We would not recommend Kim Rickman to anyone. She is incompetent, unreliable, lacks professionalism and customer service. She has been rude in communication, her tone, and overall demeanor. Selling and buying a home is a team effort including the seller, agent, and attorney of both parties. She made this process hard for all and failed to provide the service that we paid thousands of dollars for her to do.
We found her through a site called UpNest which verifies realtors in the local area. We will also be reaching out to them to make them aware of her actions.
When the home inspection was scheduled we had to repeatedly ask her to be present at the inspection. She finally did agree to go however she then failed to review our inspection report. After we reviewed the report, we sent her a detailed email regarding our repair proposal to the sellers. She failed to properly communicate this and we found this out when we requested to see the email chain. Our email was never forwarded to them. One of the negotiations was to winterize the pool for the buyers. However the buyers opted to choose the other option. Little did we know Kim made a back door deal with the buyers agent to winterize the pool and gave us no indication ahead of time that she made this deal. We found out when we saw the P&S. We were hesitant to sign it as it but trusted in Kim as she assured us she would winterize the pool. Long story short, prior to the pool company arriving (this occurred two weeks in advance) Kim asked us if we had a pool cover. The entire conversation went as follows:
On September 17th Kim stated: "do you have a pool cover? If not disregard that" to which I stated, "We do not." to which Kim then stated, "Ok. Sounds good. Let me know when things are signed and I will get it back to buyers." She denied this conversation ever occurred and called us "deceitful" even when we provided a screen shot of the conversation above to all parties involved.
Long story short, she failed to properly winterize the pool as she did not provide a cover (this is the minimum that is needed in order to close any pool) to the pool company. The pool remained uncovered. We went back and forth with her but soon realized she is not a person that is worth arguing with as sticking to her word and completing her obligations is not a priority of hers.
In the meantime, she also did not attend the home appraiser. It's the selling agent's responsibility to sell the home to the buyer and to the appraiser. Not the sellers. However, we again were forced to do her job for her. She also failed to send a picture of the water meter when it was requested of her to do by our attorney. This was another thing we had to take care of in order to ensure we closed on time. Two days before closing, she ended up showing up at our house without giving us any notice. She had come to take a picture of the meter. The request for the picture came directly from our attorney to her days prior. I told her we already took care of it and then further told her that we are disappointed in her level of service. She instantly got mad and asked disappointed in what. I brought up the failure to properly winterize the pool and her response was "we set her up." How can we set her up if this is a deal she made on her own? We have this entire conversation on video as we had a Nest camera at our front door. I asked her not to come back to our house without letting us know in advance. She then took the lock box out of our front door. The day before closing she sends us an email asking us to tell her where we are going to leave the key for the final walk through. We received the clear to close from the buyer's a week in advance and just now on the 11th hour Kim decides to schedule the walk through. We then had to again go out of our way to deliver our key to our attorney so the buyers could do their walk through.
On day of closing we were forced to pay an additional $100 to winterize the pool to account for Kim's negligence and incompetence. Not to also mention, the Buyer's agent also contributed $50 to properly close the pool.
Time and time again Kim failed to do her job as a real estate agent. She does not take accountability for her actions. We feel like we threw our money in the trash having Kim as our realtor. One thing is for sure she left a bad impression of herself to all parties involved in this transaction. We are happy that our attorney was so supportive and helped us through the process often times also having to do Kim's job for her. read more
