I applied, paid the fee for my spouse and I, got a denial within two days. No working with "me" whatsoever. I felt as if it was a bit predatory, egging me on as if the process was well on its way. After months of asking Bob for rent, that he would not pay out we did some research. Found out the tenant had left months ago and Bob no longer had keys or documents of our agreement. He charged us for work they did not do and if it wasn't for our neighbor calling us to let us know the condition we never would have known. Bob still owes us alot of money and will not return calls or send checks with the right amount on them. This has been the worst experience working with any property management ever and I have worked for a HOA company. Extremely un professional and has added more stress to our lives than you can imagine. STAY AWAY! I will be reporting him to the BBB. This company is robbing people.

I had no working AC for over 3.5 weeks from the time I first reported no AC in triple digit heat index. It took me calling the city inspector to file a formal complaint for them to come out and address the issue. I was calling the office 1-2x a week to find out when it could be fixed and kept getting the run-around. They said they would check with management or the maintenance supervisor, then no one would call me back. I also had a broken microwave that made it completely unusable and unsafe with the glass on the front slipping down from broken trim. I have it held up with packing tape right now. I reported it promptly on April 10th and was initially told they would fix it. I left on vacation for a week and when I got back, nothing had been fixed on the microwave. Then I was told, it could not be fixed because the door for it was no longer available and it would have to be replaced instead. They made me pay over $200 to replace it. That has been over 2 months ago and it still has not been replaced. It is too hot to use my oven to cook (especially with no AC) so the microwave is about the only other option for quick reheating or frozen meals. Between the broken AC and broken microwave and no one from the office returning my calls, I feel ignored and dismissed. DO NOT rent here. It is not worth the price they charge. My rent has gone up over $250 a month in the last 5 years.

Even though Provident was given 4 HVAC contractors that are available 24/7 for emergency work- Provident refuses to send a contractor- they instead are claiming that all companies are closed this week because of New Year's Day being on a Thursday. Provident is playing games with the health and safety of their tenants so that they are not bothered during the holidays or the day or weekend after apparently. Provident also utilizes a repair request portal as an obstacle to stall repairs and maintence- as the portal does not function. Provident can't even get it to work when you eventually get a hold of them to walk you through it.

There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

As a military spouse who has been sent to live back and forth CONUS and OCONUS for the last 16 years, I trusted them to manage my property while I was away. I naively thought that because I never heard much from them that things were going well and the home was being taken care of. Lesson learned even though I asked for mid lease inspections and was rarely alerted to any issues. What I discovered when the last tenant moved out abruptly last year was that their vendor had not fixed a roof leak and the tenant was fed up with living in inadequate conditions and unresolved maintenance requests (of which I have no access to and was never made aware of). When I asked Joe how something as big a roof leak could go overlooked (the job sent to a vendor but never completed) he completely lost it on the phone, yelling at me, talking over me, and basically telling me that because I didn't have a high value property, I wasn't worth his time and it was more of a hassle than it was worth for him. Nice thing to say to someone who has trusted you and provided you their business for nearly 2 decades regardless of the property price point. I was stunned. When I tell you I've never had someone be so rude and belittling over the phone toward me when supposedly acting in a professional capacity, I am not exaggerating. I should have changed agencies then, but they all seemed to have horrible reviews and I figured the "devil you know is better than the devil you don't" and I requested to only deal with one of the other agents in the office from that point forward, who happens to at least be polite and professional in all my dealings with her. I realized I could no longer trust their management and brought in outside vendors who pointed out issues with fascia, gutter, drainage, plumbing...the list goes on. Fast-forward to now, 20k in repairs after getting neutral eyes on the place, I have a new tenant who happens to do construction work and is pointing out other issues with the home that should have been addressed during the transition between tenants - missing garage door openers, lights not working, missing fire alarms! After he put in a number of maintenance requests, they decided to terminate my contract, which to be honest I'm grateful for and should have initiated myself last year when Joe crashed out and gaslit me on the phone over a simple question about their oversight of maintenance requests. In his email terminating the contract, Joe stated he's "committed to supporting a smooth and professional transition. Over the coming weeks, we will finalize all outstanding responsibilities and provide you with any necessary records, reports, and assistance to ensure continuity." We shall see...
