The electrical box for our building is unprotected on the outside of the building. The unsupervised children in the complex run wild and have access to the box. They have been turning off the electricity to the entire building since December. Evergy can't do anything, because the box belongs to Linda King, property manager, who won't do anything either. She writes, "No solution," when I turned in maintenance ticket to have the box covered. Police have been out. Codes Department have been out, based on my calls. No changes. Electricty turned off 3x last weekend. I am the 4th person moving out of my building this month. Toxic fumes constantly, as they "resurface" the bathtubs every time someone moves out, which is FREQUENTLY! Fumes travel through the vents. Linda doesn't care about toxins, she uses chemicals on the lawn that are toxic to the animals, too. Just drive through the parking lot and see the number of cars with expired license plates. The SUV in my lot hasn't moved in 6 months, expired tags, packed to the rafters with clothes. I think someone is living in there. Ghetto! read more

Do not rent from this place!! My mother-in-law moved in here 5 years ago, after my father-in-law passed away. She always paid her rent on time, no problems. Now....she's 87 years old, and was told by her doctor that she needed to move, to be somewhere and get/have assistance....we have it in writing! Told the office as soon as we got the letter, and started the procedure to move her. Her 'finial' bill.....$3900!! On top of a full month's rent, which she only stayed 8 days, the 'sub-lease' fee was $1100.00 and because she broke the contract, another $2300.00!! Renter beware! When we moved in, we were charged a pet "fee" for our cats, which we were explicitly told would partially cover pet damages (if any), and was non-refundable. When we moved out, the office manager and assistant manager insisted that since it was a "fee" and not a "deposit," the terminology is apparently very important, we could not apply our $400 pet "fee" to our move-out costs. Get everything in writing! Don't trust anything the office manager says aloud, unless they put it explicitly in your lease. Very shady. read more

She addressed my concerns and promptly followed up with me about when they would be out to fix it. She was courteous and respectful, two traits we didn't receive at our last apartment complex. I truly try to be fair with my reviews, but this place just continues to irritate me. When I moved in, the apartment carpet was entrenched with pet hair from the last tenant and my vacuum is still picking it up. It's taken almost three months of vacuuming before I could put my clothes on the carpet without hair getting all over them. I had to unclog the sink drain myself, and pull the last tenant's hair and nastiness out of my bathroom sink drain. The smoke detector is not removable and it's placed so close to the kitchen stove that it just goes off anytime you use it without opening a window. The laundry machines are always failing to spin out your clothes and the latches are broken too--you literally have to stick something in there to push the latch into a place where it will close properly. The communication with the office can be awful at times. I don't know how many times I've told these people that I am a touring musician and I'm frequently out of town. I leave my personal vehicle at the apartment as our company supplies us with a truck. They started resurfacing the parking lots (and this has been going on for over a month now) so not only is there no place to park, they leave notes on your car if they're going to work on a specific area stating that if the car isn't relocated within 24 hours, they'll have it towed at my expense. No phone call. Thank goodness it happened on a Tuesday when I was home--otherwise, what are people supposed to do when they're in Texas or something? No compensation for not being able to park your car closer than a ten minute walk either. In fact....This month, I accidentally underpaid by $13.90. The water/utility bill fluctuates. So, instead of letting me know WHEN I DROPPED OFF MY RENT CHECK IN PERSON, they put (yet another) note on my door, no call, demanding their money and stating that they would charge me $5 per day until they got it. Then, they refused to accept cash, despite the fact that my whole wallet had been stolen on my last show run. I had to cancel lessons--miss work!!--and get them their money order because I was literally leaving that night for a week long trip out of town. I truly hate businesses that nickel and dime their customers and find underhanded schemes to either get a kickback from towing companies or put "extra charges" on your account when you go to the effort to deliver your rent in person. I lived in Carmel, Indiana before this--one block off of the arts and design district. Not only did I have a two bedroom duplex with washer and dryer for the same amount that I'm paying now, my landlord was awesome. He knew I was frequently out of town and even took my mail in for me once a week if I had a long show run. read more

I got sick one month for the two years I've been there they disable my ability to pay rent online gave me a Walmart coupon that didn't work so they continued to charge me daily late fees even though it was a error by the office because they entered the coupon wrong. I was charged late fees and I drove around 3 days and tried 3 separate Walmarts to make the payment. I called the office to find out what to do and she said she didn't know but until the rent was paid they would continue to charge late fees. Rosehill Pointe would be a great place to live if they actually upheld the amenities they claim to provide. The location of the complex is great and the layout of the apartment itself is also a great utilization of space. The non-upgraded layouts are affordable and fairly priced. However, often times issues either don't get dealt with at all or wait far too long to be addressed. The service provided by staff has severely slipped over the three years I have lived here, which has prompted me to purchase a house. My husband and I dealt with a racist neighbor who constantly threatened and cursed at us any time we can in contact with her. Despite reporting it many times, the resident was not spoken to and no strikes were put against her. I have reported numerous issues, such a my kitchen sink smelling like a rotting corpse and someone vomiting and leaving it on the sidewalk, and the former took weeks to be addressed (Imagine living with that smell for 3 weeks) and the other was left and never addressed, eventually drying onto the concrete. My biggest ongoing issue is the workout room. I will share pictures as proof, but there have been numerous times where the trash cans were over flowing, there was no water, no paper towels, and no normal towels. The management is REAL shady... and they have major communication issues. I would advise looking elsewhere. On October 3rd my fiance and I completed applications at Rosehill Point apartments. We submitted the application fees totaling $60 and a check for $250.00. We were told that this check would not be cashed until we were approved, and that in order to be approved we would need a cosigner or one months rent. A cosigner application was sent to my fiance's mother in Ohio but she did not complet or return any documents. We have since looked at other apartments and ultimately decided to go with another complex, but we wanted to wait for approval before notifying Rosehill. Almost three weeks after completing our applications, I noticed that Rosehill had cashed the check and it hit my account on October 22nd. My account is now negative $266.16 due to two $36.00 overdraft fees. After contacting Rosehill to initiate a refund, they said that we HAVE been approved and unfortunately missed the 72 hour window after the approval and that we forfeit our deposit. They haven't received a payment of one months rent or a completed cosigner application, and the application we signed states that, "Upon approval of tenancy and the signing of an apartment and rental agreement, the deposit fee will be credited against my deposit". They said they sent an email notifiying that we were approved yet we later found it in my fiance's junk folder. It was sent on October 16th and it said "We are very excited you are moving to Rosehill Pointe. Just a friendly reminder, your lease contains..." We never signed a lease, never submitted one months rent, or a cosigner application and they are saying we are approved? We have so many contradictory emails and voicemails from their office that can easily show that we are NOT approved. We initially talked with Savannah and have also talked with Melissa, the office manager there. Melissa said that they gave us a "Welcome Home" document, but that was given to us on October 3rd after completing our applications. This just contains information on the apartment in question, the rent, and potential agreement information once we would be approved, and this document isn't a signed document. I had thought it strange that they gave us a document with the words "welcome home" at the top after we completed an application that hasn't been approved. read more

Run as far as you can from this place! Me and my fiancé moved in a few months ago. The apartment they showed us during the day is a far cry from the one you'll be living in at night! Noise at all hours, trash, loud music. Some really creepy stuff. The walls and floors are so thin that the college girl who lives next door's every sound (EVERY sound) is audible in our unit. We're absolutely miserable! Management claimed to have solved the problem and has utterly failed. Regardless of how nice they may seem initially they are really really really bad. We might have to break our lease and pay $750 just to go somewhere where we can get some sleep! Regardless of what they say on here they DO NOT negotiate or try to help you. It's terrible! read more

The employees were just decent, definitely nothing great. I have stayed in several in the area. The worst is when I accidentally parked in the covered parking, there are a few very signs and that is a violation of publicity on their part, and they towed my car!! Yes, straight up. I had my car registered with the apartment complex, I was home, all they had to do was give me a little call or text message to let me know and I would have moved it of course. The towing company was so ghetto, only accepted cash, which was 200 dollars for holding my car for a few hours by the way. Anyways, it was so ridiculous it seemed like a scam deal the Rosehill apartment complex had worked out with the towing company. We just renewed our lease, tried finding something cheaper cause we are in a budget but we didn't like what we found, we love our apartment, the space we have is awesome! I also have to say that the Manager is always willing to help and talk about any issues, had not experienced that before, so it is another big plus! In the past 9 years I've lived in 3 apartment communities. This is by far the best one! The staff has a lower turnover rate than the other communities I've lived in which says something on it's own. The majority of the office staff are kind and competent. Concerns are addressed in timely manner even though sometimes not resolved the way I would have handled it. (For instance, the time that the maintenance staff just "painted over" a spot on the ceiling that I reported as a water leak.) Knock on wood I have never had a bug problem the entire 5 years I've lived here. The area feels safe, and the management does all it can to connect the members of this community. PLEASE READ ALL THE WAY THROUGH. Over all this apartment complex is an okay place to live, it has good amenities, a pool, dog park, small indoor gym, and computer center. The surrounding area has everything you could want within a 10 minute drive. The grounds are pretty well kept, with an occasional patch of dirt/mud and a broken sprinkler. It seems it was built on a low pretty low budget, the balconies are starting to deteriorate and there are nails coming back up out of the wood, and I saw a neighbors screen door fall off as I walked past. The laundry rooms are small and very basic and not well kept. There was a giant dead moth in one that had been there for about two weeks. ($1.75 / load. washer and dryer which is not tooooo bad.) The BIGGEST thing that bothers me about this place is that there are NO security cameras. My motorcycle was stolen and I was asking a neighbor if he has seen anything and he said that other things have been stolen from this place and another neighbor said the same thing happened 15 years ago, and still no security cameras are in place. In my opinion if the manager really cared about the satisfaction and well being of the residents then there would have been cameras from the beginning or after the first crime. Unless you don't have valuables or can afford to put a gps/LoJack tracking device on all your vehicles I suggest you keep looking. read more

Do not live here. I have been here 4 years and every year they slap on crazy fees and deposits when I renew. The location is great and the amenities are wonderful but they dont update your apartment until you leave and do not complete work orders when they are put in. They are your best friend when you first sign your lease and then they treat you like garbage once you move in. read more

Deserves no stars!Terribly over priced! Lived here for 8 years and they wanted to raise our rent 165.00 in 6 months! After living here for 8 years that's terrible business practice to treat your faithful customers worse than people coming in off the street! My neighbor pays 890 for her base rent for the exact same for plan! They wanna raise ours to 1024.00 a month. Then when I go to the office to ask him about it they just b******* you from one way to another! Terribly disappointed with how this business is being ran! And how much they wanna raise ur rent every year! For no upgrades and this apartment! They tell you you can't find apartments like this for the price that they charge! Of course they say that! The windows won't even open! Electricity bills are outrageous! Bc there is no good insulation! Sure they 2 pools but that's about the ONLY place your kids can go! The basketball court is full if misfit kids they play inappropriate music loudly! And instead of putting in a kids park they put in a stupid dog park! The parking spaces are terrible they're too small and I've actually seen some of my neighbors have to crawl out their hatchback just to get a parking space! And they want to charge you $25 a month to get a carport space, which is the decent place to park! They have fireplaces in these but you're unable to use them because it's a fire hazard I was told last year when they inspected them and they've done nothing to fix that! You have no real place to put your dining room table except on a carpeted space and the unrenovated apartments.The kitchen isn't even really a kitchen it's a tiny Galley space that two people can't fit in! These places are no longer good bang for your buck! They gone terribly down hill in the 8 years living here! read more

My ex-wife lived in these apartments for 6 yrs and had a good experience. She was always prompt with payments and went over and above as a resident (and neighbor) to ensure her responsibilities were met. In return, the staff was always attentive to her needs and took care of things in a timely manner. As a resident with a pet, she was diligent in cleaning up after the pet when talking him for walks. Upon giving notice to move, the complex suddenly had proof that, during one of her walks with the dog, she missed a small dropping and are pursuing her (4 months later) for $200. Although the doggy DNA matches, there's been no willingness shown by the apartments to take into account the previous 6 years ( and numerous pet walks) that were positive and work with her to reduce (or waive) the $200 charge. Extremely disappointed that 6 yrs of going above and beyond to do what is right counts for nothing in management's eyes. read more

I just signed my renewal for my 10th year. You can't beat Rosehill for value, location, quality of staff and amenities - especially for the price. The neighborhood is full of restaurants, grocery and specialty stores - all within less than a mile. The management is great and maintenance is handled quickly and professionally. Please save yourself some headache and don't live here. I've lived here for almost 2 years and this is by far my worst experience with apartment complexes in this area. The staff are all extremely unpleasant, I've never had ONE instance in which they showed any kind of manners let alone customer service skills. If I could sum this place up with one sentence, it would be they cut corners in anyway they can. They've had contractors working on the complex for about four months now. Their trash is everywhere. Pieces of siding, foam board, plastic, all blow into my patio area everyday. I even pulled a 20ft long piece of siding out from UNDER my car a few weeks ago and I find their trash a few miles away when I'm walking my dog. I'm not sure the contractors and staff realize this is OUR HOME. How does it feel to see trash blowing around everyday at our HOME. I'm embarrassed to bring friends over and when I brought it up to management they didn't have much to say. When it was time to work on my building I got less than a half day notice that they would be starting and I needed to have the walls clear and the furniture pulled out from the walls. Again, less than a half day notice? Oh, and they work from before the sun is all the way up to when the sun goes down. It's really nice listening to the banging at all hours. When I resigned my lease they informed me my rent was going up. I've never resigned my lease anywhere and given them the appropriate notice and had my rent go up from the initial amount I agreed to. When I brought that up the woman rolled her eyes. Nice. There are a lot of exasperated gestures at the office. It seems they are all miserable to be doing their job. There is always an empty bowl for waters and towels in the gym with even a little sign that says help yourself to water and a towel...in my 2 years of living here, there has NEVER been any water or towels in they gym! The pool is closed from time to time for no reason. All the sudden it's just locked, but with no one working on it for days. Nice, huh? The apartments themselves are very old with LOTS of air coming in the windows and doors. The area of town is nice...that's about the only positive I can say for this place. read more

My wife and I lived here for one year. This is the worst apt either one of us have lived in. The appliances definitely would have been state of the art once. Say maybe 1955ish. Things rarely work and break often. The maintenance crew is very good though. It's the only saving grace for this place. We took our dogs to the dog park a couple times a day (a nice feature to the complex, in theory). But it very rarely was moved. knee high grass made it difficult to find, let alone pick up the dog excrement that the apt managers stringently warn will warrant 500+ dollar fines. It took my wife starting a damn post on the apt forum and many other tenants agreeing before they finally took action. Also, they must have made their walls from paper mache, because there is zero sound barrier in all directions. Worse than others apts for sure. The list of issues goes on and on really, but the final nail in the coffin was our exodus from this underwhelming place. Zero notice was given to us for their 60 day requirement if not renewing. This was new to my wife and I as previous apts had 30 day or even zero notice requirements given the fact that your apt contract is ending (i.e. you're not renewing). At any rate, we provided 25 days notice instead of 60. We never made a late payment or any ruffles at all for this place and now they're trying to charge us 1100 dollars for 25 days notice instead of 60. I made multiple attempts to work with the complex management to no avail. I made attempts to work with their collection agency without assistance. This is a duplicitous operation with very limited money and resources as is apparent in their dealings and apt commodities. You can save a couple bucks up front staying here, but they'll find ways to fine you at every turn. Do yourself a favor and just spend an extra hundred a month and go with a nicer place. read more
