I own a rental in Coeur d'Alene and I Karen has managed it for me for several years. I switched property management companies for a few months back several years ago and I went with one of the large local companies.....huge mistake.....so I switched right back to Karen and Palace Property Management. Karen and I have had a few bumps along the way but I will say this, she has ALWAYS and I mean ALWAYS rented to amazing tenants. My house has suffered zero damage and only the normal wear and tear that goes with every day life. She has a good maintenance crew and her prices are always reasonable. Karen is busy and she doesn't always answer right away, but she gets back to me within a reasonable amount of time. She has done her best for me and I would not hesitate to recommend her! read more

This review is for Palace Properties, I believe Karen is the only person who works in this office. Karen is very prompt at showing her available rental properties. She is also good at finding very qualified renters. Her property owners love her as their manager. As for the renters, Karen did raise the price on the condo between the time I viewed it and when my husband was able to view it. As I spoke to her on the phone to confirm the showing for my husband, she raised the price of the monthly rental by 500.00 per month. I said, "really 2500.00? Because it is listed on Zillow and on your own website at 2000.00 per month". She immediately changed the price online on both websites, I should have taken screen shots with the date and currently listed price, but I wasn't prepared for this large price increase since it was publicly listed at 2000.00 per month. Karen knew we were desperate to get out of the hotel, she must have felt confident that we would pay the higher rent. We thought the condo would be quieter so we paid the higher rent! Ha. It is extremely LOUDER, with exception of being able to sleep well at night once all the loud people go home, that was important to us. We were not able to leave the windows open due to extreme noise levels Thís also made the deck unusable except maybe Sunday mornings. and constant exhaust fumes were horrible. It was necessary to live in A/C all the time due to the noise and pollution right under the deck. As highly qualified, responsible renters, we found Karen hard to deal with. We felt like we had to do a lot of butt kissing just to get her do her job once we were in the Riverstone rental condo. The condo is beautiful and well cared for, although it is located where all the truck traffic and foot traffic, screaming children (ice cream store) theater traffic and worst of all Azteca is located. There is rarely peace or quiet with this combination or hordes of loud people and huge trucks + semi unloading, which is not supposed to happen but it does. Some reviews say that they were over charged for cleaning when they departed. I have heard other stories about this besides zillow. Karen did tell me that I left the rental extremely dusty, which is not true. I dusted and re-dusted that place for 3 weeks, and brought in a step ladder to reach all the highest places. I dusted on top of cupboard doors that have never been dusted by cleaners. I think Karen did not inspect to see how we left the unit, but relied on the word of her cleaners. Since we went in knowing of her Yelp reviews do state over charge for cleaning lady, we did take multiple photos when we departed our very clean condo. If you rent with Palace, document the condition of the unit with lots of photos and be prepared to fight for your deposit. Remember, document. Lots of photos on your way out of your rental! We took amazing care of the beautiful rental condo, just as if it were our own home. I won't be told otherwise. Stand your ground. In the end, Karen was very fair with cleaning charges but I believe it is because I knew the reviews, I had documentation and I am a Pit Bull when I am right. I've sued builders and won, which is uncommon to win against a builder. I am not one to try roll over and be misused. I am fair. I work hard and pay my way. I don't give into injustice. read more

2 winters ago, I ran into a situation where I needed to relocate (my family) from CDA to Arizona and I needed to do it quickly. Selling the house wasnt an option and I had no idea who to use or really if to use a property manager. After just a couple phone calls and a meeting at our house, we met Karen DeHoog. She walked through the house, gave us here estimates of rent and the possible tenants and gave us all the info we needed. It was fairly quick and easy. I meant to meet other property managers but the 2 months I had before I needed to be in Arizona working fulltime passed too quickly and I ended up not getting the chance. Literally 2 weeks after we fully moved out, Karen had a fully verified tenant signing an 18 month lease at the monthly payments we had pre-decided were appropriate for the home. in those 18 months, we never had a single issue. Rent always on time, yard services scheduled, all utilities handed and all HOA rules followed. The tenant went on a month to month after the lease period and about a month and a half ago, gave us their 30 day notice. of course, that fear of a second mortgage payment creeps into your life day and night but honestly, Karen had another tenant with another 18 month lease signed within 10 days!! I seriously love this lady and this company. She is dedicated and I trust her 100% If you need a property manager you dont need to look any further. Palace Property Mgmt is amazing! From the tenant side, Karen DeHog was generally ok to work with however if something went wrong with the property we were renting, she changed and was very rude and not helpful. The plumbing backed up in the entire complex and we were left to clean up sewage rather than the property management company. The washer went out and we had to wait a week for it to be fixed and were told to wash our clothes in the sink. I felt the property was overpriced for the level of service and condition it was maintained in. We used them because we were relocating and needed a fully-furnished unit until we found a home to buy, so we were here for six months. read more

This property management and it's owner Karen DE HOAG IS definitely a place to avoid. I was renter for 3 and 1/2 years and was a great tenant. For starts when you ever need to get things fixed well plan on waiting , even when you don't have heat. It is always the renters fault! To continue the owner of this property management is a very greedy individual. As I said I had been living in my rental for 3 and 1/2 years and she increased my rent $150. No utilities included might I add! I was unable to afford this increase and was forced to move my son and I out of our home. I left this place SPOTLESS! As for Karen she took all my deposit and charged me for all these outrageous repairs, the place was dirty. Dog hair everywhere, when I don't even have a dog! She charged me my deposit and an extra $1300. . This place was less than 600 sqft how did it take someone 7 hours to clean when it was already clean? The owners stayed there for a week after I left but I get charged for some crazy 7 hour cleaning! KAREN was not upfront with me at all instead I get a bill for taking great care of a place I called home. Anyways I would avoid this rental agency they are the worst kind of people. I was very excited to know that my fiancé had found us this cute little house as a vacation rental in CdA, and he went through Karen and Palace Property Management. We have rented every year for 8 years in CdA and have plenty of experience with other property management companies, but this by far was the worst. For starters, they were still renovating while we were there, so not a lot of privacy. when we moved in for the 3 months we were going to be there, it was dirty and covered in dust all over the floors and furniture. We went out a bought a mop and could not believe how filthy the water was after doing the floors. I dusted and vacuumed all the furniture and windowsills along with the blinds. There was no coffee pot, we had to buy that, and plenty of other kitchen items that anyone would need if they were staying there. An expense we really didn't want to go through with a vacation rental. The yard started looking pretty bad with grass and little tree sprouts everywhere that were about 3 feet high, and when my fiancé offered to use the lawn mower in the garage Karen DeHoag told him not don't work on the yard. It started looking ridiculous, so we happened to see the owner one day and we mentioned the grass and tree sprouts everywhere, she was even disgusted with the way it looked. We told her what her property manager Karen had said and we had offered etc. The owner was very thankful for the offer and said she would really appreciate it if we did take care of the yard, but she also stressed that tenants that are in a vacation rental should not have to deal with this stuff. We tried the lawnmower that was in the garage and it was dead, so the owner went and purchased a new lawnmower and trimmer so we could get it looking nice again. She was very thankful and appreciative, we didn't hear one thing from Karen the PM. I wanted to deal directly with the owner with everything. After we were there a little over a month, the PM started invading our space and showing the property to potential renters for after we leave. We were out of town at the time, and I was horrified. I had my jewelry and we had money in the house and that was just not right! On our rental agreement contract it said we would be there until September 30th yet, Karen was constantly sending me several texts a week asking when we will be out f the house. It was insane. Did she keep forgetting she asked. One day she asked me 4 times...in one Day!!!, when will we be out. I did read our contract and she was not suppose to be showing the house to potential renters until September 1st. Then she told me once to not contact the owner to get things done that she was in treatment and that is what she was hired for to take care of things with her house. We ignored that. By the end of August, things really got stressful. On our contract that she wrote up, it said we were to pay weekly for the month of September, which we did, but she was texting again, how long will you be staying?? My reply was the same, September 30th. The she asked if she could bring someone to look at the house, I said sure I was there and working on my computer. She walks in with a gal and the gal asks if I live there, just when I was about to answer and Karen the PM blurts out no she just stays here her fiancé lives here. Wow, so disrespectful. She definitely has issues. Then again, she said when will you be leaving, and if you know you are staying until the 30th, give me a check for the whole month. I said no, and showed here our contract and said it says pay weekly for September and that is what we will do. She continued sending almost harassing texts. Finally we called the owner again and stressed our concerns. She understood and asked that we deal with her for the remainder of our stay. This was the most stressful experience we have ever had with any vacation rental company. Again we cleaned everything floors counters stove, fridge, windowsills, dusted and cleaned everything and left it cleaner than when we got there. Last week we contacted the PM Karen and asked where our deposit check was, her response was she just got the cleaning bill and will send it out the following Monday. My response was what could possibly be cleaned???!!! I can't wait to see what she gives us back from our deposit. After reading the other person on here that posted a review, I am thinking not a whole lot. Please do not deal with this woman or her company, you will not have a good experience or have a relaxing time. There are more responsible and respectful PM companies out there that know how to do business with people. I am thinking the kiss ass review above has to be from here son or some relative, because this woman has no compassion or sense to this sort of business. Coeur d'alene Downtown Penthouse - 3 Bedroom Vacation rental - We stayed at this property for 8 nights in July of 2014 with our two adult children and their spouses [3 couples]. We were attracted to this property because of the location and the 3 - Bedrooms. The 3rd bedroom [is not represented in the pictures] is very tiny, no furniture, and you must climb an iron ladder to the mattress which is set just below the ceiling [would be an adventure for children but not for adults]. The pictures led us to believe there were 3 nicely decorated, comfortable bedrooms. However, there are only 2 legal bedrooms. This unit would be great for a family of 4 OR 4 adults and children .... but NOT 6 adults. The 2 bedrooms are nicely done with beautiful upgrades. The 3 bathrooms are very luxurious with fantastic upgrades. The kitchen is very well appointed and great for preparing meals with all the extras!! The main kitchen table only seats 4. We had to use two counter stools chairs to all eat at the table as a family. The private deck is very nice with a view of the lake. The indeck Hot Tub is nice as well. The gas BBQ was "ok" but I would have expected something nicer for the price we paid for this unit. Location is right downtown so you are very close to lots of downtown action ... shopping, restaurants, beach, lake, etc. The central A/C is really nice as it was very hot when we were there. The trash compactor does not work and the washer stopped working while we were there and did not get fixed before we left [to no fault of ours]. Parking in the underground parking is nice because there is a charge for street parking. However, the garage is small. If you have two SUV's, it will be very difficult to get them both in without scraping. The remote garage door opener was not available to us so we had to get in/out of the car a lot to open/close. The operation of the lights in the penthouse are a little funky but you eventually get the hang of it. The two beds in the 2 bedrooms are comfy. the bed in the closet/loft [what is listed as the 3rd bedroom is not comfy] and the hide-a-bed in the den is not comfy for adults. Our BIGGEST COMPLAINT is that this IS NOT a 3 -Bedroom unit. The listing should be changed to Downtown Penthouse 2-Bedroom +den + Children's Loft Bed with iron ladder.
