Olde Town Brokers "Sleazy" Steve lives up to his name. Anyone that has worked with Steve will tell you that he will say anything to get you to rent/have him manage your property. For a luxury realty business they operate like slumlords squeezing every penny from tenants & owners. Here are a few specific examples: Moved into home day one and had roaches. Steve called them "Palmetto bugs" and insisted I would have to pay for pest control, I literally hadn't moved in yet. House was missing window screens and in Florida its nice to open the windows sometimes. When I asked Steve for help he asked me if screens are "necessary" and implied it was a tenant responsibly, this finally got resolved after 6 weeks. Dishwasher stopped working and I had to reach out and remind Steve of the problem multiple times. After a month of washing my dishes by hand they replaced it with the absolute cheapest model available. Finally asking for a rent reduction because of COVID-19, Steve said he could only do $1550 because I was a good paying tenant, never late or short ever. When I asked for 1500 he said no and I found someone else to live. He then lists the same property for 1500 because no one would pay the $1600 I was paying before, what a way to kick someone while they are down Steve. If you want a luxury experience go somewhere this place is a slum lord operation. If you list your property to rent from them you'll find out soon enough. read more

One of the absolute worst places I've ever lived in. Steve is the grapes of the cheap. The unit we lived in was not up to code, (one outlet in the kitchen and that was inside the top cabinet above the microwave. No insulation in the walls or ceiling... we were unaware of this but our energy bill was continuously in the $300 range which seems a bit high for a tiny 2 bedroom who only kept the lights and a/c running when we were home and worked full time jobs.) After months of pleading Steve finally got people out to insulate the ceiling only. The guys he hired sexually harassed my roommate and I, bombarding us with pick up lines until we said we were in a relationship together. Our front door lock broke and we spent FIVE months waiting for Steve to fix it... when he did he bought the cheapest possible lock from Home Depot and 'fixed' it. Haha just kidding, the lock part was not the correct one so when the door was locked it became stuck. When an actual locksmith came out he told us what had happened. The piece Steve installed was incompatible. Finally the thing that made us break our lease was water started leaking from one of the bedroom ceilings. I'm talking a steady stream of water. Mold grew overnight on the mattress and on anything near that wall. When we alerted Steve he had the nerve to try to blame the mold on the fact that we had too many clothes in the closet... which was on the other side of the bedroom and untouched by mold...what? Finally, in our contract it is stated we were responsible for doing a deep rug clean and a bug treatment. Ok fine, we do that. Steve than tried to withhold the deposit by saying the rugs were left in worse condition than when we moved in. Joke was on him though because my roommate had the foresight to save the original pictures of the apartment from before she moved in which proved that the rugs were actually CLEANER than when we had arrived. If I could give this place zero stars I would. It was awful and riddled with problems from start to finish. I'm sure I'm leaving things out but honestly there were just so many issues. I guess I should have gotten this Steve guy.... I contacted them about a house, and explained when I'm moving and the fact that I'm out of state (NYC). The whole time it seemed like I was bothering them. Then she asked if I can come down and see it tomorrow, obviously she wasn't listening to what I just told her. I later had a friend check out the place for me. I paid the app fee and reservation fee (to take it off the market while the paperwork goes through). I understand the app fee is not refundable but the reservation fee is. It's been a week, and I still haven't gotten my refund. I desperately need it to go towards the new place I found without these people. Not only that, but they told me that even though I paid that fee, the house remained on the market and was being shown to other people while my paperwork was going through. Our real estate services through Donald Harkins have been amazing, he is by far the best realtor we came across in our search to buy a home in Orlando. He is incredibly familiar with Downtown Orlando, College Park, and the surrounding areas and is knowledgeable about the housing market. He was EXTREMELY patient with us (two very picky girls with crazy schedules) and helped making an otherwise hard process easier than expected. He went above and beyond to show us homes that fell into our criteria and took it upon himself to pick out and show us five or six at a time. Sometimes if we liked a home he would show it to us a couple of times to allow my girlfriend's parents to see it as well, and if that's not amazing customer service I'm not sure what is. He returns phone calls quickly which made the whole offer making process so much less stressful and because he was so easy to get a hold of it allowed us to see houses when my girlfriend and I's schedule allowed which was great. He was also really gay friendly which was important to us as we met with a realtor or two before meeting Don that treated us like we were roommates instead of a couple. We are in contract for our new home now and he helped us pick out the best inspectors in town. He even met with our potential contractors which was great because he asked questions we would not have thought to ask. I highly recommend contacting Don if you are thinking about buying a house in the near future. I know when we buy our next home, he will be our first call! read more

Very unresponsive Realty Company. Zero stars if possible. We are moving back to Orlando, & we wanted to rent for approx a year. there are 2 properties that we were interested in. We are originally from Orlando, but jobs have taken us elsewhere, but we're coming back & know the area. 3231 E Crystal Lake Dr, Orl, 32806. Called, left 2 msgs for realtor - name on listing. After no response, I called the realty office, they connected us to some extension, left another message. This was going on 2 wks ago. Never heard back. Property still shows as available. Has been for RENT for approx 45 days. think they want to sell it, as opposed to renting? If so, it shouldn't be listed as a rental. E. Crystal Lake 32812 is a Hot area at the moment. 3007 Leslie Dr, Orlando, 32806. Orig rent $2,100, they reduced to $1,975. We called about the property when price was reduced, actually same day & were told "OH WE HAVE A PENDING SALE ABOUT TO GO THROUGH ON THIS PROPERTY". Property online doesn't show as pending, it shows RENTAL. Interesting, because the following is also one of their listings (maybe different offices, but same area of town) Hmm, think they want to sell it, as opposed to renting? Actually, we have family that lives in 32812, and they drove by house last night (3/28) and usually when a house is under contract, it has a sign with pending, or SOLD. This area is selling, so my guess is that's what they want. TAKE IT OFF MARKET AS RENTAL. Third, 5124 Jetsail Dr, Orl 32812. Rental. This one does show as pending (but Leslie Dr doesn't????) I cringe when I find a property online handled by this realty company. All the good reviews are from buyers, not renters. They might consider dropping rentals as something they provide, because as far as I can tell, it's not something they're interested in doing. read more

This company overall is just poor in costumer service and professionalism. Apparently, there is no one regulating realtors and their treatment of select tenants. Upon calling the office be prepared to get the run around as no one is willing to take responsibility. In regards to Rob specifically be sure to document every interaction in fine detail because he is as flaky as they come. Be prepared for a flip-flop in his responses (if you get one) between yourself and the owner of the property. He serves as a very poor liaison and only has his interests at heart. He is a slippery snake. Olde Town is a not a good company to deal with and overall the equivalent of a migraine. Choose wisely... elsewhere. read more

If I had the opportunity to give 0 stars then I would do just that. I would strongly urge anyone considering working with Olde Town Brokers to run far far away. We had the misfortune of renting a property that was under the management of Dottie Kelley. Our experience with her was completely horrible. She is extremely unprofessional, incompetent and rude. Both my husband and I have been hung up on by this woman. She sent my husband rude text messages when he was reaching out to her to have things fixed at the property. When we first moved into the property the ceiling in the master bedroom looked like it had water damage. Being pregnant at the time, I was concerned about mold. We were assured that the ceiling did not leak and that there was no mold. Fast forward a few months and a huge rainstorm later, we had to move our bed because the ceiling was leaking. When we submitted the maintenance request, we received no notice of when the work would be done. I ended up hearing people stomping around on the roof. We were never given the courtesy of a warning, nor did we get a notice that the work had been done. Had I not heard them on the roof then we would have never know that the work is completed. This is just one example of a maintenance request that went badly. We had a problem with our refrigerator that they had to send someone out to fix and --wait for it--he couldn't fix it! He came out twice and couldn't do anything. He was asking my husband questions on how to fix it. After his second visit he promised to come back and never showed up again. This is only half of the examples of have of how incompetent Dottie was as an agent. When it was time to move out Dottie was difficult in terms of getting someone to meet with us to do the walk though. There was no way that we weren't going to do a walk through and trust that she would be honest enough to give out deposit back. We took very good care of the townhouse and we wanted to get our full deposit back in return. We were persistent and did a walk-through and made sure that we got our full deposit back. In summary, I would stay far, far away from a company that would employ someone like Dottie Kelley. The most pathetic part about Olde Town Brokers is that we didn't feel like there was ANY accountability for Dottie. We couldn't find her supervisor and no one seems to be in charge, and if there is someone in charge then he/she is cowering in a corner while these agents do whatever they want. A decision to rent out your home or to purchase a home is a big decision. I would never trust olde town brokers, and especially Dottie Kelley, with such an important decision. read more

They (Rob Gaudreau) managed my property for about three years. The management of the property was terrible. The tenants had stopped paying rent and they did nothing about it. The property had been badly damaged and even after I requested their help in cleaning it, they did nothing to fix it. It is not like I was asking them to pay for the repairs, they were so incompetent that nothing would ever get done. I had several calls with Mr. Gaudreau and what he told me is that they have too many houses to manage to be able to help me. They are just there to collect the rent and take their cut. At the end, I had to bring another company to take care the property. Mr. Gaudreau also kept the security deposit and gave me the run-around, to this day I have not seen my money. read more

My experience with olde towne is absolutely TERRRRRRIBLE! Our property manager was rude and condescending in the beginning and it only got worse. 1) Sewage was coming out of our plumbing and into the house. The broker made us wait days and would not take responsibility for the property. 2) On another occasion, he entered the house without consent. He sent me a text message minutes before entering while I was at work for a non-emergency situation. 3) The "yard maintenance", which was included in the rent, was sparse and sub par. 4) When I moved into the house it was FILTHY. Doors were off the hinges. There was urine on the toilet rim and dark black hair in the sink. The blinds were in poor condition. 5) The money-hungry broker wanted to charge us an additional very large pet fee, even though I had previously paid a reasonable pet fee. 6) The broker tried to hide the fact that the house WENT INTO FORECLOSURE! He said "the owner is putting the house up for sale." I researched the property and found out that the owner WAS IN FORECLOSURE. STAY AWAY FROM OLD TOWNE!!!!!!!! read more

Avoid this company at all costs if you are a renter. They are a shill for property owners that do not repair or maintain properties. The Saturday I was supposed to move in to the house in downtown, I had to tell the 10 people I had helping me that they were going to have to come back the next day because I had to treat the ENTIRE HOUSE AND ENTIRE YARD for a flea-infestation of biblical proportions. The "property manager" (who never managed anything except to collect checks) told me he could not hire an exterminator without permission from the owner. So the property manager called the owner at 10 am that morning who replied that he did all repairs and maintenance himself even though he lived nearly 2 hours away and worked 60+ hours a week (both very important things to tell potential renters). The homeowner was working that day and said he would not be able to come and treat the property until Monday. So if I wanted to move in before the next weekend (which wasn't an option!), I was going to have to do it myself. Nobody at Olde Town told me when I was handing them a $2500 first / last / security check that anything that went wrong with the property was at the mercy of the homeowner's work schedule or desire to repair. That was day 1. For 9 months of my year long lease, I called this "management" company DOZENS and DOZENS of times - sometimes every day for weeks! I sent numerous emails. I told them the roof was leaking and the porch was flooding with 4 inches of water every time it rained. There was no hot water to the laundry room. There was some type of beetle infestation that lasted for 6 months that I called about at least 10 times. Fortunately, the bugs were more of an annoyance than anything. The lease included lawn maintenance but it was only mowed 4 times in the entire year! But I kept paying the rent - on time - every month. After 9 months of getting the runaround, I met with the property manager at their offices and told him to MANAGE THE PROPERTY and "make it right". That's when he basically confessed that they were not able to force the owner to do anything. Of course, he also failed to tell me that I could simply call Orange County Code Enforcement and they would FORCE the owner to comply with the codes. Why would they not tell me that? Oh yeah, because then they ran the risk of angering that homeowner and losing his business. They would prefer to screw the renter, who ultimately pays their salary. In conclusion, I had to enlist the aid of Orange County Code Enforcement to get the repairs done without an ounce of help from Olde Town. It was a nightmare situation that they perpetuated with their toothless management. With so many properties available for rent now, I would avoid Olde Town at all costs. read more

I was looking for a rental property with my boyfriend and the property manager would not return our calls or have the decency to update us with our status, instead she pawned it off to her friend. Very upset that we were upfront with an outstanding bill (not related to rental) on my boyfriends credit and they told us it wasn't a big deal because we were well over the income, took our application fee, ran our credit, and denied us because of that said bill. Hello, we had the decency to tell you UP FRONT and apparently you don't care about it, just looking to take renters money on app fees with no regards to anything. This review is specific to my realtor, Steve Schiffer, of Olde Town Brokers in downtown Orlando. Steve was recommended to me by a friend who was using him. Steve specializes in the downtown area, however, we have been using him to find a house in the Conway area and the 32806 zip code. He was honest in telling us upfront that the area in which we are looking is not his specialty. That has not mattered! Steve has held our hand through this time-consuming and difficult process. He has explained every little detail along the way and put in hours of face-to-face time with us. He has showed us his recommendations for houses as well as showed ones that we found online. Steve is very good about letting you explore the house yourself and not giving opinions unless you solicit them. He is very easy to get in touch with and always returns phone calls and e-mails in a timely manner. This is probably the single most important thing when looking for a house....good communication with the realtor! I have burdened Steve with zillions of questions and never once has he been frustrated or annoyed, despite the repeat questions on the same subject. He tells you never to apologize for questions and to call or e-mail anytime for answers. He is true to his word. We are close to closing on a house and Steve has been an integral and necessary part of the process. Without him, we would have been lost. This i a review specifically for Steve Schiffer: I have had a 5-year relationship with Steve. He placed 3 renters in my condo/duplex and then sold it for me. I simply can not recommend Steve highly enough. During the time I was renting, it never sat empty for a single month - he always had a good, qualified new renter lined up when my tenant was leaving. He went way WAY above and beyond the call of duty by happily and graciously project-managing repairs and maintenance between renters and when I was ready to sell (while I was living out of town and, sometimes, out of the country). His pricing analysis was always spot-on for both sale and rental prices. He is always on the other end of the line for a conversation and his knowledge and expertise is unmatched. When I was finally ready to sell my place, he sold it in one weekend for $6K over the asking price, then successfully navigated a very tricky month to closing. In an industry of shady characters trying to make a quick buck, Steve is the consummate professional, service-oriented realtor. This review is for Joseph Ferrenti. The past 3 months have been absolutely horrific - our lease was terminated due to mold in the apartment. There was absolutely zero sense of urgency from Joe, and he made this process much more difficult than it needed to be. He was extremely reluctant to reimburse us for any expenses we needed due to being kicked out of the apartment, and he was extremely unreasonable negotiating moving everything out. The past few months have been highly inconvenient, and dealing with Joe made this experience 10x worse. I hope no one else ever has to go through this type of inconvenience with such an unreliable, stubborn landlord. Steve has been by FAR a HUGE blessing to my Husband and I. From helping us find a rental, which we did right away, to then helping us transition into buying our first home, he was there from beginning to end. He even helped with issues that had to do with the rental we had in speaking with the property manager for us when issues arose, since we did not know the laws. He spent day and night helping us for almost 2 years, to find the perfect first home, he studied what we liked, didn't like, area we wanted to stay in, and he even helped us literally line for line during the loan process, when he did not have to. He and his wife both poured their hearts into my husband and I and we feel that he has been a true blessing in our lives. We worked with Andrew Davenport. He was very snippy through email and in person. When we moved in to our rental, it was in terrible condition. Nothing had been cleaned, there were stains, the bathtub was molded, etc. We spent several days cleaning the house to get it into decent living condition. Upon move out, we were charged a large sum of money for the stains on the carpet and the moldy bathroom. Andrew's response: The Florida Real Estate Commission in Tallahassee handles all security deposit disputes... It is not going to be a quick process, and if they rule against you, there will be court fees involved. However, it is your money, I will handle it either way you choose." I was with Old Town Brokers for over fifteen years, but they have left a very bad taste in my mouth. The management service is horrible they are constantly changing agent. This crooked company bleeds you if repairs is required because the agent will double the price. John was my agent and I was told some repairs was needed he claim the job was $5000. I told him I will not pay that much because I had just paid $1500 for another job that was previously done, he automatically cancels his management contract great. I got the job done for just $700 and I am living out of the state. If there is a problem with the agent and you call the main office to talk to upper management your calls are never return. I would not recommend the company. If you want headaches and your property to devalue because they don't really care join this company. This agent was disgusting disrespectful and should not be in business. If I was you, I would run as far as I can away from this company. read more

Maybe they are warmer and more accommodating to their clients, but all correspondence to potential renters/tenants is curt, rude, and entirely unhelpful. After putting in an application and calling everyday for a week I got no response, I finally got a hold of Dottie Kelly who was EXTREMELY rude to me denied I'd even called her, basically brushing me off. Renters BEWARE! Rented a home from Olde Town Brokers with STEVE SCHIFFER (the guy who responds to all of the reviews) as the property manager. Not only was he impossible to get a hold of, ( he would return a phone call with an email or text three days later) but he did absolutely nothing in the way of managing the property. When you did finally get ahold of him he was repulsively rude and unhelpful. The lawn service which was included in the rental became so overgrown that the weeds were 18 inches high, the pool (care also included) water level was consistently low, and turning green repeatedly. The refrigerator broke spoiling all our food and Steve waited 8 days to get it "repaired" only to have it break again and spoil everything for a second time. Then the repair guy told us that Steve had told him not to tell us it was broken. Shortly there after, the washer/dryer unit broke in our last month there and he let it go until the day we moved out leaving us to move 7 loads of dirty laundry! Finally, he REFUSED to return our deposit after 33 days. Florida law allows him to keep it 30 days and to make a claim against it by certified mail. He did not make a claim by certified mail or even attempt to contact us by the 30 days at which point he is required to return the full deposit by law. He then avoided our phone calls when we attempted to get the deposit back. We had to go to the Olde Town Brokers office in person to demand the deposit back when legally they no longer had any right to it. The office staff we incredibly rude and dismissive and illegally kept $150 against the deposit. Horrible experience with these crooks! They have absolutely no manners and no regard for Florida law! Would never do business with these lying criminals again! Stay away! read more
