Renting "breakers" We were told to expect a 5pm check in due to "enhanced cleaning". Well that's hysterical that they consider this enhanced cleaning. Have called multiple times about the crappy cleaning job in the rental and they've done nothing. Dead bugs, human hair, rings from glasses on Unwiped granite. Absolutely disgusting and I had to clean it. There were also dozens of flies in the house, flying around in the kitchen and bedrooms. Also our door code was wrong. We had to call and get bounced around "after hours" (it was 5:45) to get in the house. They have no information about the advertised pool that's "a few streets away" but actually a mile away. No hours or opening times. I called about this and the woman gave me the address to the pool. Unhelpful. And the photos on the website are photoshopped. They make the queen bed look like a king so they can make that bedrooms larger bath look like the master. The actual master bathroom is tiny. Huge rips in the screen doors so we can't have the patio door open. read more

We rented a house (Sky Box) through Outer Beaches Realty last summer - August 2020 - in Rodanthe, NC. It was by far the absolute worst vacation experience that I and my family have ever had. I have contemplated writing this review for awhile now, and receiving promotional emails from OBR has prompted me to follow through in the hope that it might save someone else from making the same mistake we did by renting from this company We were a group of 5 - my husband, my elderly parents, my 5 year old and myself. We live in western NC, and the trip to get to Rodanthe is about 9-10 hour drive. We decided to break long drive up by leaving on Friday and spending the night halfway at a hotel, since we were concerned about my elderly father (84 years old and with Parkinson's and cancer) sitting too long in the car. While we were already on the road, we received a call from OBR (a day before check-in) that the AC in our rental house was not working - but parts had been ordered and the AC would be repaired early in our stay. They said they had placed window units in the house. When we arrived at our check-in time, we found that the house was indeed without AC and window units were running. However, these units did almost nothing to change the temperature in the house. There were a total of 3 units - one in the living room, one in two of the four bedrooms in the house. The temperature in the house stayed between 79-85 degrees the entire length of our stay! My son had to sleep with my husband and I because the kids bedroom with the bunk beds was unusable due to the heat. He was extremely disappointed (as were we!) as he'd been looking forward to using the bunk beds. The other bedroom that was unusable was one that my sister was planning to use - as she was going to join us a few days into our trip. She cancelled her plans due to the lack of AC. The temperatures outside in late August were in the 90's. So we paid for a 4 bedroom house where only half the bedrooms were usable. We had many conversations with people at OBR over the course of our stay. They sent a repair person out to check on the status of the repair, and he informed us that no parts had been ordered for the AC units and in fact they had not been working for several months!!! He said other people had stayed at this house before us in the weeks prior and had complained also. So, it became clear to us that OBR had totally LIED to us about the house. We had purchased travel insurance and could have cancelled our trip if they had let us know before we started driving there. They knew far in advance about the status of the AC. They only offered us a 20 percent refund. The entire trip was totally miserable because we could not relax at all in the house or sleep well while we were constantly sweating. My dad has mobility issues which is why we chose a house right on the water, so he could see the ocean without having to walk anywhere. The best times during the trip were when we got in the car to go somewhere else like a restaurant with AC. At the house we were constantly having to empty the water out of the AC units, and the drain on the electrical caused the breakers in the house to trip about every 15 minutes.... so we had to constantly turn the power back on and we could not watch tv because of this. The washer and drier was also not functional, so we could not wash out sweaty clothes. This is not what a vacation is supposed to be about!! One should not spend over 4,000.00 to be extremely stressed out!! We will NEVER rent a vacation property from Outer Beaches Realty again, and I encourage anyone reading this review not to either. read more

I called them regarding the 50% payment and ended the call with i have to talk with the other members of my party before going further. They then charged my card the 50%. I then Tried to cancel my reservation due to the fact that they will not provide comforters or blankets due to covid which was not disclosed when I booked. They then told me it was $200 to cancel even though they didn't give me all the information and when I tried to dispute it to get my deposit plus the 50% they went ahead and charged I was told the person who authorizes this is off today and no one else is in charge or has the authority. I have been vacationing in the outer banks for 13 years. This was our first attempt at using Outer Beaches and it will be our last. read more

Let me preface this by saying our experience last year with a different property with Outer Beaches was spectacular. We booked with them again solely because the house we rented last summer was immaculate. We chose a different property this time around because it was situated on a nice oceanfront lot adjacent to a boardwalk over the dunes and my father-in-law has an ongoing foot injury, so the boardwalk would have helped tremendously. So of course we were disappointed that the boardwalk was being rebuilt the very week we stayed, and we had to walk to the next access point even farther away with no boardwalk. That wasn't the breaking point though. The problem was with the property itself. Now, if you're going to make tenants check out at 8am or charge a fee, and then "clean" until 3-7pm for check-IN, then it should be pretty darn clean. It was not. The property "Tranquil Waves" was utterly disgusting. The bathrooms still had hair and toothpaste in the sinks, tubs and floors. Mold everywhere, including around the tubs, in the a/c vents, and shower curtain liners that were caked with mildew and slime. The kitchen sink had a puddle of rancid water sitting under it, which stunk up the entire house. We called immediately about this problem but told them of the housekeeping issues and that 3 of the 4 bedroom tv's weren't working. A maintenance worker was sent out to handle the plumbing issue but said he was only able to clean up the mess for now; a plumber would be sent out the next day. No one ever called me back about the other issues, and there were many. Everywhere I looked I found more nasty. The previous tenants had left dirty pans in the oven and trash everywhere including beer bottles in the outdoor shower. The home was clearly not even vacuumed as evidenced by the dirty band aid, popcorn kernels, crumbs, hair and other debris on the floors. The water dispenser on the fridge had a brown sludge literally dripping from the nozzle and filter was expired for 4 months. The "media room" had such a foul smell we didn't use it once, and because the previous tenants hadn't taken their full trash cans to the curb as expected, the pool area smelled terrible as well and landscaping was overgrown to the point of being unable to walk around the pool without being attacked by prickers. There was also a splinter so large it could've taken an eye out, right at eye level for a child, at the entrance to the pool. Both charcoal grills were disgusting and rusted through. And the hot tub was on the 3rd floor deck with rotting floorboards and a loose railing so we opted not to use that either. When the head of housekeeping came out later that first full day I walked around with her and pointed out the various issues. I listed them all (I'd also emailed and texted photos of everything to various employees) and they said they'd be back to clean. I asked them to please just clean the bathrooms and kitchen (after the plumber had fixed the main sink issue) and to put up the new shower curtain liners that I had purchased because no one was comfortable even taking a shower at that point. She agreed and sent out her housekeeper later that day, along with maintenance again to try and get the 2nd floor tvs working, which they did for a brief 5 minutes after he left and then froze again, and remained unusable throughout the week). So that was 5 visits from 4 different people in a day and a half, wasted from my vacation, not including the time WE spent cleaning up, purchasing supplies to make the house livable, and trying to troubleshoot the various shortcomings of this home. Even so, I decided to give Outer Beaches one last try and reach out to see if we could rent the property we'd stayed at last year, being that we know it was well maintained and at least free from mold and mildew. I had hoped they could offer a slight discount for our inconveniences, but they just said that's not something they do if the problems were taken care of (they weren't) and that they'd have management get in touch. That was a week ago and no response. Nothing in response to the survey I sent either. It's been a week. They didn't even offer to reimburse me for the shower curtain liners I purchased! I'm so disappointed in the poor customer service. I guess they don't care to keep repeat renters. Shame on them, the previous tenants, and the owners. read more

But switched to Outer Beaches because they had a better internet site in the mid 2000s and remained loyal because... The best office staff, friendly on the phone and in person. We rented the home "Summer Shack" in Salvo in August 2020, and this was the WORST vacation rental we have ever had, and we have been renting vacation homes every year for the last 22 years. We realize now that Outer Beaches curates the home reviews on their website and does not show any negative ones - so BE AWARE OF THAT when you're reading their home reviews. This home has been sold to a new owner, and it was clear that the buyer is waiting till the end of the season to fix the many, many problems, which means we were deceived about the home we were renting. The pool and pool area were extremely dirty, and the hot tub is old and beat up, as were the pool chairs. The "screened" porch has no screens. The master bed frame was completely broken and near collapse. There were multiple broken blinds, lightbulbs out throughout the house, broken outside lights and closet doors, etc. One bedroom door mechanism was so messed up one of our (adult) kids could not open it to get out, and had to beat on the door and scream for a long time before anyone heard her to help her get out. There were construction materials piled up in the yard the entire time, and tons of cigarette butts all over the yard from the workers. I will say, the maintenance workers that were sent out to try to fix some of the issues were VERY nice and did their best to help, but obviously some of the issues need major repair. These photos are just some of the ones we took. When we called to let the agency know about the issues, the only thing they offered us was $150 in FUTURE rental credit, which was useless to us as we would never rent from them again after this experience. Rented and paid for an oceanfront house in December 2020 for May 15 2021. On May 01 2021 I receive a call from OBR telling me the house can not be used. OBR than goes on to offer 3 sub par houses one of which had different rental days in its place. OBR has no concern for there renters this is business as usual. They do not care that they cancel your rental 2 weeks before you were to arrive. Leaving you scrambling for an appropriate rental or no no rental at all. read more

We have been using this Realty Company for 7 years. I don't know what has changed. They act like they don't care if you have an issue. When telling the lady at the office and saying I had pictures. She could care less. You send in a survey and it says someone will be contacting you. That has not happened. The rental had not been cleaned, vacuumed or dusted. The refrigerator and dried looking blood in the bottom bin. The freezer had crumbs and dripping dried on the bottom and broken glass in the front of the refrigerator. Contacted them about toilet tank leaking in Master bathroom. I added that there was mold and it was damaging the wood trim in bathroom. Never heard from them during the stay about the water leak in bathroom. I put towels down. If not there was standing water in the floor causing damage to this upstairs bathroom. Where is the sense of urgency? Do they think they have so much business...they don't have to care. I have rented this place 5 times in the last 4 years alone. People do return. Home is absolutely beautiful, not the first time I've stayed at Baywatch in Frisco, the views of the Pamlico Sound are breathtakingly beautiful and you can really tell that the owners LOVE this home. Outer Beaches Realty? Meh...Inconsistent messaging on departure times between printed materials and what is on the website, departure time at 0800 instead of 1000? Consistent messaging and communication please. Do not use COVID-19 as an excuse for inconveniencing your customers, we have ALL had to adapt to this situation and this is not exclusive to your business. I feel like just another buck to your company and, since that's the case, I will be happy to work with your competition in the future. We had a list of problems with our rental and wrote up and took the list of issues to the Outer Beaches Realty office. We received a lackluster and unapologetic response to our complaints. Cottage problems that we noted: * Entrance door code on sheet was in error , the last digit was wrong , I guessed the right digit. I corrected the entrance code on the sheet that was given to us. * The sliding glass door to the front screened porch does not slide except with a forceful pull, the track looks dirty and not maintained. * The key labeled laundry room does not open the laundry room door. * The outdoor shower did not work, it needed to be turned on inside the locked laundry room but we did not have a working laundry room key * The outdoor shower provided a look-in view for the cottage deck users next door. * The outside screen door on the screened porch had no screen. * Stains on ceiling of one bedroom appear to indicate a leaking roof * Cockroaches seen in the kitchen. * There were no blankets for any of the beds in the cottage. * The sheets provided looked dirty * Main bedroom shower water switch was corroded and was frozen in the shower only mode. A bath was not possible, only a shower. * The tub in main BR had no drain plug * No food storage, all cupboards were full of glasses, plates, table wear, but there was no food storage place * Carpeting was old, stained. * Bathrooms dated, old , fixtures leaked We feel that Outer Beaches Realty has degraded in customer service in the years since we originally began renting through them. This place is an unprofessional nightmare. We paid 12k for a week, our refrigerator was broken. The remedy? A cooler. We had to stuff our food for the entire week into a long cooler and live out of it. The deck gave multiple adults and children splinters, we found broken glass in the couch, the hi speed WiFi didn't work the entire week, the grill was broken(which we realized AFTER we had to fill our propane tank), the 2 doors to the 3rd floor deck are broken, one didn't work at all, the other required the strength of Hulk Hogan to open. Try relaxing with 14 kids going in and out not able to open a door on their own. They did put another fridge on the bottom floor during our stay, 2 floors away from the kitchen, right next to the other cooler they had provided us with. This apartment sized fridge was legit like $50 from a frat house. May I remind you we paid 12 THOUSAND DOLLARS for ONE week at this place. Plastic deck furniture was broken, missing cushions on the furniture that wasn't plastic, no towel racks in any bathroom, no soap, no TP, broken handle on the upstairs toilet, loose deck stairs(which was great for carrying my 9 month old daughter). Oh, and the landscaping had giant weeds with those spikey balls in them, great for kids. I'm sure you can sense my sarcasm, but for real, these people did NOTHING to compensate us. Unfortunately, this was quite possibly the worst experience I've ever had with a vacation rental. Even during COVID, the price for our rental (You, Me, and the Sea in Salvo) was very high which just added insult to injury. We rented the home for a week long vacation starting on a Saturday. We were told that due to additional cleaning guidelines related to COVID, the check in might be delayed which was understandable. But the normal check in would have been 3pm and at 6:45pm we got an email that the house was ready. So we went to start unloading and get the kids to bed. But when we got there, the housekeeper was still there. She politely explained that the upstairs was ready, but she needed more time for the downstairs. We were then scolded by her supervisor for showing up "early" even though we'd already been waiting for hours and received an email the home was ready. From there, things only got worse. The bathtub in the area that had been cleaned had human hair in it along with an unreal amount of dog hair. The dog hair was everywhere in the house. Upon inspecting the kitchen, which also in the area that had already been "cleaned", we found a quarter carton of warm milk along with other trash and somehow, more dog hair. This wasn't trash in a trash bag inside a trash can. It was just straight up in the trash can - no liner. This was right next to the dishwasher which hadn't been run so it was full of dirty dishes. Then we struggled to figure out how to turn on the AC in the house. For some reason, the management company insisted that the AC be turned off while the poor housekeeper cleaned this huge house alone in 85 degree weather. This is a small gripe but it was frustrating that we had to figure this out in a home we paid $5k+ to rent for a week. The next issue was the hot water. The hot water went out on Tuesday and wasn't restored until Thursday. We called the emergency line to report the issue by leaving a voicemail with an automated system. We had to call repeatedly and leave several voicemails to get a call back. Finally someone did call back and told us it would be addressed the next morning. But no one came the next morning so we called again (more voicemail) and they said someone was on their way. Someone finally did show up and if you round up by 2.5 minutes, they spent about 5 minutes in the house. They said if the hot water didn't return in 1-2 hours to call back. Of course the hot water didn't come back within 2 hours, so we called back and left another voicemail. No response until the next day when we were told Maintenance would return. They did return, shut off the power to the house and finally got the hot water back up. At this point, with the lack of cleanliness, late check in, rude employees, and no hot water, we were very frustrated. So we started calling to speak with the Customer Service Manager. 4 weeks after our stay, I was finally able to get someone on the phone and explained our frustration - mostly about the hot water and cleanliness. I asked the woman I spoke to if she would be satisfied with a home that had no hot water and her response was that she "liked cold showers" so this wouldn't have bothered her. After getting past that comment, I was offered a $65 cleaning credit. Not to mention how badly they're getting ripped off for paying $65 for the lackluster cleaning, that offer was offensive. So I asked to speak with someone who could offer additional compensation. After another 2 weeks of me calling and leaving voicemail after voicemail, I finally got someone on the phone who offered me a refund of 1 day. After another 2 weeks of back and forth, the person I spoke with emailed another person in our party to say they'd agreed to give us 1.25 days worth of a refund. The email stated that they understand hot water is an important AMENITY and they're sorry it took them 2.5 days to replace the hot water heater. Mind you, they didn't even replace the hot water heater. But that's another story. The fact that a luxury rental company considers a basic requirement such as hot water an amenity is all you need to know. Don't waste your money giving it to this company. Their priorities are in all the wrong places and it was an extremely frustrating experience. I hope that by writing this review, I will help a fellow human being avoid a terrible experience. read more

In the day we were to check in, they called us to tell us that the pool heater was broken and the lift was broken. When we arrived we found that the house was actually under construction ( never told us) there was dog crap on the deck and toe nail clippings in the game room. Linda is the office manager who did nothing to help us. We have 6 kids and one who has special needs. Worst experience of my life- Upon arrival the door does not work, so we had to drive to the office to get the emergency number to call. After finally getting in we made it less than 10 minutes to realize that the "extra" cleaning done for covid is an absolute lie. The trash bins were both full and sitting by the house And as I was cleaning the old FOOD in the sink covered in ants my son was playing on the deck only to find an empty beer bottle turned into an ashtray that they just left outside. It honestly disgusts me to think of all of the other things that went without cleaning. I call the emergency number again and speak to Jenny. She was not able to offer anything other than to have a manager call in the morning and to have the maintenance team call me in the morning. I was livid and after a 13 hour drive down I began to clean the entire home, this went on for 4 1/2 hours. The next morning rather than getting a call from any manager my son is woken up by two maintenance workers at our door. Both of the workers did not have masks or gloves on and I stated I did not feel comfortable letting them into the home. I called and spoke to Jenny again and she then just placed blame on the maintenance workers for not calling beforehand. At this point there was no reason to have the come and clean I had already deep cleaned the home since my toddler was in the home. I asked again for a manager to reach out and then Jenny asked that I sent pictures of the trash and ants over to her. Finally around 2:00pm the day after check-in a manager named Linda was finally able to call. I explained everything and she did not seem to think it was a big deal that the house was left in such a dirty condition. She stated that I refused to have maintenance come in and clean and I let her know that I had already spent a majority of my evening cleaning the house myself. She then offered $100 refund for the cleaning fee. I told her this was ridiculous to offer something so insignificant due to all the issues we had already had. She stated to would be a few hours and she would call me back after she spoke with some managers. I then went and took pictures of some of the other issues with the house and sent them to Jenny. The DVD player on the main level did not work, the microwave handle was broken off and if you are able to open it with tongs there was rust inside so I am sure it is unsafe to use. I was informed that a new microwave was already on order but it did not help me any for the duration of my stay. On top of this I notified them the ice maker did not work at all. They suggested sending in a repair man but I did not want a stranger in the house there is a pandemic going on so we did go buy ice which was just another inconvenience added to the list. We also noticed during the trip that most of the TVs do not work. The mattresses are very outdated and not even on a box spring or any foundation just plywood under them and almost impossible to sleep on. Most of the TVs in the bedrooms do not work at all. The light for the pool does not work so you cannot see to swim at night, and the deck has several rusty nails sticking out which is very dangerous especially when you have a toddler with you. The outlets outside do not work and you are not able to connect to WiFi outside either. Inside the outlets mostly do not work, when you plug something in they cord just falls out. We also encountered a roach on day 3 which at this point was another issue we just learned to deal with ourself since the realty team had been no help at all and Linda the manager never even bothered to call back. After 4 days of never hearing from Linda I do call and leave a message that I would like for her to cal me back. She finally calls that evening to say that she is only offering $100 and that is all she can do. I told her that was unacceptable but she did not care at all. On Saturday our last day of the trip as I was up on the main floor we are surprised with a man named Willis in the home. He did not knock and the main floor is 3 flights up and that was when we became aware someone was even in the house. He was not wearing a mask or gloves and stated he needed to get a model number off of the microwave. I reached out to Linda yet again because I could not believe someone entered the house without our knowledge and was also not using any type of precautions due to covid. Linda called me later this afternoon stating it was Willis's fault and he was supposed to come the next day, yet again placing blame on someone else and simply stated she would still only offer us a $100 refund that was originally offered that we did not accept and asked if we wanted her to buy us a pizza? I mean we spent almost $3000 for a home that we were told would be cleaned and selected the outer banks since it is secluded so it was supposed to be the perfect pandemic getaway. I stated that we did not want a pizza and Linda sarcastically asked if I just wanted a full refund. read more

We had visited OBX for the past six (6) years and rented through a number of agencies during that time, while renting through Outer Beaches Realty twice. When DARE County officials closed the OBX to visitors (03/21), we had opted to cancel our existing reservation on 04/22/20 (reservation for for the week of 17 May) due to family from out of town requiring the same weeks vacation - but needing a different venue since OBX was closed and not due to open at the time until 05/22. We had notified OBR by phone and again by certified letter of this cancellation on 04/22. While we had purchased trip insurance, OBR was reluctant to support our cancellation and even went as far as to say the payment made (full payment was made in Jan '20) will not be reimbursed by either OBR or the insurance company because no one covered a 'pandemic' event. (mind you if one of our dogs had died during this time and we could not make the journey due to this and we had the proper documentation, the insurance would cover the cost 100%) We had tried multiple times to phone (always placed on hold for over 20 minutes with no response) and email (no response to email) in an attempt to work something out after the 22nd....however, nothing but crickets. - no response to phone calls nor email. The day we were supposed to depart for the OBX (we had already made alternate plans for this week) we received an email explaining how we can gain entry to the home (On May 6th, Dare County announced opening the OBX to visitors beginning Saturday May 16th after closing since 21 Mar) - on the day of our 'departure' we received another email notification of how to leave the home and finally on 26 May we received another mail asking us to fill out a departure survey on how the week went - obviously they didn't take our cancellation seriously and have not reached out to us to attempt to help remedy our payment by either offering a refund or a credit for future rental dates. While they may not be legally responsible for return of our payment (made early in good faith), one would think they would be morally responsible to do the right thing. - shows us a lot about the Dare County officials (opening at the last minute - first stated 22 May to be open, then change abruptly to the 16th) and OBR (for never responding) - we will be rethinking spending our hard earned money and time at the OBX in the coming years - and for sure we will NOT be using OBR ever again. COVID-19 has brought out the best in people and the very worst in people. We will let others decide which side OBR falls. read more

OBR #883 OBX Life is Good Our rental was dirty. We were told to expect a late check in due to Covid cleaning and safety measures, but the house was filthy. We were delayed in arriving because of the hurricane, so finally checked in Tuesday night. There were visible food crumbs on the kitchen counter and stove. Every glass surface (kitchen table, coffee table, windows, sliders) had handprints on them. There was trash/debris under the couch, pet hair on the carpet and the condo smelled musty. The final straw was the roach we found in the bathroom on the last night of our stay, in the middle of the night. *We noticed 4 separate exterminators on the property while we were there. Surely other visitors called about roaches. We didn't know. There were greasy kitchen appliances left out and the majority of the silverware in the drawers had dried food on it. OBR provided some bath towels. We found a set of towels on the floor in a closet, and could not tell if they were clean or dirty. They were sort of half folded, and had yellow stains on them. The furniture was different than advertised, which isn't a problem really, but all of the bed were squeaky to the point where one shouldn't try to move in their sleep. The set of single beds came from bunk beds, and the bunkie boards need to be replaced badly. The queen bed in the main room is rickety and loud. The TV, light and fan were all plugged in incorrectly, causing the light switches to turn on the TV and the fan to stop working at times. We had issues with the direct TV boxes being powered off and unplugged. This condo was advertised to have a pool. No one at outer beaches was able to tell if the pool was open or not. There were conflicting messages about the status of the pool. Either way, it was murky and green. There was an OBR staff member on the property one day, and I thought to ask her about the pool and was told that it was up to the HOA and OBR wouldn't know. In that case, then OBR shouldn't state that there is a usable pool on premises. It was also advertised to have grills and picnic areas. These ares are filthy as well, and not usable. The grills are in terrible shape, and with no trash receptacles, it would be too much hassle to try to clean the grill and then walk to the dumpster. *I attempted to call OBR several times during my stay but was not able to get through due to wait times and/or poor cell reception. The AC automatically sets to 74 during the night, and locks that way. You can't set it lower than 74 at night or lower than 72 during the day. 72 is comfortable for most people, but when we got there late at night, it was hot and smelly, so being able to set is cooler quickly would have been nice. While the view of both the ocean and the sound were great, we were directly next to the camp ground. We knew this prior to the trip, the photos show part of an empty campground. Upon our arrival, we found that the campground is huge. The size of several football fields at least. It filled throughout our stay, which made the beach crowded and there was a lot of night time noise. Had we known that the campground was huge and potentially crowded, we would have booked elsewhere. Also, about the view- The photos clearly show a beautiful condo with 2 balconies. This is misleading because it's one balcony and the front entrance, which is public. Just because there are a couple of chairs next to the door, doesn't make it a spot to sit and talk with your family. The front balcony was broken in several spots, making it unsafe. There is no dumpster within reasonable distance to these condos. Its a long walk to the road. This could be contributing to the roach problem. This should be shared prior to booking. While it wasn't an issue for us, what about those with mobility issues? Finally, as were were packing up the morning of our 8 am checkout, I opened the door at 7:30 to find an unmasked cleaning staff member waiting for us to leave. We mentioned that checkout was at 8, and we weren't ready. She said that she doesn't know about times but was told to get here first because the owners were coming that day and the place needed to be ready. On the way home, I called to express my concern to the OBR staff and was told that there is nothing they can do but that she'd forward my concerns to management. I will be following up on Monday with management. While most of my thoughts on this property are negative, the bathrooms were thoroughly cleaned and the location is great in relation to the beach. The elevators were a plus, although the other buildings didn't have them. That's a lot of steps for people with mobility issues who couldn't climb all those steps. This should be made known prior to booking. The rinsing stations and fish cleaning station was also a plus. The size and decorating in the condo was great, and I feel that the issues with this property are not the fault of the owner. Rented 2 for 1 in Hatteras, the house was described as wheelchair accessible "Wrong". The doors are 32" instead of 36" , no access to the decks. Elevator needs adjusted to exit using chair. This just began the issues. The toilets in 3 bathrooms ran continuous, the dishwasher was stopped up & flooded the floor, 2 of the showers drained slow & you had to stand in water, out of the 10 TV's only 4 worked, the patio door in kitchen leveled & kept the floor flooded the 3 day's it rained, we had to sweep the floors, the freezer side of fridge was broke, the grill was so dirty we could not use, the ceiling fans had so much dirt on then we didn't turn them on & the air unit on the 1st floor was not working properly. We contacted Outer beaches reality & the maintenance guy came & took pictures. We also spoke with the realtor 7 different times. The only issue corrected was 1 toilet. This company is doing a very poor job representing this house. We were very unsatisfied. So beware! read more

We've rented from outer Beaches for the past 4 years and have always been happy, but quickly realized that as soon as we had any problems, they would disappear and ignore their customers. Since renting from them in July, I've emailed 3x, talked to 2 representatives about the lack of response and was told to contact the supervisor. I'm always put on hold and can never get though only to leave a message that gets no return. Our beach home was not the same as stated in pictures. In fact, construction was going on at our home that delayed our check in time- we were told construction would not impede our vacation. NAILS were found in the pool by our children and all over the deck, head boards were not attached to beds, our dresser's legs were broken and leaned to the side, cockroaches were found all over the home, the door going to the pool was broken and unsafe for our children, and so much more! We are disappointed and frustrated with the lack of communication of Outer Beaches Realty and the failure to return our calls to discuss our concerns. We will not be renting from them again. read more

Can I give less than 1? Worst company ever. We stayed in Sound Therapy. It looks beautiful, but don't look too closely. Filthy dirty and lots of bugs. Called this company to repair hot tub, dishwasher, and washer. None of these items could be fixed! In fact, they knew about them. What kind of low life rents a property and does not disclose their short-comings? Doors did not lock, dishes put away dirty, trash cans brimming with someone else's garbage. This company could not be more apathetic. Use someone else to help you locate a dream property. Someone who is honest and forth right. Don't waste your precious and hard earned time off and money. My family and i just returned from a week's vacation in Avon NC. We rented "Four Winds" a LUXURY-ELITE home through Outer Beaches Realty. We were expecting 4Pm check in and 10am check out times. One week prior to our arrival we were notified that check in could be as late as 7pm and check out was at 8am. Our group was driving from NY, MA and NC with 2 young children and 2 infants that normally went to bed around 7pm. We were told it was due to a staff shortage and enhanced cleaning because of Covid. What a joke! The house was NOT clean and seeing it for the first time was quite a shock as it looked like an OLD rendition of the pictures posted on line. To say this house had not been maintained would be an understatement!! Couch cushions were torn in 2 spots, dirty shag area rug in living room, inability to close or lock sliding door in game room causing foul odor and dampness on that level, cracked/broken chair leg covers in kitchen, disintegrating screen door off game room, multiple burned out lights, broken lattice around pool and cracked pool door, missing tiles around pool, peeling ceiling in living room and bedroom, crack in 1 bathtub, roaches in entranceway, filthy pantry with broken ironing board lying on floor, 3rd floor never cleaned -crumbs, dirt and game detritus in evidence. The list goes on! We were also not given complete towel sets. I placed a call to housekeeping and maintenance after we settled in (Saturday) and left a message, not really expecting a call back until Monday am which I never received. On Monday afternoon I again called and spoke to Diana. I was told "2 people had unexpectedly quit over the weekend and they were very short staffed" but she would put in a maintenance order and send over more towels. Two days later the maintenance man showed up and was very helpful taking care of minor deficiencies. Towels never arrived. He also promised to pick up and deliver towels. He never returned. I called on Friday - our last day- and again requested more towels. I was told I COULD DRIVE to the office to pick up more towels if I wanted!! My son and daughter in law had to use the same bath towel for the whole week. We called it the $7000 towel because that's what we paid for the week. We have stayed in the Outer Banks several times over the last 25 years and have always rented through Twiddy, Carolina Designs or Joe Lamb. What a mistake using Outer Beaches Realty!! Their customer service is severely lacking. They are sympathetic on the phone and promise to correct problems but there is no follow through. This house was in severe need of TLC but was advertised as a luxury home. Also the reviews (6 in total) on the Outer Beaches Realty site for the home were 4 and 5 stars with 1 sentence each from 2018 and 2019 and 1 review from 2020. Seems hard to believe there are only 6 reviews (and all positive) for a house that has been rented for over 3 years doesn't it?? I would avoid this rental agency at all costs!! read more

To say we are disappointed is an understatement. Our blended family including our children and their children from Seattle, Syracuse, NY, Chicago, IL and Charlottesville, VA were scheduled to meet up for Memorial Day week in Salvo, Outer Banks. Our son in law has been attempting to work with Outer Beaches Realty in an effort to cancel and reschedule since early April. Over $3000 was paid in full and as of 4pm today, they were refusing any refund OR rescheduling. We have every reason not to travel at this time, even though the Outer Banks is "open"...our family has stayed at Outer Beaches properties for 20+years...NEVER AGAIN! read more

We have used them to book our Outer Banks vacation houses since 2006. During that time I tried one other realty place (bigger selection) and was disappointed in comparison with Outer Beaches. So this year we are back with Outer Beaches. The houses have generally been clean, well stocked, and exactly as they were described in the listing. They also have fixed any issues quickly, like missing wireless connections, etc. The other superior thing about Outer Beaches is their fee structure. Other rental places have cheaper listings but when you go to check out they add a fee for everything under the sun. Not so with Outer Beaches. It's all up front, which is the way I am personally and prefer my business relationships as well. read more

We love OBR. Their houses are always clean, their prices are the best on the Island, and their staff is super friendly and helpful. Yes, they offer CSA travel insurance, which didn't handle Irene in the best way possible, but OBR did their best with the situation and found solutions for most people who weren't getting properly reimbursed. I don't like CSA, but I am not going to punish OBR for their short comings. As I understand from OBR's facebook page, they are contractually obligated to offer CSA for a set period of time. You don't have to purchase that, you can use your own insurance provider. PS as of 2012 they dropped CSA. read more

We rented a house and it was falsely advertised. Many things they advertised for were not there. Then we had many issues WiFi issues, plumbing issues, etc. my family had an issue with no water and when we went to the binder they give, there was no emergency contacts. They said someone would be in the office 24/7 and no one picked up when we called. So we contacted the owner and he was way more helpful then the realty company. At the end of our vacation when we were giving our keys back we explained to them everything that was missing and how we were upset about that, and they gave us an attitude and showed they did not care how much of a disappointment it was. We rented "Castles in the Sand" October 5th thru the 12th and consider the house not at all up to par as an elite property. Photos of this property on the web are very deceiving. The house was a bit unkempt, also. Bedding looked second hand. Showers were very small /cheap fiberglass enclosures. Hardly enough room to turn around. Only 1 ensuite bath on the second floor that had hardly enough room to turn around in, and otherwise, baths across the halls for the other bedrooms. The bottom floor was a real shame! The pool table was ripped, and took up all the room on that floor. The area down there was really pathetic and dark. The main level with kitchen is small and dining area very cramped as the furniture is meant for an area that is at least 1/3 larger than it is. The air conditioner leaked water over the staircase for four days of our stay requiring us to use furnished bath towers to soak up water over staircase for most of the week. We cautioned each other to not trip. The ceiling was bowed with water gathering, and was showing black......mold?? We called the realty company several times and it was only after two full days of calls that someone came to check it out and determined that the A/C was plugged up. The view of ocean from top floor is excellent- and that's the only positive review I can give for this entire house. We have always used Outer Beaches in the past and were very happy with the elite properties. This one is nowhere near "elite". We are also shocked that no word of caution was given to us on our last day regarding the closed bridge due to a washout of a dune. We found out by accident with a tweet our son received. We felt we were thrown out to fend for ourselves. We will find a realty company next trip that has not gotten "too big" to care for their clients on a personal level. read more

Outer Beach Realty was very helpful in selecting a house for my husband and I. Cindy O'Neal was our agent. Very responsive to our needs when we requested minor maintenance . We stayed in KQ Vacations. A perfect place...updated, contemporary with a beautiful view. The only downside is that the bathrooms were reached from the hallway rather than the bedrooms. This was our 3rd time renting Making Waves at Waves NC and quiet possibly our last! I`m with everyone else about the enhanced cleaning, hand prints and nose prints on the glass where a child pressed his/her face to it. The glass tables still had rings where previous renters had placed their drinks, glass shelves in bathrooms were filthy and sticky. I found a tack in the hallway floor that would have punctured a foot with ease, floors were dirty etc! I don`t know what the cleaning crew does all day.....they must turn the tv on and catch up on the Soaps! There were no towels, or washcloths where they were provided the first 2 times we rented. The woman I spoke with at the real estate office had a smart attitude telling me towels and washcloths were not included...... I explained they were in the past and I could find nothing saying they were not included, so she offers to rent me towel and washcloths. She then tells me I can go to Dollar General purchase towels and washcloths and take them home with me after my stay! The first 2 stays there were wonderful and we love the location of the house! however this trip 8/28 - 9/4/2021 was not so great...They could care less about resolving your issues at the properties they manage....do yourself a favor exhaust all other avenues for finding a vacation rental before renting from OBR! they really don`t care if they did you would see them responding to all the reviews. read more

STAY AWAY!! I rented Sunjammer #244 in Waves and when I arrive for my weekly rental, the door code did not work. I called the office and no answer - had to leave a message at 6 pm on Saturday the check-in day. I also called the after hours emergency number for help and no answer - left another message. I ended up walking around the house looking for a way to get in. I discovered an unlocked sliding glass door on a lower bedroom and gained entry that way. Great security! I felt like I was breaking into my own rental! I never received a call back that evening and it wasn't until mid day the next day that someone showed up to help me gain access to the house. It turns out the door code didn't work and had to be reset remotely. I was told OBR has 500 houses that they rent and service and I'm just one of many renters. There was no apology for what happened. This is TOTALLY UNACCEPTABLE! What if I hadn't discovered the unlocked doorwall? Where would I have stayed my first night? In my car? Or maybe look for a motel somewhere. I will NEVER do business with this company again. read more

Back in January, we booked a beach house for a week in the summer and paid in full. 4 months later our reservation was canceled due to the house being sold. We frantically looked for a new house to rent, knowing that this late in May, most houses would be booked. We found 2 options that were slightly higher than what we had and asked if they were willing to work with us, meet in the middle for the difference. I was told she would call her manager and get back with me that afternoon. This was over a week ago. I called daily and left messages that were never returned. I called the main office and was told both options were rented the day before and now we are out of a vacation this summer. Their customer service is atrocious. I'm still waiting for a refund of my $3,000 and cannot get the manager to call me back. After renting with this company for over 20 years - we will never be back. read more

We stayed at "Island Seadream" this past week in Avon. Upon arrival we noticed the people who stayed before us never took their trash to the curb. All the outside cans were overflowing with trash. The kitchen was not cleaned. It was gross. There was food stuck to all the counter tops, the fridge handle had food stuck to it, and there were crumbs all over the kitchen chairs, and the sofa in the living room. So we spent 30 minutes cleaning the kitchen. Since the office was closed for the night it was the only thing we could do. Then we noticed the tv and internet were not working. I called in the morning and several more times during the week and everyone was nice enough, but nothing got fixed. They got the tv working but we had no internet the whole week. Last I heard via text message was someone would get back to me about the internet. No one ever did. Also no one ever took care of the trash. We had a great time regardless and I'll probably vacation at the outer banks again, but it won't be with Outer Beaches Realty. I see a lot of other bad reviews online about this place so do yourself a favor and book with someone else. It's a joke that we had a late check in and an 8am check out and the place was filthy. read more

Renters BEWARE!!! Our rental Rise N Shine #164 was marketed as an "ELITE" rental by Outer Beaches, we paid over $12k for the week of 8/4-8/11/2018. This rental is FAR from elite with broken plastic deck furniture, outdoor furniture that could not be used bc cushions were missing, all Ocean front decks were so splintered and cracked that multiple people in our party got splinters (one requiring minor surgery to remove as the poor child screamed her head off), appliances that didn't work (all of our food spoiled and we had to spend more money to replace it and live out of coolers all week), the MBR headboard was held together by duck tape, the propane tank was empty on the grill and we had to buy our own tank to attempt to feed our kids only to find out the grill was completely broken anyway, the hot tub was green and two children got swimmers ear (two more trips to urgent care), no one could hang up bath towels bc there was not one hook or towel bar in any of the 8 bathrooms, the outdoor landscape was riddled with weeds and trash (not just natural beach brush but large dead weeds and sand pits within the pool area that we had to keep our kids out of), the game room pool table was kept level upon arrival by beer case and couldn't be used or played with, none of the outdoor lighting worked making nighttime relaxing on the porch or swimming impossible and electric outlets kept tripping, under the kitchen sink and in several cabinets it reeked of mildew and finally both exterior doors on the third floor would not open (one was jammed completely closed and the other required so much pulling I hurt my back). Everyday we called Outer Beaches, everyday we had to deal with issues, no attempt was made to compensate us for the false advertising of this property or the food that spoiled or the amount of time all of this took up of the vacation we had all been looking forward to. We had to repeat ourselves over and over again to multiple people to express our concern over the safety of our kids and our dissatisfaction with the rental. Excuse after excuse was made, "we will add it to the list" is all we kept hearing, nothing was accomplished and no reasonable attempt was made to compensate us for what clearly was a terrible rental experience and certainly NOT ELITE! Giving us coolers and putting a small replacement fridge 3 floors below the 3rd floor kitchen where we prepared food only made our stay even more annoying as we needed to feed 14 children! Up and down, up and down all week long, the fridge got fixed Friday night before we left. Awful customer service, awful experience, DO NOT RENT FROM THIS AGENCY.
