AVOID AT ALL COST. My son was charged over $200 on move out for an apartment that we received I cleaned due to a black mod issue in his other apartment. My wife and I helped my son clean before he left and the manager "cleared" him. Then we got the bill in the mail. This is a common occurrence if you read other reviews, wish we would have first. Reached out to corporate and no response besides they "stand by their charges." This place is a dirty mess. I would look elsewhere for your college student to live. The Outpost does not care about you, or the law, and only cares about your money. I ended my lease in July, and received part of my security deposit with no reason why over $100 was missing for over a month. The only reason I got why they took my money is because I asked, but even then there were still issues. Like most good tenants, I cleaned the bathroom before I left. However, they charged me $40 to clean the bathroom that I already cleaned! After asking for a refund because they didn't follow the law in sending notice for why they withheld my money, I was told that a refund is unlikely. So if you're looking for a place that is willing to follow the law (which is a bare minimum for me) this place isn't for you. read more

Sent the following to the manager on Tuesday night and still have not received a reply. Now Saturday evening. Very disappointed in the lack of response to my email. No apology or even a note to let me know they will address it. Ignoring my email means they're not willing to enforce any rules listed in their very long resident lease. "The basketball court continues to have residents and nearby neighbors on it at all hours. As I type this, there are multiple folks on that court. (11pm on a weeknight) I had several over the weekend playing basketball at 3am, smoking weed. When I stared them down from my window, one of them had the audacity to stare at me as if I was disturbing him. I believe he lives in my building on the first floor. He looks a lot like Seth Rogen. The following day, on a Sunday, several residents hit the court at 10:30am which I was willing to overlook since I was already awake. However, when they started to light fireworks on the sidewalk below my balcony, I had to call courtesy patrol. I'm tired of calling the courtesy patrol and police as I am not paying rent here so that I can provide free monitoring and control of that amenity at the expense of sleepless nights. Is it at all possible to: 1) change the sign that is posted to show the hours more clearly? What is easily visible on that sign is that the amenity is cleaned every two hours (which it most certainly is not). Indicate on that sign that violating posted amenity hours will face consequences for trespassing. 2) put cameras on the leasing office to face the court so that repeat trespassers can be documented and face consequences for using that amenity after hours. 3) send courtesy patrol and/or police to regularly monitor that area and have trespassers fined/arrested and have their cars towed if they are not residents. 4) remove that basketball hoop altogether until folks can show some semblance of responsibility and respect to only use it during amenity hours." read more

BEWARE OF THE ROACHES!! I love this place. Maintenance responds quickly. The apartments are still kinda grimy when you move in but , you know nothing that can't be fixed by some elbow grease when you move in. But the apartments are spacious, for the most part the neighbors are pretty quite. The place is great. Every time I have talked to the office they have been helpful and kind. I love this place...but sadly...I won't be renewing my lease for the 2023 year...and the ONLY reason is because of the ROACH infestation in my apartment. Keep in mind my roommate and I are VERY VERY clean, so they aren't staying around because we are dirty are messy. I know ROACHES themselves can be tricky to handle, especially in an apartment complex. But it had been nothing but a loosing battle. We have found ROACHES in the kitchen the day we moved in. We turned the lights off and came back in the kitchen after awhile and when my roommate turned the light on, she said ROACHES went scurrying away. We moved in August 17 I believe of 2022. And there is no end in sight to the ROACH battle. They sprayed once when we first moved in, but it was just around the cabinets on the outside on the floor, behind the stove, and behind the refrigerator. For the next two weeks they got worse, which is normal after a spray. Then they got a little better, then they got worse and worse. I leave my insta pot on the counter to cool after I use it and after leaving it out for two hours there were two roaches that were under it. There are always some in our sink. There were also DEAD ROACHES in our FREEZER and REFRIGERATOR. They are in our cabinets, they really liked my silverware drawer and the other drawer that's on the island. When they got worse my roommate and I took matter into our own hands and bought raid, emptied out our cabinets, and sprayed them ourselves. Two weeks later and they aren't any better. So we call and set up a "clean out" with the apartment. Which is where the pest control people come and we clean the pantry out as well as our cabinets and drawers. Take eveything out and they come spray with a heavier chemical....two weeks later and they are still just as bad as before. Inc act now we see them in our pantry. THANKFULLY, we don't have any in our rooms, though I have seen a baby one once but that was it. But we still have a bad roach problem and I don't ever see it being fully fixed. So, the ROACHES are the only reason I'm leaving when my lease is up. Otherwise I'd stay at the outpost. I just can't handle the roaches. In fact, right now currently I bought a plastic tub and put all of my dishes and kitchen stuff i it, and now My kitchen is now in my closet. I didn't want roaches climbing all over my silverware and drink cups, and plates so after finding so many in the drawers I loaded up my kitchen stuff and put. In my closet.... I also know that other residents have roaches as well. Soo be aware! read more

To say I'm completely disappointed with Outpost is an understatement. Moved my son into his first apartment yesterday at The Outpost. The unit had a disinfected sticker on the door. What a lie! No one could have stepped into that apartment since previously vacated. Floors, baseboards, counters, etc. were deplorable/disgusting. There was a large welcome committee of cockroaches throughout the unit, no keys to lock to apartment, no blinds in bedroom, wasp nest all along stairwells and patios...the list goes on. Maintenance comes to clean and spray. This consisted of randomly spraying with a can of Raid and a container on disinfecting wipes which he did not crack open. Sad that his first apartment experience is with The Outpost. If possible please avoid this place at all costs. read more

Save yourself some time and trouble and go to another complex with a good leasing/management team that does not specialize in trying to con students and their parents out of money. There is a reason they want to deal with naive students and distant parents. So when they start asking for guarantors information DOB, SS#, DL#, bank statement, paycheck stubs, etc.. Know there is a reason. They will be adding fees and charging you regardless of whether you pay the advertised rental price in full or not. I lived at the Outpost from 2022-2023. During my ten-month lease, I had countless problems that the staff never dealt with. My apartment was dirty and disgusting when I moved in, I had 5 leaks throughout the year that I had to deal with because maintenance wouldn't come by, the pool was closed from March through May (the end of my lease), the basketball hoop was broken for 4 months, and much more. On top of it all, I got charged a cleaning and painting fee that I know isn't even conducted on the apartment because mine was dirty when I moved in. The problem at this complex is that people who do not live here congregate at the property at all hours of the night once staff leave the property and/or stop responding to calls for assistance. The pool gate is left unlocked and anyone facing the amenities will hear people in the pool and courts all night long. Everything from shouting matches, Marco Polo matches in the pool at 2am, folks who start a basketball game anywhere from 1-4am. Clearly the signs posted all over the place are largely ignored by anyone setting foot on the property. It is time for this current management team to work with the local PD and give them the authorization to cite and arrest repeat offenders, as well as have Tow King tow cars who do not have resident parking decals displayed. DO NOT MOVE HERE. Originally I was to take over a 12 month lease from someone, in a two bedroom, along with a friend who only signed a 6 month lease. They told the girl I subleased from that it was unlikely another person would be placed in the apartment with me for the 6months the other person would not be there. I wasn't in contact with them until the day I came to move in and sign. I signed and everything only to be told I couldn't move in a day early due to water damage. In addition, I was told weeks earlier I'd be in 4305 only to be told they moved me to 3105. We knocked on 3105 to see what was going on. NO FLOOD. THEY LIED. The apartment didn't even seem finished with the renovations and I was to move in the next day? We also saw that there was a person was living there AT THAT MOMENT. I went to the office to check it out and ask why they had lied to me and why there was someone in my apartment. No answer given to why they lied about the flooding and Matthew Bell sassily responded: "we aren't required to tell you guys that we put a person in the same apartment as you until move in day." BY LAW they needed to inform me of that beforehand. They had not let me, the person I subleased from, or the roommate know, that they placed a random person in the same apartment. I wasn't going to take that chance so I ripped up the lease I had just signed. Poor poor management. RUDE. I had no other place to go and they didn't even bother to ask where I was going to sleep that night. read more

The office staff have been super helpful and very welcoming every time I've come in the office for a package or had issues in my unit, except for Hailey, her unprofessionalism and rudeness unfortunately keeps this from being a better review. She will do everything in her power to avoid helping you, she will look at her phone to ignore you, avoid any kind of eye contact upon entering while speaking in a low tone hoping any of her coworkers will do it instead, or even dial phone calls the second you come through the door, while having a bad attitude when doing her job. I feel bad for the other employees as they go above and beyond and will help multiple residents before Hailey lifts a finger. I recommend those considering taking a tour here to request anyone else to help you. read more

I would give the apartment itself 4 stars. The kitchens are nice, the closets have plenty of space, the pantry is a wonderful size, and the rooms are nice. The negatives are the lighting, the residents can be noisy and leave their trash around. I would give management 1 star at most. They do not tell you accurate information regarding absolutely anything you ask them. They do not get to your maintenance issues unless you call numerous times and put in endless requests. ( I currently have a request pending for about 6 weeks now when they said it takes them two days). They do now show an ounce of interest in your well being or problems. Management has not answered to my several emails. The pool was not able to swim in for the first two months of living here, and now it is fall and too cold to enjoy the swimming pool. Overall, I do enjoy the apartment I live in but management needs to actual managing and be a lot more organized. read more

Ridiculous. Also I talked to a guy that was sitting in his truck and he said he was supposed to move in yesterday and his "room was not ready" so he slept out there in his truck and was told to come in at 10. These apartments are okay, but the appliances are cheap and break down often, such as the toilets and sinks in the bathrooms, and the dishwasher in the kitchen. Maintenance and repairs take a while, when you put in a request. Hot water goes very quickly in the morning, and I only have one other roommate. Finally, this is what made me write this review. One afternoon, while my roommate was at work, an employee of the Outpost Apartment came into my apartment unannounced. He/She entered and passed through the shared kitchen and living area, into the the back part of the apartment, where the bedrooms are. During this time, I was in my room, unaware that someone has entered my apartment. The Outpost employee then proceeded to use a key to open my door, which was not locked, WITHOUT KNOCKING and was now standing in my doorway, facing me in my boxers curled up in a blanket. The employee stood there and tried to explain that they thought no one was home or in this room and continued to stand there, until I politely asked if I could have some privacy please. After another moment, they left and I dressed more properly to greet this unannounced guest. The employee informed me I would be having two new housemates by the end of the week, and that the spare bedrooms needed to be prepared for the them. I understand the necessary inspection of the rooms, but I now feel unsafe in my own room, knowing the employees of the Outpost Apartments will walk in unannounced because they believe the room is vacant. I was in my own room, which I am currently leased for. I will be leave these buildings prior to the end of my lease, even if it means breaking the lease contract. read more

The Outpost is definitely the most value for your money. Our apartment continues to impress any guests I have over. My apartment has plenty of space, and the facilities they have are really nice. This is my daughters first apartment. It's very nice, lots of space, huge closets, updated floor/ cabinets. We had a maintenance issue when moving in (AC was not working properly) but the manager handled it really well, accommodating whatever we needed with a very kind and positive communication. I would NEVER recommend this place to anyone. Bad experience from move in day to move out day. The apartment was not ready upon move in. Sinks and showers clogged, blinds broken, keys didn't work, drawers broken, cheap washer/dryer and much more. The OutPost maintenance is lazy and just covers up problems. They are slow to fulfill most of the requests and have the motive of fixing problems as quickly and easily as possible. The new management is inconsiderate and decided to begin renovations toward the end of spring semester. They thought it would be okay to have the entrance/exit to the complex be ONE lane while "re-paving" (more like spraying black paint) the parking lot. During this process, there would be no spots left to park at night. I had to circle around 2 times only to park on the complete other side of the complex. Another thing I'd like to mention is that during the renovation process, a man knocked on our door at 8:45 am saying we needed to have our cabinets and drawers cleared in 10 minutes so they could put in new doors. We had no prior notice of this. Finally, the washer is so cheap that it did not switch to the next cycle and flooded our apartment the week before finals week. We called the office and maintenance took one HOUR to get there as water continued to spread into our bedrooms and bathrooms. A maintenance man came in and said, "oh, let me go tell the office that this is actually bad." The OutPost manager came in to see the place and said she'd try to see if there was a vacant apartment. We sat around for a couple of hours and were never contacted. We ended up getting a hotel that night. From that day, the apartment had 14 fans roaring, was 89 degrees, and maintenance men were in and out every day and we were never notified when they'd be coming. Padding had to be taken out and replaced, our stuff had to be off of the floor, and base trim had to be replaced. After staying in a hotel for a week, the four of us could move back in. The manager never offered to help with hotel costs, but gave us some gift cards and OutPost T Shirts. How sweet. read more

Let me start by saying, "I hope you had a great Memorial Day in the nice cool air, Jordan Rodriguez?" This is the apartment General Manager! These people disgust me! My duaghter returned from a relaxing vacation on MEMORIAL DAY to her apartment being 81 degrees. This was about 11 AM and immediatly called the emergency after hours maintnance number. Now keep in mind it is a holiday, however if there is a water leak, AC broken that they WILL call you back immediatly to fix the issue! Guess what? 5 phone calls later from a period of 11 am to 6 pm NO ONE returned my phone call EVER, nor my duaghter's. The next day we both called again. My duaghter was not taken seriously so I called and they got up to the third floor apt. to "fix" the AC. Well several hours later after the front office girl told me the manager would call me to discuss my concerns of my 21 year old duaghter having asthma and NO ac for 2 days NO ONE CALLED. Plus guess what? The AC is still not fixed. Now going on 2 days with NO ac and reading 83 degrees in the apartment with a college student that has asthma. I HOPE that JORDAN RODRIGUEZ.....really enjoyed her holiday with the AC and still no AC for my dughter! WARNING DO NOT RENT FROM THESE NON RESPONSIVE people. New management is a smoke and mirror show. Claiming all the great amenities and projects when apartments themselves are run down, falling apart and dirty. Price used to be fair but there are a ton of other places with much nicer apartments at $550 a month or less. Maintenance is slow and office staff doesn't really seem to care about residents. I've lived here for over 2 years and honestly I've hated every bit. It started out fine and then something happened w the old maintenance and all of a sudden they weren't responding to our maintenance request, we waited almost a week and a half for our ac to get fixed, our kitchen light has been out for about 2 months me and all my roommates have put in multiple maintenance request. ALSO, we had a pest guy coming every Wednesday to spray bc this was a vacant apartment and now no one has been spraying we do in fact have bugs and we put in maintenance request nothing has changed. And lastly I don't know who the electricity goes through but I've lived here for 2 years and the electricity has never been over 50 bucks and it's my last month here and they are trying to charge me double saying I have to pay for last months too?? I've lived at the Outpost for the last two years. Overall, I think it's a wonderful place to live, especially for Baylor students. Very large rooms, with roommate matching available and everything split nicely so that you don't have to hound anyone else for money.. it's great for that season of a student's life. The complex went under new management in January, and since then things have been a bit rocky as the new team tries to get their bearings. Prices have gone up considerably, but it's all for the sake of newer and better rooms and amenities and whatnot. It's been inconvenient to have these modifications happen while I'm still here and trying to live through it, but once all the changes are done it will be a great place to be.
