    TERRIBLE, UNDENIABLY AWFUL MANAGEMENT - STAY AWAY, YOU'VE BEEN FOREWARNED!!!…read more Requested 1 day pass to move daughter out of Cascades. Despite repeated pleas, I was denied a piece of paper to park long enough to check our daughter out of her apartment. This after 4 years of leasing - they could've just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. TERRIBLE MANAGEMENT - They only take your lease payments (paid over $60k for our daughter to stay while at UF) and show no compassion or common sense when it matters. TERRIBLE UNDENIABLY AWFUL MANAGEMENT - STAY AWAY, YOU'VE BEEN FOREWARNED!!!

Bugs, a foul stench, mold etc. And like others have said you can't get rid of any of it no matter what you do. Also horrible office staff horrible maintenance just don't do it. Not worth it. They also up the price of rent every year for some reason. Not sure why because nothing has improved.

On my scheduled move-in day, the property was not ready for occupancy, it was dirty, unsanitary, and required me to postpone my move at the last minute. Shortly after moving in, the bathtub leaked under the floorboard and caused flooding that spread into my bedroom and damaged personal belongings. The plumber said it was completely avoidable if they had only done a thorough check before renting. Throughout my tenancy, multiple maintenance issues went unresolved or were handled poorly, including broken blinds that were never properly repaired despite repeated requests. I also experienced privacy concerns when workers arrived without notice and looked through my windows, and after a pressure-washing visit, my air conditioning stopped working, leaving me without AC for two months during a Florida summer. Despite these issues, I made every effort to leave the property in excellent condition, spending hours deep cleaning, completing all required move-out procedures, and even returning my keys early. Nevertheless, more than half of my security deposit was withheld. Between the poor condition at move-in, property damage caused by maintenance issues, lack of timely repairs, privacy concerns, and disputed deposit deductions, my experience was frustrating and costly. I'm sharing this so prospective renters can make an informed decision and avoid the stress, inconvenience, and expenses I experienced during my tenancy.

    In hindsight, I should have taken stronger steps when the house was not cleaned before my move in…read moredate per company policy. I got no response from anyone when I reported that the house was dirty and vents were clogged and even sent photos. And then it took almost 4 months to get the broken washer and dryer replaced. Then they discontinued the lawn care when I notified them that I was terminating the lease as I purchased a home. They withheld $50 of my deposit fee because I left a vinyl shower curtain and rings. I paid $350 to have the house professionally cleaned and the curtain was accidentally left. I had hired a lawn service (the one they use) to come trim the hedges and edge the yard. I informed the property management company of this and let them know that the lawn people had been unable to get there due to equipment failure and wet weather as of my move out date (as I was told by the lawn company). I paid for the lawn services (although when I got their invoice it did not include trimming the hedges so they only did the edging. They stated it was a misunderstanding and reduced my bill.) The lawn company charges $65 to do all of this. The property management company withheld $260 from my refund for the lawn care. And another $100 was charged for the "work order" for a total deduction of $410. There may be worse management companies in Gainesville, but this one is certainly not the best! Read the fine print of your lease before signing...they have more rights than the tenants.

    My husband and I live in Newberry Place and Golden Rule manages our HOA. Not only does it take them…read moreforever to address issues as my husband stated in his review but they can't even get violations sent to the correct person. They sent us a grass cut violation on the day we were taking pictures to sell our house so believe me the grass was cut. The violation was addressed to us but had a picture of someone else's house attached to it. A two story house at that and ours is a single story. Even after we called Golden Rule and explained that they sent us a violation about someone else's home they still wanted us to take pictures of our grass in order to clear the violation. We did comply and they did clear the violation. But how bad do you have to be at your job to send a violation to an address with a picture attached that has a different address on the front of the home? Also April has attacked me personally saying that I need mental help and there are voices in my head. This seems to be a reoccurring theme when someone says or does something she doesn't agree with. She is extremely rude and even went as far as to tell my husband to shut up. After which she had her attorney Dan Safarti send us a cease and desist notice. We haven't posted any of her personal information anywhere. This is by far the worst property management company I have personally dealt with and I have been in this home for 14 years. I still have the emails and correspondence with the company as well as the screenshots on Facebook where she told me I need mental help and that I have voices in my head. She is very rude and unprofessional. Also as my husband stated in his google review our entrance has been damaged for a month and a half and has yet to be addressed. I also have screenshots where she threatened me saying good luck and that I'm going to need it. She try's to intimidate people and judging by most of her earlier reviews that seems to be a reoccurring theme as well. I wouldn't even give a one star!

I unexpectedly had to move and with less than 1 month notice I reached out to Tanya and she came by to inspect my home and didn't exactly walk into a turn key ready home. She suggested a few repairs, got me a range for how much the property can reasonably rent for and as soon as all the agreements were signed, with the help of Tianna, they had vendors getting her estimates and getting started on repairs. Once the repairs were done and my home was put on the market it rented SOOOO quickly! I expected weeks to maybe a month but within days we had a lease signed. As a first time landlord what I appreciated most was the open communication and transparency I got every step of the way. Tianna and Tanya are both very professional and their experience shows.
