    Let me preface this by saying our experience last year with a different property with Outer Beaches was spectacular. We booked with them again solely because the house we rented last summer was immaculate. We chose a different property this time around because it was situated on a nice oceanfront lot adjacent to a boardwalk over the dunes and my father-in-law has an ongoing foot injury, so the boardwalk would have helped tremendously. So of course we were disappointed that the boardwalk was being rebuilt the very week we stayed, and we had to walk to the next access point even farther away with no boardwalk. That wasn't the breaking point though. The problem was with the property itself. Now, if you're going to make tenants check out at 8am or charge a fee, and then "clean" until 3-7pm for check-IN, then it should be pretty darn clean. It was not. The property "Tranquil Waves" was utterly disgusting. The bathrooms still had hair and toothpaste in the sinks, tubs and floors. Mold everywhere, including around the tubs, in the a/c vents, and shower curtain liners that were caked with mildew and slime. The kitchen sink had a puddle of rancid water sitting under it, which stunk up the entire house. We called immediately about this problem but told them of the housekeeping issues and that 3 of the 4 bedroom tv's weren't working. A maintenance worker was sent out to handle the plumbing issue but said he was only able to clean up the mess for now; a plumber would be sent out the next day. No one ever called me back about the other issues, and there were many. Everywhere I looked I found more nasty. The previous tenants had left dirty pans in the oven and trash everywhere including beer bottles in the outdoor shower. The home was clearly not even vacuumed as evidenced by the dirty band aid, popcorn kernels, crumbs, hair and other debris on the floors. The water dispenser on the fridge had a brown sludge literally dripping from the nozzle and filter was expired for 4 months. The "media room" had such a foul smell we didn't use it once, and because the previous tenants hadn't taken their full trash cans to the curb as expected, the pool area smelled terrible as well and landscaping was overgrown to the point of being unable to walk around the pool without being attacked by prickers. There was also a splinter so large it could've taken an eye out, right at eye level for a child, at the entrance to the pool. Both charcoal grills were disgusting and rusted through. And the hot tub was on the 3rd floor deck with rotting floorboards and a loose railing so we opted not to use that either. When the head of housekeeping came out later that first full day I walked around with her and pointed out the various issues. I listed them all (I'd also emailed and texted photos of everything to various employees) and they said they'd be back to clean. I asked them to please just clean the bathrooms and kitchen (after the plumber had fixed the main sink issue) and to put up the new shower curtain liners that I had purchased because no one was comfortable even taking a shower at that point. She agreed and sent out her housekeeper later that day, along with maintenance again to try and get the 2nd floor tvs working, which they did for a brief 5 minutes after he left and then froze again, and remained unusable throughout the week). So that was 5 visits from 4 different people in a day and a half, wasted from my vacation, not including the time WE spent cleaning up, purchasing supplies to make the house livable, and trying to troubleshoot the various shortcomings of this home. Even so, I decided to give Outer Beaches one last try and reach out to see if we could rent the property we'd stayed at last year, being that we know it was well maintained and at least free from mold and mildew. I had hoped they could offer a slight discount for our inconveniences, but they just said that's not something they do if the problems were taken care of (they weren't) and that they'd have management get in touch. That was a week ago and no response. Nothing in response to the survey I sent either. It's been a week. They didn't even offer to reimburse me for the shower curtain liners I purchased! I'm so disappointed in the poor customer service. I guess they don't care to keep repeat renters. Shame on them, the previous tenants, and the owners.

    We rented the home "Summer Shack" in Salvo in August 2020, and this was the WORST vacation rental we have ever had, and we have been renting vacation homes every year for the last 22 years. We realize now that Outer Beaches curates the home reviews on their website and does not show any negative ones - so BE AWARE OF THAT when you're reading their home reviews. This home has been sold to a new owner, and it was clear that the buyer is waiting till the end of the season to fix the many, many problems, which means we were deceived about the home we were renting. The pool and pool area were extremely dirty, and the hot tub is old and beat up, as were the pool chairs. The "screened" porch has no screens. The master bed frame was completely broken and near collapse. There were multiple broken blinds, lightbulbs out throughout the house, broken outside lights and closet doors, etc. One bedroom door mechanism was so messed up one of our (adult) kids could not open it to get out, and had to beat on the door and scream for a long time before anyone heard her to help her get out. There were construction materials piled up in the yard the entire time, and tons of cigarette butts all over the yard from the workers. I will say, the maintenance workers that were sent out to try to fix some of the issues were VERY nice and did their best to help, but obviously some of the issues need major repair. These photos are just some of the ones we took. When we called to let the agency know about the issues, the only thing they offered us was $150 in FUTURE rental credit, which was useless to us as we would never rent from them again after this experience. AVOID THIS HOME AND AGENCY!

    Popped deck nail, lifted and broken deck boards

    Beware of this company. They have the worst customer service. This company is misleading and completely unethical. There are 57 reviews here and there is another 49 reviews that are not recommended that you can see if you scroll to the bottom of the reviews here. The rating on this company is missing a lot of one star reviews.

    This place is an unprofessional nightmare. We paid 12k for a week, our refrigerator was broken. The remedy? A cooler. We had to stuff our food for the entire week into a long cooler and live out of it. The deck gave multiple adults and children splinters, we found broken glass in the couch, the hi speed WiFi didn't work the entire week, the grill was broken(which we realized AFTER we had to fill our propane tank), the 2 doors to the 3rd floor deck are broken, one didn't work at all, the other required the strength of Hulk Hogan to open. Try relaxing with 14 kids going in and out not able to open a door on their own. They did put another fridge on the bottom floor during our stay, 2 floors away from the kitchen, right next to the other cooler they had provided us with. This apartment sized fridge was legit like $50 from a frat house. May I remind you we paid 12 THOUSAND DOLLARS for ONE week at this place. Plastic deck furniture was broken, missing cushions on the furniture that wasn't plastic, no towel racks in any bathroom, no soap, no TP, broken handle on the upstairs toilet, loose deck stairs(which was great for carrying my 9 month old daughter). Oh, and the landscaping had giant weeds with those spikey balls in them, great for kids. I'm sure you can sense my sarcasm, but for real, these people did NOTHING to compensate us. I would NEVER rent from them. Setting an expectation of an elite property is false advertisement. We will be notifying the BBB in addition to this post.

    Under construction

    In the day we were to check in, they called us to tell us that the pool heater was broken and the lift was broken. When we arrived we found that the house was actually under construction ( never told us) there was dog crap on the deck and toe nail clippings in the game room. Linda is the office manager who did nothing to help us. We have 6 kids and one who has special needs. You would think that a good company would offer us something... tell us about the construction etc... DO NOT rent from this company. They are unethical.

    Feat in the Sand #975 - Avon, NC…read more We will start with the good: Great location! Very nice home with a lots of bedrooms, bathrooms, two refrigerators, a nice washer and driver, a nice hot tub and a large pool. We loved the gates for the steps, the high chair, games/puzzles, and a large selection of books. Lots of silverware, dishes, and pots and pans. The arcade games were also a big hit. Now the bad: COCKROACHES! Dirty upon arrival. Screened in porch had cans and cigarette butts left behind. The home looked like it had been tidied but not cleaned. It smelled bad. We spent the first hour of our vacation cleaning. We bought febreeze and Lysol spray/wipes. We swept and vacuumed. (We had to clean the vacuum as there was something nasty and sticky in it.) Ceiling fans were dirty and there was mold in multiple areas of the home. Screws sticking up out of the deck. One chair was broken and whoever had placed it like it was fine until someone sat in it. Grass at volleyball court wasn't mowed until Thursday so we didn't get to use it. Beds (all of them) were terribly uncomfortable. Sheets were cheap and felt like a paper towel from a gas station. Comforters were dirty, food stuck to them. Couch was disgusting with crumbs all over. The Keurig was broken and we were told that it would be replaced the following day. That day came and went. After asking, we were told that the owners did not want to pay to replace it. I would NOT recommend Surf or Sound. The house itself overall has a lot of amenities but would not stay again because of the cockroaches and terrible beds.

    Completely unacceptable condition for an $8,000/ "week" vacation rental…read more I am a licensed home inspector and home builder and I can tell you that the condition of Feat in the sand #975 was completely unacceptable. We paid approximately $8,000 for this rental and expected a clean, properly maintained home. Instead, we arrived to sand in the bedding, body hair and dust from previous guests, extremely overgrown grass, and numerous maintenance issues. That level of cleanliness is unacceptable at any price, let alone an $8,000 rental. More concerning is the visible mold/microbial growth around the HVAC register and on the ceilings, along with apparent condensation/moisture at the vent. As someone who works in construction and understands building conditions, this is not something I would expect to see in a professionally managed vacation property. We also reported the overgrown grass, which was approximately a foot and a half tall, and it remained that way three days later. With young children staying at the property, leaving the grounds in that condition was unacceptable. The biggest issue isn't that a rental property can have an occasional maintenance problem. Problems happen. The problem is that this property was turned over to paying guests in this condition in the first place, and the response after we reported the issues was inadequate. For $8,000, I expect the house to be clean, inspected, maintained, and ready for guests when we arrive. Sand, body hair, dust from previous guests, overgrown grounds, and visible moisture/microbial growth around an HVAC system are nowhere near that standard. I would strongly recommend that anyone considering renting through Surf or Sound Realty inspect the property carefully upon arrival and thoroughly document any problems immediately. Based on our experience, we did not receive the quality or value we paid $8,000 for, and I would not rent from this company again.     I was extremely disappointed with our recent stay at Lucky Catch rented through Hatteras Realty…read more The problems started the moment I opened the front door and was hit with a strong mildew smell. As we unpacked in the kitchen, it became apparent that the cabinets had been stocked with no organization whatsoever. Dishes, pots, and storage containers were randomly placed throughout the cabinets. Unfortunately, the bigger issue was cleanliness. I had to wash nearly every dish I wanted to use because almost all of them were dirty. The cabinet handles, pantry door, and even the kitchen floor were sticky and grimy. After seeing the condition of the kitchen, I began checking other items we planned to use. The Keurig coffee maker looked fine until I removed the carafe and discovered black mildew growing inside it. I ended up thoroughly cleaning the machine and running several pots of water through it before it was usable. The bedroom I stayed in on the top floor was no better. The ceiling fan was covered in dust and dirt and clearly hadn't been cleaned in a very long time, so I didn't use it. Other family members found additional issues throughout the house, including a sock left under a dresser, a rusty shower curtain rod that stained someone's clothing, cockroaches in both the living room and one of the downstairs bedrooms, spiders, toothpaste splattered on a bathroom mirror, and drains with years of hard water buildup. There were also burned-out light bulbs in multiple areas of the home, and surprisingly, no broom was provided for sweeping. The beds were another disappointment. The mattresses and frames were so noisy that simply rolling over would wake your partner. The sheets felt very cheap, and one pillowcase ripped at the seam, exposing a filthy pillow that didn't even have a pillow protector. Under the sink in the game room had a plastic container with some kind of wet brown stuff growing. It was not until our 4th day there that I discovered what I believe was a lot of black mold growing on the window frame! Seeing the condition of the cabana by the pool was downright frightening with cobwebs, spiders, and hornets nests. On the top floor balcony it appeared that a board had been freshly replaced, but several long screws were left behind loosely scattered on the deck. My family and I rented through Hatteras Realty for many years and paused our annual Outer Banks vacations during COVID. This year, we were excited to restart our tradition and chose Lucky Catch because we had stayed here in 2019 and loved it. Sadly, the condition of the home has deteriorated dramatically since then. It is obvious that there is no pride of ownership or proper maintenance of this property. Considering the amount of money we spent, I feel completely ripped off. This house was nowhere near worth the rental price, and it was heartbreaking to see what was once one of our favorite vacation homes in such poor condition. They offered to come by the day after we arrived to clean things up, but we had unpacked 12 people worth of stuff, and I had washed the dishes by that time. They also offered to have someone come about the roaches. Again, what could they really do with us there. Perhaps they should have done all those things before we arrived.

Instead, we walked into a house that had clearly not been cleaned. There was hair in the showers, stains in the toilets, and the overall condition was completely unacceptable. To make matters worse, we arrived around 6:30 PM and were forced to contact an after-hours emergency number. My family and I then had to wait outside for over two hours before we could even enter the home we had paid thousands of dollars to rent. After spending an entire day traveling, this was the last thing anyone should have to deal with. I was assured that management would contact me the following morning to discuss compensation for the inconvenience. That never happened. In fact, despite multiple attempts to reach the company, I received no meaningful response until five days later--and only after contacting the property owner's helpline. The resolution offered was a mere $150 discount. Considering the condition of the property, the significant delay in gaining access, the lack of communication, and the disruption to our vacation, the offer felt more insulting than compensatory. I was then told that company policy is to provide no compensation at all if an issue is corrected within 24 hours, which is an unacceptable way to treat paying customers. This was my first experience renting through this company, and it will absolutely be my last. After vacationing in this area for more than 20 years, I can confidently say I will return to renting through Midgett Realty, a company that understands customer service and takes care of its guests. I cannot recommend this company based on my experience

Everything from the process of selecting a cabana and checking on availability to arriving, staying, and checking out was smooth, simple as pie, and budget-friendly. We had our vacation dates picked out first and checked the website to see what would be available during the September 17-24 (Saturday to Saturday) week. There were plenty of options when we booked in July, but by September there were no vacancies listed on the website (though there was a sign at the cabanas themselves that said "Vacancy," so something might have opened up). The first half of the fee was due immediately, and the second half was due a month before arrival. The rates vary widely depending on the season. Ours came to about $570 for a week's stay after tax, fees, and trip insurance were all figured in, but "off season" begins in early September, thanks to potential hurricane threats. Prime season is listed in the brochure as $820.37 per week and may be more after fees. The cabanas are a mix of uniform and highly individualized. They're single-room affairs (plus a bathroom with a door, of course) on stilts -- you park underneath. They have no fewer than three decks: both front and back decks on the living floor and a third one at roof level. They all have air conditioning, a TV, and kitchen areas including a fridge and oven. They're all built of the gray, salt-blown wood that is popular all over the island. The best way to visualize the size is to think of a medium-sized dorm room with a kitchen. Beyond these details, they all have their separate personalities. The one we stayed in, Ocean's Door East (#27), had a rare two-bed setup, one of them loft-style. Most others appear to have one bed, some of them full-size and some of them queen. It was decorated with a beautiful array of beach-inspired wall knickknacks, many of which said "Welcome" on them -- and welcome we felt! The kitchen had lots of dishes and pots (but not all of the cabanas necessarily will, so come prepared!), and we were pleased to find beach chairs we could borrow. There were also a lot of children's beach toys, but again, that will vary from cabana to cabana, so don't count on it. This one allows pets, both dogs and cats, but not all of them do. We chose our cabana based on its proximity to the beach -- it was the closest one available when we booked. There is a wooden walkway that takes you over the dune, and there you are! There was always a smattering -- but not a crowd -- of people lounging, reading, fishing, beachcombing, or throwing balls for their dog. The waves were medium-height while we were there, but of course that can be variable. A convenient hose is located at the cabana end of the walkway for cleaning off sandy feet. About halfway through the week, we realized there was a hose under our cabana, too. Additional tips: Be aware that weather in this area is volatile. We had the pleasure of partly cloudy 88-degree days and rainy nights during our week, but it could just as easily storm, or a hurricane might blow through. Hatteras Island gets completely evacuated at such times, so get trip insurance. Also note that you will need to bring your own sheets, towels, and paper goods. This isn't a hotel, it's someone's beach home, so there will be imperfections in the accommodations, and you're cleaning up after yourself, ESPECIALLY right before you leave. Also, bring bug spray. Even though the cabana has an owner, it's through Dolphin Realty that you'll be paying your fee and signing your lease agreement. I did this all by email with them. They responded within a business day or so of any inquiry I made. It was all so easy and reasonably priced that we'll consider coming back to Hatteras Cabanas for future trips here!

Stale, rotting food and exposed wiring under stove burners that didn't work. Filthy, thread-bare curtains that partially covered non-functioning windows and sliding door. Urine and miscellaneous stains on sofa upholstery and bedding. Doors hanging off of rusty hinges. Broken and leaking hose outside for rinsing off after the beach. ZERO Covid-19 protocol or cleaning. Disrespectful and rude Dolphin Realty employee named Suzanne. Protect the health and safety - not to mention your "relaxing" vacation and search for accommodations elsewhere.

The beach gear promotion was great and we chose bikes for our group. Pool and hot tub were well maintained as well as the entire house. Upon arrival the house was spotless. Sun followed up with emails and text messages the day of checking and the day after to make sure the house was in good order. The Pool and hottube were both serviced twice during our stay. We would rent from Sun again.

We got to the house at 4pm and had received no instructions for check in and had not been checked in. I called to find out what the check in process was and was told check in could be anywhere between 4pm and 5pm. I explained that I was informed of only a 4pm check in time. They kept referring to the lease and said they were short staffed. I waited until 5pm and still had received NO check in instructions. I called to speak to the manager and was told to speak with Tina O'Neal who did not answer the phone and my call went straight to voicemail. I went up to the office to get a copy of the lease and attempt to resolve my concerns. They kept referring to the lease and never took any accountability for the lack of communication in preparing me for such a late check in. We had driven over 4 hours and were very excited to arrive. I was told by Tina that they were not short staffed and I needed to change my attitude. We did not receive check in instructions until 5:44pm. No apology or concern for the inconvenience, late check in or our general well being. A simple text or email message explaining the process would have been helpful. The rude, dismissive and apathetic behavior was more than disappointing. I will not be using Sun Realty nor recommending anyone I know use Sun Realty. There are too many other companies who are willing and able to provide basic consideration for their guests. The house itself is great! The owner should find a new management company.

    My experience is this. Promises were made in the beginning that UNSAFE conditions were to be fixed…read moreIN THE SPRING (Be careful of clause 32 in the lease...it states that if something is promised, but you did not get it written down in this lease...then you are screwed, LOL A lawyer pointed this out to me when I asked about promises made by Ms. Head). This did not happen and we complained numerous times. Our rent was on time always and many times early. Every inspection was EXCELLENT. We had no stereo and zero visitors. We were ignored the first two times we asked about repairs and then were given a snide, smartass response designed to make us feel bad for asking the third time we asked. A week after asking the 4th time, the 20 year old living below us called the police saying he smelled marijuana (a Friday evening). On Monday morning, Colony Realty terminated our lease for this minor misdemeanor. THE JUDGE IN THE CASE THOUGHT I DESERVED A $25 FINE. THE COURT OF COLONY REALTY, ie. JULIA HEAD, THOUGHT WE SHOULD LOSE OUR DREAM RETIREMENT HOME, SPEND HUNDREDs ON MOTEL ROOMS and moving expenses as we were afraid to go home because of this young man below us and were given 15 days to vacate the property. That is our experience with this Head woman. WE FEEL WE WERE TERMINATED IN RETALIATION FOR COMPLAINING THAT WE COULD NOT USE THIS PROPERTY AS ADVERTISED BECAUSE OF UNSAFE CONDITIONS. WE EVEN COULD SAFELY USE WHAT WAS SUPOSED TO BE OUR FRONT DOOR.

We rented 3's a Charm from May 9-16, 2021 and the trouble started on Friday, May 7th with a phone call to let me know that the floor inside the front entrance was "soft" and that it was a safety issue that would be fixed the day after we arrived. Ok, thanks for letting me know...except the rotting floor was the least of the problems. We arrive Sunday night, crash and wake up the next morning to cook breakfast...except the stove is broken. Oh yeah, and the oven doesn't work. No phone, internet or satellite either. We rented golf carts for the week and go to plug them in to charge in the outlets at are under the house, yup...the rusty outlet starts smoking. Make sure you're prepared to walk the four flights of stairs (around the rotting floor that didn't get fixed as promised on Monday) because the elevator can't be called from the ground floor. Forget about cooking on the grill either, unless you're willing to risk blowing yourself up because of the faulty regulator valve. After NUMEROUS calls to the realty agency, they thought that offering us a $50 gift certificate would make good for our trouble...but oh yeah, we'd have to drive 20 mins to pick it. Rest assured...Beth from the Hatteras realty office has been working all morning to open up maintenance tickets to get the issues solved, but was adamant that it was our fault because they called us Friday before we checked in to tell us about the floor. Guess how many issues have been solved in the 3 days we've been here? This is the absolute worst vacation we've ever taken to OBX, thanks for nothing Outer Banks Realty!! 3's a Charm, 56406 NC 12. Here is the review of the home. This well loved home was a nice place to have our yearly family vacation. The house is a typical old beach house, 2 bedrooms on one side of the house with a jack and Jill bathroom and 2 identical bedrooms on the other side of the house, again with a jack and Jill bathroom. We did have a late afternoon rain storm with some winds and it blew in the front window. As we tried to put it back in we then noticed a sign saying not to open as it was broken. We had never touched it until it blew in. I managed to get it back on track and lock it shut. The out door shower was new and was spacious, having the best water pressure in the house. The exterior could use a good paint job. The interior could use some freshening up in some of the bedrooms, new comforters would go a long way. Washing the blankets between guests would be a great thing too. Also dusting for cobwebs once in a while would be a nice sign that this house is truly taken care of. A dehumidifier would work wonders in the laundry room and under the kitchen sink.

Promises were made before signing the contract that weren't kept. For example, I have a Guest Book in my home. I was told that Guest reviews could be posted on my Cove home website. This never happened in the 6 months that I was with the company even though I pointed out to them twice that they had reneged on an agreement. My home is a luxury home much larger than any that Cove Realty manages. Cove set rental rates too high - I had Iower income than with the previous 2 property management companies. This resulted in receiving a much lower offer price for my home (according to my RE Agent). I had to adjust prices by running a "sale" and reducing the price back to prices 2 years ago. (Cove will tell you that they only "suggest" prices - that the owner has the final say. I agree with this; however, home owners rely on the experience of the property management company to set fees. Cove obviously did not have this experience). In addition, cosmetic work needed to be done on my home at the request of my RE Agent (fence and rusted "nail pops" needed to be painted). Cove took my home (without my permission) off the rental market for January and February so this could be done. I did not notice this until February (?) when the damage was done (lost rent plus Cove did not take into consideration that this outdoor work could not be done during the winter). (Cove will tell you that sections of my home did not have electricity - due most likely to a lighting strike - which happened later in the year, but not in January and February. Cove Realty removed my homes from their rental site for 2 months for cosmetic repair that could not be done during the winter months without my permission or knowledge.) I could go on about the disrespectful behavior of one of the employees (my "property manager"), but I think that I have written enough. My experience is for your consideration if you are currently with Cove or are considering them as your property management company for your OBX home, especially if you have a luxury home. Not only are they not familiar with this market, they will make unilateral decisions that make no sense. They are a property management company that will only give you frustration and headaches plus much lower rental income and an offer price.
