    I'm going to start this off with positive vibes. Mike Gallagher was very nice and prompt with…read morereturning calls. He came right out to give us a quote, which was a very reasonable quote. But the whole process which has been going on for over a month now has been terrible. Our wall was falling and the steps were separating from the wall. So we decided to finally get them redone. We had steps and a stone wall. We met with Mike and he gave us options of material for the wall. We picked bricks and of course they weren't in stock so we asked to wait for them to be in stock rather than picking new ones. Mike was fine with that. Him and his crew started with the demo. They learned that our original wall didn't have a footer so he had to add a footer to the price. Okay. Not a problem. Paid a deposit via his website which was easy. He started to do the steps. Looking at them they were uneven and crooked. Mike claimed they weren't done and then decided he wanted to bull nose the steps. Instead of demoing the steps completely, he chipped up the first layer and added new concrete to add the bull nose and level them out. They look absolutely horrible. They are two different colors. Not smooth and still uneven. Might i also add that they claimed steps are their specialty. The wall looked nice when they were done with it. But the more you look at it you began to notice small things that made you say, hmmm... The new wall was smaller than our original wall. And one side was shorter than our original wall. Okay. Whatever. There also was only one or two mesh areas for water to drain. Paid him in full PLUS a nice tip. Thought, okay. Whatever. We'll fix the steps next yr. But after our first rain storm issues began to arrise. We noticed that one of the caps on the wall was cracked. Which then soon broke. We also noticed that the caps are NOT secured. We could lift just about every one. Now we're very annoyed. Mike comes back to fix everything. But he managed to make it look worse. The cracked one was never fixed (as of 10/4.) The mortar that he used was just plopped ontop of the bricks and not cleaned up or smoothed out. There are holes between my caps and bricks. We legit can see through it. They are lifted and just look terrible! There is mortar pouring over the sides. The caps aren't straight anymore either. They are shifted when they used to be at least pretty straight. Not to mention the mess they left. Dirt everywhere. Cement all over my driveway that we are now having to chip up and power wash everything. I was so excited to improve the outside of my house and now it looks worse than before. I do not recommend Gallagher Masonry unless you don't care about things being straight, done well and cleaned up.

Although we had not had any water coming in, when our neighbor removed their stucco we could see that mold was within a foot of our house. We decided to use Friel Plastering. Mike came to the house and explained the remediation process they use. I quickly learned the difference between doing a repair and making sure that remediation was done. I was impressed with the system Friel uses to allow the water to drain away from the house. Mike was great at explaining the process. He made sure to warn me in advance of the mess created when stucco is removed and assured me repeatedly that everything would be cleaned and "made right". The crew erected scaffolding and arrived early every day and stayed late. The stucco was gone in no time. In removing the stucco they found an area that was wet. Dennis came out the next day to assess it himself. He advised us that our shower pan was leaking and we should not use the shower before it was fixed. Thank goodness they noticed this before it had leaked through the ceiling. Throughout the process Mike was always available. He responded immediately to every phone call or text. Even if it was simply to allay my anxiety over some small issue, he never lost patience with me and readily explained every aspect of the work. I love the hands on approach that Mike and Dennis have to their work. They make sure they personally inspect the work as it's being done and then again when the job is finished. We couldn't be happier with the ways the house looks. And I rest better knowing that we don't have mold growing behind the wall.

The crew was kind enough to remediate the interior damage that was created as well. Overall I find the work acceptable. Be careful in your dealings with their "director of business development" Mike. A bit more professionalism would have gone a long way. At times it felt like he was taking us for a ride. We had a quote for the work but had a few open questions. We never signed a contract. Mike got the go ahead to start the job from the relator from one member of our association, not an owner or any legal authority, to start the work. I learned they started a $50K job from the neighbor noise complaints and before we had any signed agreement or owner approval in place. Once the wall was ripped off I was told they discovered horrible water damage and that "I've been doing this a long time and this framing job was the worst i've ever seen". I was told I'd have an assessment and a quote of the new scope to remediate and a quote and explanation. I was told "dont worry I have a guy". Then they sent an invoice for an additional $15K of new framing after they sealed up the wall. When I questioned what was done and why $15K I was told it was done "at cost" and if I didn't like it he would "rip it all out". Before the job was finished I was getting persistent calls and messages for payment. But the work was not completed. It escalated to receiving a threatening call on a Sunday evening for payment (no i will not give you my social security number over the phone). I documented and wrote out all the details as to what exactly needed to get done and in the end the job was performed to satisfaction and payment was processed. In the end my concerns were addressed and the work was completed adequately. Keep an eye on the progress of the work. Don't give them the greensky or payment approval until the work is complete and dont fall for the "dont worry I have a guy"

Because of that, we insisted on a full moisture inspection of all the manufactured stone. When we discovered the problem, I immediately started researching contractors because I knew that I'd need a solid, timely quote to continue negotiating the deal. Based off positive reviews online, I contacted Dave Condon on a Saturday morning via text and he responded to me within 10 minutes. I was floored, given that contractors are generally tough to deal with. Dave and the moisture inspection company helped me a lot in understanding the issues so I could negotiate with the seller and encouraged me to stand my ground. We eventually worked out a deal and closed on the house, but all of the stone needed to be replaced. Dave set us up with addresses of homes in the area so that we could look at different colors and styles in person. If you're approaching a similar job, I encourage you to do the same because it makes a difference seeing the material up on a house. We ordered our stone, which took a few weeks to come in, and Dave's crew started the job. From start to finish, there were no surprises. Dave's crew worked efficiently, was there on time when they said they'd be, and did excellent work. A crew of six did all the demo and had it done in two days. The entire project took two weeks, which was precisely the schedule Dave had given us at the start of the job. Along the way Dave explained where the problem areas were and why they had appeared. What sets Dave apart is his communication. He was always proactive in letting us know what was going on. Another note on Dave's stone guys -- they did a phenomenal job of laying the stone so the pattern looked fantastic. You may notice that the same stone on two different houses can look very different because it's laid by different crews. Some look great and some may look patchy. Dave's guys were real artists and did a great job. I wouldn't hesitate to hire C&C again and have recommended them to friends.

He is extremely responsive, direct, candid about the project. The price was also unbeatable. The project was completed in a highly timely manner. Most importantly, the project was completed with impressive quality!
