This review will be a long one. Indeed, I have been working with Noah Manning for several years; this review will cover the 7th and 8th real estate transactions completed through him by my friends and family. The fact that we stuck with him for so many years in such a dynamic market should already tell you the kind of person he is, but I will cover that later. Background info: Noah was pivotal in helping us buy our first home in Oakland in 2016. Back then, he was with Redfin. As we extensively toured the East Bay, he educated us on the different parts of Oakland, and helped us write several offers; eventually landing a place in NOBE. Fast forward a few years later, our growing family prompted us to start looking for more space and better school districts. We toured again in Oakland for a while, but ended up looking further out, aka Danville, San Ramon and Concord. Noah (now along with Colby) were still right by our side, helped us assess what we were seeing, understand the (somehow even hotter) market, and write realistic offers. We were on a short timeline (we now had an infant), and long weekend tours were not sustainable for the long run. Noah and Colby allowed us to go very hard in a short amount of time; we visited around 30 properties in 5 weeks (we work full time, so this was mostly accomplished on weekends), and sent out a steady 1 offer/week. The 5th week, we fell completely in love with a house, and Noah and Colby walked us through the incredibly stressful process of putting together a preemptive offer, which was eventually accepted. We were thinking of keeping our old house, but eventually ended up deciding to put it on the market. Of course, Noah was the first (and only) person we called. We were able to witness that the team was just as amazing at selling that they were at buying. First of all, they were very candid about current market trends (interest rates were rising). Based on that, as a team, we fixed an aspirational number we would like to hit for the sale. From then on, the team moved at the speed of light and started prepping the house before we had even moved out! Landscaping was done in the blink of an eye and was just marvelous. Recommendations for the outside space were done, and the work began; painters were also working, and we literally saw our house "glow up" before our very eyes. We mostly followed the team's recommendations for prepping the house for the sale, BUT I had a preference for stagers. Indeed,Noah and I had toured enough houses together that I had started to have favorites, and when it came time to sell- I knew exactly who I wanted to work with. Noah was able to book them, and they did a phenomenal job. Our house hit the market, and did not even make it to the offer date; we received a strong preemptive offer for an amount that was above average given recent sales in the area. The closing process was seamless, with Noah only a phone call away at all times. All transactions eventually closed successfully. From the time we visited the first property to the time we got an offer accepted was exactly a month, and we accepted an offer on our previous house 2 months after that (mind you, we were not even in the US for half of the time this was happening.) In conclusion, working with Noah and team granted us a lot of peace of mind. They work hard, look hard for houses for their clients, are candid with feedback on offers, and are above all kind and available. They currently say that Berkeley is the worst city in the country for a first-time home buyer. We certainly had a steep learning curve for the very labyrinthine buyer's market here. (Try explaining to all your well-intentioned relatives that when a home is listed for 1.X million, you actually have to round that UP by 30% instead of negotiating it down...) Noah was invaluable to helping us strategize our approach to bidding, which is really intense right now. He was also there for all the much more intangible components-- thinking about what we want, evolving our understanding of what we wanted (our final criteria turned out to be about 70% diametrically opposite to our starting criteria, and he really rolled it with). We found especially fabulous about Noah the following: - He has a fantastic gut instinct, which is also how we work. He has a ton of experience in the market and can synthesize complicated situations into coherent, authentic-to-us recommendations. - He was great at learning our language and translating into the way we thought about things. You could see his process of doing so, as well, so I'm pretty sure he would have chameleon'd into a very different worldview with ease :) - He has great relationships and connections. He has integrity and is transparent about his priorities; he goes to bat for us but is a part of an ongoing network of agents and contractors that share opportunities and perspective. - We really wanted a lot of advice, and he had plenty of very solid advice to give, but was always respectful of boundaries first. We finally went, "no seriously tell us everything, we can always say no" several times, and it was great. I think he is a great fit if you: - Enjoy talking about yourself :D :D And also just talking in general-- he liked to help process, not just execute. - Are comfortable sharing more. At some point we made our financial situation / options transparent to him, which turned out to be the absolute best move: we were able to get a house that was a LOT cooler than we'd aimed for, and didn't really think we had a chance at, because Noah had the context to suggest we bid just a *little* higher than we had planned. We really trusted his judgment and landed in a wonderful place. The only downside point we had was that absolutely everyone in Noah's network is male. I am conscious that coming in and purchasing a home, I'm a gentrifier and am going be spending a huge fraction of my present and even lifetime income into this place. So I want to be as responsible as possible about benefiting the right people in the local economy and this will be one of my best leverage points to do so; but I'm not sure how to find that network. read more

Words cannot express what Noah did for my family. I have given a lot of 5 star reviews. If I could I would give Noah 10 stars!. The housing market in the Bay Area is very hard for buyers in Berkeley almost every house sells for 110% to 140% of the list price. Most houses have over 5 offers and they are all cash offers. It is hard to compete against that. I looked at houses with Noah for over 2 and half years. We physically looked at well over 100 houses. In that time we put in over 10 offers, all above list price. It got to the point that I thought I may never be able to buy a house in the Berkeley for my family. But we kept looking and kept at it. A house went on the market on Cedar. It was 4 bedrooms, 2 bath. On paper a duplex but used as a single family. It was a sanctuary. It was near to the kids schools, hot tub, It had solar, It even had a space for my art studio. I was sure it was the one. I even met with the owners who where also artists and it felt right. The last step was to get my partner to sign off on it so we could make the offer. About a week went by and she looked at the house. She wasn't convinced it was for us. She said it wasn't the right house. On paper is seemed so right. Noah and I where pretty confused. The same day another house came on the market. This one was on College Ave. So we decided to look at it the same day with her. College house was listed as 4/2 duplex. But it was bigger. The house on College would only be on the market for 7 days before the seller accepted offers. It had the same offer date as the one on Cedar. We had to make a choice. Noah said the stars would have to align for us to get the College house. We decided to put a offer in on College. We didn't want to lose it. We could tell it was the one. The forever house. It would be perfect if we got it. So Noah hand delivered our very thought out offer to the sellers agent. There where 10 other offers on the house. The stars did align and the seller accepted our offer!!! After a very long and intense escrow the house became our home. Our forever home. We will never run out of space. We can walk to a deli, vegetable store, Safeway, excellent restaurants. We can walk to Elmwood or Rockridge. Our kids can still stay in Berkeley schools. We have a duplex if we ever want to rent. We found out it's not just a duplex, but a golden duplex (look it up, It's a Berkeley law). This has has so much charm, so much space. It is still surreal to wake up here everyday. Noah played a key role in getting this house for my family. He changed our lives. He worked so hard. He earned every cent of his commission. He went above and beyond what any agent would have done.
