    - Does not use text or email and voicemail is always full, making it extremely difficult to do…read morebusiness. -Does not set you up on MLS or put effort into finding potential homes, so you have to find them yourself and hope the site you used was up to date with status information - Does not schedule showings in time which caused some to not be able to be shown, even though plenty of notice could have been given - Does not keep track of showings, which caused us to get to a house way after the appointment the seller was told and upset the seller very much. - Does not understand that if you see a place on Friday that dropped price $10k, into flipper range, you cannot wait until Monday afternoon to put in a contract. I lost a house that I wanted because it sold in 4 days and I didn't get to act on it because it was gone. You must move quickly. - Slipped Buyers Agency into contract without discussing it at all prior to showings or contact, which causes you to pay his commission out of pocket in addition to seller paying. - Does not inform sellers agent of inspections or settlement time. - Does not put settlement in his calendar. So he almost misses it. - Does not change incorrect information on contact when you ask him, so you end up with it on your deed and have to pay to change it. - Speaks for you with other parties without consulting with you first.

However, our overall experience working with him and his team was certainly the worst we have had, not because they couldn't get the deal done, which was more than a fair market price. It was the lack of good consistent and clear communication, recommendation of inspectors that had subpar online reviews, the countless issues we found on our own that were not disclosed on the property, the lack of professional explanations as to why certain demands were being made by the seller, neglecting to provide comparables to justify the price of the home. Generally, they didn't do much at all to make us feel comfortable at all during the home buying process. We primarily worked with Ali and Andy of the Haghgoo Team with Exp Realty. My wife and I are fairly picky homebuyers. We had been looking in the Ellicott City area for quite sometime and really had only come across a few homes that we liked. We came across a house listed by one of Ali's teammates and it looked awesome, so we went to check it out. The house had been on the market for almost a year with some significant price drops over that time. It was obvious that the seller had unrealistic expectations as far as price. Homes have and continue to fly off the market in this area so when one doesn't, it's a pretty big red flag. We honestly didn't understand why the agent agreed to list the price so high to begin with, we later understood the seller was friends with the listing agent and they were doing him a favor. After a pretty extensive viewing which included a tour by the seller(who was very kind and generous with his time) who actually built the house, we decided to go ahead and get preapproved and see if we could land the house. It was by far our favorite house that we had seen in the area and we had looked at upwards of 60 houses. Being experienced home buyers, we decided to reach out directly to the listing agent rather than go find a realtor of our own. We hoped that by doing so, the seller could save money on realtor fees in hopes that we could get the house at a price we believed it would appraise for. After contacting Ali and beginning the negotiations process, I began extensive research on the property to ensure there were no issues. No serious issues were disclosed by the seller or the listing agent. Fortunately, Howard county has a pretty awesome online database that allows you to search public records of homes. I found the following issues with the property: It didn't have a permitted HVAC system. It didn't have a use and occupancy certification, meaning it couldn't legally be lived in. The listing and tax records indicated it was a 6 bedroom house, but Howard County had only permitted it for 5 and would unlikely approve more without significant and costly modifications to the house. Water testing records on the property indicated traces of radionuclides (Uranium, Radium, Radon). None of these issues were disclosed and were found by us with our research. No explanation was given by Ali other than a finger pointing at the seller his team represented. Even with the huge red flags, we decided to continue with the negotiation process after having extensive conversations with Howard County permit issuing inspectors to fully understand what was going on with the property. We included terms to ensure the issues were resolved and the seller eventually accepted our offer that was fair, but still borderline questionable to appraise for. The negotiation process took nearly 2 weeks and during that time communication with Ali and his team was untimely, inconsistent, and certainly not transparent. Conversations were going on between their teammates and we weren't told what was being discussed or why certain demands were being made by the seller. Once we were under contract, Ali and his team provided a few home inspection company suggestions. All had terrible online reviews so we went with a more reputable company in the area. However, we never got that far. The first thing we did was order a comprehensive well water testing by one of the well known labs in the area. We already knew there were radionuclide issues with the water, but the results were even worse than we expected. The water failed the nitrates testing meaning the water in the house was not potable, meaning undrinkable without significant mitigation, which the seller refused to accommodate. Afterwards, we sent an email to Ali and Andy thanking them for helping us to try and purchase the property and providing written documentation terminating our agreement with their team. No response was received. Overall, we would not recommend the Haghgoo Team to anyone looking to list or purchase a home.
