I have lived at Park Edge for 10yrs. Once Cohen and Esry bought this place it was never the same. They had two incredible maintenance men who cared and took care of this place. The pool is always closed we have a carport knocked over and our trash compactor wall well over. NOTHING has been fixed I have called lenexa codes and the Cheif of the fire department and the news. DO NOT move here most apartments have mold or bugs. The office is ugly and the people working here are stupid. Go somewhere else. read more

I wish I could give zero or negative start, worst apartments ever. haven't gotten my deposit back a year later. nothing was ever fixed when work orders were put in. management changed like four times in the year I was there. pool never open for to chemical imbalances. just horrible. take this as your sign not to live here. so overpriced for what it is. read more

Be careful when you move out to give keys directly to a person in the office or they may charge you $300 of extra rent, even though you contacted the office letting them know you were out at your lease end. I would also recommend documenting with photos when you move out so they don't charge you a crazy trash fee as well. Enjoyed my time here but the move out was horrendous and disrespectful. read more

March 2025 - Pool has been broken twice in the last 12 months and they have no idea when it'll be fixed because after months they still haven't selected a bid/contractor to even begin the process of fixing it. BE WARNED, this is not a 365 24/7 Pool as advertised it is often down, needs to be cleaned and has spent the last 5 of 12 months closed/broken just like the mail box system that came in and has never been online for more than a month at a time to the point they just gave up and also the mail room is currently in demo mode. I asked to get my number on my mailbox when I moved in and I still have a numberless mailbox that I know where it's at by location not by any other markers because there is zero communication between the constantly revolving door of employees and managers. Other people have been posting about the pool for years, you can see their photos online showing during SUMMER our now seasonal pool is closed during the season we can use it.. Considering this area is FULL of new apartments and townhomes either being built or just finished in the last few years don't be mistaken into thinking this place has been upgraded or even maintained in order to keep up with the competition. All the real, good, reviews stopped in 2018/2019 for a reason because they were purchased by a new company that can't keep people employed because they cut their benefits and changed the pay structure so it actually looked like they increased revenue by making the employee pay for housing out of their paycheck instead of a flat discount they had before, so they all left. I've had to complain to the district manager to get anything done here because the people working clearly don't feel like it's their job or that they are paid enough to care, don't bother moving in unless you're ready for the suck. read more

My fiance and I lived at Park Edge Apartments for about a year and a half, and overall, the experience was extremely disappointing. While the model apartment we toured was modern and impressive, it turned out to be very misleading. The leasing office wouldn't let us see the actual unit we'd be moving into, but they assured us it would be updated to a similar standard. Unfortunately, that was not the case. When we moved in, the apartment was clearly not updated--there were broken appliances (including the dishwasher), outdated fixtures, and a generally unclean feel to the unit. It took nearly two months for them to fix the dishwasher, which we assumed would be a basic priority for new tenants. That was the first red flag, and it didn't get better from there. Maintenance was consistently unreliable. Work orders were rarely completed in a timely fashion, and we had to follow up multiple times--if we could even reach anyone. Phone calls often went unanswered, and showing up to the leasing office during posted business hours didn't help either; it was frequently closed without explanation. Additionally, two major amenities that were advertised to us were essentially unusable the entire time we lived there. The pool was open for maybe 2 weeks the entire time we lived there, at point it was closed by the city due to safety concerns. Don't even get me started on the package concierge system, which never worked. For a complex that advertises these features, it was frustrating to never have access to them. Basic property upkeep was also severely lacking. There were long stretches of time where trash would be overflowing from the dumpsters or just piling up on the ground nearby because the property couldn't coordinate timely trash pickup. It looked and smelled terrible. At one point, the grass around the complex grew knee-high because they failed to handle landscaping services. It was clear the management had little interest in maintaining even a basic level of cleanliness or curb appeal. We ended up breaking our lease and moving out early, officially vacating on June 7th. During our final walkthrough, we were told everything looked great and that we'd receive our full deposit back. Reasonable enough. But by July 2nd, coming up on the legal 30-day deadline--we still hadn't received it. I called Park Edge, and they told me deposits are handled by corporate and that we should see it soon. Still nothing. On July 14th, after hearing nothing, I called the office four separate times with no answer. On the 15th, I finally reached someone who confirmed that corporate had processed our full deposit back in June, but they couldn't give me any more information. I spent the next week calling corporate on five separate occasions and leaving three separate messages on their overflow line, all of which promised a call back the next day--none ever came. Finally, on July 18th, I got through to someone at corporate who admitted that the check had never even been mailed- which seems problematic for a company whose entire business is focused on dealing with renters. We finally received our check this week, but needless to say, my fiance and I are undergoing the process of filing a small claims court case, for not returning our deposit in a timely manner. In summary, while the model unit may draw you in with its modern look, the reality is very different. Poor communication, unfulfilled maintenance requests, misleading promises, and an incredibly frustrating move-out process made this one of the worst rental experiences I've ever had. I'd strongly advise others to steer clear and save yourself the hassle and headaches that his has caused my fiance and I. There are so many apartment buildings in this area, don't choose Park Edge or another Cohen Esrey property. read more

I would give it zero stars. It has been a horrible experience living here. The only up side is I'm finally finished with my contract and I'm leaving. Between horrible maintenance, pool never working, lying grifting staff and dismal upkeep. I would avoid this place like the plague. My only question would be why the Lenexa fire department continues to allow them to stay open. Seven buildings currently do not have working fire alarms. Kind of hard to sleep at night. They are in court right now for it. A lot of disabled people people live in my building. Hopefully it gets fixed soon read more

The complex is famous for over promising and under delivering. It started with promising us to have a move in ready apartment, only to be met with broken shades, kitchen cabinets, base of the cabinets molded and falling apart, garbage disposal not working, just to name a few. It takes REPEATED calls and complaining to get anything done. This is the ONLY COMPLEX EVER that doesn't let you even see pictures of your apartment before you move in. They promised us an updated kitchen with appliances and cabinets, only to be the most outdated kitchen we've ever lived with. DO NOT move in unless you see your exact apartment because they have and will lie about what amenities and appliances it comes with. Even when basic amenities they charge you for are out, they'll take your money no problem but never fix it. That extends to the pool. What's advertised as a "year round pool" will be open for one week, then shut down for another month, open then closed on repeat during peak pool season. They recently brought in contractors to update appliances. Not only did they show up a week after they said they would. They left a complete mess, ruined our bed by stepping all over it with their dirty shoes and left screws standing up in our bathmats. When confronting the complex, they took no responsibility and again never followed up after they said they would. Somehow even with constant turnover in the office, not one person will follow up on anything they promise except taking your money. UPDATE: I followed up on their comment to contact them. I left 3 messages and emailed and had to follow up a month later to talk to someone... not surprised. ABSOLUTELY NOTHING has changed. No pool open, no reimbursement, no anything. But don't worry, they have new fall decorations encouraging new leases and enforce all their rules and take your payments with no care the condition of your apartment or amenities like the pool, which is still closed. read more

This was a great place to live until Cohen Esrey took over management. Since management has changed, we have had horrendous service and rapid rent hikes. We have had numerous maintenance issues, including a flooded bathroom that was never completely resolved, leaving mold in the apartment. This left half of our apartment unusable for 2 months. We had to beg to get the work addressed (in person, on the phone, via email). Heavy mold was recently found on our windows. The baseboards of the bathroom were never treated or replaced and are still loose in the bathroom where the heavy water damage occurred. Water got underneath the vanity and sat for months and was never repaired. After months of requesting concessions, we were offered $75 as a concession. We have since given our notice to leave due to the constant maintenance issues and because we didn't give 60 day notice (which granted, is required in the lease) they are requiring a full extra months worth of rent. It is completely ridiculous how they can offer $75 due to the maintenance issues we had (and this was one of 4 maintenance issues that took over a month to fix) and then turn around and point to the lease and demand an extra months worth of rent. They have not followed through with their end of the agreement. The service has been terrible. We never even received an apology for the maintenance issues, just a "well the issue is resolved now". Extremely disappointing end to what was a good experience before they took over. read more

lived here for a few years and the management company is always changing and they can't keep staff employed. Rent this last year increased 3x what it has in years past and they added "amenity fees" when the amenities are always out of commission. with the rent increases they never upgrade interiors and also take weeks to months to respond to work orders. The only positive is it's in a safe area. At night, unless you know where to turn, you'll miss it since they don't light up the flag pole or front sign. Maintenance is atrocious. The day I moved into a "renovated" apartment there was standing water under both bathroom sinks and the kitchen and master bathroom had not been finished. I did not have a functioning oven/stove for the first six weeks and it took multiple phone calls to get the bathroom leaks fixed. Subsequent leaks occurred in the guest bathroom. The handle on the master toilet broke and after two weeks I ended up buying the parts and fixing it myself. The washer also broke and it took over two months to even get someone to come look at it. Great place to live...Staff is very nice, always on top of things. Complex is well kept. I love the extra things they do....parties for the community, monthly mobile pet grooming service..Allows online rent payments. Apartments are built well and you don't hear your neighbors. My wife and I used to live here, and quite frankly, it was awesome. Super close to Shawnee Mission Park, right off 435, new developments near by. The staff was awesome and always friendly and helpful. The property was always well maintained and maintenance was prompt. The indoor-outdoor pool was sweet but crowded on the weekends. The workout facility was "meh". It was all fairly older equipment that wasn't maintained except for those of us who used them and the room was too crowded and often a sauna. My biggest, and only true complaint was parking. PARKING WAS AWFUL. Unless you wanted to pay a lot extra per month. Would still recommend as long as they didn't raise rent. As of this post we paid $1100/mo for 2 beds-2 bath, pet fee, water, trash, pest and no parking. read more

We have lived at Park Edge for about 1.5 years and just resigned a lease. The apartments are extremely well maintained, the staff is friendly and always available and the management team is very progressive. They have opened a garden for the residents to grow vegetables and flowers (no charge), there is a nice grill by the pool to be used for cookouts and they are always planning community events like LuLaRoe sales and breakfasts. I highly recommend Park Edge apartments! read more

I will tell you the truth. It is a very convenient location to go anywhere such as to a restaurant, movies, drinks, bars, etc. However, it is not worth the price when Water Crest at City Center is literally right next door and is offering the same price yet more of an influence such as watching your dog for free. Swimming pool with a grill and TV under a hut. If you have kids, don't move here. There is no playground here and it isn't kid friendly here. Much older people here than young as well. We had a short stay here. (Only about 3 months). While we were there the entire staff is super friendly and helpful! It has a great location to Shawnee Mission Park, especially if you have a dog that likes excise! The only things I didn't enjoy was, we were on the first floor and had a HUGE problem with spiders. I probably killed at least 3, every day. You pay for pest control in your rent, but they just spray outside, so I'm not sure how helpful it is for inside. Also, we had a dog, and yes they provide bags to pick up after them, but the trash cans were all really far away from each building. Never really in a great location, and you don't get your pet deposit back, which is a bummer. Parking wasn't great either, but I'm not sure you'll get great parking at any apartment without a fee. But, overall our apartment was very spacious, staff was very friendly, grounds were well maintained so I can't complain too much. read more

Overall, we love living here! We love the community, the spacious apartments, and the staff. We also love that Park Edge is so pet friendly. This is one of the only complexes we found that does not have a weight restriction on dogs.. which is huge for me! Also, any issues we may encounter get taken care of very quickly. We have been residents of Park Edge for almost 4 years now. As stated by other reviews the location is wonderful with easy access to Shawnee Mission Park and 435. One of the best perks for me is the concierge package service where UPS/FED EX/USPS etc will leave packages with the office if residents are not available to receive the packages. There have been recent updates to the fitness center including new treadmills. The property managers and staff are wonderful to work with and one of the main reason we have stayed as long as we have. read more

During Labor Day Weekend my BMW was towed by Pro Tow. I had unknowingly parked in a VIP space when it was late and I did not see the sign. The policy at the apartment complex had changed a few weeks back and I was not aware since I did not live there I was visiting. It was upsetting being my age and the holiday and I elected to stay in kc and mourn the loss of my son who had passed on this weekend 3 years ago from a motorcycle accident. So I was already having a sad weekend. The cost was $380 for a silly mistake on my part. The problem I had was I am an insurance agent and I recommend towing companies weekly to my clients. My phone number was plastered all over my car...a simple phone call would have reached me (as I was on call that weekend) and I could have moved my auto and told them how sorry I was and that I was a visitor and really did not know the rules. The problem I have is the guy at pro tow was awful. He was rude and said that since I told him I was hesitant to refer anyone. He said that made him mad and any ability to reduce my $380 tow bill was gone because I made him mad. I believe anyone who gets a car towed is a little upset especially if it was an honest oversight. So I would think this would be a situation that a customer service rep would be handling pretty often. My experience with PRO TOW was very poor and had I had a choice I could have gotten my auto towed for a whole lot less. And did I say my company logos were all over the car with my phone number on it. They say they don't have any say.....and I am fine with that but they do have the ability to be professional. Please don't use this company...it felt so shaddy and underhanded. Cash only....wonder how much of that goes in the right column to run an honest business. The biggest issue was very rude personnel. I ask to speak to the owner and was denied access to him. I can guarantee that the owner would want to know how this man treated his customers! Park Edge was a part of this scheme. They knew that was an auto that was not there all the time. It was parked in that space less than an hour and one knock on the door or one phone call with all the logos plastered on both sides of my car....this would have never happened. No one is neighborly here and if you have a problem or make a mistake your on your own...even when it come to management of the complex. Shame on this complex....never ever rent from this....look at all the other reviews! My experience with PARK EDGE was very negative and they were in no way sorry about what happened to me as a one time visitor! read more
