I share this review as a Board Member of an HOA who hired Veracity 8 years ago and our condo complex continues to do business with them. The short version: Veracity is FANTASTIC and I 100% recommend doing business with them if you're seeking skilled, experienced, effective and efficient HOA management. I served on the Board for 4 years and was continually impressed with the communication, organization, record keeping, vendor selection / management, professionalism and expertise of Veracity at a very reasonable cost. The long version: The communication speed and detail from Veracity is excellent and far surpasses that of any other company our complex has used in the 13 years I've owned in our complex. Emails from the Board and residents are responded to promptly and in great detail. Veracity's follow up and record keeping are bar none. Any time a member or resident complained that their repair requests were being ignored or complained of response time from Veracity, our manager provided compiled notes (sometimes dating back years) with time stamped detail about each phone call or email on the topic. Every single time, without exception, the member was incorrectly remembering or misrepresenting the situation/events. Sometimes Veracity has to give answers that members don't like to hear (the issue is the responsibility of the owner, or that request was denied by the Board, or the request isn't legally allowed per Dallas law, or that structure is managed by Atmos/AT&T, etc), but it doesn't mean Veracity isn't doing their job. Veracity came to the table with multiple vendors in every segment of maintenance. They understood that our unique roof and exterior materials would require specialized maintenance experts, and they already had multiple vendors to reach out to, all appropriately licensed and insured. Any issue we have encountered, Veracity comes ready with 3+ bids / scope of work to review and evaluate. This is something that was promised to us by many management companies, they never delivered. Veracity is the only company we've worked with that does this as standard practice, is ready to go, and does so eagerly. Veracity has done this for a long time and they have an abundance of expertise, always ready with answers and solutions to problems that feel insurmountable and overwhelming as a Board member. Veracity is exceptional at thinking out of the box. They've found creative ways to get our complex money by allowing advertising, they've asked adjacent complexes to help fund shared fences even though the structures were technically on our property line (doesn't hurt to ask!), they've found thoughtful ways to lower our insurance costs without significantly lowering coverage or increasing liability, etc. Veracity is also incredibly diligent. This is one of the main factors I believe sets Veracity apart from others. They can and will tackle the hard things. They know, and will warn you, the payoff may not be immediate, but if it is worth fighting they will fight it to the end. Veracity has been in this business a very long time. They know where to anticipate problems, how to prevent problems, and the experience to know the best way to tackle issues. They are truly stellar, in my opinion and experience. I shudder to think what the financial and structural situation would be for our complex if we had not found and hired Veracity. Veracity's extensive expertise, fairness and determination are incredibly impressive and more importantly, consistent. As a (former) Board member, I can't imagine doing business with anyone else. As a resident and owner, I know my condo and its future are in capable hands. I no longer worry about the long term structural and financial security of my home and investment. Despite claiming that the company is "devoted to truth and truthfulness", the reality is the complete opposite. Under their management the fees keep increasing almost year by 10%, but there is nothing to show for to justify constant increase of HOA dues. The value or quality of services provided remains the same. They are rarely answer their phone - usually have to wait day or two or sometimes you get no response at all. Their only strong suit is coming with random unjustified fines to impose their tyranny over residents: From their recent memo: "If you insist on accessing the roof for your dryer vent cleaning outside of the designated times you will be charged a roof access fee of $150.00" Designated times are 11-5 pm. (So if are working 9-5 - tough luck.) So imagine paying fine for performing maintenance on your unit outside of the convenient for them time, and your constantly increasing HOA dues contributing to their salaries. You are literally paying them to make your life more difficult. read more

Euless Property has deteriorated under Veracity Management. But HOA rates increases on regular basis and more. We have no sprinklers to water grass and shrubs. Gazebo is is in disrepair. And less and less coverage for exterior work. I'm a senior and did not want to do yard work or exterior repairs but I have no choice now or my property will look really bad. read more

They don't care about you as individual; they don't listen. Everything is about threatening through letters, even though you don't owe anything, or if you are right; they just don't care. It's easier to talk to Trump than to one of them. They raise the HOA fee as they please and don't send the budget to us. I reside in Euless, Texas in a townhome community. Veracity recently took over the property management from Principal Management Group, and they have been an absolute joke to work with. My lender simplyrequested an updated HOA policy which shows property coverage...just a basic request, right?? Wrong...I have attempted to contact Veracity, left voicemails, emails....and in the rare occasion they actually do call you back, they either hang up on you, or refer you back to the PREVIOUS company who had property coverage responsibilities...they are completely incompetent, could care less about their residents..and to this moment, I still don't have the document I requested from them..they should be absolutely embarrassed and ashamed of themselves for rewriting the book on being completely unprofessional...A Wal-Mart in the hood would offer better service than these clowns...I shudder to think when I will need to turn to them for a real reason..Veracity is beyond pathetic, and it's a damn shame they now are affiliated with my townhome community... read more

I have lived at Oakhollow Condominiums for many years and after reading Cynthia B. review of Veracity Management, I have to disagree and disagree strongly. Since living at Oakhollow, I have been through 3 management companies which I won't name, because they were awful. At one point, I couldn't give away my condo or sale it for any kind of profit. We hired Veracity Management around 5 or 6 years ago and this property has gone from night to day. They took on a property that had so many issues the city was ready to condemn us! I can say...Thanks to Veracity and the Board, Oakhollow is headed in the right direction, new roof, siding replaced, walkways and balcony's redone, buildings painted, new lighting, half of parking lot repaved and saving money for new projects to make this property a nicer place to live. Today my condo is worth twice what I paid for it. We have never had security gates or cameras on property....much less had them removed! If anything, crime has gone down on property and now with a nicer community we are getting higher rents. Oakhollow never raised their HOA's and were very low for a long time, but over these last 6 or 7 years, we have raised our dues to keep up with the maintenance of our property. I think if the previous reviewer had checked around, our dues are very comparable to the condo's in our area! I don't know what alternate reality she is living in, but the fabrications she has written are just wrong and insulting to Veracity and the Board of Oakhollow! 17 yrs under HOA org. and Veracity is by far THE WORST in addressing issues.. months before addressing inside leaks, cleaning crew will by pass blood stains in the entry way, they cause problems and neglect to fix them, stapled wallpaper is acceptable to them...the list goes on and on. We hired Veracity 7 years ago, and they saved our complex. They are expertly knowledgeable and competent in every aspect of property management, and are loyal to sensible fairness and truth. They are especially adept with legal and financial issues. Admirably, they have zero tolerance for nonsense, and will stop abusive vitriol in it's tracks. (Thank you Nicole) Their response to harassment or unreasonable demands is met with a professional "Talk to the Hand", (or in their case the Lawyer) as they waste no time putting legal boundaries on verbal idiocy. (as exemplified in a previous review) If you want an intelligent, responsible management company that will fiercely protect the soundness of your property with unmatched mastery, then hire Veracity. If you want pushovers with no backbone then look elsewhere, because you can't scare Veracity with bully tactics or fool them with blame for your mistakes. They don't set the dues, they collect them. Personally, Vic and Lori are brilliant, kind, and humorous. They serve their industry and clients in a selfless capacity as if they answered a calling. We will keep them employed forever, as we have never had a company serve us so well. Since Veracity became our management company, our reserve funds have increased 900% and our property values have doubled. (not exaggerating) Under their supervision absolutely nothing slips through the cracks, because there are none. This place is a joke. My HOA's are $343/mo and the property is a dump. More than that when I approached management they treated me like a bother and in one of their emails literally said "I respectfully ask that you STOP EMAILING ME" (after the third email). Nicole Foley is a managing agent. She was condescending and took NO RESPONSIBILITY when I was trying to get answers on why nothing was happening with my money. I was contemplating but am now for sure selling my properties largely due to the unprofessionalism I've experienced with Nicole. If you see the name "Veracity" go the other direction! read more

BEWARE!! Not transparent and deceptive!! They do not walk the property or care about the complex deteriorating condition. They do not manage but sit back and collect dues and threaten homeowners when we question their lack of fiduciary duties. When any homeowner asks them any questions, they play the blame game or have numerous excuses. They will lie about everything. Your HOA funds are not transparent and funds go to Las Vegas! You can't even walk into their office unless your appointment is approved. Their doors are SHUT! Accounting is a wreck because they do not provide you access or statements of your account or budget of the complex. Mysterious fines appear on your account without any proper notices as per bylaws. They will play dictatorship. They do not respond to calls or emails so you have to keep emailing them about the complex issues. Then they threaten you with a letter telling you have no right to email or call them or else they will fine you $50/email or call, but only to respond via snail mail. Us homeowners hire them and pay their salary and we have no rights?!!! Pathetic and the worst management ever! read more

I have worked with Veracity's Management Company for about 15 years, both as a homeowner / board member and as a real estate listing agent. Their consistent effectiveness, reliability, and steady adherence to the community's Governing Docs was reassuring to me as a homeowner / board member. By the time I sold my property, the community's appearance - and my property's value - had improved significantly. Later, when listing some properties in another Veracity-owned community, I found that those same methods were being applied and contributing to marked improvements in the community, again resulting in an enhanced lifestyle and increased property values for that community. I have also noticed that Veracity stays on top of changing HOA regulations and community issues and provides valuable guidance to their HOA Boards when modifications / enhancements to Governing Docs are needed.
