    PLEASE READ, SEE PICS! If you care about your health + wellbeing, RUN. MOLD: the issues you will have are beyond awful and WILL affect your health. MOLD in my AC unit, my bathroom ceiling, and all air vents. I have told the leasing office about this multiple times which they have ghosted me via e-mail twice when scheduling a cleaning because they don't care. Other tenants have mentioned medical issues from mold. SAFETY! Doesn't exist. I've witnessed men past 10 PM crossing the fence to try picking into our mailboxes, and when they saw me they quickly leave. Told office with details in hopes of them giving a damn and setting a camera up or at least addressing my concerns, got ignored! These people do not at all answer e-mails and no issue you have will change that. PESTSSSSS! Pests everywhere and no one cares! I had a huge termite infestation both years, like every other tenant has noted and the complex told us essentially "we're in this together but we can't handle the problem it's normal/seasonal". I have an infestation of roaches to which the tech told me was likely due to the crap AC and leaks the apt refuses to fix. I've heard rats above, super comforting. No, this isn't normal with proper pest care, not a half ass spray tech that shows up twice a year. The front door is now infested with flies that crawl all over your body upon getting home, and the office said something similar about not being able to deal with it fully. Since move in my bathroom ceiling was leaking severely which I informed the office right away, someone pathetically vacuumed it rather than truly deal with the problem and 2 years later I still have a damn pool in my bathroom daily because they do not care to do more. I've come to accept it due to the worser issues and my favorite part the shitty communication. Mind you, this apartment costs me $1505, and there's more! Two other spots on my ceiling have huge water splotches so it's a matter of time til those leak too. APPLIANCES will BREAK during your tenancy and there is no urgency to help or communicate. I understand these issues happen, but I also understand that it's their responsibility to provide HELP and CARE seeing as that's their job but that doesn't exist here so keep your hopes low. My washer and dryer broke a month and a half ago, I contacted them IMMEDIATELY and it took going into the office 3+ times, calling, multiple e-mails, talking to 5 different people including maintenance directly and office staff for them to STILL not take care of the issue. They claimed 2 weeks ago they ordered it, and I've requested a follow up and confirmation of this from two people and have heard nothing back in 10 days. Totally fine if it takes time, but learn how to COMMUNICATE THAT and do your job for once. Not only that, but the old washer never drained and has moldy ass water that's bringing flies and a disgusting smell into my apartment for over a month now, when I was told they'd dump those, but guess what! They're still in my apartment bringing flies and shit smell. Legally in Florida if issues aren't handled in a week, you can break your lease with no fees present, just to remind y'all of general tenant expectations. COMMUNICATION: does not exist if I haven't made that clear. On average the quickest I've received a response has been over a week after contacting them but it usually takes around a month. What's the point in your job if you can't even answer a freaking e-mail? The only person that helped me with kindness was Tyrome, although the issue has still not been taken care of. I've requested money off my rent since they are not legally holding up to the lease that promises these appliances, and they ignore you to your face. Besides Tyrome, everyone has treated me like shit in the office. I consider myself a very patient person and it takes a lot for me to get to this. But these people do not care this is affecting people's quality of living and these aren't complaints over something like food, it's people's damn HOMES. DO BETTER, I WILL BE REPORTING THIS TO EVERY POSSIBLE PLACE.

    Do not rent here...the just had the audacity to raise rent 300$ and my roof is still leaking...my bathroom wall is still falling apart. This place is disgusting!!! Management does not give a fu$$!!!

    The park at Roachvello ; Everything about this place was terrible from the start. I only lived here one month... I could never stay a year First moving in there was mold in the out door storage cabinet and my child immediately got sick and I was waking up stuffy and sneezing every day. But when we left the apartment for the day it went away only to be back again. The day after move in I made a maintenance order. For not only mold but also the fact that they did not even touch my dryer which didn't even work when I moved in and they didn't clean my air filter. and a piece of my mirror was just hanging off in the bathroom. The Drawer underneath the sink in the kitchen was literally on sideways to where you could see into the underneath the sink cabinet. The shower knob was filled with scum and not cleaned. The motel 6 is in better condition then this place. I made all of these maintenance orders the day after I moved in and no one did anything for 22 days because I called and told them that if they didn't do something about the mold issue at least I was terminating my lease. I have a 3 year old and am pregnant... I cannot be living with mold and bringing a new born home to that.... When I called talking about terminating my lease at this point, they informed that the manager had been fired and they were trying to find a new manager so I got a chance to speak to corporate. After speaking to corporate and threatening to terminate my lease which legally I can do because of an unresolved mold issue!! they finally came out to fix these issues. issues that should have been fixed before I ever moved into this apartment. When they changed my entire air system I found a piece of the ceiling on the ground with mold all over it that they tried to tell me was dust.... it was absolutely not dust the office tries to treat you like your dumb to make them selves look better... I am not the one. Also the neighbor upstairs constantly dropped dumbbells so when I confronted him and asked him nicely if he could stop that the next weekend he came running outside videoing our car and telling us our music was too loud at seven in the morning when it was in fact almost noon? and upon talking to the leasing office he had apparently done this to other people and they had had to move tenants because of this man. Why didn't they evict him? Luckily in that unit I didn't have too bad of a roach problem, I had a mold problem but the next unit they moved me into it wasn't even one day and I counted 30 roaches. I said at this point it was ridiculous and I would not pay 1200+ a month to live in some place that was infested with roaches and has mold. Not to mention when I open my cabinet at the new unit there was a small mouse. I spoke to a neighbor and she said that it has been an ongoing issue since they had moved in two years before. I turned around the next day and moved right back out after I had already moved all of my stuff into the next unit. The new manager told The guy I was speaking to originally about the whole situation, that I must be exaggerating so I brought her a bag of roaches and the apple juice that I had had in the fridge had three roaches inside... how does the roach problem get so bad that they can get into my drinks in the fridge with a cap on?? This is by far the biggest rip off in Sanford and it is the Nastiest Place I've ever been in in my life. This place should totally shut down and tear down all of the buildings and rebuild because they are worthless at this point and they will never be able to control all of these issues. I would advise if you're thinking of moving here to absolutely not do it and pay another hundred dollars down the road at the lake Monroe Apartments. I am still waiting on my refund check from this place and I moved out 3 weeks ago

    I lived here for awhile. Moved in to a second story Apt paying $500 a month. Several years later, 2 changes in ownership, minor facial updates to the apartment and I'm now paying double! Rats, roaches, termites, snakes and mold. I was forced to live with my kitchen packed in boxes stored on my patio for 2 months because of a massive roach infestation. They did nothing not a sorry or anything from management. Maintenance staff is great and friendly, management very nasty and unreasonable. I was so relieved when I left. You are paying way too much for what it is.

    Excellent location right on Lake Monroe and walking distance to historic downtown Sanford. The units are newly renovated and the staff delightful! Enjoy the trails along the lake, the on site pool and work out room or relax and feed the ducks! You'll love living here.

And likewise, other people didn't haven't realistic expectations for regular living sounds during daytime hours. The person below me would bang on his ceiling for "rolling things" in the middle of the afternoon. *people don't respect that it's a non-smoking community -- my next door neighbor smoked so much weed in his apartment that it would infiltrate mine through the walls and vents. *pet friendly community, but very disrespectful pet owners -- it's a pretty small community with A LOT of dogs. The full security deposit goes to the last person who vacates the apartment. This is a flaw in policy as the person who stays gets the security deposit of the person who does not renew. Definitely do not like how all the 2 bed apartments are upstairs and all 1 bed are downstairs. Aside from that, been here since mid-2021 and it's a pretty quiet area. Maintenance is generally prompt on requests. Security patrols around on a cart during the night. They also have a pool, gym, tennis and volleyball courts for amenities. Onsite laundry room. We've had multiple problems, the latest being our bldg caught on fire on 6-19-26, due to negligence on the apartment complex. They had warnings, we lost power several days before the fire, the electricians that came out supposedly fixed the problem. This bldg has had multiple wiring issues for over a year and come to find out, it wasn't just our unit, several of the units have had wiring issues. instead of correcting the issue properly and by code standards they cut corners to save a dollar. The firefighters who came out called RedCross for the 8units they were dis-placed. The apartment complex did nothing for 6 of the 8units, they offered 2 model homes to 2 families, the other 6 units, they offered an empty unit for ppl to sleep in, I guess they were expecting people to move at 7pm at night or sleep on the floor??? No power for days, all food in fridge/freezer had to be thrown out. The worst thing about this whole situation...well Since this has happened, not one person from the complex has called/text or emailed to check on the displaced residents. They sent out a generic email saying they will keep up informed on the situation, no apologies, no well wishes, absolutely nothing from them! The decent thing would have been to reach out and check in and see how everyone was doing. But NOPE! Not to mention they take the weekends off so there's no one to get information from. The actual complex manager cannot ever be reached, they won't even give out her email! We've had gutter issues for months they keep saying they'll fix, they never do, we have holes in our ceiling from water leaks in the roof never been fixed! When asked about compensation for all the lost food, she replied, we'll talk next week! Like seriously, I need food before that, we had just spent over $400 at the grocery store, now all gone! But, Im glad they had a nice father's days weekend off!! If the gentleman who lived in complex next to breaker box was not home at the time, the whole bldg would be gone! And when he went to tell them something was wrong, the maintenance guy wouldn't listen to him, he looked behind the dryer thinking it was that. The resident had to tell him no, listen, look at the smoke, the maintenance staff is just as incompetent as the office staff lacks in decency! DO NOT RENT HERE!!! Go somewhere else

They deleted…read moretheir old Yelp profile due to the number of bad reviews and created this new profile earlier this year, they also removed the reviews section from their Facebook page because of the negative reviews there. The buildings have been bought by a new management company who is nearly as incompetent as the last one. The management does not respond to messages in a timely manner and I don't think they do walkthroughs of the property, EVER, as there are issues like trash cans left in hallways, parts of the building falling off and laying on the floor for weeks on end, etc. Yesterday I went down to the parking garage and nearly broke my neck when I slipped on a flooded floor because the parking garages LITERALLY drain THROUGH the doors to the building, you have to open the doors with water coming down them and walk through a waterfall to gain access to the parking garage. The parking garage itself is so poorly constructed I think it rains more in there than outside when it's raining. There are also cars that people have abandoned in the parking garage over a YEAR ago that are still sitting there, flat tires, dust so thick that people write on it. Unfortunately every time they say things they are going to get better, and they might for a few weeks, but then back to the old ways. If you are looking at moving, I recommend that you talk to some of the actual residents who have been here for a while before doing so.

My apartment is in exceptional shape and well maintained and I love all of the storage space. The amenities and landscaping are kept up wonderfully and centrally located for easy access. I can walk to the Sun Rail in moments and it is located in the middle of the city of Lake Mary. I would like to add that the Robbins Property Associates group has worked with me to find a win-win solution for any bumps in the road during my stay. Stephanie and Eleana consider it their pleasure to work with me and they have always respond so quickly to any questions or concerns that I may have had this past year. I recommend Station House at Lake Mary if you are looking for an apartment. It is really a lovely place and an exceptional staff.

    When my husband and I first toured Novel Parkway, we were enthralled by the amenities, space, and…read morekind staff. The leasing process was smooth and fairly efficient. We worked together with Ebony, leasing specialist, to ensure all rental concessions were applied and that our unit was move-in ready. Upon moving in, we were excited and hopeful to enjoy our new space. Unfortunately this excitement was short lived due to AC system failure about 4 days after our lease term began. We immediately alerted the maintenance team through the designated app for residents. The maintenance team came to take a look at our unit and advised the AC compressor needed replacement. The part needed for the compressor repair did not arrive until about 45 days later; leaving my husband, myself, and our two dogs without AC during that time. My husband and I both took turns discussing this issue with the leasing office and requesting possible reimbursement given the AC failure took place so soon after we had moved in. To our agitation, the leasing office was little help. My husband and I followed up for reimbursement for 6 months via email, telephone, and in-person until giving up completely. During the time of AC failure, my husband and I incurred several unexpected costs, such as electric bills that tripled in cost and the purchase of fans to assist with the Florida heat. We provided the office with receipt of these additional costs but little was done.The leasing office provided us with a $250 concession for the electric bill. Though, even that was minimal in our eyes because we spent about that amount on the fans alone. Altogether from this issue, my husband and I incurred over $700 in additional fees. All while still paying rent timely. Our AC was out from late August until October of 2024. Once corrected, we rarely faced any other issues (aside from WiFi failure every now and again) and thought things were looking up. We decided to renew our lease and were met with regret once more. Shortly after our renewal lease term had begun, our AC experienced system failure again. We are currently still without AC and have been for 3 weeks now. My husband and I have called and visited the office in-person but mostly receive the same responses stating they are "working on it." To this day, the leasing office has not presented my husband nor I with any remedy for this situation. We've heard from other residents enduring these same issues that gift cards were provided, hotel vouchers, etc. to mitigate the impact of this inconvenience. My husband and I have not received this same attention or care. In fact, my husband and I are usually the ones requesting an update and following up while the office has been radio silent otherwise. If you're looking to live in a complex that seems to ignore your needs and fails to follow up or update about important issues, Novel Parkway is the place for you. I'm incredibly disappointed that my husband and I renewed only to be dealing with the same issues once more. I can only hope that this complex does better in the future for the sake of its current residents and potential ones.

Why hasn't my complaint about the apartment utilities being fixed, if you do not know Spanish, I advise you to learn it, because when you walk in there, even though they all know English very well. They will lie to you and tell you they don't know English, I've seen this and then when you leave they would laugh and talk about you behind your back. I don't usually complain but the staff before this one should've just stayed, because I can guarantee you they may have a lawsuit from somebody or they will cause somebody to get hurt or they're going to cause that building to be shut down. Parking fees, despite no assigned spots, and mandatory pest control charges were not clearly communicated. Trash overflowing from the dumpsters weekly, despite a monthly trash fee. There was a persistent mold smell in ground floor units, including ours following flooding prior to our move in that was not disclosed. Communication from property managers was inconsistent, and support to renters was limited. My overall impression was that the management approach prioritized profit, looking for any and every opportunity to extract money from tenants, and provide as little as possible in return. Ultimately my experience was frustrating and dehumanizing. Avoid this place at all cost. Update: 01/23/2024 I want to acknowledge UDR's response to my initial review below to say that it misses key issues. My main concern with the extra fees was what I saw as a lack of clarity and the scope of those fees not being fully disclosed until lease signing, forcing what I saw as a 'take it or leave it' situation. If they want to take the approach of an "all fees are listed on the website and in the contract" response, then fine. However, it doesn't address the misleading impression their approach gives. So, for those looking to rent, keep in mind that the rent advertised by UDR isn't the total cost you will be expected to pay them. Extra fees can greatly add to what you owe, making your total monthly costs higher than what the advertised rent suggests. Also, in their response UDR ignored other problems I mentioned, like unguaranteed paid parking, ongoing trash issues, and poor communication, including a surprise early move-out inspection. They only addressed the mold smell which they imply they attempted to address adequately. We will agree to disagree on that. Even disregarding many of my other criticisms, the photographic evidence of overflowing trash alone should have been embarrassing, yet they failed to acknowledge that in their response. How they've reacted here should give you some indication of what to expect should you choose to move there.

The entire property was just embarrassing. It's a bait and switch, show the nicely furnished model, and then when you go to move in, you're put in a literal night and day difference of an apartment. Everything about the apartment is old, rotting, and outdated. You will pay the same price whether your unit is updated or not but even the updated units are low-quality. The entire parking lot flooded for weeks and the community forced everyone to park about a mile down the road but continued to charge everyone for monthly parking and did not discount. The apartment had rotting musty shag carpeting, old outdated and busted appliances, the vinyl flooring was peeling up in every corner of the bathrooms and the kitchen, there was popcorn ceilings, and the stomping that you hear from the people above you will make you insane. These buildings are so old and so poorly built that you can hear a pin drop if you live on the first 2 floors and someone is above you. On top of all of this, there is a serious vermin problem here... our entire apartment was infested with fleas and cockroaches, and we are very clean people with one single house cat who receives regular checkups and shots. And then there is Regatta's little "community". Honestly people, you'll see hundreds of people come and go because nobody stays here and therefore you won't build any decent or substantial lasting relationships with your neighbors here. Not that you'd really want to anyway.. the entire time I lived here, majority of the people I encountered were sketchy, rude, or very obviously dealing drugs out of their apartments. If you ever do make the poor decision to move here then you will see exactly what I'm talking about. Strangers are constantly pulling in, people run down and talk to them at their window, then they leave after 2 minutes. And it happens all day long in multiple areas on the property because UDR allows indecent people to move in here. The kind of people who won't even put their trash into the compactor but rather leave it next to the compactor in a heaping disgusting bug-ridden trash pile that makes the dumpster area (which by the way, is centrally located RIGHT in the middle of the property) look like a dump.. a landfill. It's the norm and it happens every single day. It gets cleaned up and it starts up again not even an hour later until theres so much trash that you can't reach the compactor even if you wanted to. They also emailed all residents claiming they would power wash the plastered dead bug carcasses and cobwebs off the buildings and that has yet to be done. See the review a few below this to see exactly what the exterior looks like at all times and will continue to look like as long as you live there. With all this being said-- I want to emphasize the price to live here. We paid 1,800 a month for our 2 bed 2 bad apartment. That is truly despicable. The apartment is maybe worth 1,000 a month and that is with the amenities. They just keep raising the rent even though they change nothing about the dumpy living conditions. I'm not ignorant to the ridiculous housing prices right now, but a lot of places just raise, raise, raise the rent because other complexes do it. UDR is predatory. Do not trust them, do not tour their unkempt properties, and do not give them a second of your time. They do not care about their residents at. ALL. They know people will rent, so they keep raising the prices all while doing the bare minimum. I had to wait a YEAR after moving out to get my security deposit back because the office claimed they had the wrong forwarding address even though i gave them the correct address typed out in a text. Needless to say...... living at Regatta broke me. I now pay $200 extra per month and I'm living in a beautifully kept and brand new complex (Alta Longwood) in a MUCH better area. I get that Lake Monroe is pretty, but it is a nightmare to live near with the midges and mosquitoes, and the musty smells and the flash flooding during weather events. I am TELLING YOU, do not waste your time with this place it needs to be razed. Pay an extra $200 a month and come join me at the luxury apartments. P.s. i do not believe a SINGLE positive review about Regatta and you shouldn't either. They have a bunch of biblically old people running this place who post fake positive reviews because they know the property and their parent company UDR is a JOKE.

I'll share what happened with me in hopes that it keeps others from moving here. When I decided that I'd be moving from Ballantrae for a change of scenery, I was asked to complete a roommate release form with a $200 fee. I understand being charged high fees if I was breaking my lease; however, I fulfilled the length of stay I agreed to with the lease. I questioned them as to why I was being charged a high amount. The answer they continued to give was, "In order to process the roommate release form, there is a $200 fee." They were unable to provide an answer behind my question of "why?" A friend of mine in the local area is an apartment complex manager and is well-versed in their industry. They explained the $200 fee is illegal for them to charge. Thanks to my friend who put pressure on Ballantrae's office staff, they dropped the $200 fee. There were other issues besides this incident. Untrustworthy office staff actively taking financial advantage of their tenants. Couldn't get out fast enough.

Put in a request?? Come by that day or next day the latest. I moved in and had something things and they were there next day. All I can say is Mike Garcia is the BOMB!!! He came by my place and took care of everything I had and did it with aplomb!!! Doesn't get any better than Mike. If Mike's boss reads this, know you have a great one on the team.

We were essentially dismissed every time we reported the issue. Eventually, the dishwasher began smoking and filled our apartment with smoke and fumes. Because the front office never answers their phone, I had to call the fire department to inspect the situation. The fumes were so bad me and my wife had to spend the night in a hotel while the apartment aired out. The next day, I went to the leasing office in person and was again treated as though the issue wasn't a big deal. It wasn't until I flagged down a maintenance employee driving by on a golf cart and demanded someone take a look that they finally acknowledged the dishwasher was defective. Even then, it took additional months before it was replaced. Maintenance supervisor does nothing the majority of the day and leaves early most days. Anytime I have had an issue the front office assures me the maintenance supervisor will stop by or call me. In which he never does. Easily the worst apartment complex i've lived in for the prices they charge. Based on mine and many other reviews I'm genuinely confused as to how the maintenance supervisor still has job here, but I guess the bar must be pretty low. Beyond that, the property seems to be in a constant state of construction, creating ongoing noise and inconvenience. Along with the gate which always seems to be broken. On top of that, the smell of marijuana is a daily occurrence throughout the complex. For the prices they charge and the "luxury" branding they advertise, the level of service and living experience falls far short of expectations. Save yourself the frustration and consider other apartment communities before signing a lease here
