Absolutely 0 complaints now and it's nice to see a company that values feedback and makes changes. Our agent, Ryan Sebacher, was either dishonest or incompetant, or a little of both. All he could see was the potential to make money off us, he was not forthcoming about his ability to achieve the goals we initially spoke about. At least he was a gentleman, as much stress and anxiety he has caused us. His broker, however, Wade Brewer, is a toxic person. The only dealings I had with this individual were negative. It became apparent to me why we had such a poor experience with Ryan, and it's simply because Wade the broker is a spiteful, petty man. There are many great realtors and brokerages out there. Protect yourself and do not work with these people.

I applied, paid the fee for my spouse and I, got a denial within two days. No working with "me" whatsoever. I felt as if it was a bit predatory, egging me on as if the process was well on its way. My biggest financial loss came from the fact that my properties sat vacant for more than a year. They were simply not effective at getting my properties rented. That vacancy resulted in approximately $40,000 in lost rental income. One of the biggest problems was that there were too many different people involved with my properties instead of having one dedicated property manager who actually knew my properties, tenants, and situation. I found the constant changing of people and lack of consistent communication extremely frustrating. The person who initially recruited me was very nice and did an excellent job presenting the company and creating a good report. But don't let that fool you. My actual experience after signing up was completely different. I found the company to be very disorganized, and their use of AppFolio was extremely difficult to understand. As an owner, I often struggled to figure out exactly what I was being charged for and what I was actually paying the management fee for. And that is another major issue: they charge you for practically everything. There were so many additional charges that I often questioned what the management fee was actually covering. A property management company is supposed to make your life easier and protect your investment. Instead, my experience with Homestretch created more work, confusion, and significant financial losses. In my opinion, they are one of the worst property management companies I have dealt with. If you are an investor and your properties need to stay occupied and profitable, I would think very carefully before trusting them with your properties. Please do your homework before hiring this company. Don't be impressed by the initial sales presentation. Ask how long properties typically remain vacant, who will actually be managing your properties, what is included in the management fee, and what additional charges you can expect. What should have been a straightforward property management relationship became deeply frusrating. As out-of-state property owners, we relied on their expertise and integrity - both which feel were lacking. We were repeatedly advised to approve work that, in highsight, appears unnecessary and excessively priced. The property underwent multiple "rehabs," yet the costs were consistently unreasonable and the results did not justify the expense. Even our CPA was shocked by the sheer volume and frequency of repairs completed in a single year, let alone, the rehabs after each tenant moved out. Despite all this, when we ultimately decided to sell, we were forced to invest in yet another rehab just to bring the property to a sellable condition. A local real estate professional who assisted with the sale was stunned by how much money had been poured into the property relative to its condition. At the end, we used one of the real estate's vendors for some work, which the cost was significantly cheaper than the vendors and quotes that this management presented. We own another property that is professionally managed, so we have a clear basis for comparison. The difference in transparency, judgement, and accountability is night and day. We strongly urge anyone, especially out-of-state owners to proceed with extreme caution. Based on our experience, we cannot recommend this company.
