When…read moreI inherited my parents' rental duplex in San Francisco and decided that I didn't want to be a landlord, I enlisted the help of Janice Lee to help sell the property. I picked her because of her excellent Google and Yelp reviews, and also because her office was in the same general neighborhood as the property. At first, I nearly gagged on the cost of real estate agent commissions, but at the end Janice turned out to be worth every penny. After at least 50 years as a rental, the property was in rough shape and needed a lot of work to get into an attractive enough condition to sell. On top of that, the former tenants left behind a lot of stuff that needed disposal. Janice pretty much took care of everything, from cleanup to repairs to needed renovations. She not only located and hired the contractors but even picked out the colors for painting (both interior and exterior) and flooring. It was like she had a sixth sense for what buyers wanted. The only work that was done, and it was a lot, was whatever would pay off when the property sold. The work took over a month, but it was all needed, and I really didn't have to lift a finger. When the property was finally ready to price and sell, Janice took careful note of both the surrounding market conditions and her perception of buyer sentiment at the time. The timing was good, and within 10 days we had five all-cash, no contingency, offers in hand, all for well over the asking price. We accepted one of the higher offers and the deal closed quickly. As an example of Janice's careful attention, the buyer reported a possible smell of gas on the property. It turned out to be just the smell of fresh paint, but Janice went to the property in the middle of the night (so I wouldn't have to) to meet the PG&E tech, check everything out, and get an all-clear. Janice handled all the closing paperwork, from escrow to county filings, in a precise and timely manner. It is now one year after the sale, and there have been no problems whatsoever.

As first time buyers, Suki literally hand held us through the process. Here's how it went: - Before even looking at the houses, Suki coached us on the SF buying journey. Neighbourhoods, comps, disclosures, bank processes etc., It took hours and Suki was patient through all of it. We went from not knowing what "pre-qualification" meant to assessing if a house was a good/bad flip in a quick scan. - Throughout the search (which lasted for weeks), she helped us assess all the houses in the market if they are a fit for our specific needs, budget, and long term viability. Suki was always available (sometimes even responding before i finish typing :)) - THIS IS KEY!!! During offers, she consistently dissuaded us from making emotional/rash decisions. Suki was the counter balance and voice of reason. Always brought down the discussion to objective facts and numbers when we were being swayed by emotion. - I think Suki knows every agent in the bay area. While placing offers, Suki's network was very helpful. It made sure we stayed in the game till the last moment. - Every house needs a different strategy to close. Pre-emptive offers, during the day, creative financial approaches etc., Suki guided us through all of it. - CHERRY ON THE TOP!!! After close, Suki helped us meet a couple of neighbours before moving in, to make sure we feel home very quickly. As buyers, all we want to make sure is that we aren't making a wrong decision. To avoid regret of commission (overpaying for a house) and regret of omission (missing out on a house). That's where Suki really helped us.
