If so, you might be inclined to give Upperlux Management more than 1 star. I have lived for ten years in a building currently managed by Upperlux. I have seen the building change owners three times and can tell you that as soon as Upperlux stepped into the picture, the property turned into a dangerous dump. On their website they say that they "repair maintenance issues in record time." Do you consider 8.5 months to fix a ceiling leak speedy service? They say, "As a tenant, your wish is our command." My wish was and is for them to solve the bedbug problem in the same manner that a previous owner did--after one spray, not five sprays over a period of 6 months, and still the problem is not resolved. Because they have an exterminator on contract, I'm guessing, they'll save no money by solving the problem, so just maintain it, why not, letting the infestation spread to the farthest corners of the building while regularly spraying apartments with caustic chemicals despite any health issues a tenant may have. As to their no-smoking policy, my wish is for them to enforce it and to straightaway make appropriate repairs to faulty structures if an unscrupulous tenant refuses to follow the rules. After a full year of managing the building, they have cleaned the stairwell and public access area a grand total of once, and this only after being asked to do so. In other words, there is no maintenance schedule. Now, if you are a property owner looking for someone to manage your property interests, know this: you can expect zero oversight as to the condition of your building. Tenants will stub their cigarette butts out on the walls and stairwells, where the cigarette butts remain, and they will leave large bags of stinking garbage in the foyer outside their doors for days on end. They'll spit their gum on the floor, nobody will remove it. Piles of dirt will gather. Expect vegetable grease on the stairwell from leaking bags of garbage. Loud barking and snarling dogs will urinate on the wooden fire escape. There will be no monitoring of recycle and trash bins and rats will appear at night to feast on stray chicken bones. One neighbor likes to toss her cigarette butts into the bushes before entering the building, so don't be surprised if a fire starts, such as happened in the 6-family building I rent a unit in. I had to run downstairs with a bucket of water and join forces with a passerby who had a fire extinguisher to put out the flames that were right up next to the building. But this is all expected in that Upperlux proudly indicates on their website that they prioritize "Income maximization" and "Expense minimization"; this translates to poor relations with tenants and dereliction of asset care. Their "philosophy" of "minimum vacancy" translates to scant vetting of incoming tenants--first come, first serve. Despite the evidence to the contrary, Upperlux claims that they will manage "every aspect of your property with care and 100% reliability." What a laugh, what a lie! If, as Upperlux Management claims on their website, they, "promote complete tenant happiness in every way possible," why have my last 10+ emails been ignored? My emails are simple and informative. As a paying tenant I am simply asking for the assistance that is my due and that is written into the contract. To wit: "Hello Martin--I returned home this evening, thinking that perhaps the neighbors had been informed about the no-smoking policy by now, but nope, they are still smoking and the foam sprayed in the crack has had no effect. The smoke is making me sick. I will again have to leave here in the morning. Please make a renewed effort and keep me informed as to the progress." No response. It is now January 26 and I have slept in my own apartment no more than four times this month. My last email has also been ignored. In it, I tell the person mentioned above, the person in charge of complaints and repairs, that if he doesn't respond to me by today, I will write a "lengthy and honest review," and post it to the internet. And so here it is: Do you like having bedbugs, a leaky ceiling, and management company that does little to nothing to prevent 2nd hand smoke from entering your apartment from the apartment of another tenant? If so, you might be inclined to give Upperlux Management more than 1 star.

Then you have Lowe's, Walmart, Target, Home Goods, Ulta, Kohl's, Famous Footwear, Wawa, Quick Check and so much more. Need more, the Freehold Raceway Mall is a short drive north as well. PS, the Georgian Chef is one of the restaurants that is excellent and well worth a visit.
