The laundry machines haven't been running for two weeks. My fuses blow when I run 2 window air conditioner units in opposite rooms. There is water damage all over the walls. The radiators make an explosive bang and wake me up when I'm sleeping. The only good thing living here is that I live on the first floor. Look somewhere else. read more

Like everyone else here, I can concur that Peak is the absolute worst. I am finally free of them, and the worst part is that I SAW the bad reviews before I moved in. I should have cut the cord and bailed on the lease, penalties be damned. If you are reading this now, you should really look at how terrible their reviews are and run away quickly. It all started with Chicago Apartment Finders, who either own or are owned by Peak. They showed us the apartment, not because we engaged them so much as they were the listing agent. We were pressured into submitting an application, without understanding that IF our application was accepted, we were then locked in. And that's what happened. We got accepted and then were presented with the longest, most horribly ridiculous lease ever. It was more than 80 pages that included contradictory information within. We spent weeks going back and forth with Peak to find out which parts were true. The week we were slated to move in, we were STILL waiting on disclosures that are required by law. We finally told Peak that if we were unable to move in on our scheduled date due to their inability to provide required documentation, they would have to pro-rate our rent back to us and pay any cancellation fees with movers etc. That threat got them moving but we still didn't receive the disclosures. What we got was a verbal "it should cost about this much" which turned out to be a lie. Our fault for not holding firm, but at that point we were still trying to believe that Satan wasn't running an apartment management company. It turns out that they didn't provide the electric disclosures because the costs were astronomical and that would be a huge red flag to anyone. $250+ a month for heat in winter...and still being cold at that. We couldn't afford to try to actually be warm. Back to the move-in. The place was filthy and vacant before us so we had specifically requested with our application it be painted and professionally cleaned prior to move in. We got the keys a day or two before our official move - painted, but still filthy. We had to call and call and call to get a hold of our contact (Dorin at the time) to remind him it needed to be cleaned. He had 3 cleaning people there DURING our move - the absolute worst case scenario as they were only in the way. Despite being three of them, they still did a terrible job with the basic wipe down...not tackling any of the grime which is the whole reason we asked. We can wipe counters...we didn't want to have to scrub out someone else's dirty shower. We still had to do all the deep cleaning ourselves. Including removing the curry smell from every drawer and cabinet - truly delightful. Every time we reached out to Peak regarding a question or issue, there was someone new who was our contact. Including people like "Mercedes Benz 'Rambo' Paxton." I don't believe that's actually a real person. Slow to respond, required multiple follow-ups...all of them did the bare minimum as a management company representative. Some questions were never answered and I simply gave up. At one point the building did a service check on the furnace, and showed me the most disgusting air filter ever - never been changed? I was informed I would need to pay $5 to have it replaced, per Peak and the lease. Really. I am a landlord (twice over) and I take care of furnace filters. At one point we came home from work to find a brochure on the counter. When we realized neither of us had brought that in, we were alarmed. Someone had been in our apartment without any notification. It was a horrible violation, and as a woman I felt unsafe. We set up a webcam for a while, hoping to catch someone coming in again knowing that had we contacted Peak, they would have claimed ignorance or denied it. No one has the right to enter without notice, not even the owner. I wanted to file a police report, but the boyfriend talked me out of it. He wanted to catch them vigilante style. So when it was time to start showing the apartment to the next "lucky" renters, no one contacted us to give us any warning. I started getting texts from total strangers claiming to be CAF agents, wanting to show the apartment with zero notice. Because of all the bad experiences so far, we determined that no one would be allowed entry to the unit without us being home. CAF agents appear to be people with no other life skills than letting people into apartments to look around. One was a no show and had the gall to FIGHT with me about this over email. Madalyn Gomez perhaps? Idiot. Peak screwed us over at every single opportunity. At any point where they could have done the right thing, they didn't. They don't deserve to be in business and I hope someday SOMEONE looks at these yelp reviews and shuts them down. We all probably need to be at the Better Business Bureau site instead of yelp. Something for the rest of you to consider because those count as formal complaints. read more

You will never see someone go out of their way to say a good thing about a property management company. They are evil by nature - but I have to say of all the landlords Ive dealt with, Peak Properties has been the best. Ive rented from Peak Properties for a little over a year and have not had any real problems. My experience with Eva has been fine and she has been nothing but courteous over the phone. She's let me slide with a late payment charge and even gave me credit on my account once. I sublet the apartment and the transition was super smooth. Eva let me do a short term lease of 8 months without any issue - thats unheard of. Dave Clemente is their property manager and the guy is always upbeat and extremely nice over the phone - which is weird cause all he deals with are people complaining about their apartments all day. Id get tired of that real quick. Necessary maintenance has always been quick. I once needed an extra key and he had it ready for me with no additional charge - also unheard of. My only issue with them is the apartment itself. It's just plain old and needs to be updated - toilet sucks, heater needed replacing. The heat was broken when I moved in. They gave me credit to buy space heaters and fixed the problem. read more

We recently signed a lease at the Library Lofts and could not be happier in our decision. The Library Lofts are conveniently located near the College my son will be attending. It was imperative we find a safe and well managed apartment for our son. After narrowing it down to two highly rated apartments, we chose the Library Lofts. The reason for our decision was due to the amazing customer service we received from Andy. Andy truly made all the difference. The attention we received and his willingness to help were exceptional! He guided us through the process and was very patient with us. It has been a pleasure and a huge relief to have someone help my son make this move to Chicago. Andy also took time to FaceTime and sent a floor plan so we could better understand the layout of the apartment. Professionalism, expertise and excellent service by Andy made the entire process comfortable and a pleasant experience. I highly recommend Andy and The Library Lofts. read more

I have had a fantastic experience with Peak Properties so far. I attribute the negative sentiment that I see on here to the fact that unhappy people are much more likely to air out their complaints on a public forum than those people that are happy. I have just moved into one of Peak's properties and the level of service I have received from the company and Eva in particular has been exceptional. Cases in point: - Peak allowed me to select my move-in date even though it disrupted their plans to prepare the apartment - I assumed that I had to make a trade-off between moving into the apartment early or having my place freshly painted. To my surprise Peak was able to accommodate both requests; I was able to move in early and the painters were able to come in and work around my furniture to make the place look like new. In fact, Peak INSISTED that they paint the apartment since it had seen some substantial wear and tear over the years. I challenge anyone to name another landlord in this city who would insist on taking the time and expense to paint a property even though the tenant tells them that it isn't necessary. - The lease signing process was a breeze. In fact Eva waited late on a Friday to allow me to come in after work to sign my papers. If you are reading reviews and are scared off by the negative posts below, rest assured that there is likely a silent majority who have had nothing but positive experiences with this company. In fact if you look at the average ratings for all apartment management firms on Yelp, the tone is negative all around. There is a serious self-selection bias with these types of reviews and I wouldn't let that scare you off. Peak properties and Eva have gone over-and-above their duty thus far and I am extremely confident that I have made the right choice to lease from Peak. You should as well. Update: April 5th 2010: I'm not sure why Yelp's software is eliminating my review. I'm guessing it has something to do with the fact that it was my first review on the site. Well here is the deal....I'm not one to use this site but I was motivated to do so once I saw all the negative comments. My own personal experience has been positive and I wanted to share my positive experience to partially counter all the negativity. I am now moving our of my apartment at the end of the month. Eva again has been great and is making the process super easy (i.e. drop off the keys, provide a forwarding address, expect your security deposit back shortly). I'm expecting a clean move out. During My Year Lease at Peak: 1. Leaking ceiling in 6 spots, severe water damage and mold that started month 2 of lease, was not properly fixed at move out date 2. Furnace broke in December, filled my apartment up with smoke. This happened two time in 48 hours because they did not hire proper HVAC technician SMOKE damage not heat for 6 days in December. 3. RATS, behind my sink was a hole the about 2x2 feet large where Rats had open access to my apartment, I alerted the building owner of the issue, about 2 weeks prior to seeing a rat (not mouse) run across my living room floor. Rat feces behind my kitchen cabinets was never properly cleaned 4. Rat poison was placed under the furnace without knowledge about 2 feet from where my dog ate. 5. Front door was never properly secured (always left unlocked) because it was broken giving people access to apartment building these were the major issues, I wouldn't rent from them again read more

I have been living in the same apartment for over 6 years and the building has already had 3 management companies. Peak and David have been the first to take my concerns seriously. Peak is the first management group that has been diligent about correctly repairing the water leaks and crumbling exposed brick that I have had to deal every year since moving in. They have promptly taken care of and followed up regarding my concerns. From maintenance to leasing, they have been wonderful to work with. Also, Sal is the best property manager I've ever had - professional, kind, and genuine. I am appreciative of their hard work and have elected to stay a tenant as a result. This review is after countless emails and calls that were never responded. If you want no parking space, dirty hallway walls, disgusting carpet, dirty dirty common areas, cigarette buds EVERYWHERE, the smell of skunk because of the cigarettes, ripped carpet, and doors/ doorknobs that don't work? Rent from this people! This company took over the apartment buildings about two years ago. It wasn't that bad before but I never thought that it was going to get WORST. The only thing they've done is raise the rent in the past two years. Though I do appreciate what you did fixing the parking lot after many many many potholes and new front shocks. What sucks is that I cant park my car there because of sooooooo many cars that you guys cant still put a stop to that. I have the proof of emails sent to David M. and Rose Freeman explaining with pictures the situation and no response yet. I always say that pictures and better than words and that's why I'm uploading what I've been trying to explain for the past year. I'm not sure what happened with the other people writing reviews, as there are always two sides to the story, but I have had a GREAT experience with Peak Properties. I rented a two bedroom, one bath in Bucktown for 4 years from Peak and honestly, everyone who worked there was pleasant and more than willing to assist with any concern I had. Every year (as any management company) they tried to raise the rent 3%, in which I just let them know that is too much, I am willing to pay 1%, and that was agreeable to both parties for 4 years. If you pay your rent on time and you are overall a good tenant, (not high maintenance, etc.) most management companies will want to keep you in the current rental - less wear and tear for them, they don't need to find a new tenant, etc. I also had some building problems, there was a major flood when a pipe burst, and Peak was there as soon as possible and even reimbursed (thru discounting my rent) a few items that got damaged. Every single person, Sharon, Kekic, Natalie, Adam, anyone I didn't name, was extremely kind, professional and a pleasure to work with. They listened to any concern I had, found a solution and responded quickly. The only person I was not happy with was Miguel, as I agree with previous reviews, he did not confirm sites, showed up whenever, and then left my door unlocked, which was when my frustration level hit the roof. I then called him and in his voicemail it said, "You will get a faster response if you text me." Does he understand how sales works? I'm in sales too and you communicate whatever way is easier for the client - NOT the easier way for you. I was flabbergasted at the unprofessionalism and how uneducated he sounds as I was thinking - Thank you, Captain Obvious - yes, everyone can read a text quickly - but I actually want to have a conversation. He eventually called me back and was sheepish, but did apologize for leaving the door unlocked. read more

I used to rent from owners and they have been so helpful and great with the transition and making sure we are comfortable, taken care of, and our lease renewals are up to date. STAY AWAY. Our apartment appeared beautiful, but started falling apart within a few months. There was even a major flooding problem that was never fixed. We'd consistently ask for help and maintenance, but would either be ignored or respond but with some excuse as to why it couldn't be fixed. The property manager never responded to anything. Eventually they started charging us overpriced late fees that didn't make sense in the end. We eventually had to hook up with my roommates lawyer dad who finally got their attention and realized that the leasing contract we signed wasn't even legitimate. We found out that several of their actions we in violation of Chicago Resident's Rights. This is a terrible company that are looking for any way they can get more money out of you. read more

We're currently two months into a lease with them, and so far we've had a few ups and downs. The staff is very friendly on the phone, but unless you stay on them like white on rice, they don't respond quickly to maintenance requests. I've heard from other tenants that this is characteristic of them. The other thing that's annoying is that you have to mail rent to a central hub somewhere, instead of giving it in person or dropping it in a rent drop-box. read more

Just an update....my lease currently ends on 8/31/12. I went to clean my apartment on 8/11 and came in to a clean apartment with lots of stuff I left there gone (vacuum, cleaning supplies, tons of alcohol, eggs etc.). I angrily called the engineer and he told me Peak GAVE PERMISSION to clean my apartment. I gave no such authorization. In all fairness, Dave, the property manager was very nice and they reimbursed me for the items that were thrown out or who knows stolen. I found some of my things left in the basement (up for grabs for any tenant....). He said it must have been a 'mistake' but that's a pretty horrible mistake when I had 20 more days left on my lease. I've worked with them for my condo association. I can't say every experience has been great but I was thinking of using them for a rental I own. I've gone back and fourth via email with an agent and even made an appointment to discuss further how they would manage my property. I get to the appointment and they guy I've been talking to isn't even there and I get a random agent who couldn't answer any of my questions. The whole thing seemed very bizarre and unprofessional. I don't recommend doing business with them. Especially after reading many of these reviews it really makes me wonder how they manage. read more

Do not rent from Peak Properties. We are renting from them in their building on Racine and Altgeld and we can't wait to move! At first we were okay with the apartment (nice neighborhood, good location, fairly priced), but now none of that makes up for our experience with the property manager and maintenance people. They are terribly slow at fixing any kind of problem. After they shut off our water for an afternoon we had terrible water pressure once it was turned back on. It took them two weeks to respond to our maintenance request. Recently our postman's key for the buzzer system broke, so the mailman couldn't get in and again it took several weeks for them to fix it. In fact, I don't think they have fixed it yet because the mailmen still seem to be dependent on tenants buzzing them in. This means that if nobody is home to buzz them in, we don't receive our mail. Our latest problem is that all four dryers are broken in the laundry room. Again, it has been two weeks and they still haven't fixed them, nor have they responded to our phone calls. If this isn't bad enough, they recently sent a letter asking if we were going to renew our lease and notify us that our rent was increasing! Ha! read more

I love my apt and the location is wonderful in the gorgeous and upcoming Wicker Park area. However, this company is the worst I've ever had the displeasure of dealing with. First, when my roommates and I moved in, our apartment had no water pressure NOR hot water. Given, the agent, Eva (who is an absolutely unprofessional shark who insulted my roommate while we were signing the lease) tried to compromise us NOT moving in on the 1st but we're not from Chicago so we wouldn't have had any place to live. She said okay and the apartment would be ready. It seemed like nothing had changed from when the old tenants moved out except the place was cleaned. A few months in, I guess the apartment downstairs had some kind of maintenance problem because they came upstairs and took out our water heater, claiming it leaked into the apt downstairs. Fine, I'll buy that. However, when the maintenance guy WALKED INTO MY APT WHEN I WAS TRYING TO TAKE A SHOWER and harass me for my phone number, I was just a touch incensed. I called them to tell them what was going on, and immediately, the said I had money due to them and they refused to do anything about it until the balance was paid off. After I paid them off, I figured the incident wouldn't happen again. No, a few weeks later, the same guy came into my backdoor WITHOUT knocking and claimed there was another problem. I walk around my apt in a towel most times and thankfully this was one of those times. The guy was just damned creepy. I was having a little trouble paying my rent and told the landlord what was going on and they said 'okay, bring in what you have and we'll set up a plan for you'. I did, the woman who received it said 'thanks' and I assumed everything would be okay. WE RECEIVED A 5-DAY NOTICE ANYWAY! After that situation was handled, they called my MOTHER and harassed her for a balance and she didn't even CO-SIGN for this place (o, but, they don't accept out of state co-signers, period). I'm going to call them right now to set something up. When our neighbors moved out from downstairs, they increased the rent in that place over $400! And all they did was install ceiling fans! These people have no respect for privacy or tenants rights and are one wrong move from a lawsuit. read more

I wish i had researched this company before i resigned my lease. I live in a building that peak properties picked up about 2 years ago. this is my second resigning and WOW. Such a pain in my ass. Claris, the woman that was dealing with my resigning needs a new job. I received my notice that my lease was ending in the beginning of August and 2 days later I got a voicemail from the lovely Claris saying if i didnt get back to her by the end of the day my apartment was going on the market. Luckily i wasnt out of town or at work. The raised my rent $125 even though there has been no improvements to our building or neighborhood. I was explained that it is an "up and coming neighborhood" hahaha BULLSHIT. pretty sure albany park is still a low income mixing bowl of about 10 third world countries and any sort of changes arent happening any time soon. I know she has never been to my neck of the woods. Long story short, I have never dealt with a "professional" that has no idea about the policies in their own company, so hard to get a hold of, talks to clients like they dont speak english and just rude in general. pick a different property company. read more

For the past 4 months Peak properties has not been the "peak" of my living experience, but more like the bane in my existence. Potential renters, EVERYTHING that has been said on these yelp reviews are true, and I can only suspect these lonely, handful of 5 star reviews are employees. Can a rental company really be this bad you ask? YES! After you're done here go check out all their complaints on BBB. Peak took over our building after a foreclosure. I would have rather kept my previous landlord, even despite the fact that he never fixed anything when broken, because you know what, at least he had a soul. Even with the change to Peak we still haven't had anything fixed in our unit, 90% of my phone calls have been ignored, we weren't allowed to sign a lease for our protection, and the talk of getting our security deposit back was basically laughed at from the get go. We were notified that Peak took over our building by a piece of paper slipped under our door. To this day I have not even met anyone face to face, but I have had a ton of excruciating phone conversations with them. Also, don't bother taking the time to fill out any papers they give you with your information or attempt to speak to any one about anything over the phone. They lose everything you send them, they don't "recall" speaking to you about anything, they conveniently refuse to send anything in writing so you don't have documented proof, and oh yeah, you have to actually chase them to get them to cash your rent properly. These morons actually gave the building the "wrong" mailing address to send rent to, and when the whole building was reflecting as not paying rent they still had the nerve to act like it was our fault. After speaking to the head of the finance department we were all informed "Oh you know we just have to many properties to take care of, and the place you were instructed to send rent to hasn't been checked in months." Please someone explain to me how that is my problem, and no I'm not coming to bring you more checks. Get off your butts and go get the ones I already sent you! I wish I could say the nightmare ends there, but no. After reading many other yelp reviews I had contacted Peak to see if, like many other situations, they would be evicting the whole building to gut rehab. The tenants and myself were told no numerous times. Well thank you Peak for lying again. The building was notified 2 weeks ago by, surprise surprise, another note slipped under the door in the middle of the night that we all had 30 DAYS to vacate the building. Of course we questioned the legality of 30 days, to which Peaks response was "It's in your best interest to leave when we tell you to leave." Oh really? That sounds like a threat to me. Then, they had the nerve to say we had to be out by July 20th. Hmmm last I checked you have to at least give us to the end of the month. Also, last I checked, when evicting someone you have to hand deliver a certified court document that needs to be signed by the tenant as being received, NOT slip a photo copy of some copy and paste document under someone's door in the middle of the night like you're some ninja. Now starts the thug like bullying tactics as others have stated. We are getting phone calls every other day with angry voicemails asking us when we are leaving. Really, is that necessary? They have already started construction on an empty unit to which has left the building a mess with broken glass, splintered wood, and dry wall everywhere because no one cleans up after themselves. Also, we all have the pleasure of hearing a jackhammer going from the wee hours in the morning until way to late in the day. Oh and of course it's accompanied with massive wall and floor shaking so I feel like I'm living in a moon jump. Then when everyone wasn't out by the 20th they changed the locks to the utilities room so if you blew a fuse forget about being able to fix anything, and then they turned the off the main switch from in the utility room so we didn't have any power in our hallways. So the last 10 days of living there involved trying to maneuver yourself through a pitch black hallway in order to get inside your house after 7. FUN! I have to say I really am so glad to be getting very far away from Peak; I just didn't want it to have to have happened like this. I have been nothing but nice and pleasant when dealing with these people in hopes of being the "exception" to what everyone has seemed to experience with this company. Truth is, there are no exceptions, and it's not worth the headache of playing nice. This company is truly owned and ran by awful people and nothing anyone does can change that. I've had a relatively bad experience with Peak this week since they took over the management of my building. Apparently they are all swamped because of all the new units they now manage, but seems like a bad excuse to give poor service to your tenants. Took me forever to get in touch with anyone who could help me, and when I did, over email that person was cold, unhelpful and not understanding at all. I felt extremely dismissed. I'm grateful I'm moving out and thankful for Kleo who was the only gracious and helpful person I talked to there. Hopefully Peak can get themselves organized enough to handle their new work load, but I'll most likely be avoiding their properties in the future. read more

I am really shocked to see all of the negative reviews for Peak Properties on here. After renting from them for the past year and a half, we have nothing but positive things to say. David and his team have been super attentive to all of our requests and our building is beautifully maintained. I have rented in buildings all over the city and have had negative to neutral experiences, at best. Peak has been wonderful to work with and I would highly recommend them and their properties to anyone looking for their next rental home. read more

This is a repost because somehow my original post from January 08 "mysteriously" disapeared. Can't imagine how that would happen (ahem Peak, way to get posts removed. There used to be over 30 negatives and now there are only 17 total posts??? Riiiight) I was a Peak tenant for almost 2 years, and they were hands down, without question the very worst, most unprofessional company I have ever dealt with. Where do I start? Getting them to take care of any sort of maintenance issues was impossible. The front of our dishwasher would fall off all the time, and I literally had to stalk them for WEEKS before they'd come fix it. Let me tell you, that really added to the look of our apt. My favorite thing that they loved to do was cash rent checks early. See, the have this very generous policy that if your check was even one day late, they would charge you a nice $80 late fee. Well, we live in Wicker Park, which has the WORST post office in the country (seriously, it's rated the worst in the COUNTRY) So enough times of checks getting lost and them trying to charge us, we started sending them early to avoid the fee. And, despite being assured that "we don't cash the checks until the 9th", our early checks were cashed on the 21st. Can you say "OVERDRAFT?" You want to talk about their "friendly and helpful" staff? That's a laugh. Natalie used to yell at me on the phone... to the point I would cry. Or get pissed and start talking back (And yes, I realise that is not the most effective way to get things done, but when someone tells you that it's time to grow up and act like an adult when all you are trying to do is accomodate 4 people with 4 extremely different schedules, well personally, it really angered me). That is just the tip of the iceburg folks. So don't believe the 5 star ratings. And in case you don't believe me yet, I have two friends that still have the mistfortune to be Peak tenants. I wouldn't write a yelp review unless I felt it was that serious. Peak properties is a poor excuse for a management company. Although I can't blame peak properties as a whole. I've actually dealt with some great people in that office. It was the property manager Dave. 1- I moved into my apartment with a broken dishwasher and it wasn't fixed for 3 months. 2- I had MICE. Tons of them. I called Dave and spoke to him about this more than once, and emailed and never once did anyone come and do anything about it. It's disgusting and such a horrible thing to not take care of. 3- while standing in my bathroom my vanity just falls off the wall sending glass everywhere. I emailed Dave. Nothing. 4- last month of my lease I find debris and mice poop in the washers down stairs. I email Dave to let him know the deal and he says he will get someone right on it. A week later still no one cleaned it out. So I had to do it. I would never recommend Peak properties to anyone. It was such a bad experience. read more

I rent in one of the apartment from peak properties. The ceiling of the dining rooom fell down last month during the midnight. Fortunately no one was hurt. And peak properties does a good job to fix the ceiling after we let them know. So be careful when you found the ceiling of your room has some cracks in case it fell down and hurt you. read more

I live in a building that was recently converted from condos to rentals. The process has been very challenging and I will be moving next month because I need to live in a unit that I own. Many of the challenges have been to live here while there is construction all around, unhappy staff, friends who have moved out...and on-site management who have not been sensitive to the past owners' needs. I do want to add here though that Mike Zucker, the owner of Peak Properties, has been very empathic and responsive to issues raised, and has quickly resolved my specific needs...and I am very appreciative of his help. I think most of the problems we have encountered are because of the nature of the beast and the focus on the new owners to change the building into a successful rental property as quickly as possible. I will miss the building as I've known it for years, but wish them success and thankful to Mike. read more

I applied for an apartment that I was interested in. It was explained to me that upon applying I would have to pay over $400 for the application fee and the move in fee, if my credit wasnt approved I would only be charged for the Application fee that was about $80 and not for the move in fee that was over $300. The agent specifically left out the part that if I was approved and if there was a reason on my end where I couldnt end up moving in that I would still be charged the $400 for both the move in fee and the application. So you are telling me im still being charged a move in fee even though im not moving in? but if my credit doesnt get approved I receive my money back? That is highway robbery and doesnt make any sense. On top of the fact that I had to remind them to run my credit in the first place. Wether or not this was stated in the application to charge someone over $300 to not move into the unit is a bad way of doing business. Mind you I notified them I wasnt moving in within the first 24hrs I was approved it wasnt like I had them holding the aparment off the market for two weeks before I told them. DO NOT use this company. read more

IMPORTANT! Read before renting an apartment at 3443 N Halsted. I originally rented this apartment from CAF who guaranteed I was living above a restaurant, not a bar. If you rent an apartment on the 2nd floor January- April the restaurant that normally closes at 11pm on weekdays, stays open until 2am every Thursday hosting a party. The basses from the restaurant are attached to the ceiling, which means your furniture will shake until the bar and grill closes. Earplugs, a fan on high, and head phones with music will not help you sleep. If you are a working professional, have a family, or would like sleep on Thursday nights I strongly advise against renting this apartment. Worst living experience I have had in Chicago. Also, the bathroom does mold from time to time, and using the dryers can set the fire alarm off on the 3rd floor. I read in another review this building isn't up to code, which doesn't surprise me at all. Good luck to the future tenants. Property management isn't great. read more

My roommates and I have also had a different experience than the other reviewers. We moved into our apartment in August 2012. We have had 2 issues one with our stove going out and the other with our circuits that kept tripping. Corey our building manager and Kevin our maintenance man worked together to make sure everything was fixed in a timely manner. (Thanks guys). It is an older building, but it has charm and it's in a great location. I really have no complaints, except that rent is a tiny bit high. With it being such a brutal winter, including an overwhelming amount of snow, I have to complement the company on always having our front steps and sidewalk shoveled. It made life a little easier. Update: 7/27/16~ one year after move out. -Yeah, the reason our circuits kept tripping was because we had part of our neighbors apartment on our panel. So basically, we were paying for part of their electric bill. I brought it up to our building manager and he told me I needed to sort it out with ComEd. ComEd obviously wouldn't pay for Peaks mistake. So we were never reimbursed the money. read more

In particular, Brooks Harding has been outstanding, timely and efficient in responding to my questions and has facilitated with resolutions for challenges I've encountered on behalf of my dad. Peak properties are the absolute worst management company. I signed a lease for my apartment and a separate lease for parking spot because the lady on the phone said all of their apt and parking leases are separate and at the day of the move in they informed me that they cannot provide parking at the unit I was renting. I would have never considered renting that unit if they informed me there is no parking spot but instead they claimed that on the apartment lease it has no details about parking spot and that they were refusing to break me out of the lease because the parking lease was a separate contract. They literally threatened to sue me if I was not going to move in. I told them to cancel everything but they had me on the separate leases and pushed me to forfeit my initial processing and administrative fee of $320. I was left with nowhere to move at the end of the month and I had to talk to my current landowner to have me stay for one more month. The whole process was a chaos with no known person in charge of the process and the fact that it wasn't my fault that they advertised the unit with parking and couldn't just give me back the application fee or help me find similar units within the area is a huge disappointment. So I was left with $320 down just because they had a false advertisement and had me sign separate leases. I would HIGHLY recommend everyone to stay away from Peak properties and that all of these reviews written here are true. I wish someone had taken action against them. !!!!!!!!!! read more

We consistently found Peak Management's staff to be responsive. They were professional and the information they conveyed was accurate.

I just moved into my apartment in July, and I love the price and the neighborhood. The management company on the other hand, brings this business to all kinds of new lows. When we moved in the place had not had a proper cleaning since the last tenants moved out. The showers were covered in soap scum, and nothing had been swept, mopped, or dusted as far as we could tell. If that wasnt enough, the loft bedroom (15' ceilings) had several lightbulbs burned out, unreachable without a special tool or large ladder (neither of which we have). Several electrical outlets do not work included the one we need to use for the main television in the family room. A newly renovated bathroom has a huge hole in the wall. A broken toilet flapper in one of the bathrooms. And if all of these things weren't enough there was an infestation of ants in and around our stove/countertop area. Obviously we made a work order on July 2 the day after we moved in notifying them of several of the problems (not the ants, they didnt come for a few days later, which is funny considering we didnt have any food in the house yet). No one came, yet they told us someone would be the in the next 2-3 days. We followed up a week later (when we found the ants) to add things to the work order. They said someone would be there tomorrow...No One came. We followed up a week later after I stressed to the maintenance people that our Kitchen had an infestation, and that their lack of work on this matter was unacceptable. Finally three and a half weeks later they sent someone to take care of the ants. As far at the other things...apparently the broken electrical outlets cannot be fixed without an electrician...who were still waiting on. The other problems...Still not fixed. Needless to say unless you have something major like a broken window, burgulry, or infestation count on doing all of your own routine maintenance by your self if you sign up with Peak Properties. Too bad you cant give zero stars. read more

Building to building is very different and the building I was in did not work out. That being said, I worked with the CEO and managers at Peak to work through the concerns. Everyone was extremely polite and professional. Everyone was quick to respond and fix the problems at hand. Even picking up the keys on the busiest moving day of the year, they had it all planned out and easy for the tenants. They seem to really have there act together and listen to their tenants concerns! read more
