That said, the process took time and involved several challenges--mainly related to permitting. As this was my first construction project, I wasn't familiar with county requirements and approval timelines. In my case, I had to apply for a zoning variance through Unincorporated DeKalb County--a process that took several months--on top of waiting nearly four months for the building permit itself. Fortunately, Atlanta P&P handled the building permit portion, but as the homeowner, I had to manage the zoning variance process directly. It was often slow and frustrating. One piece of advice I'd offer: if you don't already have a land survey, consider getting one before signing a contract. It will help uncover any potential obstacles early on, so you can make a fully informed decision before committing financially. The porch was absolutely worth the effort in the end, but there's no guarantee your variance request will be approved if you require one --especially if you're asking for a substantial setback reduction, as I was. Communication with the builder required some follow-up on my part during the project, but overall, it was a positive experience. They were ultimately unable to obtain the necessary permit for the project we had contracted them to build. We requested a refund, and on April 3, 2026, we were told that our refund would be issued. As of today, August 23, 2026, we have received neither the $26,000 refund nor meaningful communication regarding when it will be paid. We have been patient and have given them more than enough time to resolve this matter. At this point, we feel it is important to share our experience so other potential customers can make an informed decision. $26,000 has been outstanding for nearly five months, with no resolution and no meaningful communication. Based on our experience, we cannot recommend Atlanta Porch and Patio.

That makes no sense. We asked you for a copy of the permit numerous times before and during the project. You never provided one. If you were such a reputable company, wouldn't you be the one encouraging the homeowner to permit the job? 2. I initially contacted you in December of 2018. I contacted you again with concerns in April of 2021, not 2022 as you stated. So, the deck was less than two years old before it started to separate from the house, not five as you stated. To clarify the timeline, I've attached a portion of the original contract - note that it was signed December 2nd, 2018. Also note it not only states you were responsible for returning to stain after 4 months (you never responded to any of our inquiries to return), but to also install 2 skylights - that we were ultimately charged for, but were never actually installed. 3. You didn't "settle" anything; and you were not taken to "Small Claims Court". You were *sued*, taken to *State Court*, and you *lost* the lawsuit, per the Judge's decision. You didn't even show up in court. The reality is, your bank accounts were frozen by the court in order to initiate paying the damages from said lawsuit against you. 4. You didn't respond "right away" to my concerns, as you put it. We contacted you in April of 2021, and no work was started until August of 2021. 5. I've attached a portion of one of your many failed inspections for proof the deck was never attached to the house to begin with. A safety issue we had from the beginning, but were laughed at for bringing it to your attention. I would also invite any potential customers to read the reviews on the Better Business Bureau's website, as you mentioned. One star out of five is *definitely* accurate for this company. ___________________________________________ Hands down the absolute worst experience I've ever had with any company in any field. I contracted Perimeter to update and enclose the back deck of my house. There were numerous problems, delays, and setbacks during the initial project, but I had no idea what was in store. A mere two years after the project was complete, the deck boards were warping, twisting, and it looked as though the entire structure was starting to separate from the house. When we called Perimeter with our concerns, we were laughed at. They ended up sending someone out to take a look, and we were told all of the warping was completely normal. I begged to differ and kept after them. Two weeks went by, and they finally offered to send out an engineer the following week. Of course, the engineer never showed up. At this point, I had an independent inspection done on my own dime. I won't even bother listing everything that was either done incorrectly (or not at all), because that would be a very extensive list - I will, however, mention the biggest issue that was uncovered: it turns out the deck was not even attached to my house. Read that part again. Yes, NOT attached to the house! So, what we had initially feared was correct. The deck was about to collapse. After much debate, we agreed to let Perimeter try to remedy the situation. Over the course of the next 7 months, they attempted to repair everything and bring it up to code. During the process, they failed FIVE inspections. Five. After giving Perimeter every opportunity to remedy this situation, I ended up hiring another company to fix the deck properly, and suing Perimeter in court for the costs and subsequent damages, which I won. Perimeter is not only intentionally deceitful (they will try to push you into doing the job but not getting a permit), but also incompetent (FIVE failed inspections). The person in charge didn't know how to do several of the things the building inspector wanted him to. They sub-contract their work to unqualified people who do not know what they are doing. They lied to us on several occasions about several things. Don't just take my word for it though. Look at the BBB complaints. Look at the Yelp reviews. Also, ask yourself why they choose to not display any reviews on their Facebook page. Don't ever hire these grifters for anything. You'll regret it.
