    This is regarding SPYGLASS in Gainesville, FL…read more I would like to complain about the current situation with Spyglass, my daughter called me to ask for some cash to get an apartment in Gainesville, I sent her there for college, I am not familiar with this place in Florida. Now, when I asked her for the application to rent, she told me it was not necessary since she had a friend that worked there and apparently also lives there. She said she could get a room in one of the apartments (apparently the one she rents there), the only thing she needed was to pay this person cash to "sub-rent the room". I called Spyglass to complain about this situation, I confirmed with the customer service person that she works there and rents there. I asked them if this was allowed by them and Spyglass said they were not aware of this, and without applying for the HOA my daughter could not live there and said: living in Spyglass without the necessary approval can lead to fines, legal action, and even eviction. I agreed with that statement since I rent myself and this is the usual process anywhere in the USA. I asked to talk to the manager about this situation and we spoke, she said she would talk to the individual and take proper action about it and I also asked for my daughter not to be contacted by this employee again, which the manager agreed. I also called a different number that was provided to me, the headquarters where I could talk to the regional manager, I am still waiting to hear back from them. But I now know that this did not happen, since I asked my daughter to tell me if this person contacted her again, and she was contacted yesterday (03/24/2025) to confirm if she was interested into renting the room without the HOA approval and paying her cash. At this point I am asking again, in writing, for management to take action, they know the name and last name of the individual that works and lives in Spyglass doing this since I provided that to them. I am blaming this part on the manager for not being able to control the personnel. This Spyglass community seems very disorganized and obviously they are doing business under the table. For current and future residents, be aware, you may think that you and your family are safe there but there may be a chance for you to have neighbors that were not checked before allowing them to live there. My daughter will not be part of this community ever. It is a shame I cannot rate them with 0 stars instead of 1

The property was clean and safe and any issues were resolved with kindness and respect. After they pulled her away and had new management come in the property has gone downhill. Anytime there was an issue with Kristie, her response was if you don't like it I'm happy to get you out of your lease. When I ended my lease to move to New York, I made sure I had everything in order and asked lots of questions about the move out process. I was told multiple times by multiple people because of the length I have been in the apartment I would not have to clean the carpets because they would be replacing them. In addition, I made sure the property I was in, from the house, to the garage, to the storage shed were all cleaned. There was no debris left behind, everything was swept, floors were washed, Appliances were clean, Windows were washed, Fans were cleaned, AC filter was changed. Thankfully I took pictures because now I'm receiving a bill for $256. For what they call light cleaning and carpet cleaning. I have absolutely no idea what they had to clean because I left it in better shape than when I had moved in. I even patched any walls from any curtain rods so that when they went in to paint, they would just have to paint over them. I am absolutely disgusted at how this was handled and that I had been lied to and now charged for things I should not be charged for. Pictures are attached and I would say buyer beware if this is the way they treat somebody who kept the property clean and was not an issue, Imagine if you were not as clean as I am. In final I requested someone from the front office to stop over to inspect the apartment before our moving truck left for NY and they declined instead asking me to complete the move out form and leave the keys on the countertop which you can see was done by the photos. I 100 percent contest these fees! Shame on you hunters crossing and cmc!!!

    The front office were always very helpful to us and I give them an A+; however, we did have…read moreperpetual problems with a toilet and it took almost a year to resolve getting it fixed. Be careful when you move in to report everything and take pictures as we were charged for cleaning as apt was not left in rent ready condition, but we left it in much better condition than how we got it as we had to clean for most of a full day with all the dust and grime. The also charge for little bits and bobs that seemed petty to me. Bottom line it is a quality place to stay albeit pricey, but you need to be on top of reporting issues with them. I would rent again with our eyes wide open to these things. Overall with the property management side I would give the location a B.

I always like how they clean and fix things--it's a sign a place is willing and able to improve. The updated 2b2b is great for what you pay for, and it often doesn't even feel like an apartment sometimes. The gym itself is worth a great price per month because it's amazing and always well kept. Basketball courts, car wash, and pool are also good to have, too. The staff at the front desk and the maintenance crew is so friendly. I've never had issues with the people here. I had no choice but to extend my lease! (P.S. you will also have frog friends while living here)

Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year.

But generally speaking, I have sort of a caveat emptor approach to life and I usually just figure, oh well, lesson learned ig. Other people might have different experiences than I did, don't let me bash something indiscriminately. Having said that, let me give you some valuable advice about Ridgemar Commons and how to deal with the Property Manager from Hell. To start with, there were many things I loved about living at Ridgemar. My unit was small but in great shape. It was typically pretty quiet (though if you can, try to get an upstairs unit as there seems to be very little dampening of sound between floors and the footsteps overhead can be obnoxiously loud), parking was close and plentiful, and the location is fantastic. I cannot say enough good things about the maintenance staff, especially Adonis, who was the go-to guy for my building. They were quick to respond, super knowledgeable and skilled at what they do, and are just generally good people I enjoyed being around. The problem was literally one person -- the property manager. For the life of me, I can't remember her name anymore, which was annoying at first because boy do I want to call her out by name. But then I realized that my brain had opted not to store that information and honestly? Mad respect for that. So the details of my story are insane and lengthy so I won't go into it here. And in all honesty, the issue began over a mutual mistake that we *both* made. But although I immediately owned up to my error once I understood what had happened, she kept doubling down again and again, *insisting* that she had done something that she absolutely did not do. The upshot of it was that I was being told that I had canceled my lease when I had not and that I needed to be out of my unit in 48 hours because it had already been rented to someone else. I called two attorneys I happen to know, explained the situation, and asked if I had any recourse. Both of them gave similar advice, which was that yes, I could take this to court, but without documentation proving what either of us had done or not done, it would be tricky to litigate and resolve. So I did some digging, and finally found the company who actually owned the complex. I reached out to them and within days I had a new year-long lease at the same rate. I spent that year just keeping my head down and biding my time. Until today. Because now, after I have moved away, received my deposit back, and it has cleared my bank, I am here to warn others about the unprofessional, dishonest, and aggressive way this property manager handles tenants at Ridgemar Commons. I wish I could express to you all how bad this situation got, how distressed and terrified and anxious I was for those few days. I couldn't eat, couldn't sleep, cried constantly, felt shaky and lightheaded, and had a racing pulse at all hours of the day. It's the closest I have ever come to a complete collapse. And it was all because ONE PERSON refused to admit that she had made a mistake. So what's my advice to folks thinking about moving to Ridgemar Commons? There's still a lot of good things about this place, and for the most part they outweigh any of the negatives. But take it from me: be prepared. Go into it with your eyes open and know that the only person you can fully trust here is yourself. Document absolutely everything. In writing. Do not be afraid to talk to attorneys and to tell the property management that you have. And if push comes to shove, reach out to the company that owns the property (they're not always easy to find, I had to do quite a bit of sleuthing). You are your own best advocate. Don't be taken out by someone who parades around as an adult but has not yet grasped the concept of owning up to mistakes and correcting them or taking responsibility for her own actions. Good luck!
