I respectfully submit this letter as a personal testimony and appeal for a formal investigation into these operations, which I believe have taken advantage of me and countless others under the guise of mentorship and opportunity in real estate investing. In March 2024, I came across a compelling online advertisement featuring Rick Malero, who offered an investor starter package for $97. The promise was clear: I would be guided to invest in real estate using HIS Capital's funds for the deals I sourced. After purchasing this initial program, I was presented with multiple upsell options, which I purchased in hopes of increasing my success: * "Let Rick Fund Your First Deal" - $97 - https://microbankingmethod.com/start-here * "Microbanking Deal Analyzer" - $99 * "Fast Track Your First Deal" - $197 * "Microbanking Method" - $134 Shortly after, I scheduled a mandatory call with an "implementation specialist," Jay Guab, on March 15th. That conversation turned out to be another sales pitch--this time urging me to commit to a $10,000 or $25,000 partnership package, allegedly backed by HIS Capital. I was reassured by Jay that he was part of the program, a claim I later discovered to be false--he was merely a sales agent. I initially enrolled in the $10K HEPP package and was later "upgraded" to the $25K PEPP program, giving me access to a sparse online portal and weekly Zoom calls. I was promised that within 90 days, I would be closing real estate deals with private funding from HIS Capital, aided by their AI platform and a database of 10,000 leads. That 90-day milestone came and went--June 19th--without any functional software, usable leads, or meaningful support. I brought several deals to HIS Capital's attention, but their term sheets were unreasonable and not in line with true private money lending practices. The terms resembled predatory hard money offers. At a live event in Orlando in July 2024, held primarily at Rick Malero's church, we were again promised working software, committed team support, and partnership opportunities. Instead, we were subjected to hours of motivational speaking with very little actual value. The promised tools were either non-functional or delayed beyond reason. Meanwhile, the tone of the meetings increasingly shifted toward victim-blaming. I diligently followed every instruction, invested thousands in marketing, and attended all training sessions. I hired a virtual assistant (VA) to contact leads from the promised 10,000-person database, only to discover that most numbers were disconnected or inaccurate. I raised these concerns repeatedly, only to be told I or my VA was doing something wrong--despite screenshots proving otherwise. Eventually, in October, I successfully closed a deal in New York--a task that should have been a highlight of this experience but instead became a case study in dysfunction. The client was confused and stressed due to HIS Capital's disorganized and unprofessional processes. He ultimately closed the deal, but only after an unexpected $6,000 charge appeared at closing--something we were repeatedly told would never happen. Despite this, I was led to believe I was one of the very few who managed to close any deal at all. When I requested a list of successful members to celebrate their wins, only four names were recognizable out of about twenty, despite my active presence at events and online calls. This discrepancy raised red flags. By December, multiple members began communicating privately, expressing identical frustrations and sharing similar stories of misrepresentation, poor support, and financial loss. I spoke directly with one of Rick's partners, Louis Roque, and again received the same dismissive message: the program works--it's me that's the problem. As a consolation, I was offered leads that turned out to be completely unusable--people trying to refinance mobile homes on rented land or seeking owner-occupied financing, both of which HIS Capital doesn't support. More alarming, I discovered that Mike Giannulis and Mike Williams--key figures tied to MBM and its software development--were previously involved in a scam shut down by the FTC, known as MOBE. According to public FTC records, they were barred from operating or supporting educational business ventures. Despite this, they were active participants in MBM, raising serious legal and ethical questions.
