    Their WiFi is shit. The couches are uncomfortable. Shit breaks all the time. Management are dicks. The jacuzzi never works. Fuck this place

    POORLY MANAGED!!! BAYLOR STUDENTS BEWARE!!!…read more This place is horribly managed, and it trickles down the rest of the complex. On my move-in day, they completely forgot about me moving in and my apartment was not cleaned as it was promised. The apartments are poorly maintained as I had multiple broken cabinets/drawers, broken toilet paper holders and garbage disposal issues on move in day. If you wanna get something fixed, you'll have to wait about two weeks because the maintenance people are always super busy and have over 90 maintenance requests. I was told this throughout my six month lease every time I asked about why it was taking a whole week to fulfill my request. Of course, this is not true as I've seen the maintenance crew relaxing in the office and chatting with the office people throughout the day, hardly working. The biggest issue I had was with my windows. They were not properly sealed. The window pane was not sealed to the frame allowing dust, bugs and bird nests to squeeze through the window. I asked maintenance multiple times to fix this, but they never did. I had to take my own action and caulk the windows shut!!! The pool is a joke. After months of waiting, they open it and then the next day it is completely green. This happens often on for over a month!!! I do not recommend this place because of the poor management and employees! STAY AWAY!!!

Despite this being a cheaper-end complex, you would at least expect them to make your new home livable and put in light bulbs and smoke detectors. I had no air conditioning for the first three weeks of September. The temperature in my unit was over 90 day/night. Despite pest control, there are always roaches and wasps throughout my apartment. I wake up to roaches in my bed without fail every day. I clean and fumigate my apartment regularly, but this hasn't helped. The complex is overall completely unclean. Internet cuts out frequently - terrible for students with online exams. When I called the provider, they could not fix the slow connection, even after sending out a technician. The Enclave has fallen apart even more since new management came in. They no longer notify of packages being delivered and throw away packages after 72 hours of being unclaimed (a felony). Cheryl Hocker, the new manager, is unresponsive to nearly all emails and phone calls. I schedule appointments to visit with her but she is never punctual. She provides passive-aggressive replies when I finally meet with her. She promises to address my complaints but seldom does. The new maintenance man, Chuck, is incredibly rude. My washing machine has flooded my unit 5 times. His responsiveness is terribly slow and lazy. Some maintenance requests get marked as "complete" with no repair being made. He often curses at me when I don't get to the door quick enough for him or if I'm asleep when he comes by and my deadbolt is locked. Nearly all my neighbors smoke marijuana inside their apartment, so the entire complex reeks of that. Management doesn't take any action despite this being a lease violation. All of the gates are broken, so there is no sense of security. Parking lots are poorly lit. I installed a security camera outside my unit after waking up to banging on my door several times in the middle of the night, which revealed a homeless man living in the vacant apartment across from me (the previous resident was evicted for domestic violence and damaged the lock). Management did nothing immediate to fix this and vehemently denies it ever happened. (I posted this review on Google Reviews as well. Cheryl claimed there are "untrue" statements in the review and asked to meet. We did meet with her and she unfortunately wasn't able to indicate anything that wasn't true. If you live here, buy a camera)

    We have had nothing but problems since my daughter moved into the apartment in August 2022. Both…read moregirls signed a 10 month lease, but we were the only one that was charged the extra $75 for the short lease. After the lease ended in May 2023, we were still getting emails stating that our rent was due. My daughter had called regarding the emails and was told that it should have been 12 months. But when she told them it was only 10, they looked it up and said she was correct. It is already end of July, and I again received an email stating that my rent was due. My daughter called again and told them the situation and they said they would fix it. She is also still being charged for electricity and they have been moved out for three months. The apartment was also filthy upon arrival. There was dog hair, dirt, and dust everywhere in her room. They would constantly find cockroaches and bugs throughout their apartment. There were also stains on her bathroom counter and chips on the door and walls. Another problem for us was the renters insurance. Even though we had the insurance and turned it in, we were getting charged for not having it. I remember calling many times and all they said was they would fix. Finally after a few months, someone finally knew what the problem was and gave us instructions on where to upload the document. If we were told when we first called, we wouldn't have had to call monthly just to get the charge taken off. The girls also had a problem with a broken garbage disposal for months. They constantly called and placed work orders, but still nothing was done. It wasn't until my husband who happened to be visiting and went to the office that they said they would fix it. They fixed it only for it to break 3 more times, each time blaming my daughter and her roommate. Additionally my daughter and her roommate felt that she was unsafe here. The gate was left open for most of the year and during the first week they had a stranger (who was not even a resident) banging on their door trying to get in. This happened again later when what appeared to be a homeless man was walking around her apartment claiming that he was "maintenance". Upon walking into her hallway there was always the smell of weed and there were always used cigarettes next to their door. The office was very unorganized and never on the same page. They would give away her packages to her roommate numerous times even when instructed not to. We were made so many false promises before moving in. They claimed that they were renovating the rooms and common area and that everything would be finished before move in. When we signed a lease for this apartment we were told we were paying for all the amenities. Turns out they were under-construction they did not get to use any of it. Noise was also an issue. In January my daughter was unable to sleep or study in her room as her upstairs neighbors were very noisy. Their TV was super loud, they would drag things across their floors, stomp, etc every single night. Her and her roommate made complaints and it took 3 emails and a phone call for them to do anything about it. But even after they said they would do something the noise continued. Then in March she reported that she heard scratching noises coming from her vents. After reporting it to the front office they told her they would have pest control come look at it. 3 weeks later and nobody came. She reached out again and they said that they were not going to have pest control look at it and instead they just had their maintenance guy take a look. He reported that it was birds and that they were not going to do anything. So from March until move out she heard these noises from the time she woke up, throughout the day, and even throughout the night. Before moving out, we were told to just spackle any holes left in the walls, which we did in the entire apartment. I received an email with a move out statement of $160 for paint damage in the bedroom and bathroom. Everything in that apartment was normal wear and tear. I wrote an email and never received a response, so I called the office. I requested pictures of what paint damage they were referring to and was told that the charges were not for the spackle on the wall but to paint over it. If we were supposed to paint over the spackle, we should have been told when we asked what to do regarding the holes in the wall. Every time we called to ask why we were being charged they made up a different answer saying that it was the holes, then changed it to scratches, and then changed it to paint. These are just a few of the many problems we had with the Grove Waco. Please be careful before signing any lease here. The cheaper rent is NOT worth it.

It IS worth it for what you pay- I am…read morestaying in the D2 and the space isn't bad- but so far during my time here i've experience problems with several of the amenities, and i've had a mice problem that was never solved by pest control. My roommates and I are very clean people; we were even told this by pest control followed by "this usually happens in the winter, just wait it out." This issue went on for several MONTHS and was only solved once one of my roommates brought her cat the next semester. Pest control had absolutely nothing to do with it. If this hadn't happened, I would have been happy with the domain; however, this issue was huge and it was extremely irritating to not receive help from management.

The prices are reasonable and I would recommend this apartment for anyone trying to find a new place... However, my least favorite part is the managerial staff because if you have a problem through paying your utilities or rent, anything having to do with the online Domain Housing Portal, they are very very slow to respond... also the roommate matching mostly just puts people together at random, so make sure to come (into this apartment or any others for that matter) with people you know irl :) This place is perfect if you make it. All you need is good roommates, set up your payments correctly, and they'll handle the rest.
