Rosen Management runs a tight, efficient, and professional team. Dagmara is my contact person, and she provided outstanding service. She managed everything from light rehab to move in. Simon, the onsite maintenance man is amazing and goes out of his way to help. Rosen Management keeps building financials well organized and the whole building running like a stellar ship.

    Yesterday our water was turned off, without notification. I reached my agent from Rosen, who was…read moreaware of the situation. I had sediment coming out of all of my faucets. Fortunately I didn't discover this while in the shower. I sent a photo with the sediment in my bathtub. Before being able to check my water pressure, the plumber working in the building called me. He took great offense when I asked if the business was licensed and bonded. He threw in a F-bomb that I found highly unprofessional. I received a call back from the Rosen agent. She indicated that the plumber refused to service my unit without her being present. She started yelling at me that it was her place to see if the contractor was licensed and bonded. No it isn't, I own the residence. As a Union trained Electrician, we were taught to ask contractors if they have the required licenses. Furthermore I was in the trade for over 30 years. Since it was getting late on a Friday afternoon, I didn't object to her coming with the plumbers. When they arrived, they were out in front of the property and headed for another unit. They returned to the front of the property and the Rosen agent phoned me. She indicated that the men refused to do the job. At that time I went out to talk to the three of them. The plumbers were informed that this would create issues for me as I'm a disabled senior. My faucets were clogged and the water pressure in my shower is bad. They left without doing the job. My guess is that they weren't licensed or bonded.

I know…read morereviews for property management companies are almost always bad but Cagan really deserves five stars. I haven't had any issues with them-- they take payment online, they fix maintenance issues quickly, rent hasn't gone up much, if at all, over the last four years either. The team I work with is great, flexible, and laid back. I also think for the area the rent is a great deal for the amount of space you get, at least in my building. I would continue to live with them if I could! If you're looking for a building in the Lakeview area, I would certainly give them a shot!

    The building management person, Ed, is quite a specimen. When i came over to check out the…read moreapartment before renting it, he led me to the wrong apartment and we walked into an apartment where a person was still living inside of it and it seemed like he had 0 days notice to prepare because he was scared and shirtless. The apartment looked absolutely nothing like the listings online but we still signed the lease (dumb move). Ed has a great landlord special where he paints over a leak in the shower ceiling 3 times in a row without fixing the problem, but he made sure to say that we were causing the problem and that our shower curtain was the issue (No it was not). 2 inch German cockroaches live in the laundry room and yes they do get sprayed with Raid but i have seen them for 2 years in the apartment, so im assuming they also pay rent. The rent gets increased every year and you cannot contest it. Sometimes they do turn off all the water in the building for maintenance but they do not give you a heads up until they already turned it off. The shower water is low pressure and will turn off if the person above or below you turns it on, there were lots of days where water was not available for showering. When we moved out, Cagan just said to get someone to take over the lease and that was all- Ed called us to demand 100 dollars for leaving the apartment a mess (the mess was thumbtack and tv mount holes that we were allowed to do and asked for permission to do so when we moved in) and we did not get a message from Cagan to hand over 100 dollars, so im just guessing the money goes straight into his pocket. Our apartment was the cheapest in the complex at 950 in Lakeview East at 541 West Oakdale Avenue, a very desirable location in Chicago near tons of businesses, restaurants, the lake and lots of greenery, so it was a nice deal at first but once the rent creeped up to 1200 we couldn't justify the price anymore. What was nice was that the utilities were included however there was a lot going on internally and it was ultimately not worth it

Incredibly attentive and responsive staff, from the office to the maintenance folks. They're proactive about health and safety concerns. They make it a point to replace all smoke detector batteries twice a year and offer complimentary preventative pest control (always with advance notice and signs posted letting you know it's going to be happening, and they always make sure to ask if you have pets that they need to be careful not to let out when they enter) - they keep the building extremely clean. I see the cleaning person around the building doing her thing almost every day. It's also the most festive building I've ever lived in. Every month they put up new decorations (and sometimes candy) for holidays in the entryways, lobby, even on each floor. And they keep a ton of beautiful plants and a water feature in the lobby and laundry room. Everyone is very friendly. When you run into the maintenance person, he always takes a moment to ask how everything is going on your floor/in your apartment and maybe share some fun facts about the building's design. If you have an issue or concern about something, they respond right away. They send you holiday and birthday cards and have been offering free laundry on site throughout the pandemic. The laundry room is huge with 6 washers (most brand new) and 8 dryers. They do everything they can to make receiving packages easy and secure for their tenants. If you're looking to rent in the Edgewater neighborhood, do yourself a favor and ask Ardmore Winthrop Properties for a tour of one of their buildings.

We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.

Knowledge and professionalism aside, Jim is just a legend and we just enjoyed hanging out with him and having the chats at showings.
