You have to pay monthly for parking $75 a month and can only have one spot and if you park a 2nd car in guest parking you may get towed causing constant anxiety. I think they need to have the option to obtain parking permits for a 2nd vehicle. Other than that this building is clean and well kept. If they decide to replace Andy, we will likely renew our lease. Until then we won't.

While it may seem like a minor thing to some, there were 3 different square footage numbers. 1. Alicia Nardini's of Sequoia Realty Services square footage number of 1560 square feet. 2. County Records of 1525 square feet. 3. Actual measured square feet by appraiser of 1463 sq/ft which is a difference of almost 100 square feet, or a 10x10 room, compared to the listing agent's (Alicia Nardini) claim on the MLS. This misrepresentation, however minor depending on how you view it, created some issues on the appraisal especially at the sale of the home years later and in a hot market where contingencies are often waived, there wasn't many options left for us. I noticed that Alicia Nardini is mentioned in another unfavorable review on Yelp for a deceptive/misleading listing regarding the city. It certainly makes me wonder and hopefully will allow you as a reader to consider the facts and experiences of others. We felt wronged here and hope others can benefit from our education. We learned a valuable lesson and it certainly hurt our view of Sequoia Realty Services and Alicia Nardini. Make your own judgment and learn from this experience. Thanks for reading.

I have a few concerns about One Marina…read more FIrstly, let's be honest....this is an overpriced condo. Anyone who pays over 600k for this is going to get burned really badly in a down market. From an investment standpoint, this is dangerous. 1. The area is not desirable (i.e. not established, nothing nearby, pollution from 101 and factories, not family friendly). 2. The upgrades in the models are WAY, WAY overpriced in the design center. This means you'll be stuck overpaying even more on your mortgage for a long, long time. 3. The recent boom in the bay area is creating a huge condo bubble and in places like these, they should be sitting unsold. At the current prices (over 800k!), anyone who purchases now will really regret it. 4. The sales staff, while nice, is uninformed. Having visited their sales center, they don't know how to answer questions without making it more confusing. They are either talented sales people who are good at talking out of both sides of their mouth or they are uninformed themselves. Either way, red flag for me. 5. Even though it is townhouse style, many of the units have homeowners above/below and side/side. It's a condo...not a townhouse, don't fool yourself. (Some units are truly townhouses here, but the above 4 points still apply). 6. The smell. I smelled it. My family smelled it. Do YOU smell it? It's the water and it smells. This can't be fixed, so OneMarina will always be the place near the smelly water, across the way from a women's prison, near the car lots and industrial factories. Hooray? I'm all for affordable housing. But for 700+k, even in this booming market, you can get a house that will withstand the ups and downs of real estate FAR FAR better than this. If prices fall back to realistic numbers such as the low 600s, I think you are safer. These are nice units if you can look past the 6 points above....and I think you should only consider at a lower price by comparision. But at these 750+ thousand, stay far, far away. Or you may as well throw your money into the smelly water.

It is reserved for guest parking. You have to park the third car on the street, but street parking is limited (16 spots for 250 units; not including the two neighboring complexes of equal size). The 16 spots are always full. The HOA voted down the option for a paid parking permits within the complex; the whole conversation was dismissed because the HOA board isn't personally affected. For those people who have three cars for their three bedroom condo (shock), they must rent a spot at the plaza across the street. This poses a safety issue for the person and the car; walking blocks away at night, leaving your car in an unattended lot, not to mention the overall inconvenience. For a neighborhood so obsessed with safety and the Neighborhood Watch, they don't seem to care too much about the safety of their residents or their vehicles. The parking situation is such an inconvenience, paired with the HOA's unreceptive and patronizing attitude to the very real problem, has ruined my experience living at One Marina. Even if you have only two cars, I would not recommend living here because the company is truly unpleasant!

Three of the offers were $30K over the asking price. I gasped when I saw the amazing house staging Leslie had deftly supervised. I hardly recognized my old home. Leslie kept the work on schedule and at a very reasonable cost, even as we were still moving out. Leslie even personally sewed and installed a lovely shear curtain to cover a closet missing a door. Every detail was perfect, thanks to Leslie. Leslie was wonderfully supportive of our family during the whole process. She sensed when our family was getting stressed, and gently eased us back to calm. Every question potential buyers asked had an answer, since Leslie did thorough background work. This solid preparation and personability put everyone at ease, and I believe maximized our family's profit, while minimizing stretched nerves. However, don't let Leslie wonderfully personable style fool you. Her timing of the sale was amazing, and went forward with military precision. Leslie had all the offers in a spread sheet and projected from a large wall screen within an hour of their coming in. This vastly simplified the comparisons and analysis. Our house sold for $1,000 a square foot, with half a million down in cash. This in January! By contrast, the lovely old house I'm now buying on the beach in San Francisco is going for $300 a square foot. As a single mom, it is a tremendous relief to have all three of my children's college tuition and support coming from the ample proceeds of Leslie's great work. And I am also now able to buy a home by the beach in San Francisco, even on a small government salary! I cannot recommend Leslie Zeisler highly enough. She changed our lives for the better.

My mistake was that we trusted them and did not do our annual walk through. When we finally did a walk through, we found that a lot more people (10 rather than 4) were living in the house than were on the rental agreement. VIP exploited the fact that we lived out of the area. This added extra stress to the house. When I let VIP know in 2017 that we had the financial means for improvements, since we knew the rent was lower than other rentals in the area, their response was that "your house is old, don't worry about it". I made a business trip specifically to do a walk through and was completely caught off guard by what I found. There were walls built into create an extra bedroom, badly deteriorated paint and carpet, walls falling apart, fans and fire alarms in disrepair, plus a business was run out of a tent in the backyard. We had spent thousands on property improvements, such as kitchen, paint, carpet and bathroom renovations prior to tenants move in. Through our attorney, we had the tenants move out and then we fired VIP. This financial expense was worth every cent, just to get rid of VIP and the tenants. We have since had to spend nearly $50,000 on repairs that had gone "unnoticed" and /or intentionally not done. I would not recommend using VIP *EVER*

They came right away and worked hard until finish. There was BIG ROOTS OF TREES causing obstruction inside the pine and the water keep backing up. Manager Gloria did come and follow up the fixing progress from the pumper worker. Her knowledge and experience about water system made us so admired and impressed that how intelligent she is.
