We moved in February 10, 2024 and so far we are really enjoying everything the Olympus Condominiums has to offer! Our unit in building A is a little outdated but very spacious and easy to dress up with furniture and other things! The staff at the front desk are very kind and have been extremely helpful! The valet in the front are awesome and the security guards are great! Everyone is so helpful and kind, especially moving in with 4 kids! The grills are easy to reserve and use (there is a refundable $100 deposit for use of grill which is returned but ensures proper use of grill when out making steaks with the fam) the two pools are kept well maintained and clean with plenty of chairs and lounges as well as umbrellas for your convenience. The hallways and common areas are cleaned daily Mon-Fri and the cleaners are super sweet! Everything is so close by and the beach is just a short walk away! Very beautiful! AVOID OLYMPUS: I purchased in the "B" building at Olympus Towers in 2019. Since then they have had a pretty high turnover in management and staff. While general cleaning of common areas is "good" (not great) nobody speaks English. Can be challenging if there is an emergency. The 4 elevators in the "B" building have routinely been down often, more than one at a time making it very difficult for those who cannot take the stairs. Although they allow "service animals" most are not and far exceed the weight and breed restrictions. VERY unsafe for small children or elderly who may be confronted by any one of the several pitbulls, shepherds, malamutes that are on property. There is ALWAYS some kind of construction related noise occurring routinely during business hours making it impossible for those of us who work from home to conduct business. They appear to be "repairing" something outside however, the interiors of all 3 buildings are dated and most of the A/C units in the hallways do not work. Trash areas are a mess and the smell awful. They don't enforce any kind of policy for those who violate any rules and the current management is not quick to respond. Although scooter and bike riding on the grounds is not permitted, children routinely ride their bikes very fast on the grounds, once again, no consequences. Inspections of alarm systems and power outages occur regularly in this building - I have NO idea how they expect people to simply drop everything for an unannounced inspection - but they do, and I have requested they provide me with 24 hour notice prior to accessing my unit for any inspection. Laundry machines are on every floor and residents are incredibly disrespectful by throwing just about anything in these machines leaving the next person to clean out all of the garbage left behind in the machine. NOT acceptable. The security guards need to spend less time socializing with the front desk staff and make rounds to enforce some of these rules that seem broken routinely. Also, construction in units is NON STOP. Drilling, nailguns, banging, it NEVER ends and many times they do not have permits as a result we have suffered a MAJOR FLOOD several times in the "B" building that shut down service to all elevators. Overpriced, poorly managed and no screening of AirBNB (which is NOT permitted) but happens often and regularly. Sadly, this property is NOT worth the prices currently listed. The building failed a major inspection and was on WSVN Channel 7 news last summer for a near evacuation due to structural damage. I am currently looking for a new place after selling my unit. Wow really crazy to read some of the reviews... I've been living here for two years now and I've never had any problems!! Everyone is extremely nice, maintenance is available to me till sometimes 10-11pm. The grounds are incredibly clean, state of the art gym... best unobstructed views in town as well!! And everything is local! 1.5 miles to the beach(cause you have to go out across the bridge) and every store I can think of within walking distance. Anytime I have an issue the staff here is on it right away... and very professional as well. And in regards to fees... most of them are deposits which you get back... like any other place... I will say if you purchase here your HOA is pretty high some people pay 600 and up after the assessment... but across the stares at the diplomat some people have 1800$ HOAs... I'd say it's a pretty good bargain if you can afford it. read more

We moved here in July 2019 and the whole process was a nightmare. Both of us have excellent credit scores and our income is more than enough to cover their requirements, but still it took them 4 weeks to approve us. They refused to reserve the elevator for our move in date before the approval process is fully completed and of-course at the time when we could reserve the elevator (one week before our lease starts) there were no available slots (meaning we had to stay longer in our old place and we had to find movers at the last minute). After we moved in, we tried to bring this issue to the attention of the president of the building, but he had no interest in being involved in the topic. As part of the approval process they give the residents about 80 PAGES of rules and you need to sign that you have read them so they can start charging you for violations. Self moves are not allowed - one needs to hire licensed and insured movers (meaning more expenses) They charge $100 per access card (ridiculously overpriced) and one need to carry the access card with him all the times in order to go to the pool or get back to the building. They ask for $100 refundable deposit if you want to use the BBQ (+$5 non-refundable per guest) For the last month the automatic access to the parking is not working, so I need to go to the valet every time I want to go home and wait for him to come to open the gate. ...and many more... Terrible time living here, constant maintenance issues. The water is shut off at least 3 - 4 times a month for some type of repair. There is a fee for everything! $100 for access card , $300 to use elevator to move in, etc. HOA is extremely high and property management sucks. They lack empathy and don't take the time to understand your needs as a resident. Parking is a constant issue we pay for two spots but rarely is these enough space in the outside lot for our second vehicle. No pets allowed yet there are several residents with pets, management picks and chooses who they want to harass about there pets. If you have an issue it's very hard to resolve as the office hours are extremely limited 9-5 the time when most people are at work. If you are considering renting or buying here I would highly suggest you look else where it's not worth the money. read more

I only gave this God forsaken building/unit 1 star because l couldn't give them anything less. There are so many issues! It's the worst place that I've ever lived! Unit M22 is falling apart & the management company: Florida Management Property 19300 West Dixie Hwy Ste #4 Aventura, FL 33180 Is extremely incompetent. They take forever to fix any issues. The Hoa is difficult & doesn't allow any type of contractors, so they send someone named Henry with a suitcase full of tools to temporarily "fix" major issues. The ac was broken for almost a month and the water heater was broken for 3 weeks and l moved out with the same problems. The unit is right over the entrance/exit door & you hear people constantly yelling & slamming the door coming in and out.. Roaches were also a big issue with this building & unit! Make sure you document everything & demand a credit to your rent immediately because they won't return your security deposit & find multiple reasons to keep it ! STAY AWAY FROM APT M22!!! read more

I'm sorry to say that this condominium has Ben taken over by inept, stupid, and incompetent people. From what I had heard this place was a great place to live in the past but recently the new board and the management company has instituted new set of rules that are completely arbitrary and against anything that might be considered common sense. If you have an option DO NOT BUY, RENT or even consider living in any of the Olympus Towers buildings. If you are a sensible, intelligent and reasonable person stay aware from here. If you end up here I can assure you that you will start seeing people move in that are used to live I places where you are treated like a criminal. The staff and rules are designed to attract people who are used to be harassed and mistreated. We've been living here for two months and I cannot believe the way we are mistreated here. Management is absolutely AWFUL. The buildings are old an have constant problems; elevators break on a weekly basis, frequent power / internet outages, ceiling leaks, bugs, a/c units work poorly. Maintenance is impossible to reach, specifically Cecilia who is in charge of maintenance is impossible to reach, never picks up the phone, mailbox is always full and can't leave a message. She is also never available in the office. Management knows there are many problems with the buildings and prefer to hide and avoid residents instead of dealing with the issues. My a/c has been broken for three days now, I'm can't sleep and I can't get a hold of maintenance to put in a service request. They try to avoid you at all costs. When I went to complain I was told I "should have done better research before making a purchase" by the security staff who don't let you go into the management office and are all extremely rude... so please take their advice, do your research and DONT LIVE HERE. Or else you'll be like me writing angry reviews in the middle of the night because you're sweating from your broken a/c and management is ignoring you. read more

If you're looking for discrimination, threats, and defamation, that's the place. I moved to The Olympus Condominium a.k.a. Olympus Towers & Marina 01/12/2015, with intent to buy a condo. Four months later, I received a threatening letter from the association office, telling me I would be fined $50.00, for keeping my front door ajar, hence breaking the rule in Section S- R -: "No resident may avail himself of any common area electricity for personal use. This includes keeping unit door open to allow the entry of cooled air from the hallway". This, after I had sent the association GM an email, explaining that I was keeping my door ajar because the A/C wasn't working. I knew right then and there, that I would NEVER buy an Olympus condo. A few months later, the association GM emailed: "I don't have a problem with people charging their phone in the gym". Whatever happened to "section S rule R"? That's blatant discrimination. Management is looking down on renters, telling them: "We don't speak to renters, we only speak to owners". To the people sitting in that association office: If it wasn't for the renters, the owners could NOT pay the charges, and you would NOT have a job sitting in that office! Every single one in that management office is greatly in need of people skills. I had mold growing on my bathroom ceiling in Olympus A, which led to double pneumonia when I tested positive for mold. When I went to speak to the association management about it, in April 2017, the assistant GM told me: "We don't talk to renters. My time is very valuable. I'm very busy". The management office has been shut down for months because of "SEVERE MOLD", but they left me live in a unit with mold, telling me once again: "We don't speak to renters!" The hallways are filthy, and so are the trash rooms where trash can sit on the floor for over a week, hence roaches. The trash room floor is sticky and never mopped. The A/C in the hallways is down over 70% of the time, and the humidity gets inside the units. This association thinks they are above the law. Security deposits are to be refunded to tenant WITHIN 15 days in Florida. In 2017, they took over a month to refund my security deposit. In 2018, I moved out the morning of December 14, and 3 weeks later, I still don't have my security deposit back I lived in many countries, and states, abroad and at home: For me too, it was the WORST place I ever lived! read more
