We absolutely LOVE living in this community. So much so that when we needed a larger space for our growing family we sold and bought another unit here! The community of neighbors is a huge plus. Most everyone is friendly and would be happy to lend a hand if they saw you are in need. Location is amazing. We have easy freeway access and are smack dab in the middle of Silicon valley. The commute can't really be beat. We are a dog friendly space with lots of walking paths and the Bay trail right next door. It's great if you love being outdoors as well. Grills, a park, a boat dock and a launch beach for kayaks and SUPs. All around, it's been a fantastic place to live! read more

I have a few concerns about One Marina. FIrstly, let's be honest....this is an overpriced condo. Anyone who pays over 600k for this is going to get burned really badly in a down market. From an investment standpoint, this is dangerous. 1. The area is not desirable (i.e. not established, nothing nearby, pollution from 101 and factories, not family friendly). 2. The upgrades in the models are WAY, WAY overpriced in the design center. This means you'll be stuck overpaying even more on your mortgage for a long, long time. 3. The recent boom in the bay area is creating a huge condo bubble and in places like these, they should be sitting unsold. At the current prices (over 800k!), anyone who purchases now will really regret it. 4. The sales staff, while nice, is uninformed. Having visited their sales center, they don't know how to answer questions without making it more confusing. They are either talented sales people who are good at talking out of both sides of their mouth or they are uninformed themselves. Either way, red flag for me. 5. Even though it is townhouse style, many of the units have homeowners above/below and side/side. It's a condo...not a townhouse, don't fool yourself. (Some units are truly townhouses here, but the above 4 points still apply). 6. The smell. I smelled it. My family smelled it. Do YOU smell it? It's the water and it smells. This can't be fixed, so OneMarina will always be the place near the smelly water, across the way from a women's prison, near the car lots and industrial factories. Hooray? I'm all for affordable housing. But for 700+k, even in this booming market, you can get a house that will withstand the ups and downs of real estate FAR FAR better than this. If prices fall back to realistic numbers such as the low 600s, I think you are safer. These are nice units if you can look past the 6 points above....and I think you should only consider at a lower price by comparision. But at these 750+ thousand, stay far, far away. The parking situation at One Marina is atrocious. The condos are three bedrooms, but the garages are only two cars. You cannot park in the complex overnight! It is reserved for guest parking. You have to park the third car on the street, but street parking is limited (16 spots for 250 units; not including the two neighboring complexes of equal size). The 16 spots are always full. The HOA voted down the option for a paid parking permits within the complex; the whole conversation was dismissed because the HOA board isn't personally affected. For those people who have three cars for their three bedroom condo (shock), they must rent a spot at the plaza across the street. This poses a safety issue for the person and the car; walking blocks away at night, leaving your car in an unattended lot, not to mention the overall inconvenience. For a neighborhood so obsessed with safety and the Neighborhood Watch, they don't seem to care too much about the safety of their residents or their vehicles. The parking situation is such an inconvenience, paired with the HOA's unreceptive and patronizing attitude to the very real problem, has ruined my experience living at One Marina. Even if you have only two cars, I would not recommend living here because the company is truly unpleasant! read more

My wife and I looked all over Silicon Valley for a nice home at an affordable price. At under $600K (at the time we bought) and HOA fees of only $188, we realized One Marina was going to offer more bang for the buck than all the other homes, condos, & town homes we had toured. We bought the highly sought after plan 1 right on the canal. Our experience has been extremely positive from day 1 when we first viewed the models. The sales team helping us was very professional and accommodating as we made our choice and made recurrent trips to view progress and take measurements for various things. Hugh, Wendy, and Jen helped us time and time again and we really appreciate their time. Construction timing progressed accurately or within a week or two of projections made back in October. That's pretty good. Construction managers Derek and Larry are also very informative and accommodating throughout the building process. One caution to be on the lookout for. Design Center in San Ramon is where you go to customize your unit and pick out upgrades. While some upgrades are reasonably priced, others are WAY overpriced and they are not empowered to negotiate. Do some homework before you pay for upgrades. We saved about $15K by shopping various upgrades through local contractors. read more

Beautiful complex - my friend owns a condo here and I love visiting. The only complaint is that there isn't really a lot of parking available for guests. However, the units are well made and very modern. read more

These are beautiful homes, however they were thrown together and nothing makes sense. The layouts are not functional, there is no electicity in place like tech spaces (duh!), and A LOT of minor defects in the finish work. For the price and being on the Peninsula these are a great place to live but if you're expecting good customer service from the builders or being close to anything don't live here. read more

I love One Marina! I purchased a home here and I am so so happy I did. The weather is always beautiful. I am right next to the water and I love it! I bought a plan 11 which was my favorite floor plan and have great views. I am an outdoor sports person and having everything accessible to me is very important. They have it all here. Also love my neighbors. Everyone that has moved in so far is so pleasant. What a great enviornment to be in. read more

We moved in 2 months ago - currently renting Floor Plan 11; 2 BD 2 BA, facing the houseboats at Docktown Marina. In my opinion, the negative reviews are not exactly accurate. Freeway noise? Yes, with all the windows open during commute. But I would think this would be something you would consider prior to purchase? Also, there are plenty of electrical outlets, including in the 'tech space'. PROS: - nice open floor plans - several layouts and configurations to choose from - quality construction and detail (high ceilings; panel doors; trim moldings & cabinetry) - landscaping and walking path around the marina area - townhomes are well insulated between units and floors CONS: (-1 star) - there are many, many, many HOA rules... - limited to almost no guest parking. It is seriously ridiculous - BBQ's are not allowed on patios or balconies. BBQing limited to the garage courtyard. For us, this means up & down 2 flights of stairs to grill - our unit has a tandem garage. I do not enjoy navigating the narrow doorway I also feel I should mention the garbage collection system here is problematic. It's not really OMH - it's more a Recology issue. However, if you're considering purchasing in this community, you should really be aware. Recology is very strict with their collection rules and if one of our neighbors cardboard is sticking up beyond the can they seem to punish our whole building by refusing the cans. There seems to be an issue almost every week which is why I bother to mention. It is frustrating because part of the HOA rules is that garbage cans must be kept in your garage until collection day. The odor after a week is sour - but 2 weeks is just plain rank. I feel the quality of the construction, multiple floor plans, optional upgrades available and the proposed community features make this a great housing development. However, personally, I would not purchase due to: the lack of guest parking and the countless HOA rules. read more

Cheapest CONSTRUCTION known to man. It's the definition of living in a dorm for adults. The HOA is trying to sue the developer. Thinnest walls ever!!! The plumbing is horrible, the AC unit is terrible, the frig is always broken, not to mention ANTS everywhere because nothing is properly sealed and we are on the water. Literally ants are coming in every crack in the wall or floor. The parking is a joke. The HOA is an ageist mess that will not change anything that doesn't affect them. OHHH and you are not allowed to BBQ. Or live in peace. Believe me. Save your money on this overpriced POS. Worst money possibly spent. This is a cardboard box on water. read more

I use Yelp all the time but have never been compelled to write a review, until now. I purchased my first home at One Marina and just closed escrow last month - very exciting!! From the start, the sales staff was very knowledgeable, flexible, and understanding. They worked with me throughout the entire process and made me feel at ease when things got stressful. As far as the materials and construction, One Marina is top notch! All of the finishes in my home are solid and the construction is excellent. I am very happy with my first home and and looking forward to many happy years here! read more

After searching for almost a year in 2011, I find that One Marina is a better buy than most of the old junk houses around the area. I would not buy a 1950's junk for $650K Since the Peninsula is way over built and the best location are over 1 mil, this is a better buy and good value for resell. I could not see myself living in a new condo right in the middle of an older junk houses and pay $700K for it. This place would appreciate faster than those old condo in the area. Visited One Marina and fell in love! The model floor plans are beautiful and contemporary. The sales reps were very imformative and friendly. They gave a lovely presentation and offered bottles of water. The community is going to be beautiful once completed. I understand they are selling quickly and am serious about buying one soon.
