack and falling apart, all window seals broken, unable to open any windows they totally need replacing, had to paint the entire inside of the home, as the prior owners put yellow light bulbs in all fixtures, as the interior was a lite purple!!!! old fence had to be removed and hauled away, 11 trees removed, one completely dead close to home. Obviously water damage to the sunroom from brick patio, visibly noticeable. faucets outside 2, falling out of brick, looks like they put silly putty to give it a "bandage" whose connectors were done with wrong metal and lost screws, $300.00 each to fix properly, had to put up a fence in back, $3,000 due to the re/detention pond that never gets cleaned, beavers, snakes, turtles, frogs muk, gross. Replace yard with sod, all stumps removed, uncovering places on outside that were brought to Sherry's attention and she verbally promised to have fixed, NOT. Even the rubber on bottom of door visibly falling off rotten, written on inspection, brought to Sherry's attention, she lied and said 3 doors were fixed new weather stripping, NOT. Side door to garage rotten both sides and on door, needs to be totally re-done. All door handles and locks had to be replaced, lose and rusted. Lights on entire exterior of home rusted, and bulbs are out do not even have glass over the bulbs. Dead shrubs all around property, which Sherry promised to have removed, NOT. Found out yesterday the hot water connectors were not done properly, and would eventually leak, another bandage, needing to be fixed. Bi fold doors to washer and dryer have fallen off track so many times they are now in the garage, the track bent and molded needs to be replaced. dryer vent outside broken, had to be replaced. No insulation in the attic, all vents in bathrooms and kitchen need to be replaced due to not having insulated attic, blowing out mold. No ventilation in pull down in garage, inspection stated "needs to be addressed". I will have to eventually, replaced fixtures that were molded and gross with yellow bulbs, windows, insulation, termite bound just to name a few, will have to be addressed, however after six months of spending money over and above of what I paid, I cannot do it. I am shocked that she lied about everything, to me, to my face, in front of attorney, did not offer any assistance, lies upon lies, even her back ground check!!! JUST A WORD OF ADVICE TO EVERYONE, DO NOT USE THIS PERSON, HER AGENTS, OR ANYONE SHE IS ASSOCIATED WITH. SHE HAS NO SOUL SHE IS A COMPLUSIVE LYER UNPROFESSIONAL!!!!

Erica Phillips of Bhhs Southern Coast Real Estate is a deceitful and unethical real estate agent…read morewho will publish misleading descriptions of houses she is attempting to sell. I am an out of state buyer and I recently had a virtual tour of a property in Summerville and in the listing she states that the house has a new roof in 2022. What she failed to mention was that the house did not in fact have a new roof but that at some point a new roof was going to be installed. There is a big difference between having a new roof and getting a new roof, especially if you are from out of state and make an offer on the home based on misleading information. After the agent I was working with reached out to her about this deceit, Erica claimed she did no wrong.....however she then went to her listing and changed the wording (which is basically an admission of fault). Luckily I took a screenshot of the original post and the updated post. We backed out of this house because we found out from our inspection that the roof was falling apart and that there were water stains and leaks all over the house. We tried to be reasonable and ask Erica and her client to cancel the contract and not demand the due diligence money from us since they clearly lied. Unfortunately, Erica and her client are not moral people and clearly are trying to scam people. This house is basically a crack house that would need tens of thousands of dollars to repair to even be livable. I would highly recommend you stay away from Erica and Bhhs Southern Coast Real Estate. No ethics or moral code with this company or the agent they employ. I also put blame on the real estate agent I was working with, Sherry Swift of TSG Real Estate. She completely lied to me during my virtual tour. You can look her up to see the review I posted with her. I believe both Erica and Sherry might have been working together to sell this horrible house to someone out of state so they could cash a check and leave a family in despair. Shameful how real estate agents in Summerville SC conduct themselves.
