    I just bought a unit in July, and I am really in love with this building. The real draw is that you get all of the amenities of the gold coast, while paying half the price. For starters, you get a 24 hour doorman service, who are for the most part are all very nice and courteous. I don't own a parking spot, but the building does offer spots with 24 hour valet service, and the garage attendants are extremely nice too.The garage attendants will let you park in the loading and unloading area for free for half an hour, without any issue. This was crucial for me when I was just moving in! There is a 24/hour gym, which is never too crowded and has a good selection of machines (treadmills ellipticals, and several stairmasters!!) with a nice size free weight area. On top of that, there is an olympic size swimming pool which is amazing, and also a jacuzzi area. There is a basketball court, which I've never used, and is currently closed because of construction, but I'm sure my boyfriend will make use of it at some point. For all the lazy daisies such as my self - there is a convenience shop that has just about everything you might need on hand. It's expensive, but usually has pretty good deals on wine. It's a pretty good place to hit up when you don't feel like changing out of your pajamas to get something to eat/drink. In the laundry room, there is a dry cleaner's and a wash-fold drop-off service offered. I like to do my own laundry, but I know people who love having a drop-off service so close by. Other stuff they have but I've never used - a yoga studio, a hair salon, a nail salon, and several doctor's and other commercial offices. Of course, the best of all is the proximity to the lake and the VIEWS!! My view is what really sold it for me, Check it out!

    This is the best pool in the city. It's huge, has new chairs & floor, and is glorious. I spend most of the summer here. Lots of people watching, lots of partying and grilling, and good memories. You have to be a guest of a resident, so I suggest making friends here asap. One of the doormen is always present, as well as a life-guard and pool workers. There are 6 giant grills, a basketball court, and a covered deck for eating.

    24 hr doorman, great staff, amazing managment. Close to everything love the gym,pool and bbq up to date and well looked after building. Neighbors are great too!

    I did read the other reviews-and I couldn't agree more with ALL of them. First thing I must say is, there are more dogs in this building than people. And the worst is you have to share 1 of 2 elevators coming up from the laundry room with all the dogs in your building. All with a smelly, wet, sloppy sniffing dog or dogs and your clean laundry in an ill-ventilated elevator. Nice. What makes this building is the views, amenities-such as the pool (amazing!), gym, convenience store, and the employees (aside from the management office). I feel the management office employees are all immature and goof off as much as they can. You never get the same answer twice. They should find a new package room system-it's quite awful and unorganized. The smells in the hallways and chute room are incredibly horrible. The doormen are wonderful and so friendly and helpful. The residents are pretty friendly and I did always feel safe here. It's a very young crowd. A majority of the building is 25-45 yrs. old. The location is great! It was good for the time I was here, (about 2 years) but I'm happy I'm out.

In any event, he called to set up the requested showing and seemed nice, so I set up a few showings. He was super nice and easy to work with. He did a great job on this and subsequent showings of pacing them well and in an order that made sense, so we weren't driving back-and-forth across the area. He was also very responsive through the 6 weeks I worked with him. While things didn't manage to work out for me, I learned a lot. I also appreciated the great lawyer and lender he connected me to, as that were equally responsive as well as educational.

When we were looking at the unfinished unit, he promised the building would have a Butterfly system, instead we have a call box with no video. And it is not even hard wired so the plug falls out from the outlet there is no way to enter the building. When told he needed to fix it, he put tape on it and labeled it "do not remove." He promised to furnish the entry way, it is still empty. There is a storage room, the lock was installed wrong so it gets jammed often. He refused to fix it. The lock for our unit was also installed upside down, and jammed. So we had to hire a locksmith to fix it. Every unit had issues with the sealing on the windows and we had moisture damage on the window trims, this took MONTHS to remedy because Alan refused to admit it was a problem. The Internet cables were left uncut and dangling from the walls, had to hire an electrician to come and finish what Alan could not. The patio is on raised tiles. Throughout the building, we have over 50 tiles that were cracked or damaged on install. Several people fell through those tiles and were injured. When it was time to form an HOA, we managed to get someone from all 18 units present so we could elect a board. Alan actually forgot to bring his lawyer, so it was postponed by several weeks. ' He did not even have all of the fire extinguishers hung up in the building, we had to wait until a management company was hired to get that done. He promised to power wash the garage, still not done. I recently found a tube of tooth paste wedged in between the sink countertop and the cabinets below. It was sealed that way, I cannot remove it. When I reached out to Alan about this, I got no response. DO NOT BUY FROM ALEN CANDEA.

After our introductions Alexandra provided efficient and fast service that I did not get from the other 4 agents I was working with trying to move here to Chicago. I did tell her i was running out of time and needed to move within the next week, the quality of options and the variety if options was exactly what I needed to see as I was getting stressed with the whole "moving in the summer to Chicago". She was very transparent and when we were dealing with difficult realtors she was not hesitant on reaching out for me to find out what the hold up was on their end to really get me in a place that I was interested in. Alexandra would send me morning texts to check on statuses if I was getting emails replied and getting in touch with the home owners. She did a really amazing job delegating my stress and communication with everyone I needed to all the way until i was officially moved in. At times I felt i was probably annoying her and I apologized for being antsy and she told me that everything was ok and that there was no need for me to apologize. Her goal was set to get me through this process as smooth as she can make it for me.. I will be sending all my friends her way and i will not use another agent as long as I live here in chicago!

Maintenance requests are slow to be addressed, sometimes requiring multiple visits for the same issue. A leak under my sink took several attempts to fix, and damage left by the previous tenant wasn't repaired until six months into my lease. I also did not recive a full set of keys until several months into my lease. I never feel like a priority. The apartment itself has outdated features that tenants are expected to deal with, as per the lease. The floors, walls, and windows are low quality and poorly insulated, showing significant wear and tear from past residents. The biggest frustration is the heating system--electric baseboard heaters that don't self-regulate, meaning you have to manually turn them on and off, leading to an average utility bill of $120 per month. The outdated AC unit, which hasn't been upgraded since the 1990s, is inefficient and expensive to run, costing over $100 in the summer, ontop of the already overpriced rent. Overall, everything feels inconvenient for the tenant. If maintenance were more responsive and the apartment features were updated, this could be a much better place to live. Until then, it's hard to justify the cost.

Management is so responsive and respectful! The apartment itself is in great condition with almost brand new appliances. The process of applying, resigning, and general maintenance could not be easier. They also go out of their way to help tenants if needed. For example, I got locked out of my apartment and within minutes I was able to talk to a staff member and get help. In the heart of Lincoln Park, you can't really ask for much more. The area feels extremely safe and management knows their renters well, so it feels personable! I can definitely say I am happy to have resigned for the coming year!

John Materna and his hardworking staff have been at the ready whenever a new tenant moved in or repairs were needed. Although some tenants were difficult, CL3 kept me informed via email regarding expenses. For example, they found bargain prices when a refrigerator no longer worked and a washer/dryer unit broke down, one after the other. Thomas Clohisy shopped around and we were able to replace each with a new appliance. Thank you Thomas! Especially helpful was CL3's regular documentation of both minor and major expenses as they came up. From a light bulb (really!) to a large window that had to be replaced, I had the receipts for all repairs and improvements over a 9-year period. That came in handy when my insurance company covered all costs for the huge window replacement--$2500! John and Brett Huelat's employees always handled difficult problems expeditiously and quickly, and stayed in contact with me whenever "disasters" such as accidentally flushing a gold necklace down the toilet occurred. Thankfully, it was recovered quickly. I stayed in touch with the company mainly through email, and when tax time came around I had the spreadsheets necessary to support expenses. My CPA was grateful for such detailed information. Now that I am selling the condo, I am grateful for CL3's care and concern over the years, which has kept the unit in good condition. Through teamwork, cooperation with tenants as well as the landlord (me!), and expert support, I am able to recommend the company and its employees without any reservations.
