Started a little rocky, but turned out to be a great experience thanks to the new leadership team, Jessica and Dailin. They stepped in, course-corrected past issues, and truly made a difference. The loading dock can be a challenge--but honestly, that's true for most buildings in Brickell/DT Miami. Living here was one of the most unsettling rental experiences I've ever had. During our lease, we found a small black electronic device in one of our air vents that appeared to us to be a camera or recording device. We immediately brought it to management's attention, but our concerns were dismissed, and we were told we were mistaken. Afterward, I visited a friend's apartment in the same building, and we found a similar small black device in one of her vents as well. Whether these devices have a legitimate purpose or not, management never provided us with a clear explanation, which only made us more uncomfortable. I also spoke with several other residents in the building who shared experiences that made them feel their apartments were being monitored more closely than expected. While I can't verify their experiences firsthand, hearing multiple similar stories added to my concerns. When we continued asking questions and expressing our concerns, we were served with a notice to vacate. We also did not receive our security deposit back, which made the entire situation even more frustrating. Beyond that, I was disappointed by the overall management experience. The property markets itself as a luxury building, but my experience did not reflect that. I felt that resident concerns were dismissed instead of being taken seriously, and the communication throughout the process was poor. Everyone's experience may be different, but based on my own experience, I would not choose to live here again. I would not recommend living at Muze at Met Downtown based on my experience. The building presents itself as a luxury apartment community, but the reality fell far short of those expectations. Throughout my lease, I felt that management was much more focused on collecting fees than addressing resident concerns. Between the rent increase, amenity fee increase, common area electricity fee increase, and valet fee increase, the cost of living here rose dramatically while the overall resident experience did not improve. When I raised concerns about issues in my apartment, I did not feel that they were taken seriously. Instead of receiving clear communication or a thorough investigation, my concerns were dismissed, which left me feeling frustrated and unheard. Good management should make residents feel comfortable bringing up problems, not discourage them from asking questions. Communication from management was often disappointing, and interactions felt impersonal and unhelpful. For a building that advertises itself as a luxury community, I expected a much higher level of professionalism, transparency, and customer service. There are many newer apartment communities in Downtown Miami that offer similar amenities and pricing. If I had to do it over again, I would choose one of those instead. My advice is to carefully review every fee, ask detailed questions before signing a lease, and document everything throughout your tenancy. Whatever you do, do not move into this building. Last August I moved into a 3 bedroom apartment after spending 1.5 in a one bedroom and it was a disaster from the first day of my lease. The first day I noticed an odd musty/smokey smell coming from the entry which flag to management but did not hear back from them with any urgency. That evening my smoke/carbon monoxide detectors went off with no clear cause. I immediately called the 24/7 maintenance line and went down to the front desk to talk to the concierge. He initially advised we take them off the wall (a violation of our lease and against Florida law) before calling the property manager who told him it was his call on if maintenance needed to come out. With no expertise on the matter he deemed it unnecessary so I spent the next several hours calling and texting the maintenance staff because I was concerned they had been going off due to a carbon monoxide which is deadly. Finally someone came to the unit to investigate and determined we had faulty smoke/carbon monoxide detectors. Under Florida law landlords are required to ensure there are working smoke detectors in the unit at the start of a new tenancy so there's no reason we should have had a bad smoke detector in the master bedroom. The next day I received a call from the property manager, Jessica, who said staff did not handle the issue properly and anything with the smoke/carbon monoxide detectors needed to be handled with extreme urgency. This was odd because the doorman had said he spoke with her the previous night and she left the decision up to him. This poor level of service and communication between the concierge team and management unfortunately became the standard for the remainder of our lease. At one point we had issues with our AC not working properly and we had to submit 4 work orders over the course of over month for them to fix. During this time frame we had our two largest electricity bills from the system running constantly but being unable to cool the unit. The first two times they tried telling us that Nest thermostats need to be reset weekly if you have them on a schedule which makes absolutely no sense. We also had consistent issues with our downstairs neighbors blasting music well past midnight which management failed to properly address for the entirety of our lease. In the 8 months of our lease we had to call in 8 noise complaints against our downstairs neighbors. When it became clear management was not addressing the issue properly, I began videotaping the noise and Jessica had the audacity to call me and say that I was in the wrong and should not be documenting these issues and that the front desk should be handling it despite admitting that they had failed to do so up to that point. She was so out of the loop about issues going on the building she manages it was shocking. Apparently the front desk hadn't properly documented many of the prior issues which isn't shocking because when I did email Jessica and her team it would take 3-4 emails to get them to even acknowledge my complaint. Either way we were assured that they would address the issue. Of course they did not and the noise issues from our downstairs neighbors continued up through our last week in the building when there was another incident not properly documented by the front desk. They even admitted after giving the unit two lease violations they decided to give them a break and only giving the unit a warning on a night they were blasting music until 12:30 at night because "every tennant has a right to enjoy their space." If you want to live in a building where management feels every tenant has the right to blast music late into the night maybe Muze is for you. It's worth noting that all the issues started occurring when there was a change in management. It's sad that Jessica and her team have so poorly managed the building because it has so much to offer but there's no way I would recommend anyone move in with the current management team in place. read more

I had apparently had a water leak today that NO ONE notified me about. There is massive fans as well as a whole wall that is water damaged in the bathroom. Not one call, text, or email was sent to me regarding this issue. I came home from Work to find the dehumidifiers and fans without a note or any notification. I would like to know what is going on what is being done to address this issue!?! I clearly cannot stay in the apartment today with the dehumidifiers running. Also, why was I not NOTIFIED?!? Was told by the concierge to email the building after she talked to the manager but would not allow me to speak to them. Customer service I guess is not a thing at Muze! There is a list a mile long about other issues since I moved in over a year ago. This includes the gym being closed for 9 months for, you guessed it, a water leak! Also the lobby has been totally unusable for the last two months. Half the time you cannot even get your mail or packages because they have closed off that area of the lobby! Then there is the valet parking, I had a massive dent put in my door by the valet as well my car reeking of weed! When I called to ask them to have something done about both of these issues I was told that a manager would be in touch, after multiple attempts, still has not been resolved! To say that the management at Muze at Met is a nightmare would be considered a drastic understatement. read more

I came here as a visitor, stay for 2 hours, the place is nice and clean but I was really disappointed with the valet when I requested my Sport Audi I saw the guy of the valet driving around with my car, my plate has a special name so I know when I saw my car passing in front of my eyes (building while waiting for 15 min) and coming back after 15 min more my car came back very poor service, using my miles and gas to have fun with convertible, I don't recommend to use this valet or place read more

My fiancé and I moved into Muze two months ago and could not have been happier with our choice. After looking at almost every available rental in Miami, the obvious choice was Muze. The building is brand new and was built to impress (and the views are to die for). We live in a Pinterest/Insta worthy house without any effort on our part and get to look out at the breathtaking water every day. In addition, the amenities are fantastic. We have everything we need without ever really needing to leave the building - pool with a waterfall, spa, sauna, well-equipped gym, Peloton bikes/treadmills, working areas, common areas, valet, and a market with snacks/supplies. If you do decide to leave, you are walking distance from Whole Foods, a theater, the Metro Mover, Bayfront Park, and all of the eating/drinking downtown and Brickell has to offer. You cannot go wrong living at Muze. Stop by the leasing office and talk to Tetiana or Claudia. They will treat you like a Queen (or King ;)). They had so much patience showing us multiple units, answered all of our questions during move in and made the paperwork a breeze, and have been absolutely a pleasure to work with since we moved in. Plus, Muze has regular community events that are so fun to go to! In just two months, we have had yoga, spa, social hour drinks/apps, and breakfast events. I'm definitely looking forward to my complimentary facial this weekend. 5 stars! :D read more

This place is great!! The apartments are very spacious and beautifully decorated. Customer service is the best I've had in any lodging place in Miami. There is room service with a delicious menu. The views from the balcony and the amenities of the building are very enjoyable. I spent two nights here but I would definitely rent out an apartment for 3 months or more! The building is located right next to a movie theater, a whole foods, and bayside. I love it here! read more

As a property manager myself, I can tell you this is one of the best buildings in Miami. I'm extremely picky so it took me a while to find a building that had everything I wanted. The developer did an amazing job. Muze has great amenities, impeccable design and friendly staff. Also great location! Whole Foods across the street, movie theater next door and lots of great restaurants walking distance. Two thumbs up, way up! Side note: Please keep in mind as any new building, they are still working to get some kinks out but that's EVERY new building. read more

Horrible. The leasing agent did not want to take his time out to show me the unit. He had me watch a series of YouTube videos . Before walking out of his office, I voiced to him that I was extremely offended that he made me wait 30 mins for him downstairs only to have me watch YouTube videos and he's response was that it would take him 25-30 mins to show the unit so it's not worth it for him if I didn't enjoy his YouTube video. The area was conveniently located and the man working the front desk was pleasant so I'll add a star but really the worst experience ever for me. read more

I've lived in the building for 4 months and I am extremely satisfied with the location, amenities, my apartment, & the team. I love how I am centrally located to all the restaurants, Whole Foods, the metro, and shopping. Matthew did an amazing job helping me chose my perfect apartment home. I had troubles setting up my account online to pay rent, but Edith took the time to walk me through it. Aside from my apartment itself, my favorite part of the building is the gym! It has all the equipment I need with lots of space to work out. read more

Despite the national crisis that currently exists due to the COVID-19 pandemic that took the world by surprise, ZRS Property Management has made it clear that they will not work with those impacted and plan to profit at all cost. Additionally, the building is located on a one way street that becomes the only way in and out of downtown when events are being held in Miami. The noise level from the construction across the street has increased dramatically over the past year and it is said that it will only get worse. It's a shame that this building will lose its beautiful views by the end of next year. Also, beware of the the valet, they have crashed my car about 3 times. read more

This is a beautiful building...looks are deceiving. The design and construction team cut so many corners, I'm afraid to sneeze too hard, lest the entire building tumbles down. Before I begin my negative rant, let me point out the positives. The security officers at the front desk, Dave and Clinique, are amazing. The management should be grateful they work with such a wonderul security company. And they haven't had it easy, what with the front door being broken the first 4 months the building was open. Other postives include beautiful amenities and the location. There is no garage on site. I don't have a car but the entire valet team is incredibly nice and hard working and always accomodating to my guests. Now for the negatives. My unit is a one bedroom and at first glance, it is beautiful. However there are several design flaws. For instance, the walk-in closet door opens inwards. If you want to move around inside you have to trap yourself inside. Also, the air vent in my bedroom was installed upside down so the AC hits the ceiling and I had to buy a separate fan. I mentioned these things when I moved in but got some lame explanation. Both my bathroom sinks clogged within two months. I fixed them myself and saw they used cheap parts that easily trap hair and dirt. In addition, the elevators make horrible screaching noises and the fob system often does not work, forcing you to ride the elevator extra floors. The biggest problem is the noise caused by the pipes or water pressure. I live on the 9th floor and know for certain the noise can also be heard from units on the 10th and 11th floors. I do not believe the higher floors have this issue. No one really knows the source, but it sounds like a fog horn going off at random times throughout the day and night. For the first couple months, I kept my mouth shut, assuming they were construction noises from the penthouse. Then I wrote several emails which were ignored. I finally had to get a lawyer involved before the noise was even investigated beyond a maintenance man changing the smoke alarms across the hall. Management was very rude and lazy about the problem, asserting they stood in my hallway for over ten minutes (big deal) and did not hear anything. Another month has passed, numerous plumbers and engineers have tried fixing the issue, to no resolve. Management remains unfriendly and unwilling to at the very least, cut me a break on rent for dealing with the noise. They finally agreed to let me out of my lease and I am moving out in two weeks. Goodbye and good riddance. Tenants: know your rights! Under Florida state law, you have an implied right of quiet enjoyment. Once you give formal, written notice to managament, they have one week to fix the problem before you can break your lease without penalty. It is truly a shame that this building is so poorly constructed and run by such a horrible management team. I really had high hopes and was so excited when I moved in. Oh well. Update: the gym was closed for over 5 days so they could redo the floors which means they used cheap flooring the first go round. Other people who left negative reviews were threatened to take them down or agreed to remove them as a term to break their lease. Management tried to trick me into signing a gag order saying i would never speak of my time in the building or write a negative review or speak to the press but I refused. I am moving out In a few days. I am compromising by agreeing to waiver any future legal claims against management or the owners. Security informed me I am the fourth person this week alone who is moving out after retaining a lawyer. I have spoke to other neighbors who have complained about several issues only to be told "the building needs to settle" which is a bunch of crap. They have all told me they will not be renewing their lease. read more

The building is amazing, everything is new... amenities, appliances, finishes, etc. The gym has great equipment, the pool, bbq area everything is modern, views are amazing.... you can't go wrong. The staff is great, from the leasing office Tetiana and Claudia are knowledgeable and professional, to the front desk and valet. 5 stars :) read more
