Said I was responsible for finding someone to fill my lease even though there is a duty to mitigate damages, so they essentially went against the law without my knowing. Ceiling collapsed in my bedroom and they took 7 days just to get in the apartment. Took a month to repair and left me in uninhabitable living conditions, asking me to flip my bed on its side each day so people could work on the ceiling. Could have moved out given it took well over 15 days (took the whole month) and didn't even get a 50% reduction in rent even though it was a shithole of a place during that time. Immediately after that, the deck in back collapsed through when I sat in a chair. Avoid Sean Rapp and their listing of 2427 E Allegheny Ave Floor 1. It doesn't stop flooding and now roaches are all over the place, even with traps. Trashy people running a trashy and predatory business. read more

Communication was consistently lacking, with calls, emails, and voicemails routinely going unanswered or leading to confusion when transferred between confused and unprofessional staff members. One time I had to keep calling to eventually have the phone answered and then hung up on. Throughout our lease, countless issues arose, leading me to consistently question the integrity of this company. For instance, when our water heater broke during the coldest weeks of the year, the response was routinely delayed, and the compensation offered was laughable and inadequate. reviewing as a tenant whose landlord uses this company, not as a buyer. Unit has significant water damage. Maintenance requests are regularly ignored until they become serious. The toilet has a leak I've reported twice (once a month ago via email, again last week via their app) and there has been follow up both times within a day saying "we will schedule a plumber" followed by no plumber. The toilet is still leaking. There was a flood a few months ago in the basement that went unaddressed for a month, then when I sent follow up emails to ask if there's going to be an update someone said I never told them, in the exact email chain (that he had replied to) where I told them. Their failure to address this resulted in the power bill being 3x higher than normal (because the water heater was the cause of the leak) and they refused to compensate us for that despite the fact that their inaction caused the problem and I provided immediate receipts. If you're a landlord using this company I know the tenants being unhappy isn't an issue for you but I hope you enjoy watching your units sustain years of preventable water damage, because you sure do care about the money your tenants earned for you and that's a pretty expensive thing for the company handling all of your labor for you to ignore. read more

ABSOLUTELY NONRESPONSIVE. If this is the only we to get a response then so be it. I've emailed multiple times about repairs we were promised would be fixed. They're quick to ask for their money but nonexistent when it comes to what we, the tenants, need. They won't install the screens to our windows which we found sitting around on the floor. The cabinets, floors were flithy. Basement looks like a body should be hidden in there. Open vents to the street. Our kitchen sink has a huge whole on the counter. I generally don't do reviews. I'm doing this one because Solo Realty helped me out when I was in a squeeze. I'm also doing it because I noticed some negative reviews which don't reflect my experience with Solo Realty. I see some reviews calling Solo Reality 'slumlords'. I originally read that review shortly after I realized that I had to leave my apartment after a job change. I decided to read their online reviews to find out how the ensuing negotiation would go. Well, I had the opportunity to find out if that claim was true. In the end Solo Realty proved not to be 'slumlords'. They are simply professionals who follow the terms in the contract they provide, which involve protecting their business but also providing room for protection of the renter. Read your contract. I lived in an apartment managed by Solo for 7 years and I do not recommend renting from them. Solo often did not respond to emails/work order requests, condescending in their tone (the only respectful/kind employee was Alex), significant maintenance issues, and the worst part were multiple violations of my lease on their part. After my first couple months in the apartment, I figured out I was paying for my hot water when my lease stated landlord paid it- the hot water heater was supposed to be gas, but was instead electric. During my last year, central air was installed in the building. Prior to that, we used window AC units and heat was controlled and paid for by Solo (per the lease). I discovered that when they installed central air, they switched the heat over to electric without informing the tenants and I was wrongly paying for heat. I had to involve an attorney in order to elicit a response from them in how the situation would be rectified. Conveniently just after things got resolved, Solo informed me they would not be renewing my lease, without any reason as to why. Take a look at the picture I attached if you want a good idea of how they treat tenants. All in all they're not a bad management company. They were friendly, returned the security deposit promptly after I moved out. I had one bad experience though. A pipe burst in the building and it shorted out my networked smoke detectors one night at 3AM. Those alarms were still going off at 10AM when they finally returned my phone call. (i couldn't take out the batteries because they were part of some integrated building wide fire alarm system). I actually called the fire department to see if they could turn off the alarm, and they couldn't because only the building manager had a key to the alarm system. Listening to you smoke detectors screech for 7+ hours instead of sleeping while your kitchen fills with brown water was an experience I don't want to repeat. read more

SLUMLORD WARNING!!! DO NOT RENT FROM THEM. I've lived in one of their properties for five years now and for five years I've ask them to send a licensed contractor or plumber to address water and mold issue. The floor upstairs is caving in and the kitchen is falling apart. They keep sending jack laid handy men who don't know what they're doing, making the problems worse. Now they have the nerve to increase my rent. They paint the outside of the house to cover up all the messed up pipes and other major issues that should've been done before moving in the house. For the past couple years I have been renting an apartment managed by Solo Realty. Most of the units in my building are managed by a different company where I have heard various nonflattering stories of management. I have had no issues with Solo Realty in that regard. I have had 2 issues with the unit, including a broken air conditioner. They were quick when it came to sending someone to look at it. It needed to be replaced. They installed a new window unit while they were waiting on the order for a new one. It didn't take long to replace. They were also good at communicating this to me. The other issue was fixed within the next day or two. When, or if I move, I hope I can find another place where they will be my property manager. Finally, I'm rather surprised at some of the other comments. I like my unit in Old City. It is small but definitely not a slum. It was clean with everything in working order when I moved in. I rent an inexpensive, cute, 2 bedroom apartment right off the Square, and any time I have had a non-emergency issue, they have been prompt with a response (luckily I have not had any emergency issues!). Sure, I have had mice during my tenure with Solo, but I live sandwiched inbetween 2 restaurants, what do I expect from city living? My rent is unbelievably cheap (and hasn't been raised in 3 years), they come once a month to exterminate, don't bother me unless they need to come in to maintain the HVAC or fire alarms twice a year, and they are flexible if you need an extra day to pay rent, and are happy to help you to get the Landlord's approval for pets. For those who complain that they are disorganized, sure - they have misplaced my leasing paperwork once and thought I didn't live there anymore once, but they manage tons of properties ALL OVER THE CITY and have to deal with moronic tenants 24/7, so I would be frazzled sometimes too. Sadly, I am moving out (by no fault of Solo's) in a few weeks. We took good care of our apt. and plan on cleaning thoroughly, so hopefully they aren't too much of a stickler for returning the entire security deposit & pet deposit in full and in a timely manner! read more

My old apt was managed by them. They were absolutely terrible! I had a ceiling that leaked buckets of water, a toilet that didn't flush, and heat that didn't work. I called them several times regarding the water as I figured there wasn't much they could do about the heat as it was an old brownstone. They never came to fix it, or let the landlord know. It didn't bother me too much as I would put buckets down, but it def. ruined the property. The apt smelled of mold and there were water stains from previous resident and when I wasn't there to put buckets down. It was impossible to get in touch with anyone there besides the billing department. If you're looking at an apt managed by them, or if you're looking to let them manage your property I would stand clear!! Just a piece of info..i was living in a 1 bedroom for $1,800 - so they should have taken care of my issues. read more

I have lived in a few different apartments in the city over the course of my adulthood - it does not get better than Solo. They are prompt, friendly, knowledgeable and, best of all in my opinion, professional. They run rentals the way they should be run - with attention and process and they always follow through. Any time there has been an issue (for example, backed up bathtub) they have been prompt in helping me determine a solution. I anticipate the remainder of my engagement with Solo (security deposit, etc) will follow the same pattern. I am leaving there only because I am getting married and moving out of center city - if it were up to me, I'd be there many more years. As a D/M/V renter, I had no clue where to rent in Philadelphia. I went through Craigslist and several other sites for weeks, being discouraged at every turn. After a nice walk in Rittenhouse Square that turned into Fitler Square, I saw signs for Solo Realty on beautiful buildings and figured I'd give it a shot. A brief phone chat with Alejandro at Solo Realty later, I had an appointment to see a studio that was just in my price range. I rented this gorgeous studio with hardwood floors, high ceilings and windows, and walk-in closet for a few months while I was in school. The apt was close to everything I needed in Philly with a short bike ride or cab. The bad news- I had to cut my lease short unexpectedly and sign over a new tenant to the studio. It was heartbreaking to leave the neighborhood, and also nerve wrecking to find a new tenant. The good news - I found a lovely person to rent in under a week and Alejandro put the new lease in fast track to finalize everything. Alejandro was incredibly helpful as a Realtor and communicated important details for renting and finding a new tenant. Under other circumstances, I would have gladly stayed in Fitler Square and kept my cute studio. read more
