The mortgage process was unnecessarily chaotic, stressful, and mishandled to such a degree that it nearly caused the entire transaction to collapse. The primary source of our issues was our loan officer, Jennifer Funke. Her repeated misinformation, poor communication, lack of professionalism, and inability to manage the process competently nearly cost us our new home. From the very beginning, the numbers we were given changed repeatedly. We received a substantial refund because the figures had been miscalculated. This immediately created confusion and undermined confidence in the process. Next, the timeline for when funds were required changed over and over again. We were first told funds would be needed at closing, then 30 days prior, then 60 days prior, and eventually that funds were needed immediately just to remain eligible. Because of these shifting requirements, we were forced to borrow against my husband's 401(k), which would not have been necessarily had accurate guidance been provided from the start. The document process was equally disorganized. The upload portal malfunctioned multiple times, and despite requesting a complete list of required documents so we could prepare proactively, we were told that no such list would be provided. Instead, documents were requested piecemeal over several weeks, often with urgent deadlines, creating repeated unnecessary emergencies. We also received inconsistent guidance regarding qualifying income, interest rates, appraisal fees, homeowners' insurance deadlines, underwriting status, and settlement dates. We were repeatedly told we were "approved," only to later learn those approvals were conditional and not final. We were asked to move forward with builder meetings and production milestones while still lacking clear loan approval status. One of the most serious issues involved my student loans. We spent extensive time resolving an issue that resulted directly from incomplete and changing instructions. Matters worsened when settlement dates were repeatedly moved forward against our stated wishes and readiness. We had clearly communicated that December was our intended timeframe, yet November dates continued to be pushed. We were then threatened multiple times that if additional documents were not produced immediately, our closing date would be moved or loam approval denied. The most unacceptable moment came the day before our scheduled closing, when after months of assurances, we were finally told the loan would not close as planned. This information should never have been withheld until the final day. When I understandably expressed frustration over the mishandling of our loan, Ms. Funke responded by yelling at me over the phone, blaming me for the problems, and hanging up on me. That behavior was profoundly unprofessional and entirely unacceptable in any customer-facing role. Fortunately, with a third-party lender, we were able to secure financing elsewhere in approximately two weeks after NVR Mortgage had more than three months to complete the same task. We ultimately closed on our home despite NVR Mortgage, not because of it and at the originally closing timeline of December. Four months later, I remain deeply disappointed by this experience. Purchasing a home should be exciting; instead, NVR Mortgage made it exhausting, confusing, and emotionally draining. It was like a roller coaster ride. So many times my husband and I made the comment to each other "It's like they have never sold a house before." because that is what it truly felt like. I strongly urge your leadership team to review the handling of this file, particularly the conduct and performance of Jennifer Funke, so that no future customer endures what we did. Again, I would happily recommend Ryan Homes based on the professionalism of their staff. However, based on our experience, I would never recommend NVR Mortgage. read more

It's hard to put into words the gratitude we have in our hearts for the manner of competence that we experienced with Melanie Gayer and Kristin Alvaro alone during our new home construction and mortgage process. They are truly experts in their field and their knowledge of the real estate industry and mortgage processes were invaluable to Larry and myself, especially when we encountered some incredible set-backs during the sale of our prior home. We lost the original buyer of our Medford, NJ home only four days prior to settlement. It was unusual as our home sold in two weeks in September, 2016 and we didn't have to make settlement until February 28, 2017, we were thankful for the convenient time span for packing and not having to worry about temporary housing; well, that peaceful feeling did not last and then everything seemed to go downhill after that! We had to place our home back on the market; by this time we had already moved and our home was in storage on a moving van. We had to find temporary housing and were able to secure housing, but an hour away from my place of business; we then encountered tremendous additional expense prior to the closing of our Medford, NJ home. The support received from Melanie, Kristin, Monica Seguin and Jeffrey Meenan was uplifting and even inspiring - they really went to bat for us --- WAY BEYOND "going the extra mile"; even up to the final four days prior to settlement (which ended up being 06/05/2017) when I was losing my mind and had sleepless nights wondering if we were ever going to get into our new home; the "team" eased and tempered our lives with their calm and collected approach and exploration of many alternative options to see us through this very trying time. Melanie and Kristin have extensive experience, expertise, and knowledge with regards to contracts and we received excellent advise, opinions and strategies that enabled us to move forward. I drove Kristin wild out of her mind as we had to try to come up with contingent mortgage plans, and she buzzed right along with me, she has a great chuckle (her snicker). I always needed to hear it because then I would know that somehow, everything was eventually going to be ok! Melanie was just plain one ROCK SOLID support system that would not quit! Dave Robertson built us a beautiful home, he knew I was visiting (almost weekly) to check the progress and post construction pictures on Facebook! He was such a pleasure to work with!! I did have to be reminded that everyone had other clients besides Larry and myself, I realize I can be overbearing and demanding and Jeff Meenan caught the brunt of that with my impatience in needing to know we had enough $$ to get to settlement --- thanks, Jeff!! I seemed to be in need of constant reassurance that everything was going to be okay; we were literally living on the edge and received nothing but incredible words of encouragement and excellent options to explore and an incredible willingness to help us advance to settlement. My experience with NVR Mortgage was nothing short of a complete disaster. From the very beginning of my home-buying journey, I had an inkling that things might not go smoothly. Little did I know just how bad it would get. I would like to preface this by stating if you are a consultant or have worked as a consultant in the last two years, you will get denied by NVR. They are a super, super conservative lender and they will drag your loan process for months because they are too timid to reject people. Communication was the first red flag. It was virtually non-existent. I often had to reach out to them multiple times to get a response, and when they finally did reply, the information provided was often incomplete or contradictory. It felt like pulling teeth to get a straight answer from anyone at NVR Mortgage. The staff, or lack thereof, was another major issue. They seemed disinterested and unprofessional. I encountered unhelpful and even rude individuals throughout the process. It was as if they had no concept of customer service, let alone the significance of purchasing a home. I provided them feedback on how they can improve, in which, the mortgage officer started to get upset at me. As a first time homebuyer, I was lost through the entire process and had to research on my own. But perhaps the most unforgivable aspect of dealing with NVR Mortgage was the sheer incompetence that permeated every step of the process. Errors and delays were the norm, not the exception. My loan documents were mishandled, leading to critical mistakes that caused unnecessary hold-ups. The entire ordeal dragged on for far longer than it should have due to their blunders. They harassed my employers and I everyday for three weeks. I was denied two days before closing by their incompetent staff, and their reasoning: a pay increase I received this year, which was absolutely absurd. To anyone considering working with NVR Mortgage Company, my advice is simple: run, don't walk, away from them. The stress and headache they will cause are not worth any potential savings or convenience. There are far better and more reputable mortgage companies out there, and NVR Mortgage is certainly not one of them; NVR is an embarrassment. This was a harrowing experience that I wouldn't wish on my worst enemy, and I strongly advise anyone to steer clear of this company. It is quite unfortunate that Ryan Homes is associated with NVR. Perhaps they should look at other lenders to work with. read more

BUYER BEWARE: NVR Mortgage is a Nightmare! I am beyond disappointed with NVR Mortgage and strongly advise any home buyer to steer clear of this incompetent company. We've used them twice, and both experiences were disastrous. In February 2024, we purchased our first home with NVR and were assigned a loan officer who was so incompetent they got fired mid-process. We were blindsided at the last second, forced to start the entire mortgage and underwriting process from scratch because NVR put us in the wrong loan. They had the nerve to threaten US with delaying settlement if we didn't scramble to provide documents we had already provided, documents we wouldn't have needed if they hadn't messed up in the first place! Fast forward to 2025, we foolishly gave NVR another chance, and it was the worst mistake of our lives. NVR's staff called us ONE HOUR before our scheduled settlement to say we couldn't close on our house because our current home's settlement was the next day, and they required both to happen on the same day. They knew about these dates FIVE WEEKS in advance and said nothing until the last possible moment! We had movers already at the house, incurring an additional $1,600 in costs because NVR refused us access to our new home. They've taken zero responsibility and offered no compensation for their egregious mistake. NVR Mortgage's incompetence, lack of communication, and refusal to own their errors have cost us time, money, and sanity. Avoid them at all costs and choose a reputable lender who actually cares about their clients and owns up to their mistakes. We regret ever trusting them. I had worked in the real estate industry for a number of years, both independently and with builders and their own mortgage companies, and had purchased 2 homes in the past. However, I had not gone through the process of purchasing a new home as a homeowner in over 10 years, so I was a bit nervous about my newest venture. But, I must say that my experience with NVR mortgage, specifically Kathy Nye and Renee Meany, was EXCEPTIONAL!!! Renee began the process with a very friendly and personable demeanor. I purchased a home through Ryan Homes and NVR Mortgage. The reason for 4 and not 5 stars is THE PAPERWORK!!!!! But, I must say Melanie Gayer in the beginning, the individual who showed us the home and worked with us before handing it over to Callie Glassman, the great loan officer (I think that's her title!!!) was fantastic. Melanie, thank you! Callie was impressive and working with us and helping us to navigate the many, many, many pitfalls. Then came Jennifer Sechuck, the loan processor (I think!!!) who worked with underwriting to get us through the nightmare of paperwork and IRS craziness. It's hard to say how much the help from the three of them and the project manager George means. We are now in one of the most beautiful new homes I can imagine! I know each of them, particularly Callie and Jennifer, could have given up and eight-sixed this whole process but they hung in there! It wasn't without sleepless and anxious nights but it worked out and now we are in and loving the new home and will fill it with brand new furniture (waiting for Value City to deliver!!!) and brand new memories. I recently purchased a Ryan Townhome and obtained my mortgage thru NVR. Building and buying a home can be very nerve wracking. Working with Kathy at NVR made the process go very smoothly. She was very quick to respond to any questions or concerns I had. Kathy ensured all the "T's" were crossed and the "i's" were dotted on my paperwork so I would have no issues at closing. I used her as my main contact thru the mortgage process and she was great by remaining accessible and available. Steve was also very good and set a time to meet with me and review the paper work. He reviewed the closing estimate with me and ensured I was prepared with the correct numbers before closing. I had no surprises at closing and I was in and out in two hours. I shopped around for mortgages before deciding to go with NVR. NVR gave me a great interest rate and I was able to lock in prior to the recent increase in rates. We began our loan process with NVR because of the incentives that were offered and although there were a few kinks along the way they continually worked with us. A couple people that had started the process with us we found out a couple months later were no longer there and it almost felt as if we were starting from scratch, which was frustrating. We worked closely with 2 people to finalize everything and they were very attune to our frustrations and stayed in contact with us on a daily basis ensuring that we would close at our anticipated date. They were friendly, competent and a couple of times even answered our calls once they had left their offices. I read really old reviews( 5+ years ago) on how NVR and Ryan homes were unreliable. So I was a bit on edge when I started the process. Let me just tell you.
