This is especially true if you are selling an inherited property as I was earlier this year. A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. I couldn't recommend her more for ANY real estate work but, especially, if you face the task of preparing and selling an inherited property.

During the process of getting to "sold," we found that Rich cares, is a man of high integrity, is knowledgeable, works hard, and has an experienced team that adds value during the selling process. He has earned a consistent high rating for a reason. From the first time we met Rich at one of his open houses, we got the sense that he was extremely knowledgeable, engaging, and cared about being the best realtor out there. Then we checked his reviews and saw that he was highly rated, which was consistent with our first impression. Therefore, we held onto his contact information, and when it came time to sell and buy our new house, we felt confident that Rich was the best person to help us. After working with Rich, we found our impressions were reality. He has a great eye for detail and an experienced team that led us to getting our house ready for sale. Rich provided many tips on how to stage our old home and make it look great. He hired a professional stager, Linda, who gave us great tips to make the house look its best with the items that were already there. Photos of our home were great and even though we didn't need to use flyers (because our house sold so fast), they also looked great. Once we were under contract, he had a team efficiently handle all of the administrative steps to get ready for closing. When Rich said he would do something he did it. We felt great about Rich because we knew that he was doing his best job for us, and we can't thank him enough for this! He cared about us as if we were his most important customers, even though we only met him at an open house for the first time. I suspect all of his customers feel the same. With regards to helping us buy our new home, we purchased a new construction home, so we don't have much experience with Rich in terms of him showing us homes. However, when selecting options and lots for our new home, Rich provided some good tips on things to consider, and helped us walk through the newly built home to make sure there weren't any deficiencies. We were happy that we had his knowledge as we purchased our new home as well.

Upon meeting her for the first time, she brought her minor daughter to the showing due to an "emergency". In addition, she seemed more like the sellers agent than mine.  When I requested closing costs be paid by the seller, Jennifer refused to present the seller with my offer and instead suggested a lower offer.  As a 1st time homebuyer, I went on the advice of my agent. I later learned that she should have made an offer and let them counter it. When I brought this up, her smug response was, "Well you got the house didn't you." Jennifer also called me all times of the day advocating for the seller to cut corners.  There were repairs placed on the addendum that were relative to the inspection. Items that called for a licensed contractor. She said that the seller was a "pretty good handyman" and could fix some things himself. Furthermore, the inspection called for additional insulation in the attic to bring it to code. She called me at 8pm on a Tuesday (9 days before closing) to tell me that the seller "didn't want me to lose storage space" & "the additional insulation wouldn't reduce my electric bills" so I don't really need it. I told her I wanted it anyway. When I brought up my concern for her advocating for the seller her response was, "He was doing you a favor."  If we were not under contract she would have been fired. Closing day was supppsed to be my day. After the walkthrough, she selfishly tells me that me thinking she wasn't working on my behalf was "hurtful"...as if her feelings mattered the day of my closing.  In the end, I closed with no congratulatory gift from her: not a keychain, not a shoe horn, not an ink pen. I wondered why I couldn't find any reviews on her.  Now I know. She did nothing but fill in the blanks for paperwork.

    This is my first review I've ever written, but felt it necessary given my experience with this…read moreorganization. Absolutely terrible experience with Residential Preferred Properties - The Richter Group. Would give them no stars if I could. Throughout the entirety of our lease, regular maintenance was not performed on the home and contractors only came to the house when we reported issues. Upon moving out, they tried to withhold over 60% of our security deposit, citing random/miscellaneous items (i.e., missing locks on windows that weren't present when we moved into the home) throughout the house that were normal wear and tear and issues resulting from them not properly maintaining/servicing the critical systems in the house (i.e., HVAC). This resulted in months of back and forth and ultimately receiving about 75% of our deposit which was still less than we believed we were entitled. In addition to the issue with the security deposit, Pat was rude, unpleasant to work with, and gave out our cell phone numbers to potential tenants when trying to fill our spot upon leaving the property and pushed down the responsibility to show them around the house onto us - meaning they gave out our private information so that we would do their job for them. Would not ever work with them in the future or recommend anyone to them.

They were listed as such on the move-in inspection form. I tried contacting Ms. Richter three times by email about this and she never responded. As a result, I asked for help from Fairfax County Consumer Affairs. She did respond to them and claimed that although they were not notated as repaired on the inspection form (even though all the other items that were repaired were notated in writing on the form) that the blinds were in fact repaired and that my daughter must have broken them again. Ultimately, the consumer affairs division told me that they served merely as mediators and since Ms. Richter was not open to mediation, there was nothing they could do but that I could pursue legal action if I wanted. This final experience with Ms. Richter was par for the course of a what was overall a very unsatisfactory experience and it was because of these most unpleasant dealings with Ms. Richter that I moved my daughter out of the property she was renting and into another one. I do not recommend Ms. Richter's properties from a tenant's point of view. She is very unpleasant to deal with and evidently, either dishonest or has something else going on that prevents her from dealing with business issues rationally. I also do not recommend her as a property manager if you are hoping to have tenants who are happy to stay in your property for a long period of time.

Laura was recommended to us as a top agent in the DMV area with impressive transaction volume each year. Although we identified multiple agents through our search, we immediately decided to work with Laura after our initial video call because we were impressed by her knowledge of the local housing market and all aspects of real estate transaction. We are so grateful that we did! We were buying a condo in a very competitive area. Every time when we made an offer, we had a competing offer and had to act very quickly to make our offer more competitive. Laura worked around the clock to prepare the comparative market analysis, tour the units with us, crafted and advised us on compelling offer terms and negotiated with the seller agents. Our closing had some extra complexities due to the condo building's financing approval being expired. Laura skillfully helped us navigate this issue. She proactively included relevant language in our offer to protect us from such financing issue before we even knew there was an issue with the condo building. After we discovered the issue, Laura was in constant communication with the seller's agent, condo building and mortgage broker to speedily resolve the issue and ensure we could close on time within 3 weeks. Laura's price prediction and recommendations were spot on when we submitted our offer. She recommended us to adjust our offer to a certain price to increase our chance of sealing the deal at our offer price (instead of activating the price escalation clause and resulting in us paying a higher price). We were able to be the winning offer because of Laura's excellent communication skills and expert advice. We followed Laura's recommendation and did not have to pay more than our offer price for the condo. The appraisal ended up being higher than our purchase price. We are grateful that Laura helped us secure our dream home at a great price. Laura was extremely responsive and patient. We had a lot of questions as first-time home buyers. Laura patiently answered all of our questions at any time of the day. Despite her busy schedule, she accommodated our challenging schedules and requests under short notice every single time, which enabled us to close our home with great success. We could not have asked for a better realtor to share this home purchase journey with. Thank you Laura for being an outstanding, caring and dedicated realtor!
