DISHONEST AND DISRESPECTFUL COMPANY - Long story short, my wife and I are extremely disappointed with the property management agency, Omnikey, for showing us a property that was advertised at $2,050 per month. However, after we had submitted our application, we were informed that the rent had increased to $2,500 per month. We made it clear that our application had already been approved, but we were left with no choice but to urgently find a new place to live. Additionally, we were charged $150.00 ($75.00 per person) which has not been reimbursed. We have sent an email requesting reimbursement and an apology, but we have not received a response after almost ten days. It is worth noting that the property is still advertised online for $2,050. As honest foreigners who have been legally residing in the US for seven years, we suspect that xenophobia may have played a role in this situation. It may be necessary to seek the assistance of an attorney. In summary, after we provided a package of documents (SSNs, IDs, paychecks, Bank Statements, etc.), filled out forms, made a payment, and discussed the move-in date, they just decided to raise the monthly rental without justification. We're set to move on the last day of this month. I have been told by the company If we do not accept every single showing within 30 mins of the arrival we will be charged $50. And if we decline any showings we will be charged $50. Today and everyday for the past week plus we have been called and texted non stop. We don't work for the company and i find this extremely unprofessional. My phone is being called back to back to ask questions and details. Horrible property management company. Allowed a company to come over 100 miles when the job could have waited. I was charged $350 and was never notified of the fee to be able to approve or deny the service so I had no choice but to pay so they violated our contract! Canceled that contract and they placed a lien on our property although they never did any construction on our property! If you're considering doing business/renting with OmniKey Realty, I heavily implore you to reconsider. Normally, I wouldn't consider writing a "review" but at this point I'm not sure what else to do and if this helps even just one person not get screwed over, or even better, helps my issues get addressed, then I'll be happy. Before we had even moved in, we had been lied to. We were told several times, all utilities, including water, trash, and electricity were included within the rent. Upon signing our original lease, it stated differently and that no utilities were to be paid to OmniKey. I ensured clarification on the situation and was told an amendment would be made for the utilities section. Two weeks after moving in our electricity was shut off. They then backpedaled and stated utilities were an extra $65 and did not include electricity, which we reluctantly agreed too and signed a lease amendment. OmniKey neglected to sign the amendment and neglected inform us that this was allegedly not correct and then backpedaled again stating utilities were an extra $85 and created a new amendment. After this ordeal, they then tried to bill us $85 for the each of the prior months we had been in the unit. After discussing with OmniKey, these charges were removed by Joey Shouse and were due to OmniKey's negligence. They were then charged to us AGAIN later due to their auditing procedures and I was told that if Joey didn't remember the phone conversation I had with in regard to removing the charges, then they would continue pursuing $85 for each month we had been there prior to signing our second lease amendment. *I understand this is my bad for not getting everything in writing sooner than I did but jfc* On 5/31/23, shortly after moving in, the A/C stopped working and I submitted a maintenance request. They did not have it fixed until 6/14/23 despite numerous attempts to resolve the issue. On 5/31/23, I also reported the garbage they had left at the unit. During walkthrough on 5/9/23, before our lease began, there was a LOT of garbage left on the property and I was assured that the garbage would be removed prior to our lease beginning. It was not removed. On 6/2/23, a vendor was scheduled to remove the trash but they never did. On 6/15/23, OmniKey reported that we had a trash violation for the garbage that they had left at the unit and proceeded to argue that the garbage was our responsibility and tried to charge us for the garbage to be removed. Thankfully I had photos from the walk through to show that the garbage was in fact, not our responsibility but unfortunately we did end up having to clean up the garbage ourselves due to OmniKeys neglect. Over the year, there have been other minor issues but these would be the main ones. On 6/15/24, I submitted a maintenance request due to our A/C not working properly again. They assigned a maintenance crew that canceled the scheduled repair 3 separate times and then completely ignored all attempts to reschedule. Then another crew was assigned, they also ignored all attempts to schedule the repair. On 5/9/24 we finally get in contact with the most recently assigned maintenance crew only to be informed that they have not scheduled due to OmniKey not paying them and informed us that they would not schedule until OmniKey confirmed payment. As of right now, our repair was unwillingly scheduled by OmniKey despite me informing them numerous times no one will be home and trying to communicate with them in regard to scheduling. I was informed that my options were to be home (meaning take off of work and risk it getting rescheduled again and therefore wasting my time and money again), call the maintenance crew (who doesn't answer phone calls or texts) to reschedule for even further out, even though it's already been almost a month at this point, or to be charged a $300 "trip fee" for someone to unlock our door for the maintenance crew. When people say this is the worst company to rent from they are dead serious. When I first moved into this property it was managed through another company whom I never had any issues with. Owner moved to omnikey and it's a constant anxiety for me. I've gotten bogus violations, been charged for a 9 volt battery for $52! The fence is leaning over and dilapidated but they sure make up charges for the ridiculous amount of walk through they do. I got a violation for a light bulb that was out and could not find not one out in my entire home. This place is horrible. They only commuthrough a portal. You can't talk to a human and though I told them my hours of availability this last fiasco, they called me during my work hours. They are so unorganized and in the 6 years I've lived here I've never talked to or have seen the same person twice. No one knows anything from one person to the next. I recently reached out to OmniKey as a real estate broker to help me buy a few investment properties. I found them to be rude, unresponsive and unhelpful. When I wanted to write two offers, they didn't even respond to my email other than to say they don't work on weekends and I should use some web-based calendar tool they use to try to get 15 minutes of time with a broker. They then cancelled the meeting I scheduled at their request, and they cancelled it just minutes before the appointed time. When I tried to provide feedback, which was critical, I received a condescending and defensive email from the owners. I tried to set up a call to diffuse and work through the situation, but they refused to even talk on the phone. My sense is that they are arrogant and difficult people. I basically had to fire them as my agent. I've worked with dozens of realtors over the years and have bought several properties. Most agents are good people and are focused on their clients, and interested in earning your business, but for some reason that just wasn't the case with Omnikey. Sooooooo bizarre. To investors - beware! Look through other investor reviews below too. We're out of state investors that had Omnikey manage our property for close to 2 years. During that time, we had 3 different tenants move out and each one of them complained about Omnikey mistreating them and and our property. In addition to this, we caught multiple errors that could have costed us or the tenants 1000s of dollars. The tenants themselves were horrified by the cost that Omnikey charged us with repairs for issues as well. Not to mention the headache and stress that they put all of us through for the last 2 years. It got to a breaking point with the 3rd tenant where we realized that what they were doing is not ethical behavior. Property managers are supposed to make it easier to manage a property, but reflecting on all these issues we've had so far - it would have been far better if we managed the property ourselves. Using Omnikey not in the best interest of either the tenants or investor. Their upfront cost model seems cheaper than the rest but they'll make sure to squeeze you in other places where you don't expect. Repair charges are through the roof! This company is poorly managed and unethical, I highly recommend you take your business elsewhere. Heads up for anyone looking for an apartment. #1 Do not use any rental property by Omnikey Realty. Why you might ask because you will end up in a legal battle with them. #2 They say they are a small family owned business, but they are a very large company and they do not care about any issues or repairs needed. #3 if you ask for repairs do not expect them the repair anything for at least a month if urgent. If it's a hazardous living condition don't expect them to fix it for minimum 2 weeks. Since I moved into my apartment at 103 W Brown St, Wylie, TX back on January there has not been a moment in there that there's not been a major issue. To start when I moved in there were large puddles of water in the bedroom and bathroom they never came out to look at the issue. Then my fridge broke and they told me to replace the fridge at my own cost even though NOT MY FRIDGE it was there when I moved in. Then my kitchen lights wouldn't turn on for 4 months and they never sent anyone out even after begging someone to look at them! Then my toilet stopped working and it took them 5 days....5 F**KING DAYS!!!! To fix the issue. I couldn't use my own plumbing for 5 days and on top of that there was RAW SEWAGE outside my door and apartment for those 5 days! Then my water heater broke and they still have yet to fix the issue even though I bother them constantly and write formal letters and call and email, everything! From May 27th to this day still have no hot water...none of these issues have been caused by myself. I am a great tenant I pay rent 5 days early and take out my trash and have a very clean apartment. I was told by maintenance guys and pest control I have the best/cleanest apartment and I'm very friendly l, yet Omnikey takes me for granted and treats me like shit! read more

I stayed in a home rented my this company from 10/07/22 to 10/20/23. I was diligent to keep the home clean, the yard kept up, and the rent payed on time. In that year, I was threatened several times with $100 charges for not being available due to being out of town, or not responding within 24hrs. But, if you sent a request through the portal, you be lucky to hear from them within 2 weeks. I left the home on 10/19/23 after spending days touching up nail/screw holes, cleaning baseboars, and touching up any scratches or blemishes on the walls. A month later, I get a bill via registered mail claiming that I owe $1575.50 for Breach, $1575.50 for a "vacancy fee" and a bill for repainting closets and doors. There was a matter of a cracked window which I knew about, but there was no major painting needed. Certainly no full closets, walls, or doors. I emailed Ashley and asked for pictures and was promptly sent photos of damage. While looking at the photos I noticed that they were all dated 8/23/2022. When I responded and asked why she sent me photos taken before I moved in, she has gone radio silent and there has been no response. Seems all of the reviews are the same, they send you requests and threaten when you don't answer in a timely manner, but ignore you when you have something to say. They have since rented out the residence again and have still not sent photos of the damage im supposed to pay for. As for the vacancy fee and the Breach fee, I'll gladly pay the $437.00 for the replacement window, but expect the remainder of my deposit returned. I was removed from the portal, and my account through the resident center deleted shortly after I vacated. We moved into our home a month ago. It has definitely not been perfect, however I would just like to compliment them on how they have handled everything, we moved into a property they had just purchased and the recent remodel has had a few glitches... however, anytime we have called them or messaged them about something they have been very accommodating and made sure we are takin care of! They even went and got air conditioners to put in our windows because it was warm in the house. Tosha in maintenance is amazing!!! She will go out of her way for you and make sure you are good! She even called us a few hours after she was here to make sure we were good! The owner of the property has been extremely nice and understanding! I was told by Brandi Stubbs that I was not going to be rented to and that my deposit of $1215 was not going to be returned to me. While I understand that your agency reserved the right to not rent to me I do not feel you have the right to keep my security deposit. I do not fully understand why your agency is refusing to rent to me. I have asked Ms. Stubbs for a written notice as to why I am being refused, a copy of the lease and my deposit. She is very uncommunicative and the only statement I got from her is an email stating your attorney would be contacting me, which has not occurred. She did not inform me that I was being refused the rental. She contacted the agency that was assisting me in the first month's rent, which she has returned to the agency, and informed them I was being refused but did not inform me. I called her and she then stated I was in violation of the lease (how I still do not understand) and that I was not going to be receiving my security deposit back. I would give a negative stars but 1 star is the lowest available. This agency is dishonest and noncommunicative. The clue should be they have to hire a full time lawyer for their staff. Unorganized, incompetent, needy , and annoying sums it up . I thought walk throughs were a once or twice a year thing not with this company I get regular emails about a walk through being scheduled and 95% of the time they don't show up. I have even gotten texts saying they would be here in 15 minutes then no one comes . Every walk through that they schedule I'm expected to make sure all my dead bolts are unlocked , my back gate is unlocked and my pets are secure. This last walk through I was messaged informing me they would be on Propery and I respond letting them know I had a sick child at home with . A little over a week later I get a notice they fined us $100 for that. Trying to get the fine taken off was an unnecessary hassle and head ache. We gotten multiple emails about BS lease violation from pets that have been on our lease since we moved in . To our Rhino insurance.. I actually accidentally set up 2 accounts because of the emails stating we didn't have one and we were in violation of our lease . The worst Management Company to manage your properties. No professionalism, hard to get in contact with someone, and they don't care for your properties and tenants. You call their office to ask them about a certain issue on your property, but can never get in contact. You leave voice messages and write messages on their portal, but you will never get any reply. You have to keep contacting them or else you'll never get a response. I started emailing the departments and adding the CEO of the company to get some kind of response. Don't get me wrong not everyone was bad at their job, some employees were good but it was so rare. When you do find that person to work with, they leave the company. Omnikey has the worst turn arounds on employees. Seems like they have to keep hiring new employees, because they can never keep them. We have multiple 4plexes that they managed and as the owner we had to pay for water bill. Omnikey was to bill back each of the tenants for the water bill. They never got around in billing back the tenants. We had multiple water leaks on the properties, but not once did Omnikey stop and think, why is the water bill was so high. They never mentioned anything to us and a tenant had to complain about a leak on the property. Omnikey NEVER pays your bill on time and there was ALWAYS a late fee. We had mentioned this to the billing department, but the billing department was the worst department because they never respond. They let new tenants move in to the property without properly cleaning the house. But they are so quick to charge you for clean outs. Tenants would request a repair for the property and we would approve it to get fixed. Takes Omnikey weeks/months before they would do anything. I can go on and on about this "Management" company, but there are just too much things to say. I wouldn't recommend this company to a fellow investors/home owners. Yes, they are cheaper than most management company, but you will be paying the price. They will nickel and dime you for any visits they do. The walkthroughs they do are useless because they really don't look at your property. Their MakeReadys are ridiculous, all they look at are the paint on the wall and nothing else. OmniKey absolutely sucks. Check the Better Business Bureau, they revoked their accreditation, that should be all you need to know. OmniKey let us move into a house with known foundation issues. Over time the foundation has shifted despite us watering the foundation. How do they "fix" the problem? Pay someone to come out and patch the cracks and grout caused by the underlying issue, the foundation is still not ok. They also require someone to come into your house and snoop around every once and awhile and if you forget and leave the deadbolt locked so they can't get in they charge you. They will also send you an email saying you've paid rent, but if it for some reason it does not go through, they will not notify you in any way shape or form, just charge you late fees. Oh, and if you pay rent late, even if it's 100% on accident, you will no longer be able to use the online portal to pay. They punish you like helicopter parents, they absolutely suck. My husband and I have rented from so many landlords and leasing offices, renting from OmniKey has been THE WORST experience by far out of all of them, and we rented from a few places in college that would also get a 1/10 star rating - OmniKey is still the worst. read more

My complaint about Omnikey Realty is that after we left the rental house deep cleaned, they decided to keep $150 of my deposit for cleaning. What a joke! I even sent pictures(as proof) to the owner of the property since he contacted me, to let him know that the house was nice, clean and ready for sale! He even posted an ad in Zillow mentioning that the person that lived there was Mr. Clean. The funny part, it's when I moved into the property the toilet, the shower were dirty and the floor needed to be cleaned as well. This is how professional Omnikey is! WORST REALITY COMPANY EVER! They will scam you and find ways to take your whole deposit. Also, we had a mold issue in our house that they refused to have it properly looked at unless we were going to pay out of pocket on a rental house to get mold tested. They came by and sent a lady to literally paint over the water damage in our bathroom and closet and told us there was no damage. Every time i would call to speak to someone they were so rude and would transfer you to someone else, who would never pick up or call you back. No one should trust this company with managing there investments. They do not answer the phones, and are unresponsive to their tenants.

5 months in to the lease and it's like pulling teeth to get these people to do anything. Moved in August 1, 2019 and still do not have an access code to our community pool. It is now November 30, 2019. According to the lease, the house would be "move in ready." Walls had coffee stains where someone may have spilled it and neglected to clean it. Light bulbs burned out and an air conditioning unit that had been broken for months. There is one particular light bulb that is too high to reach and when we asked is someone could bring a ladder and change it...we were told there would be a fee to have someone come out and change it. Really? C'mon... We moved to Texas and when we entered the unit, lights were on and fans were running. No one thought to think as to why the INSIDE WAS 98*!!! Apparently, no one checks on the units for maintenance. When we reached out for a reimbursement on the electric bill because the unit took 5 days to properly get fixed, the response for Omnikey was "Ya'll must not be from Texas, huh?" I'm no dummy and please do not insult my intelligence. We requested some sort of reimbursement on the electric bill due to it running non stop for 5 days and they demanded we contact the electric company for the reimbursement. I'm sorry, but it was not the electric company fault that the AC unit was not routinely checked. We received zero compensation. I know it's hot in Texas and I do know that people do not live in 98* temps in their home. Recently we inquired about a bush that is about to come out of the ground and is this as well is being ignored. It is impossible for these people to make their tenants a priority, but when they need something they ultimately demand you get it done. Where do I even begin? I got a rental through this company back in July 2020 and I am still having to deal with them now in June 2022. They have quarterly walkthroughs that are scheduled a week in advance. The year I rented, COVID was very heavy. They obviously didn't care about that. When they do walkthroughs, they take photos of the house and if you're not home, they let themselves in. When I stated that I was not going to enter another lease, they put the home up for renewal. They would schedule and send me texts and emails about walkthroughs. I work 8-5:00 so I had to decline most of those walkthroughs. I was even sent a warning that I was out of my contract for doing that. I have children at home and could not have random people coming over. At the end of my lease, I knew there were a few things that I had to pay out of pocket for, but not worth $1,700 worth of damages that they claimed on their statement 2 years later. I had a security deposit through another company and I made sure to message them asking how much I needed to pay. They were waiting on a statement. I followed up with them several times and still nothing. Fast forward to January 2022 where I noticed a bad credit rating on my credit report. OmniKey turned over what I owed over to collections. They never once tried to contact me nor the company I had a security deposit with. I was furious when I saw that on my credit report! OmniKey gave me the runaround and said they didn't turn it over to collections. They were still sending correspondence to the rental. How stupid is that! I obviously left and no longer rented there. I even sent them my forwarding address. Their statement was complete crap!! They were charging me for blinds when the house didn't come with blinds!!! Broken door stoppers and touch up paint! The paint literally peeled off the walls from the crappy paint job they did. They also tried to charge me for things that were already damaged prior to move-in. They found paint on the ceiling fan so they have to replace it and charge an insane amount for the 'damage.' Ha! Its absurd! I have no reason to bring paint into a rental. The move out coordinator Kristianna Griffin takes weeks to respond back. She is not very prompt at all. She also never answers the phone nor responds back to voicemails. We finally reached an agreement on the amount owed and I now I am waiting on a statement. I later followed up and was told it was mailed over to the rental. When the need arises that you want (or need) to speak to a human being, your chance of getting through by telephone is difficult and aggravating. It seems that only the billing department has the decency to return phone calls. I have discussed their outrageous auto-pay fees with a billing representative, only to be told it is a pass-through cost from their 3rd party service. Yes, I know that, I'm asking why I cannot have an electronic check sent directly from my bank. Response: "we only accept our auto-pay (with $7.95 fee) or you can mail a check. USMail - really?? Last time I tried that method, my bank mailed the check on the 23rd of the month for delivery by the 30th. It was received at OmniKey on the 3rd of the following month. In the mean-time, I'm stressing over late fees. So I'm back to paying the outrageous auto-pay fee because the stress is more damaging to me than the fee. Now, let's talk about the quarterly walk-through process. This has been a difficult year of hospitalizations and infectious disease in our home. Several of our walkthroughs have been "NO SHOWS". So they email the tennant that a rep will be there on a specific date, between the hours of 8:30am - 6:00 pm. A 9.5 hour window of time, for which we wait....and wait...and NO SHOW. My spouse is home-bound, so there is no option for leaving, especially for 9.5 hours at a time. The last walkthrough was the worst - received 2 days notice that walkthrough would occur on a Wednesday. Received a reminder the day before....then on the morning of the walkthrough, Wednesday, we received notice that the rep would be there on FRIDAY. No explanation, just the automated email....so now, I'm wondering if it's an error, or if our Wednesday walkthrough is rescheduled. I replied to the email with this question, only to be ignored. Of course, no one showed on Wednesday. Friday rolls around and again, NO SHOW. On Saturday, I received another automated email that the walkthrough would take place on Monday. By Saturday, I was in COVID isolation protocol, pending a scheduled COVID test. Immediately Saturday I emailed 2 OmniKey groups and posted 2 notices on the portal that I was in COVID isolation. That's a total of 4 notices, all of which were IGNORED. Lo and Behold, a rep shows up on Monday. I met him on the porch and presented him with a copy of the notices. I also told him he could come in but it was not recommended (per my doctor). He took a photo of the document that I presented and decided not to enter the property. I AM NOW charged with a "lock-out fee" of $100. Tennants, beware, no matter how much you like the home, dealing with OnmiKey is not worth it. read more

Truly a horrible property management company to go with. I wish we knew what we signed up for. They tried charging us for paint work we didn't do. I give them zero stars. Do not lease from this company!! Maintenance with them is a nightmare. We leased the house with a move in date of 11/24/23. When trying to get all utilities turned on we ran into an issue. The heating was gas and the gas was not even connected to the house. They did not checkout anything prior to leasing to make sure everything was in working order. The Gas company came out an stated exactly what needed to be done before the gas could be turned on. They kept trying to bypass what the gas company stated was required. They sent out their plumber which was not certified and they needed to be certified in order to get the city inspection. LONG LONG story. We did not have heat until first part of January. Next issue, A kitchen cabinet fell off the wall fell on someone and broke dishes. Cabinets were not secured to the wall properly. It was a month or so before someone came to rehang the cabinet. They stated the other cabinets were not hung correctly either but nothing has been done about those. Therefore we are unable to use any of the upper cabinets for fear they will fall off the wall. Now for the most current issue that is still pending repair. The AIR CONDITIONING!! We reported the air wasn't working on 3/14. I made several follow ups before they finally sent someone out on 4/10. They found the problem but said they couldn't repair it. OmniKey would need to have a plumber come out. The main line is stopped up but they couldn't get to it to blow it out. Not sure why a plumber is needed vs an air conditioning repair person. Also water is leaking on the electrical components inside the heating unit due to the blockage, sounds dangerous to me!! and water standing. it is now 4/16 and no update when it will be repaired and the temps toward the end of the week are supposed to get to 89 which does not sound that bad but this means in the house it will be in the 90's. Still waiting on an update which was requested this morning, again!!! Look elsewhere before you lease with this company. read more

Hell no!!! These people are liars and will rip you off of your deposit. Unresponsive, unprofessional, SLUM LORDS! Do not trust anything remotely positive because they're lies. We went months without air conditioning in TX and somehow they took money from my deposit for a dirty filter. HOW WHEN IT DID NOT WORK?? $225 to clean! I wish I left it dirty but no I sweated it out and cleaned in that hot box! $170 for ONE broken blind and the damn blinds are $7 at Walmart and they have them installed in a way you can't replace them. The invasion of privacy and indifference to people's schedule from this company is unbelievable. They will literally schedule their "home inspections" on holiday weeks regardless of whether your home, on vacation, or have visit over and will just walk in to do their meaningless inspection where they take pictures of everything in your home. Oh but, any repairs need done? "We'll come back!" To which they never do. read more

We own a 16 unit duplex property and a 56 unit property. We trusted Omni Key to manage our properties since we cannot be as hands on because we're out of state. A high level of service wasn't provided.If you're looking for a company to manage your multi-family property, their expertise is not in the multi-family market, they were out of their depth and they shouldn't have agreed to manage our properties if this wasn't their area of expertise. They were ill-equipped and didn't implement the multiple "ideas" we asked them about (gate, on-site leasing/maintenance, cameras). Here's a few reasons why we decided to switch management companies: Efficient communication is lacking. It's almost impossible to reach a team member by phone, emails sometimes take days to get a response. You'll be lucky if you can actually reach a live person, it's typically a never ending voicemail loop. The Buildium software makes it impossible to see accurate information that matches what OmniKey sees, management has a different view than the owner does. It might be more cost effective for them, but as an owner, it's not as robust as other management software. Omni Key will make sure to use your rental income on repairs, almost as if their sole purpose is coming up with ways to create more income for themselves by ensuring the property owner sees little to zero rental income. We've questioned costs on make readies, they've come down on pricing, but only when it's been questioned. Many times they'll want to go with the first bid on repairs, instead of shopping it around to get better pricing. The only way you'll make a profit is through appreciation, not through rental income cashflow. At our 56 unit, our new management informed us of 5 units that didn't have a stove/fridge, as well as 9 broken windows. This ties back to having no onsite management/leasing office, which is something we requested from the very beginning. This was not considered, though we felt it was an important thing to have. We later learned a much smaller property owned by the owner of OmniKey has onsite maintenance, why was it such a foreign concept to make it happen at our property? We're able to see the difference of having someone onsite a few days a week, morale of our tenants has increased because they see someone representing us and they feel the shift in having "eyes" on the property. We're sure that had someone been consistently onsite, we may not have encountered issues. On several occasions, they didn't know a tenant vacated for three weeks. Many units make readies were delayed which resulted in units not being rent ready in a timely manner. Why were the missing appliances and broken windows not discovered during walkthroughs, or if they were, why weren't we notified? We lost a tenant that had a lease signed, upon moving in, found their unit didn't have a stove or fridge, and was not in move in condition, so they backed out of their lease, causing us to lose money and time on filling the unit. Only after speaking with management, we got the leasing commission returned, had we not asked they wouldn't have done the right thing and credited us. We were told prior tenants may have stolen it, however, we were told by a repairs team member that we had a squatting problem in a few units that incurred damage. Going back to minimal oversight on our investment, doesn't result in a good outcome. Also, there's a huge lag time when a tenant moves out, the unit sits for at least a week to three weeks before they do their walkthrough, then you have to add additional time for them to complete the make ready. Closeout of our 56 unit was labor intensive that was inefficient. Instead of waiting for things to settle and sending us a final bill, we went through several back and forth communications with Accounting that included different amounts due that were constantly changing. Upon closing our second property, we learned that we had $359 sitting in our account from a property that was sold over two years ago that was never returned to us, it was transferred from the sold property to our second property when we were finalizing utility bills. Granted it was "only" $359, but it's still our money that should have been released at the time of that properties closeout period. The repairs team used an excessive amount of electricity on vacant units during make readies, costing us extra money on utility bills. After calling the utility company, we discovered that excess use of AC contributed to our higher costs. We understand electricity is needed on vacant units to perform tasks to prepare for a new tenant, but they didn't respect the unit the way they should have. Another thing brought to our attention by our new management was that the AC had been left running in units with broken windows. Our new property management has accomplished our "asks" within three months. We've seen outstanding results in a few months and should break-even within the next two months. read more
