Folks, The owner and his wife are fantastic people. Really keep the place nice and they really enjoy there guest. Onsite Laundry room. Wi-Fi, Electric, water, trash.. everything you need and even a place for the dog to run around, lighting all over the property and a fire pit to chill out with friends and family. We couldn't be around greater people and a cozy and secluded place. Its perfect and not far from HEB and other places. Also right near the Llano river within walking distance and the best rates anywhere! That's my 5 star reason. read more

This is the best rv park around here!! The owners are great!! Connie and Steve work so hard on keeping this place beautiful and maintained for their residents!! We have been long stayers here for about two years, all I really have to say is, all you need to do is ask them if you have a problem with anything and they usually handle it! Mind your pets. Please keep pets on a leash and clean up after them. (As far as when I lived there, I was the only one who cleaned up after my dog, at that time, everyone who lived there had at least one dog, most of them had more. The people who lived right next to me had 3 dogs and I have watched their dogs come to the front of my trailer and other places in the park, do their business with the owners watching, and never once did I see them pick up after them!!!) I was accused of never picking up after my dog, while it was all my neighbors instead (for some reason the owners didn't believe me when I told them my neighbors had dogs UNTIL I knocked on a door, 3 dogs went insane and I proved the owners wrong, right in front of them. They even said my rent would be going up $100.00, if I could not pick up after my service dog! FYI, I have no problem where I live now and I still pickup after my dog, even when it's not in the rules! Respect quiet hours. Camp quiet hours are from 10pm-7 am (Too many types of people living here, workers, retired... One of the guys that partied all the time has moved in, out, in out, not sure if he is back or not, but he parties well into the morning, maybe 4-5am) Trash. Please place trash in the dumpster and trash receptacles found around the park. (They are all in one place at one end of the park. They have several, but they are not in seperate places, so if you are handicapped, you can drive to the trash) Smokers must properly dispose of their cigarette butts in butt disposal bins. (They do not have bins for this, I did buy an ash tray for myself and my neighbor who also smokes, while there and was told I needed to empty the ash tray every time it was used!) Fire pits. Campfires are only allowed in communal stone fire pits. (The owners see no problem starting and leaving fires blazing, even during Burn Bans) Awnings will be allowed at the discretion of the manager on site. (Seriously? I have to have the owners permission to let my awning out so that I have shade?) Electrical services will be included for the time being. (When I was there, the owner was talking about not including electric in the following months rent, so not sure where they stand on this at the time, it is even included in the rules (for now)). Amenities: Picnic Tables: Enjoy your meal in a picturesque environment among the hill country cedar and live oak trees. (I lived around the middle of the park, and I don't recall ever seeing any picnic table.) I will mention, they have a few chairs sitting around in different areas for residents to set in. I weight 275 lbs "You are too heavy to sit in our chairs (maximun weight 350 lbs on the labels), and she asked me to fine somewhere else to sit. I immediately called my brother to bring over a chair I had bought for his house. The owners husband happens to walk by as I am telling my brother "The owner said I was too fat to sit in her chairs, so I need something to sit in" He screams at me, saying "She never said you were too fat!" Yeah she did, just in other words! Free WiFi: Enjoy free access to hi-speed internet. (My last month there, I was told this was most likely going to stop being included in rent as well as the electricity) The Gallery: Those photos of the water, they are not at the park, those are photos were taken at the slab about 3 or 4 blocks away from the park. Things to do: Winery Tour: Visit the numerous wineries around Fredricksburg (Fredricksburg is around 64.1 miles (57 minutes) from Kingsland, according to Google) Antique Stores: Plan to visit all the antique and artisan stores in Wimberly and Fredricksburg (Wimberly is 74.9 miles (1 hour and 28 minutes) away from Kingsland) Restaurants: Delight in Texas BBQ (WHERE?), Tex-Mex (Kingsland has them, but they all suck!) and mom-and-pop restaurants (Really, like which ones?) and bakeries (they must be refering to the 1 donut place in Kingsland that is not all that good) the area. People drive thru this park WAY TOO FAST!!! And when I say people, I am not referring to anyone except for the owners. Everyone controls their speed, but NOT the owners. They also drive down the park in the wrong direction. The parking for trailers,rvs and cars are all facing one direction, they are the only ones who go the opposite way! They have had so many people come and go at this place. The owners are not very friendly and certainly not respectful to their paying customers. I only moved there because I did not have time to find the right place when I got to town. I would never recommend this park to anyone! read more

The landlord here is so nice she makes the best black beans. And she is so helpful and sweet. And the view is so nice during the sun set.
