I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. The Raleigh real estate market is extremely competitive; therefore, having a realtor with a…read morecompetitive nature is a necessity. Don't let Tim's laid back persona deceive you. My son took a job with Google as a software engineer which required him to relocate from California to Raleigh. The first problem was that he was too busy with his new job to search for a home so.... (guess who was appointed with the task of finding the perfect home?) and second, I knew nothing about Raleigh. I found Tim by using Yelp. I contacted Tim and as it turns out he would be in California the following week so he suggested we meet. Tim came prepared like the L.A. Ram's coach came ready to play the superbowl. Tim had marked-up grafts, spreadsheets, comps, and available listings. I explained we had a limited amount of time (4th quarter inside the 2 minute warning ) to close this deal. Tim set the expectations of the Raleigh market to let me know that while this task wasn't impossible it would certainly be challenging. I flew to Raleigh a couple of weeks later with all of the comps in hand that were provided over the previous two weeks and just like Tim had predicted they had all sold. We arrived at newly listed properties the day and time they went on the market as realtors were putting up the for sale signs. After submitting approximately 10-12 offers one of the offers was accepted. It was downhill once the offer was accepted at least that is what we thought. The loan was already approved with Wells Fargo so what possibly could go wrong you ask!? 2 weeks before closing Wells Fargo decided that the value wasn't supported for the appraisal. How could that be in Raleigh, right!? There were at least 12 other like properties within a 2 mile radius that sold for the same or more. Tim sprang into action and had his local loan officer reach out to help. The loan officer contacted us the same day which was 2 days before Christmas. The day after Christmas we had our loan approval and was able to close on time. Tim never panicked, kept that wonderful cool demeanor and repeated his ever so calming phrase which was, "I got you" and indeed he did. I work for Apple and my son Google so if any of our co-workers are moving to the area and need a realtor do yourself a favor and call Tim.
