I scheduled two tours with Jim. First tour, he came 25 minutes late without any communication beforehand -- wasn't answering his phone or email. Upon touring the property, he apologized profusely and explained there was an emergency situation. I get it, life happens. The second tour, also with Jim, he agreed to meet me at the property directly after the first tour. Somehow, despite coming from the same exact location, he was 20 minutes late. I wouldn't trust this company to walk my dog, forget maintaining the essential services of my home. Other reviews online also reflect their complete lack of care and ineptitude -- the last thing you want, for instance, when your heater is broken in a Chicago winter. I don't know what amazing buildings these other people lived in managed by these guys, but they are NOT great. I have BLACK MOLD on the ceiling of the building lobby by the air vent, I informed Jim weeks ago, then emailed a photo of it 12 days ago without a response or acknowledgment. Then I received a call from Jim today telling me, not asking but telling me to remove the picture from Yelp or he will contact his lawyer to charge me with slander. How is it slander if I posted a picture of BLACK MOLD from my lobby ceiling and warning others to stay away from properties managed by this company? Some people may be able to put up with a lot, but I cannot. They neglect my building at 323 w concord place, for example, they didn't vacuum the carpet on the stairs the entire fall until I pointed it out in my mold email, there were leaves for weeks and weeks accumulating on the stairs. And the list goes on with the tardiness on snow shoveling, leaf raking, hell it's been 22 months and I still don't have a name tag for my mailbox, I had to tape a post-it note. The front buzzer has some other tenants name on it. Honestly they care about the all mighty dollar!!! They want to rent the space to collect their payment and then do the minimal upkeep. I have a newer furnace and only one stage of heating is connected, so my air is Luke warm around 85 degrees coming out when it should be like 100. Jim sent an Hvac guy came out to look at it and said the wiring can't handle having the second stage hooked up, so it's running 50% capacity and efficiency. Jim says his hvac guy told him it's fine, well I'm a service HVAC tech for 15 years and can 1000% say it's not right. Neglect. My sliding door leak, it gets drafty in the winter, Jim's response to my request to get them repaired or replaced was "well you pay less than the unit across the hall that has been renovated with newer sliding doors". Say what now? Me getting constant chills is suppose to be ok bc I pay less? read more

We are so glad to be renting from Jim and A. Saccone & Sons. Jim is so easy to get in touch with and has handled all of our maintenance questions within a day or two at most. He is also a genuinely thoughtful person. Here's a story from earlier this week: Our heat wasn't working properly, so I emailed Jim Monday morning on my way to work. He responded within five minutes and had a technician there a few hours later. Meanwhile, while getting lunch downtown that day, I lost my wallet and couldn't find it anywhere, despite noticing almost immediately. I thought it was gone for good! Then I get a call from Jim, which I thought must be about the heat - but he says, "Hi Molly, there's someone from Homeland Security on the other line who says they have your wallet. They asked for your number but I said I'd call you to make sure." And then he conferenced in the Homeland Security guy and made sure I had all the information I needed to retrieve my miraculously found wallet. When I got home with said wallet, our heat was working perfectly. The management company and maintenance team are professional, responsive, and compassionate individuals. Any maintenance issues I had were resolved promptly and the building is maintained well. I don't have S&S's as my management company but the building across the alley does. About three weeks ago, there was a refrigerator cardboard box left next to their dumpster. The tenants started to use the box as a dumpster. It eventually started to overflow because the sanitation company wouldn't pick it up. I saw the plaque on the building indicating that it was managed by Saccone and Sons. I made 1 call and spoke to George H. He was receptive on the phone and had the situation rectified in 24 hours. I lived in a Saccone apartment for my first 2 years in Chicago (up until last Sunday), and my experience with them was great. The apartment itself was actually a pretty nice 1.5 bedroom in southeastern Logan Square, and was more than enough room for me. The rent was dirt cheap, which made most of my friends on the red line insanely jealous. The neighbors and neighborhood were/are great, and I'm glad to have started my Chicago life at that place. I rarely had any problems with things breaking, but the few times I did they took care of things right away. The only bad thing was that it was hard to get ahold of them on weekends. I absolutely love the service and experience I have had with the folks at A. Saccone. Any maintenance request was responded to within 24 hours and they usually sent someone out within 24 hours of talking to us. Being one of two female tenants, I think we had more requests than usual. Clogged drains, rat traps in the patio, changing the light bulbs on our really high ceiling fan... They've helped with everything. The pilot light went out on our heater in the dead of winter and the problem was fixed the very next day with a large apology. I would highly recommend renting any apartment from them! I don't think they update their website often with rentals, but I'm sure if you call they can help you out with something. read more

I'm about to leave a lease with Saccone and Sons. I wasn't in the best apartment, but they were a good group that I would rent from again. The properties tend to be cheap - I got a huge 3br near California Blue for $895/mo. It was recently acquired, so Jim Saccone tole us to "kick the tires" and let him know what needed fixing. I'm usually very suspicious of language like that from a landlord, but for the most part our maintenance calls were answered and responded to promptly. A couple of the guys there were difficult (trying to blame leaks on us, neglecting to send over repairmen), but the good experiences outnumber the bad. Every time I spoke with Jim directly things were taken care of. This is good, because the place definitely needed it. The apartment is in dire need of a gut rehab - counters are warped, showers back up or leak, heat was broken, etc. Again, the place has been recently acquired, and Jim's made a pretty honest effort in fixing anything we've found wrong with the place, so I can't blame the property on poor management. I'm still -little- nervous about the security deposit, but if I don't update this review just assume that it was distributed fairly and without any surprises. In the end, I feel like this is a pretty stand-up group that just needs to have better properties to rent. Also, Rachel A. has it right - Mike and Jim P. are totally rad, I actually wanted to grab a beer with those guys after I signed the lease. After seeing dozens of apartments in the city, they are hands-down the best guys who've shown properties to me. They called to confirm at 11:08 (I was the in the shower) and I called back within 10 minutes. They didn't answer. First, the facts. I lived in their Logan Square unit four years and I renewed three times. 'Nuff said? I had a budget (but good value!) apartment that Saccone & Sons managed. It wasn't high-end, but Saccone & Sons treated me with the highest service. I had an issue every few months and Saccone & Sons were there the next morning addressing the problem. This ranges from recoving from a burglary, to frozen pipes, to rodent control. Not trivial stuff, and they had my back each and everytime! One time I was trying to decide whether to take a job offer out-of-state and it happened at the exact time I needed to renew my lease. Instead of putting the pressure on me even more, Saccone & Sons gave me options and worked with me very patiently and professionally to create a great outcome! I worked with them to make sure they got what they needed for a full refund of my deposit, and I got back every penny plus interest! This blew me away since my past landlords always dinged me for stuff and I end up losing hundreds on bogus stuff. Not Saccone & Sons! My hat is off to Jim Saccone, who was my main contact. He has the perfect level of contact - there when you need him but never intrusive. Also, he is the master of e-mail, being versant in all the newfangled technologies, and an excellent written communicator. But if you like using the phone, George is great too! I am going to miss Saccone & Son and would most definitely seek them out if I were moving back to Chicago. You can't go wrong with these guys. read more

I like the company know what was going on with my finances and they ran a credit check and still rented me an apartment. The apartment was nothing fancy but I loved it. Anytime I called them for repairs on the apartment they had someone fix the problem right away. After it was time for me to move I tried my best to turn in my beloved apartment back in the way it was turn over to me and Saccone & Sons appreciated it. I tried to rent an apartment from them 3 weeks ago. As I was browsing through craigslist housing ads, I liked 3 apartments - all managed by Saccone. So I called up, talked to a guy named George and told him about those 3 properties that I liked. He said he would show the all 3 apartment the next day for a showing and we agreed on the first location/showing and time. He was nice and professional. Nextday(the nightmare) i called them in the morning to confirm my appointment(yes i called) and tried to speak with George but he was not in. Instead Joe was going to show the places and i spoke to him. He said that 3 places were too far away from each other and it would take 2 hours from his day(OMFG!) I told him that i really liked all 3. But he said that "Sir you need to choose the area you want to live, not 3 different neighborhoods" He had an attitude, i was still nice. He said he wouldnt show all three because he wanted me to choose only 1. I even offered him a ride. then i got pissed off and asked why was he treating really bad. He said lets just forget it and hung up. What a guy! MANAGEMENT NEEDS TO TEACH THIS GUY HOW TO DO HIS JOB. 3 locations were: clark and cornelia, 1300 N block of some street in Old Town(lasalle or something), and one location in Bucktown 2200 something west. read more

Left our 1920s apartment in horrible condition and never chose to do any renovations but yet raised the rent on us. He never put any matters into his own hands. At first Jim seemed nice, but dealing with their maintenance team was a nightmare half of the time. The hallway light would be off all the time in the morning when I would go to work. I couldn't see the key hole to lock the door or down the stairs for safety. I told him 3 times about it but never fixed it. Our front door to the building would not latch all the way for a good solid 4 months and multiple people told him about it and then after that time they finally fixed it but now the door slams. Our building had ants and cockroaches and no matter what we did or how clean we were they wouldn't go away. They sprayed once and that did nothing. I asked them if they were going to do multiple treatments or the other units and he was like no that should do it. And at that point I just gave up. Philip also would also try to cut corners. Our tub was leaking all over the bathroom and we kept on telling them about the problem and he would not fully fix it. We had a towel that was getting nasty and he was like that seems to fix the problem. Like what part of me putting a towel at the edge of the tub to make sure that water didn't flow everywhere tell you that that the problem is fixed. Really!?! One of our other problems was the heat. When they did renovations they locked us out of the room that controls our heat so we couldn't change it ourselves. At one point our apartment was almost in the 50's and my roommate had to argue with Philip that was too cold and his response was it was cold outside. Mind you the city ordinance states 68 degrees. The issue did get better but we literally had an outside thermometer nailed to our inner wall so we could take pictures from time to time of when it was under that. Mind you they religiously keep it at 69 degrees which it dips under multiple times a week. Also in the winter time they don't shovel right away so lots of times it turns to ice and they don't normally salt until someone complains. I fell badly once and almost fell multiple times after that. There was one time our back stairs looked like the side of a mountain with how bad something was leaking and the fact no one was shoveling or salting either. My neighbors has one of their renovated apartments and they kept on having flooding and other problems in their apartment due to the shitty job the workers did on the renovation. The workers were also obnoxious. They played loud music, were yelling constantly, throwing trash all over the back and the front area of the building. Over all not the best place to live. It is overpriced for what you get. And it really shows that James is stretched thin and doesn't really have that great control over most of his work force. read more

As far as I'm concerned, my fiancé and I's apartment is worth every penny. These guys have ALWAYS taken care of any issue we have had, and fast. We were just about to give up on our search, when we found our current apartment on Craigslist. They were great to work with, got back to us quickly any time we had a question, and we renewed our current lease and will continue to do so until we can move on to bigger and better things. The units are very affordable and definitely not fancy but anytime something went wrong it was fixed immediately. When I had to break my lease to move out of state there were no issues and they were very helpful in the process, and my security deposit was returned in a very timely fashion.
