This is a non smoking community, I am a smoker, in the lease it states that although it is a non smoking community what you do in your apartment is your business, So I smoked in my apartment, after every smoke I sprayed air freshner, and btw I am not a chain smoker. They kept telling me they could smell smoke coming from my apt. Which i found odd, were they constantly standing outside my door? Every visitor I had said they could not smell smoke. They said I had to smoke outside 25 ft away from the building, I couldnt even smoke on my balcony, but grills only had to be ten feet away from the building, this still makes no sense to me. My mother was my co-signer and they actually called her to complain about me, little do they know my mother and I are very close and we shared a good laugh about it. One night I went to bed at 915, my 13 year old son stayed up and was laying on the couch playing with his DS. At 1015 he came in my room and said someone was knocking on the door, I get up to see who it is and its the police, they told me they received a noise complaint. I said thats funny cuz I'm in bed and my son is laying on the couch playing a video game at a volume so low I couldnt even hear it, the officer made it a point to tell me 3 times that it was the lady downstairs who is complaining, so I have to wonder if this has happened to previous tenants. They took my info and left. A few days later I went to the office, and I told the assistant what happened. He said he'd look into it and if it concerns me he'll let me know what is going on. If it concerns me??? Ummmm.....Yeah it concerns me, the cops were at my apartment, It concerns me a lot. Its no surprise he didnt get back to me. I kept getting 5 day notices for the smoking, at this point I just wanted out of there, I was being harrassed not only by my neighbor but by the office staff. I suggested to break my lease, cut my ties with Timber Ridge, at first they werent having it. But I didnt give up. I just wanted out. So I kept smoking and finally they agreed to let me go. An office personal told my mother they would have no problem renting my apartment, cuz they are always at full capacity. So out of curiosity I looked at the tenant portal and they are still charging me rent, for two months now, I never recieved any type of correspondence about it, and I looked to see if my apartment is still available and guess what? It isnt. So somebody is obviously living there and they are still charging me rent. Rent which I refuse to pay. Beware!!!! They may be nice to you to get you to rent there but they are absolutely shady people, bad customer service all around, They are thieves. They are double dipping. Poor management mixed with declining quality, aging buildings, and increased rent costs have pushed us away. While rent used to be a value, for what they currently offer, there are much larger, nicer, and newer options available. Glen Hill's claims to be "smoke free" as we signed a non-smoking agreement in our lease but our experience has shown otherwise. About a year ago, new neighbors moved in. Almost immediately, the hallways in our building started reeking of cigarette smoke. We then started smelling smoke inside OUR apartment, especially in our bathroom. We raised concerns about the smell and that it seemed that the ventilation was too poor to isolate our unit. Management waved their hands and dismissed our concerns. We've repeatedly complained to management about this and outside of a passive aggressive email, nothing has been done to address the problem. This is not the only rule that management doesn't enforce. It's not uncommon for broken down or damaged vehicles to be abandoned in the parking lot. Per our lease: "A vehicle is unauthorized or illegally parked in the apartment community if it: (1) has a flat tire or other condition rendering it inoperable..." There is a car that was clearly in an accident with a flat tire that hasn't moved in two weeks sitting in the lot as I write this. There was also a car left in a space for almost three months in the middle of winter at the end of last year. Given our lot is nearly full every day, space is at a premium. We've also dealt with several packages being stolen from our building. There is only one large parcel box for both the buildings in our section (about 20 units) and the office is closed after 5, so packages get left outside frequently. Beyond that, the buildings are old and poorly insulated from warm and cold weather. During the winter months, I've seen electrical bills of $300+ and during the summer, the power hungry in-wall AC can barely keep the main room cool. It's nearly impossible to keep the humidity at bay in the summer and this has begun to effect the paint on our walls, with most of it cracking from the extreme dry cold of the winter mixed with the muggy humidity of the summer. Speaking of old, we requested to upgrade our locks (we even offered to provide the hardware, we just wanted permission) and were told that we couldn't do so, without so much as a discussion about the idea. Our new apartment offered that as an upgrade option. Lastly, the move-out process has been frustrating and confusing at best, with little proper explanation from management. Compared to the wonderful move-in experience we've had with Ogden, we are itching to complete our move.

They don't restrict on age and they have a huge grassy area for walking and playing with my pup. The apartment is decent; not very modern and it could do with more insulation. When asked to fix things in the apartment, they are quick to check it out and try to fix it right away. I like that it is in a secluded area and it generally pretty quite and you don't hear much traffic. They increase our rent every year but don't make any changes to the quality of our apartment buildings, I wish they would update our old appliances if they are increasing our rent.

Blinds are scheduled to be installed later this month, which will fully resolve the concerns I originally raised. We are very happy with how our property manager, Amber, handled the situation once we were in touch with her; it just took a little time to get there. That said, we now feel confident recommending this building. While move-in was a bit of a snafu, we believe this was a learning experience for all. Amber and her team deserve recognition for their professionalism, responsiveness, and follow-through. Otherwise, the location is amazing, the common areas are very clean and well maintained, and our neighbors have all been wonderful. - The only reason I'm giving 2 stars (instead of 1), is because the concierge and maintenance staff are wonderful, kind, responsive and genuinely helpful. Unfortunately, the apartment itself and leasing are the real problem. The unit I was shown on my tour was much nicer than what I actually received, and this was never disclosed. The kitchen appliances look like they came straight from a junkyard, scratched, stained, broken, and barely functional. I would have paid more for a better unit, but I was never given that option when signing our lease. I didn't expect brand new appliances, but I did expect them to match the quality of what I saw on the tour. On top of that, half the rooms in my unit don't even have blinds. The tour unit did, but I was told blinds and appliances are "luck of the draw" only after moving in, and that I could pay extra for custom blinds. Why would I pay out of pocket to add value to a unit I don't own, especially when the expectation was set during the sales process that I would receive those blinds? Move-in was also tricky. We rented extra storage, but the leasing office couldn't clearly tell us where it was located. We had movers on a tight timeline, and the lack of clarity wasted valuable time (again, the concierge was the only person who was quick to help us here). And there was someone on the team parked in our spot when we arrived on move-in day. I could overlook those mistakes if the apartment itself wasn't so crappy. Bottom line: the non-remodeled units are dated (they look like the apartments I rented in college, like eight years ago, but with worse appliances), and the remodeled units are TINY. And if you lease here, it looks like your risk having a kitchen with appliances that barely work (our oven does not get hot, the fridge is too cold and iced our food and ruined my insulin, and the microwave and dishwasher are literally falling apart.) There are far better and more updated options in Milwaukee at similar price points. I regret signing here and am already accelerating my home-buying search.

I've lived at The Moderne for seven months--my first downtown living experience. I'm not picky whatsoever and my non-negotiables were safety, budget, and natural sunlight. While many apartments met these criteria, The Moderne stood out for its height, guaranteeing both sunlight and incredible views. I chose a south-facing unit, and the morning, afternoon, and night views are stunning. ----------------- Main Pros: -The views are unbeatable. Sunrises, sunsets, and the city skyline are all visible from my unit. -The location is prime--Deer District events, restaurants, and bars are all within walking distance. The area feels safe thanks to the Bucks's security presence. -The apartment itself is well-designed, with modern appliances, clean finishes, and thick walls that minimize noise. -Staff shoutout- Mitchell is the best concierge in the city--professional, dedicated, and genuinely kind. The Moderne should value him the way the Bucks would if Giannis wanted another supermax. He's the first person you see when you arrive and the last when you leave, setting the tone for a welcoming and exceptional atmosphere. -There are apartment events for tenants to congregate and socialize as well as local food discounts for Moderne tenants. -Onsite parking is heated, though expensive at $200/month. A $100/month lot is available nearby. --------------------- Main Cons: Fire alarms. In seven months, they've gone off 26 times to my count, at all hours--1 AM, 5 AM, 10 AM Mon-Sun. At first, I evacuated, but after countless false alarms and the same "faulty alarm" excuse from leasing, it's clear this is a serious safety issue. If there's ever a real fire, how would we know? Despite $2K+ monthly rent each, you're telling me it will take 2 weeks for a diagnosis?? GTFOH. Elevators. One of the two west elevators has been out for 28 days and counting. For a high-rise, this is unacceptable. Our lease agreement requires on-time rent payments in exchange for the bare minimum, The Moderne to maintain the property. Expedite the service. You wrote the contract, and you agreed to the terms. Do something about it. Noise. We live downtown, you can't 'fix' the noise, but you can mitigate it. Thus, I strongly recommend living above the 16th floor. Floors 9-15? I genuinely don't know how you tolerate it. Facing south, I overlook 3rd Street, home to bars, clubs, and restaurants. Daytime noise and game-day chatter are expected, but past midnight, most places quiet down--except 3rd Street. Many bars stay open until 2 AM, and Truth Lounge keeps the party going until 3 AM. The issue isn't mainly their music--it's more so the crowd. Police park outside hours before closings, knowing what's coming. Cars and motorcycles with deafening sound systems rattle windows from 1-4 AM, usually on Sundays (less frequent in the colder months). The cops only intervene if a fight breaks out--otherwise, sirens blare, and chaos unfolds. People argue, scream, and flood the streets, turning the area into gridlock. Some say city noise is like white noise--but this? This is relentless. The Moderne can't fix it, and the police won't. If you want some peace, live above the 16th floor. ----------------- Other Inconveniences: The trash chute on each floor was sealed off after six months of living here due to "significant damage," forcing tenants to take the trash to a communal area. My guess (speculation) is that you don't just stumble upon major damage. They might've known of it in the past and, rather than fixing it then, took their chances, leading to this costly mess. Smell. I can't for the life of me fix this lingering smell that has consumed my kitchen. I have used every kind of remedy and haven't found a fix. I see other reviews talking about it, too. My best guess is the shared plumbing system. There are either leaks/cracks in pipes, or they simply aren't regularly maintaining the drain lines that run out of the building, which is causing trapped sewage gas to run back up into the system. Regardless, it's liveable but an inconvenience. Cameras: I understand the need for privacy, but wouldn't it be common sense to install security measures in high-risk areas? The on-site garage is extremely tight, with little room for error on each turn. If someone were to hit my car, they could easily drive off without accountability. With no cameras, there's no proof it even happened. I'm no lawyer, but if it's legal to install them there, why not take steps to protect your residents? ------------------------- I appreciate those who took the time to read this. I focused on the cons in hopes of driving improvements at the Moderne. If these issues, along with others mentioned in reviews, were addressed, this place could be far more competitive. The 2 bedroom, 2 bath that I lived in was spacious and updated with grey vinyl plank flooring, and an updated kitchen. Almost every guest we ever had complimented the apartment. Having a first floor apartment with a yard was great. You can't beat the location. It is quieter on Commerce than Water, but you have all the conveniences of living on Water. The proximity to the Fiserv, and all areas of town is great. Despite negative reviews, I had great experience with the management. Every service request I had was fulfilled within a day or so. Even going as far as completely replacing our washer and dryer when we had some issues with that. All in all, I have been impressed with the management of the building and enjoyed living there.

Working with the Assistant Property Manager Cari is very enjoyable but working with the Property Manager Carolynn Banister is a NIGHTMARE. There are community events fairly often and management is usually quick to respond whenever I reach out. I'd definitely recommend Fortress if you're looking to move. COVID Precautions: When COVID hit, management was quick to put social distancing into action. Community rooms were closed for a short period and masks were required when not in your apartment. Now, masks are still required in any community areas but all community rooms are open for use with social distancing measures in place.

RUN, RUN, RUN for your life!…read more On June 9th at 6:30 a.m., I was walking to the basement for coffee in the community room - I had my jammies on and my "all you need is love" coffee cup. You need more than love to live at this building- you need to carry a gun and mace. As I approached the hallway corner outside my door near the elevator on the 5th floor of the Main Bldg., I turned the corner, almost dropping my coffee cup. A man was sitting on the floor staring up at me. He was intentionally blocking my way. As he quickly began running toward me, I froze long enough to gasp for air - I then turned back, barely escaping into my apartment and locking the door. I was terrified as I stood there shaking. I called management and they called the police - apparently, the office says, this is Milwaukee - this stuff happens all the time. Not where I live it doesn't. The rent is insanely expensive and there is zero security, literally none at all. They have cameras but no one monitors them - they provide a fob to enter the building, but once you're in you can access anywhere you want. They have several blind spots in the building as well as the stairwells that are not monitored by video cameras. When I called the Milwaukee Police and asked if they could do anything about this and the officer I spoke to said, "I'm so sorry you had to go through this - you live close to a really bad area - I would hate for any of my family to have to live like this - I would leave as soon as possible, if you can - there is nothing we can do other than beef up patrol - once the trespassers enter we don't have any way to know." Anyone can enter the building - people let people in, buzz them up, and the entry door remains open for quite sometime. The management needs to install fobs to access various parts within the building and on-property security to monitor the cameras and protect the residents by walking the building, and regularly checking the un-monitored stairwells. I learned about another incident that happened the previous Friday - a man tried to break into a female's unit and was found hiding in the stairwell. It is dangerous! All the community facilities are in the basement - and once a trespasser is there or attacks someone, it would be hours before anyone found them. My life is more valuable than the fee they want in exchange for me to break my lease - I have been here one month and they are holding me to the 14-month lease in spite of the fear I feel for my life given their failure to provide a safe and secure premises - it's unbelievable! The only alternative is the payment of three months rent to break the lease - $4,800.00 - really? Within this month of occupancy I also suffered a fall because they failed to mark a dangerously unnoticeable sidewalk step; though they now have a bright yellow strip marking the step. I have been in physical therapy twice a week since the fall and am still in severe pain. They also allow large dogs and do nothing when tenants fail to keep them under control. I was in the elevator with my two small dogs and the door opened to a large dog that the owner could not control and it was lunging at my pups and me - we were unable to exit the elevator and had to go back up to another floor and out another elevator to safely exit. My current unit is on the 5th floor with the roof top directly above. Often there are people who climb over the rooftop barriers and party above my unit. Management does nothing, and they are unable to catch them given their lack of security. This is a beautiful property, with much potential - but I am warning anyone who values their life not to rent from the Fortress. You may not walk out alive; or if you do, severely injured both mentally and physically.

Although the complex is older I think it gives it character. Maintenance and staff were always took care of us and addressed any concerns we had. The complex is also in a great location, which may be factored into the rent. I enjoyed having the interstate right around the corner and it was nice having Brookfield Square right down the road too. Brownie points too for internet and cable being included in the rent. I would recommend Carriage Way to anyone looking to rent.

It was newly renovated and nicely up-kept. The building features a heated parking garage with storage spaces and an on-site laundry room. Toly, the manager, was prompt with any issues or requests. The neighborhood is very close to the lake and has plenty of restaurants and shops within walking distance. I truly enjoyed the Bayview Area, thank you!
