I get a phone call June 10 about an opportunity to work as an assistant manager for this company at a property. The recruiter name is Shelby. She seemed nice at first, but then I realize she was unprofessional and didn't follow through with anything. A month later, which was July 24, 2025. She calls me excited like she's ready to give me an opportunity and go over Salary and location. I discussed everything with her. She said she writes it all down. I give her a call the next day and she's so rude, cutting me off in the middle of my sentences because I called her out about being unprofessional and not following through with the things, she said she was going to do. If this is the type of people, that they're hiring to recruit for jobs. Everyone needs to run now. She's definitely bad for the business. read more

it is too bad you can't leave zero stars. the only reason they get one star is because the maintenance guys are fantastic. the worst management I have ever experienced in my 30 years of renting. they take and take and take your money but they do nothing to upgrade the apartments, living area, or appliances. I swear the last apartment I think the appliances were older than me. now after three plus years of living there, with not a single late payment, they want to bill me $435 for drywall repair and carpet cleaning. Are you kidding me I know for a fact that they don't repair the drywall they just paint over it. Moving from one unit to another unit, in the same complex, and all the old nail holes are still visibly painted over. We paid over $1250 in NON refundable deposits for cleaning and then they want to come back and say the carpet was heavy soiled. You walk up and down the stairs 10 times a day and have three children and tell me how the carpet wouldn't be soiled. We all know good and well these apartments replace the carpet when you move out they ALWAYS DO. I have rented a lot of places but the manager at Tivoli is the worst, the laziest, and most hated of any manager I have ever meet. The staff can't stand her, the tenants can't stand her, I honestly have no idea how she has kept a job for so long. then I get told by another tenant that left early, broke their lease, and didn't clean anything at all....like I saw the guys struggling to clean their unit and she got a refund. A REFUND for breaking your lease???? this place can kiss my a** I will happily go to collections before I pay them a freaking dime. read more

My issue starts at corporate. Our staff here are overworked and stressed out most of the time. So that when someone asked them to do something that's in their normal course of duties it's prolonged and they can't get to it and that creates animosity between me and the staff. I had an issue with bed bugs about 4 months ago don't know where they came from or how they got here but I treated them and got rid of them. Now new people moved in next door and the bed bugs are back again. I've been asking for paperwork on how to get rid of them which I finally got after 2 weeks of requesting it. I'm supposed to be moving into a new apartment but can't do that until the bed bugs are gone. I have a severe heart condition and I'm the only one that will do most of the moving and packing. This is way beyond my physical capabilities so I've asked management to ensure that I have a two or three week lead time as to when I will be moving into the new apartment. They had one set up right next door but then they gave it away. I've been told that the legal department has to authorize my transfer into a new apartment. Because I'm on housing I've also how to notify housing that I'm going to be moving so that they could send the correct amount to the corporation. I can see that's already going to be an issue because it looks like the Housing Authority will be authorizing payment for a two bedroom while I'm still in a one bedroom. I don't want to get in trouble for fraud but the company doesn't seem to care they seem to be so stuck on themselves they keep passing the buck to everybody. All I know is I've asked for help from corporate to find out why they're legal department hasn't authorized me to move. I have that helper that lives in with me now that's authorized and I need a two bedroom I've been requesting this for 3 months. This is insane maybe this posting will get somebody off their butt to do something. I know that the staff here have stated that they've tried to do everything they can but yet they're not getting anything done for me so I have to step up and go above their heads and again this creates animosity between me and them. So I don't know what else to do if they can't do it I need to do it. Maybe it's just time to break the lease and leave or give them notice that I'm leaving because this is totally unnecessary. Just know that if you're planning to move into innovation property the security is almost non-existent. The access to the laundry rooms are mute because most of the machines don't work most of the times. And you cannot claim a refund if you put your money into a machine that doesn't work. The staff is so overworked that they can't interact on a personal basis to try to help individuals with individuals problems because they're so numerous that's impossible for one person to handle. I think the purpose of ovation was to allow lower and come individuals to move into their properties so that they could get the higher rent from the federal government which they may not be able to get from the general public. read more

I have had 7 packages stolen from in front my door, even after I sit outside my door for hours waiting for a delivery. As soon as I go inside, the thief strikes!!!! I couldn't be more happy with my decision to move to this Ovation property (Aspire at Grand Canyon). The staff has been incredibly accommodating to my needs and have gone above and beyond to make sure my move was easy and incredibly fast! A huge shoutout to Kevin Perry who made this all happen in record time without any fuss! He did amazing. The apartment is very modern and updated and you couldn't ask for better. i currently live in the Viviani property and the roach infestation is ridiculous. I have spoken to the leasing office manager JoANn about the situation and she didn't seem to care at all. I have called cooperate and home office to see what can be done about this because it is very unease and nasty to be living with roach and from the review it multiple units. We live in an area now run/managed by them..and none of us are impressed. Things have really gone downhill since they took over.  It takes multiple tries to get them to clean up the rampant tagging. The area is littered with trash that's never cleaned up that we can see like it's supposed to be, and none of the area rules about loud music, etc, is ever enforced. Also, the office here is hard to get a hold of, and when told the about phone issues they were having, our phone was blamed even though it was on their end. God help anyone if an emergency happens that needs work, etc, asap...you'll never get ahold of them! Such a shame too...this was a nice area for so long! And now (as of march 2021) THEY CONSIDER a dog breed that is NOT allowed in the complex via their own lease and that barks all day and night normal, despite constantly waking us up. They will only make excuses about bogus investigations, and will do nothing more. Don't expect help with problems like this..you'll get none. read more

Chateau Challis is a beautiful complex! My 2 bedroom with attached garage was just what i had been searching for. Working late nights it was very important for me to have an attached garage space & it actually really hard to find in the area. Most offer a carport or a separated garage storage space, which at 3am as a small women was just not acceptable to me. Thankfully this apartment is large & even has a cute den space & the attached garage. Super pleases i was able to find this place! read more

Arioso Senior Living, Ovation property. The aesthetics on the outside are nice with weekly lawn service. BEWARE, once inside, bed bugs, roaches, urine from dogs along with their feces. Once all units were rented out all the intention to detail was forgotten. The floors, carpet, stairwells, elevators and walls and the workout room, (which is a covid habitat has been TRULY neglected in the last 6 months. I have made, along with other residents, many phone calls to ovation properties only able to leave V/M with no return phone calls to discuss these matters. I have lived here since the opening and will be moving soon unless changes are made. They have 2 maintenance men who are overloaded with taking care of 200 units, pool area daily and cleaning inside and outside of property etc... WHY aren't the owners interested in investing to keep up the property? Many residents are as upset as myself. We've have already had to take security measures upon ourselves to keep us, the seniors safe. Do we also have to form a cleaning crew, without rent reduction? I would like to be proud of where I live, not ashamed. read more

Do not rent at Radiance at Rock Springs! They promised great amenities (which are not part of your contract) and then take them away. We were told we would be able to use the resort style pool year long--and we did all last year. Suddenly they decide to change the policy and stop heating it from November to March even though we all pay a community electric bill that should cover that cost! Buy Beware! I live at Acapella Duet Senior Apartments and would like to commend the 23yr old Maintenance Man assigned to our building. This young man is far superior to other maintenance personnel that we've had. He is efficient, personable, professional and always willing to assist us Seniors. Although he is young, he is caring and dedicated to his job. Always a smile on his face with an appropriate heartfelt salutationThis is refreshing to see these days. His name is Nate and our new Manager, Keke is exceptional, as well. There seems to be a high turnover but Keke is a TREASURE! She always follows up and cares about us, as if she lives here. As with any complex, we have our problems with the Homeless, but this Team, with the assistance from Joy and Walter(at corporate level), are making it almost non-existent. I want to extend my appreciation for their efforts and refer anyone in need of a wonderful place to live, with a Team that actually cares about your concerns and maintaining the beautiful surroundings that you call home, to give our small little community a look. The most unethical property management company I've ever had the displeasure of working with. Ovation has many properties around Vegas that look nice enough on the outside, but beware of signing a lease with them; they will screw you out of every penny you've got, plus some. The lease terms are very punishing, especially if you have to break your lease for any reason whatsoever. Also, they just don't care, about anyone or anything besides making money. They don't treat people with respect or take the time to address renter's concerns, they just want to squeeze everything they can out of you, even if it leaves you destitute. We lived at Arzano Apartments off of Boulder hwy and Russell. When we moved in, we paid a $400 non-refundable deposit. When we decided to leave, we left a couple of items behind which included a bed frame, a nightstand, and a dresser. We could not move into our apartment due to my mother in law medical emergency and with the problem she had she can not stay by herself. With my fiancé being her oldest and only child that stays in California we had to make the decision to take care of his mother over moving to Las Vegas. I would NOT RECOMMEND moving into any ovation property under any circumstance. I lived at a regular Ovation when I first moved to LV. I moved to a senior community when it opened in 2020. It was brand new. Rents were more than fair when I moved here. B/c it is limited income, utilities are included in the rent. For the money, you can't beat it, until this year. We live here b/c we are trying to survive on SSI only. They had been fair in the rent increases until this year. SSI COLA was raised by 3.7%, because they were allowed to do so, Ovation raised rents by 7.3%, far exceeding any COLA increase we received. That would be bad enough, but Ovation must be going through financial difficulties b/c they fired the entire housekeeping team, all but 2 mainenance employees and even one person from the office staff. If anything breaks, the response is always 'we're waiting on parts". One of our exterior doors was broken for 3 months. We had every derelict in town was entering our building and knocking on people's doors at night. The first year I lived here several pool umbrellas were broken in winds and whatever. I've been trying for 4 years to get unbrellas replaced. They are too heavy to move. Now the excuse is they are short staffed and can't look in every nook and cranny to see where the other unbrellas are hidden! As though tenants who witnessed them getting broken are lying. It's another excusevto let the property run downhill. Pool heater has been broken for a month 'waiting for parts'. How convenient, nnow that it's 100° and people want to swim and sit in shade. We've been through so many managers but the one we have now is by far the worse. The want us to pay our rent on the 1st and then go sit in our apartments until the 1st of the next month. Not to mention that the people they hire have no clue about special needs of seniors, even 100% healthy seniors, i.e., not installing sofas, chairs that are too low to the ground, or heavy chairs that are hard to move. Simple, common sense things. I recommend checking Nevada Hand for senior apartments, anyone but Ovation. New tenants here pay $1,285 for 2 br. Granted that is cheap considering regular rents, but Ovation is only in it for the greed aspect now. I'm movingbto a brand new senior community for $1071 for 2Br, which is still $60 less per month than I'm paying here. A 1 Br is $893. Not to mention that the interior finishes are 100x nicer than Ovation. I wish you all luck finding a read more

I have lived in Diamond Vista homes since it opened almost 16+ years ago. Under the previous management company, things went very well, and standards were enforced, as well as renovation was done. I have one of the only units that have not been renovated to new standards and I can't even get the carpets or vents cleaned. The previous company did this routinely. Carpets are extremely dirty, but they do not care. My kitchen counters have not been maintained and need updating. Since Ovation has taken over, the enforcement of lease requirements/ policies have lapsed. When brought to their attention, they do nothing about it. Previously outlawed breeds of dogs now on property, people park in the streets, the list goes on and on. If I could afford to move and was physically able (I am a senior) I would have done so. I am stuck with no support or help. Please think carefully before renting here. read more

Pet owners-BEWARE. While living at Aspire, I paid the non refundable pet fee ($350) and monthly pet rent ($30 a month). The total amount we paid for our dog while living there was $1200. I have a 5 pound hypoallergenic yorkie. Upon receiving our security deposit check in the mail, we were disappointed and confused as to why $330 dollars was taken because of said "carpet damage" and "partial padding replacement." We asked for clarification from management on the following thing: 1-what was the "damage" -we left the apartment in the same condition we received it other than obvious wear on the carpet (we were there for almost 3 years...carpet was not new to begin with...etc.) Melissa, the manager, responded with pictures of stains that soaked through to the pad. We responded with another set of questions: 1-what is the purpose of the nonrefundable pet fee? What does that money go towards? 2-what does the money for monthly pet rent go towards? *reminder, our pet payments while living there totaled $1200! That's a good chunk of money for mgmt to cover pet damages. What else would that money go towards? Melissa did not respond to these questions. We had to call Ovation MGMT and have someone higher up get us in contact with her (Thank you Tanna-you were very professional and helpful) While on the phone with Melissa, she apologized for not responding to our emails. She said she was really busy. We asked her our questions again to which she responded that those pet fees go towards "nothing". They are "administrative costs". I told her how backwards that was...we could've lied about having a dog and saved a great chunk of money. They would've just taken our security deposit which was $545. I told her that the policies and lease was super misleading and that we felt taken advance of-especially during these hard times we are all in. She admitted to us that the lease IS misleading, and that she also understands why we would be upset. I appreciated her understanding, but I'm still frustrated nothing could be done. I told her we would be leaving reviews and warning future tenants. The policies need to change. They make no sense and do NOT protect you. Again, what's the purpose of telling them you have a dog and paying fees for them If they end up just taking your regular security deposit and pet fees?! read more

I would never recommend this place radiance of Rock springs is filthy they promised all kinds of amenities and they take them away they cleanliness has gone down it's filthy not worth the price, vandalism dogs using the restroom all over, supposed to be non-smoking we have people smoking in the apartments we have smoking on their patios and smoking right out of the gate now they're still on property doesn't seem like the people that are managing this place even cares they're in their office listening to rap music and they're young they need people about our age they know about being a senior and how to treat them the girl who does the activities treats us like ? well we're 55 plus we're active we don't need a babysitter or people to talk to us like we're slow we just asked for some of our amenities back we asked for cleanliness not trash left in the hallway for pieces of paper and dog hair for two two weeks the elevators are not cleaned properly it's just the cleanliness has gone from 100% to maybe 20% which is not a good thing we were promised the pool would be warm 365 days a year, when we moved in we were promised so many amenities and now they're all gone except bringing back bingo now and then bringing back cocoa time and now that we have to get this ticket to go to any function that they have well not all of us have that option to look on the wet sit home and look on the website all day some of us still work the parking situation is ridiculous when all the employees take up the parkings in the front of the building well I should be parking up front or on the side of the building, we pay for the parking we should be able to park our car , that we're paying for and we have to try to find a parking when we get home from work there's no parking anywhere the parking situation in here is totally ridiculous should be assigned we have people that have two and three cars that never move their cars now if they they should give a signed parking to the people go for the ones that have been here the longest the first ones have been here the longest let them choose what parking they want and then put their number on it and and so on to go to the next we do need asigned parking here overall I don't think we're going to be renewing our lease when the time comes and I will not suggest this place to anybody else very unsatisfied not getting for our bucks read more

The jacuzzi is constantly broken. 5 out of the last 6 times I invite guests over, we cannot use it because either the bubble will not work, or the heat has been turned off. All I get from the management office is "thank you for bringing it to our attention." What I don't hear is "we'll take care of it right away." This is the third day now running that the jacuzzi is broken. seems they don't know how to fix it, or they don't care. I will be contacting corporate headquarters tomorrow. read more

Know your reviewer. I am a devout Roman Catholic, father of 2 boys, retired disabled from being first a restaurant chef and then a Registered Nurse. My son and I moved into Tivoli on 06/12/2019, managed by Ovation. My son did all the leg work. My first impression was typical Las Vegas upscale apt. The door opened and beautiful was the word. Our first duty was to check the place out and sign. No water to ice or dishwasher and that was corrected quickly. No electric in the office area, and again, fixed rapidly. What stood out most was the manners of Antonio. He treated the place as if it belonged to me, very respectful. I gave a good surface cleaning to the kitchen which revealed chipped porcelain on the stove top. I don't notice them anymore. We saw the clubhouse with a small variety of exercise stuff, internet room and yoga room/small pool table upstairs. We use the pool table and enjoy the privacy. We have not seen anyone else use it. The pool area with palm trees is visually beautiful. The area was crowded before school reopened with many kids and parents, some parents drinking from glass beer bottles. Always good to see family but not with alcohol. The upkeep was not the same as the rest of the place. After the crowd left for the summer, the place has been very well kept. It's 11/08/2019,and we used the grill and it was very clean. My son said he saw Chicho (affectionately el cubano) busting it out. Anti-fatigue mats are being used incorrectly. Rubber and grease do not mix, The grease from cooking lays on the surface making them slick. Moreover, the black comes off them as evidenced by the clean pavers underneath the mats and the blackened pavers leading from the mats. As you get farther from the grill, the discoloration gets lighter. The 2 big grills heat to 800 Fahrenheit rapidly and sears the food, delicious. We went to shoot pool one night and entered the front office with our house key. As we got upstairs, the alarm blew. My son racked the balls and I noticed 2 ladies in the hot tub, topless. The alarm had flashing lights behind me and when they looked at me , up came the tops and they left quickly. That night we met Jose. Once again, he was a fine representative of Tivoli. I've also met Rod and December. The entire maintenance crew can be generalized as professionals. I was given a master key to the Tivoli Kingdom. God testing me? Who else was tested? Can you imagine the financial and/or sexual crimes that master key screw up could lead to? The leasing women I've met very briefly but I see them around and always a smile and a wave. One girl took the time to ask my condition. When I walk, I'm obviously in dysfunction and great pain. God blesses people like her with ease. I have to stay in after 8 pm or so or risk having to park further than I can walk when I return. No handicap spots near me, few. Parking is locked up every night. Yesterday was light bulb changing day (light bulb Accord). They all work but the manager, Tiffany, who I may have met this morning, sent a notice to enter stating "...recent efforts to become a more energy efficient efficient community with sustainable operations" ???? Need to check my lease to see who controls the light bulb selection. We installed some specialty stain glass bulbs. I have a 25 lb Cocker Spaniel that will become aggressive if approached AND DO NOT WANT HIM OR THEM INJURED SO I WAITED THE ENTIRE DAY AND NOTHING. I reported this morning that no heat was available and December knocked it back into shape. I have severe and extensive nerve damage and am cold often. We were told the pool table was open until 6 pm, after the Master Key fiasco. Now they close at 5. We were told that the pool and hot tub were year round. The area was recently cleaned and beautifully done. I use the hot water for my stiff back. Tonight it was a COLD Tub, same temp as the pool, even though the renters pay the electric. (rent 1230 for 2 beds,30 pet, 70 common utilities or 1332. During AC days $1600.00 with gas, no cable) Oh, 4 bucks or so per apt so administration can pay the 4 common utilities (400 units is $1600/month revenue to pay 4 bills electronically) I get an email and a letter (found on the ground) saying, same bulb changing.initiative next Thursday.. I don't have another day to waste so I can be told it was "unfortunate" that I wasted my time. I guess someone forgot who works here and who lives here. To the light bulb enthusiast, relax. The place has such a high turnover you can change them as you re rent them. I pay the bill and throwing away good bulbs is not very eco friendly. Turn the outside lights on and off according to the sunlight. Moderator- Most important thing here is safety. My name is Paul T. and I moved into Ovation in January 2017, and gave my 60 day notice in January 2019 and moved out February 23, 2019 a week before i was supposed to. When I turned in my keys and other items on 2/26/2019 I asked them if we could do a walk through because I had cleaned my place and everything was in great condition except for normal wear and tear and I was told I would get my Deposit of $500 and another $140 back for my key card and gate openers. I got a check for $75 dated 3/20/2019 they are claiming that I had heavy smoke damage in my unit. One thing is I have never smoked. I have not lived in my unit but a few days over the last months months I lived there because I was living in my new home. They also said they had to dye the carpet, do duct cleaning and drywall. I called the management office this morning and the young lady there would not even transfer me to someone in management to speak too. She actually hung up on me. I am very disappointed with their actions on my deposit. A model tenet who paid his rent 3 months in advance. Never any complaints. They had an inspection a few days before I moved out. These things would have stood out because my apartment was practically empty. If I cannot get in touch with someone in management then I will have to contact my lawyer. My neighbors who helped me packed and moved knew that I didn't smoke and there was no damage to my place beyond normal wear and tear over a two year period. read more

I live at the W.Post Rd Tesora property. The apartments, grounds, facility are resort quality and beautiful. The staff are all 5 star top notch, very friendly, always handle things promply and efficiently! The location is convenient and quiet. HOWEVER, all that said, be prepared to pay a small fortune AND for your rent to go up (ALOT) everytime you renew your lease. I am a long time resident, have a ONE BEDROOM and pay $1227/mo!!! They should wear masks. If money is no object, this is the place for you. Myself, I will be sadly forced to move very soon. read more

I live in the Diamond Vista homes that is now managed by Ovation. First, let me say that the maintenance crew is great with what they are allowed to do. They do not clean carpets, vents, etc. here. That is really bad. In addition, they do not address noise complaints very well that are made by the tenants. I have had a next door neighbor with a barking dog that barks all day and off and on all night. I complained about the issue and was told that legally they could do nothing. The noise continues daily with little break. I can't even use or maintain my fenced in back yard because of the dog noise and my neighbor who has the dog complains that I am invading their privacy when I complain. What can I do. I feel that when my lease is up they are going to make me move, even though I have been here 17 years. Think hard about moving in here. I think that money is the main reason they manage this property, and not the welfare of the tenants. read more
