I wanted to share my experience today with Palm Harbor because it was not good. I told my husband I wanted to look around and while doing so I wanted to see how these people treat us. And based on that, will be who we eventually buy from. Needless to say, we have not bought from them and after our experience we will never go back. We came today to view homes. It was my husband and I's 3rd stop today and it was the worst experience I could ever imagine having. I had just left Clayton homes feeling excited and having a fun time looking and shopping around only to get there and have my entire home buying experience ruined by this place. We worked with Chase Greenville and the first thing he did was ask us a million questions and confuse me to high heaven with the numbers around buying a home. He was talking about paying on a 60k home for 25 years at like 600/mo. (Side note my BIL just bought a home for that same amount and is going to have it paid in roughly 7 years or less). So immediately I knew the math was not mathing. Then after telling him the models I wanted to see, he basically pigeon holed us into a select number of single wide trailers based on "what we could afford" based on the amount I said I wanted to pay (not what I could afford). So he could have easily sold me on a higher priced home but missed out by trying to talk numbers with me after I already told him I wanted to do that with my bank. I never even got to see the homes I originally went there to see. Plus there were no lights so we were viewing the homes in the dark. Additionally they make you sign a waiver when viewing the homes because the stairs getting in are so rickety and wobbling I am sure it is a lawsuit waiting to happen. Me and my husband went to see there homes. We fell in love with one of the homes last time we visited. We went back to look around again. They were so nice before. But this time we were treated kind of bad because we weren't buying at the moment. . The sales girl tried to be nice but I could tell she didn't want to show us the homes. Because we weren't buying at this time. We would be in a year wanted to buy a new home. I think it's wrong when they are like that. so put out and like we are wasting their time. they weren't even busy so i dont see any harm showing us their homes. BUYER BEWARE!!! So we were turned away rudely bc we don't match their " criteria" via our description of what we want. Mind you I know they have my exact description from online shopping!!! The idiot lady had to get all our info and go to her GM and why? Probably bc we said we won't be attaching land to home. Guess what people if you have your down payment you are not required to attach it to your paid off land that's a scam! She refused to show us anything bc of it! Terrible customer service and a waste of time!!!! We went to a lot of places and I'll give you help best place hands down we have found is triple c mobile homes!!!! We just were price and quality matching and they fail on human decency! Big tips: if you have a down payment don't ever attached it to paid off land, it's a scam not a requirement by any bank, it's how the mobile home company steals your land! Also don't ever let them tell you how much do you want to spend monthly, you want to know the cost of home not monthly until you decide the payment to put down. really creepy guy tried to sell me & my husband a mobile home here...we told the dude MULTIPLE TIMES, we just wanted to browse. Then all of a sudden within like 10min of talking to us, after looking at about 3 mobile homes, he writes down all of our info, and then tried to make us sign the earnest money one of the mobile homes!!! DO NOT BUY FROM THEM if you want a honest deal on a home! After finding the perfect home, getting loan approval, and putting down earnest $ they increased our sale price two weeks later by $35,000 dollars. They said they were charging us a delivery/setup fee. Problem is, we had a copy of an email we received from Joe the day before that we brought to him that said "Free Delivery and Setup with every new home purchase. Don't forget your free washer and dryer." After handing it to him we put down earnest $ and signed with no delivery fees on ppwk. Then 2 weeks later we get a new contract with $35,000 added to it. Although what they were doing was not what they promised, we decided we wanted the home so bad we would find another insured company to deliver for less than half of that and forget about it. So we went in to tell the GM of Conroe location, Joe, that we found a company to delivery for us he became upset and refused to sell us the home. All along they had no intentions of letting the house sell to us for what they had put on our signed ppwk. Absolutely worst experience we have ever had!! It was a home we were purchasing for our parents that are in their 70s and they were literally crying from the stress and disappointment these people caused all of us!! This is the biggest scam ever. I was shown a home and the sale price. I put my earnest money down and submitted my paperwork to the lenders. I got an approval. Then, 2 weeks after the approval, the company decides to jack up the price on the home. By TWENTY FIVE THOUSAND dollars! These people HAVE to be insane. Me and my family just left because Miguel (bilingual) was getting fussy with us not wanting to show us the mobile homes on display. His excuse was "It's too hot outside so let's talk numbers first so I can show you the houses on your budget" well what if we liked a house that wasn't in our budget and we wanted to see it? He wouldn't show it to us just because it's "too hot outside" BS. Laziness is all I have to say. He said that he didn't want to "waste our time" or for us to not "waste his time". We came to this lot and the first thing you notice is the office building which is a manufactured home turned into an office, if that is an indication of how the home will look in the upcoming years I'm not interested. It looked horrible. The salesmen wouldn't listen to our needs and wen I told him the number of bedrooms I needed he replied with "why?" Uh because I have 3 kids. Then he states he needed a drivers license, I'm not doing all that. If I find the home I want, then we will discuss finances etc. Don't go here! read more

Can i give a negative star review? These people pump you for information and wants copies of you id before they even let you see a house. Then if you refuse, you are told how unreasonable you are and everyone ask for id. Wrong! So after fifteen minutes of interviewing and cross examination i caught them in at least two lies. Omg, this place is a joke. After reading the other reviews I realized I'm not the only one with a horrible experience. We had a short amount of time & just wanted to check out the homes to see if we were even interested in the mobile home. Doors were locked & office was empty, about 20 minutes waited and we see David & the red head lady get out of a car they had been chilling in, obviously watching us looking & waiting. They walked right in the office without even acknowledging us. So we follow them in, David gives us his well rehearsed speal & asked us a million irrelevant questions, that were frankly none of his business & when I told him we were short on time & really just wanted to take a look; he went into his 4 step process bs where looking was the third step. He flat out said he wouldn't show us anything until we listened to him & answered all his questions. We said, that's fine, well just go somewhere else....right in front of us he crumbled up the paper he had been writing on and threw it away. We were floored. Guess they really have no interest in making a sale. And 1 star is about 5 too many. read more

My wife and I were in town for a conference and saw a couple of models from the road, so we decided to take a look. We had looked at Palm Harbor location in Corpus Christi, but the location in Conroe had a larger selection. When we walked into the office, a woman asked who was up, and sounded like David, the person we were handed off to, didn't feel like he wanted to see anyone. He brought us to his office, and I explained my wife and I were moving to Arkansas in a few years when I retire. He started to talk about a 4 step process, and stated the first step was to get some information. He asked questions regarding what we could afford and size. I explained we had a large amount of equity in our home current home, and financing wouldn't be an issue, and that we really just wanted to see what was available for the various price points. I also explained we weren't really sure if we wanted a mobile, modular, or traditional built home. He then asked if he could take notes; again I told him that was fine. Finally, after a long series of sepetitive questions and being cross questioned about our "story," I explained I had an appointment I had to attend and could not continue to sit in his office and answer his questions. He then asked what I needed to do, and what time did I need to do it. It all felt like an interrogation. We ended up getting up and leaving. As we did, David had grin on his face and laughed quietly as if he wanted us to leave and was playing a game. It seemed as if he got pleasure out of getting us to leave. I don't think that he cares about future sales, just immediate sales. When I called to complain about David, a man on the phone defended David as the best sales person for the previous month. I think he is confused between the best sales person and the highest sales. In short, I was then told that Palm Harbor had a way that they worked with customers, and if potential customers did not like that way, they did not have to do business with their company. Additionally, he questioned me as to how David was to react to my "cover story." My wife and I are both educated and professional individuals and both have jobs where we deal with difficult people in a kind and respectful manner. Neither David or his supervisor treated us in such a way. I'd look around the web at other sites regarding both Palm Harbor and their Conroe, Texas location. I would never do business with a company like this. read more
