Mainly near bathrooms and the entry of any doors. Our drier broke and it took them over a month to replace it (there is literally a menards in Manhattan, they could have went there), my door was busted in, door handle hanging off and my actual door was cracked and they did nothing about that. it always smells like pot because of the tenants around us and when I tell them I am allergic they still do nothing about it and they we have had the loudest upstairs neighbors and regardless of showing pictures and videos of how loud they are at night and in the morning, they only get a slap on the wrist for being a disturbance. we pay like $80 a month for maintenance fees for stuff that doesn't even get done. So I don't even know why we're paying the fees. I called and asked about replacing a screen over six months ago (due to the screen Being to small and it fell out) and it's still not replaced. we also have a terrible bird problem because there's parts in the deck where the birds can put nests and they crap everywhere. It's also rare for people to have their dogs on leashes and sometimes peoples dogs will come up to my dog Aggressively. Luckily, my dog is friendly. I am down at the bottom part where the creek is And if you're down in this part, you will not get any maintenance hardly at all we are put on the back burner most of the time. We have had so many potholes that are just getting bigger and bigger down here and I'm sure people have called about them because I have rolled my ankle more than once in those potholes walking to my car (It hurts because the potholes are deep and very jagged) the apartment buildings that are down in our half are almost always left uncut when the lawn people do come they do a very poor job of actually cleaning up what needs to be cleaned up as far as the grass goes. We have people from across the street that have houses with literal driveways that will have any guests come and take up our parking in our parking lot that we pay for like make that makes sense. It's absolutely ridiculous How the people that pay almost $1300 a month in rent not counting other expenses are put on the back burner and we never get anything done down here. I also also do not find the staff very friendly. The only one that is friendly is Victoria, she has been such a person in regards to anything that comes up. The assistant manager is very passive aggressive and is very rude, and she is the one that you talk to the most of the time.

Through public records we learned that same unit has been taken to eviction court dozens of times, yet the situation never improved. Instead of addressing an ongoing problem, the burden was placed on neighboring tenants to keep reporting it. We would have stayed through our lease if the environment had been stable, but after months of disturbances and no meaningful resolution, we felt we had no choice but to leave -- and were still told we'd owe early termination fees. Apartments themselves are fine. Management's handling of ongoing resident issues is not.

The maintenance team is very responsive, I don't think I've waited more than 2-3 hours before they have shown up or called to inquire. (Their calls are often within the hour.) Tami does a good job of managing a very eclectic group or residents. The grounds are kept clean and now is always cleared as soon as possible from parking lots and stairs and walkways. We enjoy living here! I would definitely check it out if you are planning on a move.

Terrible communication, no website, etc. The people that answer the phone are nice, but "I don't know" is LITERALLY their response to everything! (I'm not sure why we pay people to answer phones when they aren't trained to answer questions.) In August 2024 the A/C went out in the unit. After 4 days of "I don't know", my son and his roommate are still living in a unit that is 95+ degrees. Completely unacceptable. Would not recommend living here. (For what it's worth--this was NOT in my top 3 places of where I wanted my son to live--but I let him choose. Experience (in this case, bad experience) is the best teacher!
