Also wants tenants to tell the office more than 60 days they are moving out by the end of the lease without receiving any reminder/notification to make that decision - near a homeless shelter (did not cause me any issues) but guys will occasionally cat call

It's been six days since we've moved out and not a day too soon. I was so excited about my first…read moreapartment and living in close proximity to downtown that I didn't see the glaring problems with St. Clair Lofts. Keep in mind that this is a renovated factory, so it's a very old building. Let's start with the good. The good: 1. Like I stated before, St. Clair Lofts is close to everything like The Oregon District, Brown Street, The Victoria Theatre and Schuster Center, the library, and Riverscape just to name a few. There are plenty of bars, restaurants, and clubs within walking distance. This is a good place for young people to live. 2. There is a gym in the building, as well as a party room and a back patio. Water and trash is included. 3. The apartments are spacious and a washer, dryer, dishwasher, and microwave are all included. The bad: 1. The rent is sky-high. Our rent was $930 for a two bedroom, two bath which is good considering the location, but exorbitant compared to prices in the surrounding Dayton area. Let it be known, you're paying for location, not luxury. Our DP&L was $600 for one month, mainly because the insulation is non-existent. Our front door in particular was slightly askew which was just enough for there to be a constant draft. The floor to ceiling windows made the entire apartment feel like it was 40 degrees at all times of the year, so while it was somewhat welcome in the summer, we were constantly freezing in the winter. No matter how high you turn the heat, it just goes right out the window. Space heaters were a must. 2. Speaking of windows; every time it rained, it would leak and pool in our living room. You can't really do much about it but move everything away from the windows. This is an old building. And it wasn't limited to our apartment. The windows in the hallway would do the same, leaving the apartment with a musty, mildewy smell almost all the time. The hallways are carpeted and carpet that is constantly wet is not pleasant. When we moved in the carpet was stained and gross. They replaced the carpet at the beginning of the year so it is better, but the windows haven't changed so I'm sure the carpet won't last long. 3. We had nothing but problems in our specific unit. When we first moved in, one of the toilets had a broken chain and wouldn't flush properly. Maintenance fixed it. Fast forward nine months and the same toilet overflowed EVERY TIME YOU FLUSHED IT. There could be nothing in the toilet and it would overflow if you flushed it. We snaked it, put drain cleaner, called maintenance up no less than four times and nothing changed. We gave up eventually because we were so close to our lease being up. The flooring was "brand new" at the time of move in and by the time of move out it was peeling and coming up. The oven didn't work when we moved in. Our food could be in the oven for over an hour and it would still be raw. Maintenance fixed it. All of our power in the front half (the kitchen) went out including our refrigerator a few months after moving in. When that went out we lost $100s of dollars of food. Maintenance fixed it. A month before we moved out, the refrigerator went out AGAIN, and AGAIN $100s of dollars of food was lost. Maintenance "fixed it" but it still wouldn't work. Then they replaced the whole refrigerator. We left it empty until we moved. The dryer would catch clothes and burn them. Maintenance "fixed it" but our clothes would still catch in the dryer and burn. I don't even know how that happened. 4. Other little things included that the unit has NO closets except for one shoebox sized one in each bedroom. Good luck with storage. There are no overhead lights except in the hallways, kitchen, and bathroom. You will need lamps for any sort of lighting. When the reviews say the walls are paper thin, believe them. THE WALLS ARE PAPER THIN. True story: our neighbor sneezed so loud, we said bless you and they said thank you back. When they walk in their apartment it feels like they're in ours. Another small thing is that all of the outlets in the apartment are flipped. It seems like a small thing until something needs to be upright, like a Febreeze plug in. More of a nuisance than anything. 5. It's downtown. Parking isn't free. You either pay for the lot across the street that's owned by the building for $50 or the lot in the back that's owned by a private company for $35. Or you park on the street and pay the meter. 6. When we moved in the lady went over the lease with us and basically bullet pointed it. Later, we got nasty letters saying we violated the lease because we weren't aware of the live Christmas tree policy. Read everything. If that wasn't enough, they raised the rent, which cemented the decision that we were not going to renew our lease. The bottom line is I would probably live downtown again, but I definitely wouldn't live here again.

The advertised rent was only part of the story. The mandatory "utility package" ended up being little more than about $200 per month in internet (130), amenity fees (70), and other miscellaneous charges that significantly increased the actual cost of living there. Be sure to read the fine print and understand what you'll really be paying each month. After moving out, I provided my forwarding address well before my move out date. More than 30 days passed without receiving my security deposit or an itemized list of deductions as required under Ohio law. Despite multiple attempts to resolve the issue directly with management, my security deposit was not returned as of August (I moved out in May), and the matter remained unresolved. Their lack of communication and failure to address the issue caused months of unnecessary frustration and forced me to consider legal action to recover my deposit.

Staff are responsive, friendly, and have clear communication. Repairs are handled very quickly and effectively - the maintenance guys are wonderful! The landscaping is always neat and completed at reasonable hours. Everyone in the complex during my stay was quiet and respectful of their neighbors, and it always felt extremely safe. Every unit has an individual entrance, and with lots of surrounding green space, it felt less "apartment-like". The complex is located right by Fairfield Mall and other shopping complexes, so on nice days it was easy to walk to the store. The main annoyance would be that USPS packages are automatically kept in the office. Since my work hours were not aligned, I would only be able to pick those up on the weekends. It's safe though, never had a stolen package! I also wished there was a recycling option. The price was great for the value and amount of space. Wish the apartments were a little more updated (style is early 2000s or so) but regardless, my unit was in great shape.

You are really close to the library and several restaurants like Jollity, Two Social, and Third Perk Coffee. I think another restaurant/lounge is coming right underneath the apartments too. The drawback of this location is the really sketchy bus stop across the street. The parking lot is not directly behind the building so you have to walk near the bus stop and probably 30-50% of the time some person will try to bother you on the way there. Also, they built a gate that blocked off the back lot that makes it not possible to walk through the back entrance to avoid the sketchy bus stop. And since the back parking is not for residents anymore then the new fence prevents the use of the lot. I would say, please give residents the option of renting parking directly behind the building even if it costs more. OR give them the option of parking at the other Fire Blocks apartment parking across 3rd street. Also several residents had an ongoing battle with the giant billboard outside the apartment which would play continuous ad sounds with a deep bass loudspeaker. Thankfully these issues were worked out with the city... for now... On to the apartment. The apartment is newly built inside. I think it was completed in 2019. But the appliances are excellent. I was extremely happy with my washer/dryer/dishwasher/microwave/fridge. I really liked the new lighting in the apartment that was built into the kitchen cabinets and the ceiling and the hallway. The shower was a rain shower and the fake marble felt luxurious for the value that I was paying. I loved my huge walk-in closet and my second coat room. The one thing that I didn't like was that the orientation of the room was weird so I felt like the bedroom itself was kind of small. Also, the windows have a LOT of sound and air leakage. Be prepared to pay a lot more in heating for a smallish space because all the air comes in from the outside. Common areas have good decorations. Several people I had over commented about how this was a really nice apartment. There is a garbage room but the smell is minimal, and I think they take the garbage out every day. Recycling is in the back. The only other thing is everything is fake wood floors, so the hallways tend to be echo-y so you can hear doors slam shut very easily. I found management to be pleasant and professional. There were never any times they were rude and I never had any problems with them. Overall recommend that management work with the city to deal with parking/bus stop issues and then this would be a 5 star.

The same day it dropped, I contacted the agent to confirm availability and was told (via email) that now the price is almost $400 higher even as it was listed on Zillow for the aforementioned price. Seems pretty suspect and could be interpreted in many ways but I'll allow you to come to your own conclusion. I informed the agent and nothing was done to make my interaction with this business worth a higher rating than provided.

The maintenance guys Larry and Dan are very nice and friendly. You always get same day service when something pops up that's broken. There is usually someone who comes every so often to spray the area for bugs. There are grills outside on the grassy areas and a pool here too. There are one, two and three bedroom apartments here. In addition to that, this place is super quiet. The windows are pretty thick and sound proof. I would recommend Charterwoods Apartments.
